We were slow to make the decision to move, and Cynthia worked with us for 6 years, yes, you heard it, 6 years lol. She is very experienced and knowledgable about the markets in these areas, especially Pasadena. She checked in with us and gave us professionally presented appraisal estimates, comps and market assessments about once a year, invited us to her events and sent an occasional gift. She became a sort of pleasant and helpful yet unobtrusive family member. When we finally took the plunge, her team jumped in and made both the selling and the buying process as easy and simple as it could be. They had a very clear understanding of what we wanted in a house, and all the houses she directed us to see were ones we could seriously see ourselves in. They bent over backward to get us private showings that suited our schedules. Her assistant texted me one day "I have the perfect house for you" and yup, that's the one we ended up buying. She supported us through the negotiating process. She represented us well during that process and educated us about all aspects of buying and selling. When it came time to face the challenge of selling our non-updated house, she activated her network of associates. Walk throughs identified things to fix or replace, and things not to replace. We had choices of who to use for this, but we went with her stager, mover, handyman, cleaners and junk removal guy who were all top notch, and offered discounts, and title and escrow companies. All were outstanding. She has a comprehensive referral list of people she recommends, everything from movers to pet sitters, that we still keep. I chose to do some of the handyman work myself, but her handyman did the heavy lifting. The whole process was easy and seamless. The market had cooled, and her team worked very hard with showings and caravans to get the house shown and sold. Her attitude and communications were accurate and realistic, and she was very supportive. She screened offers and steered us away from some sketchy ones. She assisted us through the sale process, dealing firmly with a hardball buyer. When the whole process was done we had a nice lunch to close out the whole process. I doubt that you could find a better realtor than Cynthia, and I could not recommend her more highly.

Our pool and spa both are leaking for months, instead of fixing them she bought cameras with our money and installed in our pool without the permission of the owners. The sprinklers were not getting fixed for months and many of our beautiful plants got died. She butchered so many of our trees and plants without the causes then lied about the code violation. She has a friendship with her vendors and they may write or say anything for her. She is hiding the financial records from the owners and messing up with their account. She is rude, hostile. She may acts nice to you only if she sees this is useful for her. She is muting the homeowners in the meeting and she has mistreated and abused the previous HOA president that hired her. Her company can't manage at all, what they do is only managing their own pockets. Once she attaches herself to your place, she would do anything to stay and to get the money from you, including threatening and abusing you. Those stars and positives most likely are fake and have been put by her friends. Do not trust her vendors. Do not get deceived by her and do not trust her. Many owners signed complaints against her. She became friends with the new HOA board and do everything to stay in our place at the time that homeowners do not like her. Finally some jobs have been done but our property has been destroyed and thousands of dollars our HOA money has been wasted by her.

We have lived at 5212 Fountain Ave, managed by MacFarlane Real Estate for nearly a year and a half…read morenow. We chose the apartment because it is a cute, recently remodeled and quite affordable. However, the Management company couldn't be any worse! It is nearly impossible to get a hold of anyone in the office and when you do they are totally clueless, unprofessional and could careless about why you are calling. It took 6 months before they finally got around to fixing our hardwood floor that was damaged and reported the day we moved in. Our bathroom faucet has been leaking for about 2 months and no one has replied to our requests for repair. That's just part of it.. The gate to the driveway breaks constantly often staying closed and locking myself and other residents in the parking lot (making me late for work). When the gate breaks, as it is right now, it usually stays broken for weeks at a time leaving the complex and our parking lot open to anyone who wants to walk in and steal our cars or break into our apartments. I send emails, faxes and make phone calls for these issues and rarely get responses at all. We were once threatened with and eviction because they claimed that we owed them $10, yes TEN DOLLARS! But when I called they couldn't tell me what that $10 was for and wouldn't waive it. The worst of it all, is when they decided to re-stripe the parking lot and reassign everyone's parking space. Our building has 10 units, there are 8 parking spaces, 2 of which are tandem. So, they assumed they had 10 spots, what they can't seem to comprehend is that you simply cannot assign a tandem spot to 2 different units! What am I supposed to do, knock on my neighbors door whenever I have to come or go and hope someone is home and willing to come out and move their car for me? It simply isn't feasible but they refuse to acknowledge that. The fact of the matter is, only one tenant can have the 2 car tandem spots, ideally the ones with 2 cars, and unfortunately 2 units have to park on the street. That is how it was explained to us when we moved in. And as people with spots move out, people without get their old spot. In addition, they created a handicap spot for a new tenant in a wheelchair that does not even come close to meeting ADA codes. These people just don't give a shit or have the brains to manage this building professionally. The other tenants can only hope the owner learns what is going on and fires them, we are planning to get the hell out of here. `Moral of the story: Don't live anywhere managed by MacFarlane Real Estate!

Saw a condo Real Property Management was representing in Alhambra and set up a time to view. Huge upside that you have the ability to schedule a time online rather than having to play phone tag with someone to set up a time. Got multiple text reminders and then showed up at the location at the date and time and Richard was waiting outside. I didn't know who I was looking for which is a little odd but he was outside the building and easy to find. Robert did a great job with the showing. Wasn't pushy at all and was happy to answer questions. Once I applied I got a call from him in 2 hours saying my credit checked out and if I was really interested he'd call the owner. Before the end of that same day I had my lease to review and e-sign. I reached out to Richard to see if I could get into the unit before my move in to take measurements so I could order furniture. He was able to find a time on the day I requested and let me take all the time I wanted in the unit. And gave me the heads up that their was a Living Spaces close by! He didn't have to give me all the extra tips but he did. Once it was time to drop off my deposit and do my check in I worked with Josie. She is so nice and super helpful. She sent me the numbers for all the utilities so I could get them set up. The check in process was easy and straightforward. The fact that everything is online; documents, rent payments and maintenance requests makes life so much easier. After seeing over a dozen places and dealing with a handful of property management groups I'm so grateful I was able to find a place with Real Property Management. Richard and Josie are hands down the most responsive and nicest of all the people I dealt with. Hope to stay with their properties for as long as I need a rental.

We had to evacuate and our lease agreement stated…read morethat if any natural disaster were to affect our living situation then RPM were to be responsible for handling it. Long story short we got no confirmation of any kind of help for over 2 months. 2 months of staying in hotels wondering what would happen to our lives. We ended up moving somewhere else and hiring our own vendors to basically do their job. On top of it all they're withholding a hefty portion of our deposit for "trash" even though we paid a private vendor to completely vacate the property. They claim they have pictures but refuse to send. Yuumi. Kaye. If you're reading this, I want you to know that I think you should be ashamed of yourself. The amount of bad reviews this company has makes so much sense now. You both have no decency or empathy. I don't wish you well and I hope you guys get what's coming to you.
