    We wanted to turn our old (tiny) back deck in to a much larger outdoor living space, and the front of our house was starting to look overgrown and neglected. Jeff had even more vision for what we wanted than even we did. The project(s) changed and morphed a few times, and Jeff and his crews were there every step of the way. He was always available via text/email, and made us feel like we were their only clients most of the time. I also wanted to point out just how fantastic the crews all were. Everyone was polite, tidy, and professional. They even put up with my exuberant golden retriever who couldn't wait for his friends to show up on a daily basis. The end results exceeded our wildest expectations, and we couldn't be more thrilled. The front yard gets complements often, and everyone wants a new back yard/deck like ours! I highly recommend Reflections for your next project - you certainly won't be disappointed.

    Tiny backyard maximized for year-round use!

    Jeff and Monica are a fantastic team and the crew they brought in to do our backyard was wonderful. The process started with getting Jeff our vision for our relatively shallow yard. Making it more usable year-round, maximizing the space and making it care and maintenance free as much as possible. We were presented with different plans, talked through each of the options and ended on a design that met both our budget and the ideas we envisioned. Crews showed up on time, cleaned/cleared anything every day. We have a new concrete back patio, new planting on top of our rockery, steps and a 'trial' to a top deck with amazing metal screens that create a focal point. Added a gas fireplace that seamlessly integrates with the rockery and really is the highlight of our yard! Project delivered on budget, on time and exceeding our expectations! Highly recommend Jeff and Monica and their team for any project, small or large!

    18" drop into living room that Jeff left despite his claims of caring about safety (we have 2 young children)

    We hired Jeff Skierka from Reflections Landscape and Construction of Sammamish, WA to demolish and rebuild our indoor fireplace and the surrounding area. Jeff quit our project without any warning or real reasons. (Although he did quit two days after we mentioned permits.) He failed to finish the job and left our house a dangerous construction zone, which is extremely unsafe for our two young children to be living in. The following are additional facts from our experience of working with Jeff: Safety/unfinished work: -Jeff's work appears not to be to code. The insulation he used for the chimney is not rated for fire safety (it would have melted), and it's exposed and affixed with paper tape (so it's not there permanently and the tape is an additional fire hazard). There are not enough screws in the wonderboard (nearly two feet between screws in some places - directions on the wonderboard clearly state screws should be placed every 6-8 inches), and the plywood on the roof was not even screwed in. When we asked Jeff about code, he became very defensive and yelled at us. -Jeff did not do any permitting for the project. He quit two days after we mentioned permits. -Jeff removed stairs around our fireplace (but did not rebuild them) leaving an 18" drop into the living room. -Jeff removed the chimney (but did not repair the roof), so our roof leaked. -Jeff left holes in our ceiling. -Jeff left the subfloor exposed, which is dirty and full of splinters because he pulled up flooring, but did not replace it. -Jeff damaged the insulation in the crawl space. -Jeff left debris from the demolition in our crawl space (we were told it was all going to be removed). -Jeff refused to remove the old fireplace unit from our entry (we were told it would be removed during demolition with the other debris). -Jeff left demolition debris on our front lawn for two weeks. It was only removed after we asked him repeatedly to remove it. But he still didn't remove the old fireplace unit. -Jeff's electrician overloaded a circuit (one he was specifically told not to connect to), and later he denied that he had been told not to use it. He also connected to live wires and left the our house without any explanation of the work he had done. Lack of communication skills: -Jeff does not communicate. We never knew when to expect him/his crew to show up. Several times we were told he would be at our house, but he was late (by several hours) or did not show up and did not call to tell us. When plans changed because of weather, we only knew after we contacted him. -Jeff does not listen to his clients. At our first meeting, we told him we wanted a minimal look. We also asked him to remove an unfinished column (it was splintering) and half wall adjacent to the stairs by the fireplace to open up the space. He proposed building a nine-foot wide outdoor-style fireplace. And later he claimed the column and wall removal were not part of the original project. -Jeff did not deliver architectural or conceptual designs. He drew one tiny sketch of one idea (no measurements), and when we told him again that we wanted a minimal design (as originally discussed), he didn't offer anything else. We had to draw the plans ourselves and take time to explain them to the subcontractors. -Jeff showed up at our house when the framing subcontractors were on site (they had told him not to come). He interrupted their work and tried to bully us into building his idea (without any actual design plans) instead of building what we wanted (which we had designed and discussed with the subcontractors). Jeff verbally attacked my husband so obviously that the subcontractors felt it necessary to apologize for Jeff's inappropriate behavior. (We also paid for labor time here, which was wasted by Jeff stopping work, yelling, and trying to change the design on the fly.) -Jeff charged us 20% on materials and dump fees, which he never told us he would do. This was in addition to 20% on labor. He also provided no receipts - only one invoice from a subcontractor. For a total of nearly $16,000, Jeff severely damaged our house and then walked away. And now we have to do all the work over again, since we have to fix everything he touched and finish the work ourselves. Time management: -The project was drawn out for five weeks. Only six days in those five weeks were days where work was being done. -We had two full weeks where the main part of our house was unable to be used because it was masked off and full of cement dust. Only three days in those two weeks were days where work was being done. -Jeff confirmed the install of our new fireplace unit himself, but he was unable to meet his deadline by over two weeks. We were present for this phone conversation, but Jeff denies that he confirmed the deadline with the fireplace store.

After interviewing multiple landscape designers, we chose Jeff at Reflections because he was easy to work with and responsive. And a few weeks later, we couldn't be happier. He has been a pleasure to work with and now we have a gorgeous backyard and I never want to leave my house. We just want to hang out in our new beautiful back yard with all the songbirds and butterflies.     We had Reflections do a fireplace makeover for us. They removed an old fireplace with rock facing and a cast iron stove and then built a new hearth, installed ledgerstone facing with a masonry mantel. Jeff gave us excellent design ideas and talked us through the decisions to be made. He helped us select the stone, hearth tile, and mantel and was outstanding to work with. He listened to our ideas, made sure that the fireplace would fit well with the rest of the house, coordinated with gas/electrical contractors, and kept us informed at every step. His crew was fantastic. They were respectful, prompt, courteous, and talented. The fireplace was so much better than we even imagined, and transformed the entire room. Highest recommendation.

Before work began, Jose responded promptly to my requests for changes in design, gave detailed drawings &estimates PRICE - it was a very fair price, and lower than the other bid I got for a simple rectangular design DESIGN - my requirements were a bigger patio that covers up the swamp. Jose came up with a plan that has curves to fit in well with the curves in my existing landscape, plus the swamp is gone! He gave me advice on which sizes of pavers would work well in the design. PROFESSIONALISM - every day the team was on time and left the area cleaned up. They laid and re-laid pavers until they were satisfied with the look. They spent a lot of time leveling and fixing places where water pooled on my lawn/old patio. They improved the downspout drains and crawlspace vents. Call them for your project, you'll be glad you did!

    After 2 years living in our Issaquah rambler, we were tired of our grubby back yard. With a very…read moresloping hillside slumping into it, the constant roll of rocks, and puddling of runoff made the space not very enjoyable. Our small deck, and a big dirt patch was also not a clean or functional space for us or our dog - so it was time for a change. Once we set our minds to investing in a renovation, I met with 7 (yes 7!) concrete, rockery, and paver providers to discuss the projected heat their ideas, and solicit quotes. A number of the providers were visionless, one was rude, and another was wildly expensive (twice as much as any of the others). Enter Jose and J Zamora Construction. While my initial vision for the space was admittedly to have a concrete patio, with a paver retaining wall - after meeting with Jose, my mind changed. In the most genuine and non-pressuring tone possible, he educated me about the benefits of using pavers (repairability, less cracking risk, better drainage, etc). That, combined with both his understanding of the challenges of my property, as well as his unique lense on a design for our space - made Jose a stand out. I also greatly appreciated that when I expressed specific wishes, he did not take offense when those ideas didn't align with his initial recommendation. When some providers acted put-off when I said "I don't want to take out this tree" (etc.), Jose took it in stride and offered solutions rather than trying to convince me that my preference was unreasonable. After viewing our property, he was prompt, kind, and fair in his quote to us. His documentation was thorough and clear. That, along with his truly aesthetically, and functionally minded vision for our space convinced me to completely pivot from "I'm doing concrete", to "let's go with pavers". After hiring Jose, he recommended products that suited our combined vision for my yard, was transparent about potential overages, and ultimately executed a project that is beyond my dreams for our difficult space. His crew of 6 busted their behinds for 4 solid days to crack it out. They were prompt, respectful of my property and neighbors; and thorough in their daily, and end of project cleanup. They even went above and beyond to carefully re-lay our dog's invisible fence line, which was displaced in the underground drainage portion of our project. Ultimately, we're left with the addition of nearly 1000 square feet to our livable space. An area that started as a grubby dirt patch has become a clean and stunning use of space. It flows with the natural landscape, and looks cohesive with our very mid century home. We have had neighbors (known to us and new introductions) stop by with their jaws on the floor - one even saying "you've made this yard the showpiece of the mountain". Once we paint the house - our sweet little rambler will be perfection - and we have Jose to thank for so much of our exterior transformation. MISTAKE. BIG MISTAKE. HUGE. Fast forward 8 months we finally decided turf would be the way to go. We brought in 3 separate turf companies to assess our situation and give us an estimate. Allen at Grassland was hands down the most professional and knowledgable explaining the different product samples, answering our deluge of questions and assuring us the best possible product and plan to defend against the dog! Although the quote wasn't the least expensive of the three - we had all the confidence that Grassland offered a quality product and top notch service. We weren't wrong! Although our job was delayed by a few weeks due to weather when the crew arrived I was totally impressed how thoroughly they cleared the yard of the dreaded wood chips and prepped for turf. I had several questions and even a few changes from the original bid and Darwin (the lead) and Edson (the supervisor) and Allen (by phone) listened to and adjusted the plan with every request! After each days' work the crew swept and cleaned up the yard and walkways leaving everything in tip top shape. We were blessed with a break in the rain on day 4 (they had prepped days 1-3 during wind and rain and just the grossest conditions but to lay the turf they needed a dry day to ensure the best install. I appreciated the attention to detail!) I was again, so impressed watching the crew carefully drive in the nails every few inches and create zippered seams for a flawless finish. They even agreed to dispose of the wood chips (that WE had originally said WE would remove) when we decided to add that service in the 11th hour. They were so accommodating and friendly and really aimed to please. I cannot say enough good things about Grassland's sales reps, supervisors and extremely hard workers. I agree with many of the reviews on here... we wish we would've gotten turf sooner! It looks absolutely beautiful. We are proud of our yard again and... so far so good with the dog! She loves it and hasn't tried to dig once! I think she appreciates it as much as we do. Thank you, Grassland!

We loved their online portfolio and came to Ozzie, Owner, with a very complex large and tall retaining wall project for our backyard. We enjoyed working with their team so much that after our backyard was completed, we signed on to do our front yard and driveway with them! After our initial meeting with Ozzie and Christine, Designer, they knew right from the get-go that our project will need to go through the 3-6 month permitting process with the City of Seattle. They also let us know early on that a structural engineer, geotech, and site surveyor were needed and they would be handling the coordination process. We felt confident in signing the contract after our meeting since they were detailed in explaining the entire process to us from design conception, permitting, to construction. Christine came to us with fantastic designs, while making our challenging backyard as usable as possible with the large retaining wall. She listened to our needs, made design adjustments to fit our lifestyle, and also stopped us from making decisions that would not benefit us (very important!). She quickly turned around updated drawings and renderings and gave us great suggestions on where to shop for materials to create our desired look and feel for our backyard. Ozzie got us through permitting smoothly and we were ready to start construction! He and his team were amazing throughout the entire process. We encountered several material delays that were outside of anyone's control and he was very communicative on timelines while we waited for things to arrive. Ozzie and his team were very accommodating to making adjustments during the construction process to make sure we got things built exactly as we envisioned like pattern layouts, tile layouts, and lighting placement.
