I tried to refinance my house with Bank of America three times as many different loan officers. Never got approved. I was over under on my two Adjustable Rate Mortgages that were taken out when I initially applied for the loan. They would repeatedly have me send them all of the standard required information three times for each of the three times that I have tried to refinance. This was in large part due to Bank of Americas inability to keep a loan officer long enough to complete my loan. I was living a nightmare with them. I have one credit card with them that I am working on paying off. After that I will NEVER have anything to do with Bank of America as long as I live... -------------------------------------------------------------------------------------------------- Sorry for venting. I was on a roll. I attempted to refinance this year to get into a fixed rate mortgage. I used one of the mortgage lender websites where you enter in the amount you owe on the loan along with where you live. This came up with several lenders. I chose Quicken Loans first and then Loan Depot. Quicken Loans was $ 200.00 a month higher than what I was offered with Loan Depot and did not incur any closing costs with them. This was a much better deal for me. It was a pleasure working with my first contact Kimberly, and then my loan officer Jon Morris who took the time to educate me on the interest rate, points, closing costs, etc etc etc... From there the next step was to be transferred to my account manager which was Claudia Nazari who was in charge of the rest of the loan process which was setting up the appraisal, going over all of the required documentation step by step, electronic signing of the documents, funding, and closing. Claudia was on top of my loan and would email me. I would respond ASAP. She sent me an email about the loan process on a Saturday. I responded to her and did not understand the timing of all of documents. She emailed me back stating that she would call me in a few minutes. After the phone call with Claudia I understood where we were with the refinance and why. I could not be happier with my refinance with Loan Depot. The people I have had the privilege of working were very knowledgeable, courteous, patient, and professional. My loan funded on 04/26/16. With the B of A ARM loan I was paying $600.00 a month more and was subject to change every year depending on the interest rate at the time. Now I can pay off my two credit cards and have money to save. Do yourself a favor and check it out. And no I so not work for Loan Depot. Just love their service and what they have done for me and my family. We can now afford to stay in the house that we have been living in sunny California since 1997! Loan Depot! Steven F - I agree with you completely!!! I actually just wrote my disagreeable review on another link because this company is listed with two different address. Oh nothing surprises me from these people! It also wouldn't surprise me to learn that "Tiffany P" works at or is a family member/friend of this company because - hello! Real reviews include more than just sales pitch. To verify SF's experience, here is the review I posted: Bad! Dishonest! Arrogant! That's my warning based on my first hand knowledge. I first considered Purpose Funding because they were a "family owned" business. A mom and pop shop if it were and in my naive mind I fantasized that that meant honesty. NO SUCH LUCK. What I found was several less than qualified "yes men" looking to please and convince me that I could have the world! (Or at least the modest loan I sought.) After checking and double checking myself I realized - they weren't - completely "honest" that is! I did not feel that they crossed all their t's or dotted all their i's and it would be me that paid for their big promises - no delivery performance. Listen, with so many well-known options that have public track records, why would anyone want to risk losing big money or their big dream? If it were me, and I'm just speaking for me - if there is ANY doubt, MOVE ON! Why risk it? It's really common practice for companies to have someone "rebuke" a bad review, and provide a few good ones for themselves. Glowing reviews - especially those lacking real depth scream "trumped up" to me! It's the people that got screwed and took the time to warn me that registers because that burn goes deep and is real. I only wish there was a warning before I wasted a thought on Purpose Funding. Luckily I am currently a home owner...I did NOT use Purpose Funding to secure my dream and when DITECH gave me a pre-approval, it was followed up with an actual loan! By the way, Yelp should have a "zero" rating because I wouldn't even give this company 1 measly star. read more

I am not one to get on the internet and write reviews but I felt I needed to here. About six months ago I heard about Purpose Funding on a radio show I listen to in the morning. I went on the internet and googled Purpose Funding. At first glance there were quite a few bad reviews about this company and I immediately thought, no way I am not going to use them. At that time I did not proceed with the refinancing of our home. Last month, I again heard the advertisement for Purpose Funding and decided to check again. I saw that there were alot more favorable reviews. Now I am not a real religious person but I do believe that God is in charge of my life and proceed with the knowledge that if the refinancing was suppose to happen it would. So I trust in my gut feeling and called Purpose Funding. I was not sure if I would be able to get approved because of my credit. My husband and mom were already on title and the loan was held in their name. However, I wanted to be able to get my mom's name off the loan and put title and loan in my husband and my name. Andy Styck answered the call, no voice mail, and I informed him of what I was wanting to do. I do not want this to be so lengthy that others will not read so I will just say that Andy was amazing to work with and within a matter of three to four weeks of first speaking with Andy, I was approved, the appraisal on our home was done and my husband and I were signing papers for the refinancing. I am so happy I did not allow those negative reviews to influence my using Purpose Funding. Andy made the process easy and painless. I am forever grateful to Andy for his help, guidance, understanding and quickness in getting our needs met. Thank you Andy read more

This company is a corrupt organization, don't believe what they want to sell you - its a scam. Do your research. The only "purpose" is screwing the consumer with the concept of "no-cost, rebate loans". Its marketed as a serial refinancing program in which the consumer is used for PF self-enrichment, through capturing of high YSP's, at higher than prevailing market interest rates, leaving the consumer holding the debt service forever. The loans are sold by inexperienced "loan servicers, like Sean McElligot and Dan Walters" who are not brokers, and are not licensed professionals. The consumer is falsely led to believe that they can achieve an "effectively lower loan rate" provided they remain in the program until the firm decides to get them into a more favorable loan at their discretion. Unfortunately, that never happens, and in a declining market, it becomes impossible. Thus the consumer is strapped with a huge monthly payment that is unsustainable and eventually forces them into foreclosure. This company has violated truth in lending laws, and fails to disclose vital information to their customers, pressuring them into making bad refinancing decisions in which there is no benefit to the borrower, and from which they can never recover. They fail to disclose that subsequent refinancing will not be possible for some under the banking industry's combined loan to value limitations and restrictions. They also double dip their wick by forcing the consumer to use their own escrow and title service (illegal) and load up their HUD-1 with numerous junk fees, which add-up to thousands of dollars in closing costs. Unless you want to lose your home, do not use this company for a home loan, ever! read more

We recently completed the refinancing of our home with the invaluably professional help of Kevin Soth from Purpose Funding. Our property and credit situation included a few challenges that other lenders didn't want to "waste time on." However, my wife called Purpose Funding after hearing their radio commercial on "The Fish", 95.9 FM. During that first phone call Kevin told my wife, "I think I can help you." That was the start of a four-month journey to the closing of our escrow last week. There were many twists and turns that needed to be overcome during our refinancing loan process. Nevertheless, Kevin was always patient, knowledgeable, and communicative through the many open doors and dead ends we had to face. I recall we basically had a "standard" thirty-minute phone call at 4pm almost every day for the last 2-3 weeks to discuss additional information the lender needed and other details. As things finally began to fall into place, Kevin offered sound financial advice that will enable us to build a stronger financial future moving forward. For all intents and purposes, Kevin helped us save our home from foreclosure proceedings. He became a faithful advocate, wise financial advisor and trusted counselor to our family. We cannot recommend Kevin and Purpose Funding highly enough. ~ Robert H. read more

To whom this concerns, When I called Joe Alves @ Purpose Funding the first thing I said was in short I had just refinanced (started at the beginning of the year "2014") but it took 6 months and was a nightmare for a lot of reasons, "everything" that could go wrong at every stage DID! Write to and including whom the Mortgage was owned by. Oh, and my credit standing was A+. And I dint get but half of what I wanted and needed. I had to get out of this loan SOON! I was not interested in doing that again and he said it won't. I asked some very specific questions (as I did of my last loan brokers, and got all the shiny answers!) he said let me check some things out and get back to you. When he got back he said I am so confident it will all go that, any incurred expense to you, he, would reimburse if it did not go. I said do it then (that part I did NOT get from the last broker). It went smooth and quickly! I was funded! Just for the truth in lending part, it did take longer than 21 days but from day of first contact November 24th to the requested funds in my account was December 30th 2014. And I think it was great service! Again, thank you Joe... read more

Purpose Funding. Jean Ayemin. Multiple properties, multiple states? NO WORRIES! Jean figured it out in way less time that I have fretted over for month. In fact, in a few minutes she had a solution, a SOUND solution that made sense which none of the other "lowest rate" companies even thought of. Jean then proceeded to work what seemed to be 24/7 to get our paperwork in order and what seems like hours (I know, it took about a week) our estate is 10000% in better shape. Great loan, great cash flow, just cleaned up everything and all because, Jean knew what to do. She had a plan and executed it very efficiently. Jean is one hard working woman and I really respect her and recommend her for all your property financing situations. I was really looking for a solution and over my head...could not get to a point to make a decision and could not find lending people who I felt cared about the BIG picture. Jean is a professional and I commend Purpose Funding for trusting and having quality individuals manage the needs of their customers. I see the reviews (after the fact) and you can see quality throughout! read more

This was my second time using Purpose Funding. They were a fairly new company in the mid 2000s when I first heard about them on the FISH radio station. I never forgot the level of customer service I got from them, so I gladly returned in 2022. I worked with Ryan H. and he was amazing. He's friendly, personable, professional, and very knowledgeable. When I called him he answered his phone 99% of the time, and when he wasn't available, he got back to me very promptly, with all of the answers to my questions, no matter how small or how insignificant I thought they were. He's an upbeat, positive person, and it was nothing but pure joy working with him. He approaches you with the attitude that he's going to do what is best for YOU, and he certainly came through for me, in record time as well. The notary he sent to me, Camille, was just as wonderful -- pleasant, professional, highly organized and did a great job collecting my signature on all of the forms required. Ryan, you are a credit to your company and organization and I will continue to rave about you and Purpose Funding for decades to come! read more

Mike was a rock star he handled everything for us and anytime there was a problem during the process he was on top of it. I had an exterminator try to tell me that my house had to be tented even though there was no need for it. He tried to tell me that the VA loan requires it. I called Mike he researched it and got back to me promptly. He set me up with another exterminator that performed the inspection and got the paperwork done promptly. He even offered to reimburse me the $100 dollars that I spent on the first inspection even though he did not recommend the first exterminator to me. This guy knows how to handle his business and he really knows how to treat customers. My wife is a very demanding customer and was constantly contacting Mike to ask questions. Mike always answered the phone and answered all her questions. My work schedule made it difficult for me to get things done but Mike worked with me to make things as easy as possible. If you are a veteran this is the guy to go with. He has been in your shoes and he will not let you get ripped off. read more

I am pleased to recommend Michelle Vassalotti. She made the process simple and timely. My previous refinancing efforts was rejected twice on my two homes. My goal was to reduce my monthly mortgage by taking advantage of the current low rates, and cash out for my plans to go 'green' ( install solar and backup batteries), and still reduce my monthly payments. Given my good financial standing and credit score over 800, I thought this was a no brainer. The previous two refinancing efforts (rhymes with 'wells margo' and 'chaise') proved frustrating and nearly 3 months, and ended up being rejected at the last minute. Michelle was able to meet my goal and get it done in one month, Without endless back and forth on what documents were needed. She was clear and concise on what she needed from me. Michelle was always available and always made follow up calls; all the while with a 'smile and genuine care'. An actual 'human face'. I highly recommend Michelle for your financing goals. So now I can focus on going 'green'. Thank you Michelle. read more

I have to say, I have had nothing short than a very pleasant experience with David Muniz, Jay and the rest of the Purpose Funding staff. They helped me with two refi's and helped my son buy his first home and refi as well. They are well versed and well equipped to go the distance with their clients. They explained every step of the lending process. Whether by phone, text, or email, they respond quickly and with a great attitude. They have a client and friend for life for I will always promote their organization to all who need to be treated not as a quota, but as human beings. On a professional level they are efficient and effective without losing sight that on the other end they are dealing with families. When a president, vice president, of a company can humbly come down from their earned positions and speak to you one on one on a conference call that speaks volumes that they really to care for their clients. I hope that they have continued success as they continue to use the formula of high professional standards. read more

I am a small business owner of an S-Corp, have a home mortgage and a rental condo. When Wells deided to sell one mortgage to another bank and raise the interest rate on my other loan, I went shopping. First I applied with one of the big advertisers, but they did not "rock it" for me whatsoever. I then went to a small company, an American backbone, a hard-working group of people. I hired a Pro. My situation like all other small business owners is a lot tougher for loan-qualifications. So they gave me the very best, Ms. Jean Ayemin, one of the most helpful, knowledgable experts that I have ever had the pleasure of working with. Jean Ayemin knows her industry and has the widsom and experience of many connections. She got it done and I got a FAR better deal on both my loans, than we expected. I highly recommend Purpose Funding to the small business owner, and especially Jean Ayemin who was smart, kind, and highly responsive to my every need. I got an education, and a fantastic deal too! All I can say is Wow. Little backstory.....One year ago I refinanced my house. I had a Wells Fargo first and a Wells Fargo HELOC that I wanted to refinance into one 1st mortgage. I have been with Wells Fargo for 25+ years. It took them over 5 months to finalize the loan, I had no credit issues and two incomes. Year later, rates have dropped to around 2.5. I made the painful decision to Refi again and drop 1 1/2 points off my loan. Friend Recommended Purpose Funding I was so unhappy with Wells Fargo I thought I would try them. I spoke with Justin and Rachael on Thursday submitted all my Docs (they waived the appraisal) and 9 days later I signed my closing Docs with the Notary......three days after that the loan funded :o Crazy fast and they were super nice and professional. They always answered their phones, responded to my texts and emails and kept me informed every step of the way ! God is Good and so is purpose funding........Thankyou Justin Soth and Rachael Bearden !!! read more

Purpose Funding helped me close on a first time new home when no other brokers could. Jean Ayemin was willing to help me since she knew I needed to close by the end of year otherwise my chance of owning a new home would not happen. So in less than 30 days she was able to close for me, a true Christmas miracle with closing date on Dec. 30th. Her passion and love to help others really shows in her dedication, commitment, friendliness, and hard work. Also, her experience and level of expertise really came in handy since there was no room for mistakes. All my interactions with Jean on the phone, email, bank documents, wire transactions were friendly, caring, professional and punctual. I was able to get a hold of Jean any time of the day and she was always clear and friendly explaining all the concerns I had regarding new home loan. Purpose Funding and Jean Ayemin really were a blessing when I needed a miracle. Thank you Jean and Purpose Funding! Sincerely, Bruce Than read more

In the current Real Estate industry, it is really difficult to find dedicated agents who take the time to listen and truly understand your intentions as a customer versus their own interest. I don't usually write reviews but I had to highlight Justin Soth and Philip Meier from Purpose Funding because of their honesty, communication and attention to detail during my refinance process. From day one, they took to the time to really understand my goals and my approach. Whenever I had a question, they were able to answer and clarify my inquiry in detail regardless of how annoying, stupid or insignificant my question was. In addition, their transparency in their cost and rates was unexpected and represents their moral values as individuals and as an organization. If you are looking for a good honest company, and people, that you can trust with one of the most important decisions of your life, I urge to give Purpose Funding a call. They won't let you down. read more
