I tried to refinance my house with Bank of America three times as many different loan officers. Never got approved. I was over under on my two Adjustable Rate Mortgages that were taken out when I initially applied for the loan. They would repeatedly have me send them all of the standard required information three times for each of the three times that I have tried to refinance. This was in large part due to Bank of Americas inability to keep a loan officer long enough to complete my loan. I was living a nightmare with them. I have one credit card with them that I am working on paying off. After that I will NEVER have anything to do with Bank of America as long as I live... -------------------------------------------------------------------------------------------------- Sorry for venting. I was on a roll. I attempted to refinance this year to get into a fixed rate mortgage. I used one of the mortgage lender websites where you enter in the amount you owe on the loan along with where you live. This came up with several lenders. I chose Quicken Loans first and then Loan Depot. Quicken Loans was $ 200.00 a month higher than what I was offered with Loan Depot and did not incur any closing costs with them. This was a much better deal for me. It was a pleasure working with my first contact Kimberly, and then my loan officer Jon Morris who took the time to educate me on the interest rate, points, closing costs, etc etc etc... From there the next step was to be transferred to my account manager which was Claudia Nazari who was in charge of the rest of the loan process which was setting up the appraisal, going over all of the required documentation step by step, electronic signing of the documents, funding, and closing. Claudia was on top of my loan and would email me. I would respond ASAP. She sent me an email about the loan process on a Saturday. I responded to her and did not understand the timing of all of documents. She emailed me back stating that she would call me in a few minutes. After the phone call with Claudia I understood where we were with the refinance and why. I could not be happier with my refinance with Loan Depot. The people I have had the privilege of working were very knowledgeable, courteous, patient, and professional. My loan funded on 04/26/16. With the B of A ARM loan I was paying $600.00 a month more and was subject to change every year depending on the interest rate at the time. Now I can pay off my two credit cards and have money to save. Do yourself a favor and check it out. And no I so not work for Loan Depot. Just love their service and what they have done for me and my family. We can now afford to stay in the house that we have been living in sunny California since 1997! Loan Depot! Oh nothing surprises me from these people! It also wouldn't surprise me to learn that "Tiffany P" works at or is a family member/friend of this company because - hello! Real reviews include more than just sales pitch. To verify SF's experience, here is the review I posted: Bad! Dishonest! Arrogant! That's my warning based on my first hand knowledge. I first considered Purpose Funding because they were a "family owned" business. A mom and pop shop if it were and in my naive mind I fantasized that that meant honesty. NO SUCH LUCK. What I found was several less than qualified "yes men" looking to please and convince me that I could have the world! (Or at least the modest loan I sought.) After checking and double checking myself I realized - they weren't - completely "honest" that is! I did not feel that they crossed all their t's or dotted all their i's and it would be me that paid for their big promises - no delivery performance. Listen, with so many well-known options that have public track records, why would anyone want to risk losing big money or their big dream? If it were me, and I'm just speaking for me - if there is ANY doubt, MOVE ON! Why risk it? It's really common practice for companies to have someone "rebuke" a bad review, and provide a few good ones for themselves. Glowing reviews - especially those lacking real depth scream "trumped up" to me! It's the people that got screwed and took the time to warn me that registers because that burn goes deep and is real. Luckily I am currently a home owner...I did NOT use Purpose Funding to secure my dream and when DITECH gave me a pre-approval, it was followed up with an actual loan! I am not one to get on the internet and write reviews but I felt I needed to here. About six months ago I heard about Purpose Funding on a radio show I listen to in the morning. I went on the internet and googled Purpose Funding. At first glance there were quite a few bad reviews about this company and I immediately thought, no way I am not going to use them. At that time I did not proceed with the refinancing of our home. Last month, I again heard the advertisement for Purpose Funding and decided to check again. I saw that there were alot more favorable reviews. Now I am not a real religious person but I do believe that God is in charge of my life and proceed with the knowledge that if the refinancing was suppose to happen it would. So I trust in my gut feeling and called Purpose Funding. I was not sure if I would be able to get approved because of my credit. My husband and mom were already on title and the loan was held in their name. However, I wanted to be able to get my mom's name off the loan and put title and loan in my husband and my name. I do not want this to be so lengthy that others will not read so I will just say that Andy was amazing to work with and within a matter of three to four weeks of first speaking with Andy, I was approved, the appraisal on our home was done and my husband and I were signing papers for the refinancing. This company is a corrupt organization, don't believe what they want to sell you - its a scam. Do your research. The only "purpose" is screwing the consumer with the concept of "no-cost, rebate loans". Its marketed as a serial refinancing program in which the consumer is used for PF self-enrichment, through capturing of high YSP's, at higher than prevailing market interest rates, leaving the consumer holding the debt service forever. The loans are sold by inexperienced "loan servicers, like Sean McElligot and Dan Walters" who are not brokers, and are not licensed professionals. The consumer is falsely led to believe that they can achieve an "effectively lower loan rate" provided they remain in the program until the firm decides to get them into a more favorable loan at their discretion. Unfortunately, that never happens, and in a declining market, it becomes impossible. Thus the consumer is strapped with a huge monthly payment that is unsustainable and eventually forces them into foreclosure. This company has violated truth in lending laws, and fails to disclose vital information to their customers, pressuring them into making bad refinancing decisions in which there is no benefit to the borrower, and from which they can never recover. They fail to disclose that subsequent refinancing will not be possible for some under the banking industry's combined loan to value limitations and restrictions. They also double dip their wick by forcing the consumer to use their own escrow and title service (illegal) and load up their HUD-1 with numerous junk fees, which add-up to thousands of dollars in closing costs. Unless you want to lose your home, do not use this company for a home loan, ever! read more

To whom this concerns, When I called Joe Alves @ Purpose Funding the first thing I said was in short I had just refinanced (started at the beginning of the year "2014") but it took 6 months and was a nightmare for a lot of reasons, "everything" that could go wrong at every stage DID! Write to and including whom the Mortgage was owned by. Oh, and my credit standing was A+. And I dint get but half of what I wanted and needed. I had to get out of this loan SOON! I was not interested in doing that again and he said it won't. I asked some very specific questions (as I did of my last loan brokers, and got all the shiny answers!) he said let me check some things out and get back to you. When he got back he said I am so confident it will all go that, any incurred expense to you, he, would reimburse if it did not go. I said do it then (that part I did NOT get from the last broker). It went smooth and quickly! I was funded! Just for the truth in lending part, it did take longer than 21 days but from day of first contact November 24th to the requested funds in my account was December 30th 2014. Mike was a rock star he handled everything for us and anytime there was a problem during the process he was on top of it. I had an exterminator try to tell me that my house had to be tented even though there was no need for it. He tried to tell me that the VA loan requires it. I called Mike he researched it and got back to me promptly. He set me up with another exterminator that performed the inspection and got the paperwork done promptly. He even offered to reimburse me the $100 dollars that I spent on the first inspection even though he did not recommend the first exterminator to me. This guy knows how to handle his business and he really knows how to treat customers. My wife is a very demanding customer and was constantly contacting Mike to ask questions.
