SERIOUSLY! MAKE SURE YOU READ THE LONG LIST OF 1-STAR REVIEWS!!! The reviewers are not lying or exaggerating. It's all true! This review is for the Public Storage facility located at 9520 San Ramon Valley Blvd., San Ramon, CA 94583 These guys really are the "crooks" that all the previous reviews say they are! Any positive reviews you happen to see are most likely from them, basically catfishing the public and trying to offset the numerous negative reviews they've received because I refuse to believe anyone is legitimately giving these pirates anything more than one or two stars, at best. This particular franchise is so bad we're filing a complaint with the corporate office and suggesting that they strip the owner(s) of their franchise rights! They are single handedly dragging the entire company, and possibly the entire storage industry down with them. Like so many other posts you'll read, what they do is lure you in with cheap pricing. We originally rented a 10'x35' space for what seemed like at the time a very fair and decent price. But within the first year they raised the prices three (3) times. Then most recently they contacted us stating that they were going to raise our rent from $458 /month to $732 a month!! Adding further insult to injury, the only explanation they would give us was, "it's what the market will bear." After we complained and informed them that we were leaving they tried to sweeten the deal and tell us they would only charge us $586 a month for the next month and then raise the rent again after that! AS IF THAT WAS SOME KIND OF INCREDIBLY SWEET DEAL!?! I have no doubt those conniving con artists will likely type some sort of rebuttal and try to claim that it wasn't their fault. But DO NOT believe them!!! These guys are nothing more than storage pirates and they're NOT TO BE TRUSTED!!! Here's how their scheme works... They lure you in with what appears to be an affordable and a reasonable price. Then they wait for you to get all your stuff moved into your space, and obviously if you're renting a 10'x35' space you probably have a car and/or a lot of stuff to move, right? Then after a couple of months they come back at you and start jacking up the price. All the while using the excuse, "that's the market price." What they're betting on is the fact that you very likely just spent a lot of time, money and effort to move in and don't have the time, the money or the will to move again so soon. We vacated our unit in mid-January 2026 and sadly we already know there is no way we're going to receive any sort of pro-rated refund. Again, as the previous reviews say, "they're crooks" and when have you ever heard of a crook offering you a refund? if they do, I'm sure it will come with the condition that I change my review. But you know what? F' them! It's worth the money to let the public know to drive right past these a-holes and go find someone, ANYONE else to rent the storage space they need. (See the RAT DAMAGES!) The alley where all the largest storage spaces are located has barely enough space for two cars, and in several spots you can't fit two cars. In fact, people are frequently getting into arguments about not being able to pass and how it's a "one-way driveway" and you can't block it. However, if you're moving into or out of a 10'x35' space you very likely have a truck load of items and as a result you can't help but block the driveway. And yet... other people can file a complaint against you and end up causing you problems with your account. The one positive review I read recently was in regard to the app you can use to open the gates. BFD! Every storage facility has an app to open their gates. However, the thing with this facility is that the app frequently doesn't work. Some days it works, but most days it doesn't. And then there are the days when one gate works and the other doesn't. And there's never anyone around when you need them. Having no representatives on site is not a bonus. It shows a lack of care or attention to the business. or likely a fear of confronting the public with their complaints. Most of the tenants we've met can't stand this place, but they put up with it because of the convenience of their location. They only reason why I've giving them a 1 star rating is because you can't give anyone A ZERO STAR RATING! But that's what I would give these folks, zip, zero, nada, nothing, a big fat friggin' goose egg, no stars rating all the way around! Find someplace else. I moved my stuff out on 1/31 at 2:00pm. The office was locked and nobody was there. This is a usual occurrence. No one is ever there. I left the lock on it because I didn't know what to do. I went back on the 2/2 Monday to unlock it. Again no one was there. I used the gate code to get in, unlocked and found the desk clerk. She then informed me that I needed to pay for the month of February?? I disputed this and it was denied saying I was there 2/2. I hired someone to help me. Now they say I owe 3/4 of the rent. ‼DO NOT RENT HERE‼ The rent started out extremely reasonable. They've continually jacked up the prices by at least $100+ every 6 months give or so. No one is ever at the front desk. My boyfriend has called a couple times to talk to them about raising the prices. The first time they told him to basically pay it or move out ‍ and the last time they told him they had no units available so they're raising prices to get people to move out. With the amount of negative reviews, I'm shocked they remain full. There are plenty of other storage facilities with much better reviews. We look forward to relying on LITERALLY any other business EDIT: We finally moved all the way out and spoke to a human being in person for the first time in the year we've been here. ABSOLUTE CROOKS About a year ago i was moving out of my parents house and found this 10x25 for $358/month, awesome affordable and close. With the gates barely working, no one every at the front desk, the bathroom always closed, and no where to put a big truck or trailer, i thought it was ok. Then I randomly got charged $495/month, and had a friend moved in to help cover the cost and it was ok but I wasnt happy. Reached out to support and they didnt care at all. Now I got a notice that its is $615/month!!!! F***ing ridiculous, no help for the kid moving out of his parents place just continue to F*ck me. Unfortunately this experience was an unsatisfactory one. We reserved a storage unit because we moved from Fremont to San Ramon area. The size and price of this unit was perfect and on par with what we paid for in Fremont. When we we arrived there was no map to let us know which building (there are 2) our unit was in. When my wife went inside of the building she came to find out that not only was our unit on the 2nd floor but that this building had NO ELEVATOR!!!! Who in their right mind would get use a storage unit on the 2nd floor with no elevator. This is not only unsafe and inconvenient but an ADA violation. When we went to the rental office there was no one in there. We waited around for 30 minutes but no one ever came. A few hours later I finally got a call back. They said they would refund us for the unit, but that we needed to come in to the office in person to have the charge for the lock refunded. I came back a few days later to get that refund but found out that they would not refund me for the admin fee! This is highway robbery and I was not happy. Do not come here. read more

The digital options with Public Storage or what set them apart from some other storage facilities. By using the app I can drive up and simply tap to open the gate. I can update my information and pay my bills through the app. I also appreciate that their hours extend beyond when there's a human being in the office because that limitation can be difficult with other storage facilities. They are not a 24 hour facility. I think what would rock this up to a five star for me is better options for moving items (dollies) and a storage unit that did not have the weatherstripping peeling off at the onset of my rental. read more

This location is comfortably located in our neighborhood. I'd love to have it for very long time. Unfortunately, they increased the prices significantly, from initially less than $100 to $292 a year ago and in last 11 months, twice up to $486. This nearly 500% price increase on the long term customers like me is very discouraging. If you want to negotiate with them on anything such as price, either with the local manager or with 800 customer services, you will always get a very firm and pre-programmed answer that they can't do anything. RAT INFESTATION!!! DO NOT USE THIS PUBLIC STORAGE FACILITY!!! I entrusted my personal belongings with this facility for close to 3 years. Upon moving out in August 2019, my belongings were infested with rats (see attached photos). The stench was so vile that my movers were literally gagging when attempting to remove the contents. My belongings were covered in rat feces, rat urine, rat oil, had been chewed through and many items completely destroyed. Rats nested in my box spring, my mattress, my dining chairs, my desk chair, my speakers, destroyed tables, and numerous boxes containing personal belongings. The items that were not 100% destroyed were subject to health concerns as rats still made their way through the vast majority of my corrugated boxes. Public Storage has taken zero ownership of this and subsequently has offered no help or resolution. Their lack of responsibility has been flat jaw-dropping. What makes this beyond troubling is that after finding rat droppings in my unit last summer, I surfaced it with the onsite management office and was assured it was an isolated incident. I was told there was not a "rat problem" and my contents were not at risk. That was a lie. I have since learned that several other unit renters (one dating back to August 2018) had identical rat infestation problems. Public Storage was 100% aware of these problems PRIOR to me bringing it to their attention and subsequently bold face lied about not having knowledge. If I would have known there was a rat problem, I would have moved my belongings to another storage facility. Public Storage is a consumer facing company, solely in the business to store & protect people's belongings. They 100% failed me. I paid them in excess of $6,200 over 32 months, only to have my belongings destroyed. I have escalated my situation to Public Storage corporate and simply requested a refund of my fees (the same escalating fees I paid on time, every month). I was told "NO" before I could even go into detail because I didn't use THEIR insurance (turns out, my homeowners insurance did not cover rodent damage). And after escalating further was actually told by one of their Vice President's "to take them to court & let a judge decide!". Their lack of ethics and responsibility to their customers is the worst I have ever experienced. What is taking place at the San Ramon facility is gross negligence, not to mention a major health concern. What is taking place at the executive level of Public Storage is even worse. I will never use this facility again & will discourage everyone I know to ever use Public Storage period. read more

I have had my unit leak three times and no one cares. They said it wasn't there fault. I called their corporate office and no one ever responded. The office on the premises told me they would give me another unit. This is the worst place ever to get someone to respond. I had someone break into my unit and the local property manager handed it poorly - I found out my unit was well underinsured and they simply gave b me a 1-800 number to call for resolution. Bottom line Issues: Dirty and dusty, abusive rental increases (MASSIVE 47% compounded rate jump in 12 months for me), poor maintenance habits, no alarms on units, difficult to roll stored items in and out of storage spaces. I will never use Public Storage again. Check other competitors in the area instead. Here is my story... In May 2018, I began renting a larger drive-up space here to store both personal belongings and for tech supplies used in our business. Easy move in, and Christina in the office is polite, but I noticed a heavy amount of dust and general dinginess and discovered that its location immediately next to the freeway with doors facing the freeway, was a huge source of dust, dirt and pollen. This is an older facility and uses roll-up doors with large gaps along the track and very poor door seals. My older oval-style door seal was missing an 8" section upon move-in and when I realized the dust problem in the first few months, I guessed the dust was coming in from that big gap. When I asked for seal replacement it took two requests and about 8 weeks to schedule replacement and they used an improper non-sealing door seal (a flat piece of rubber flap that puckers and never really seals... an obvious amateur fix. To make things worse, there are trees next to our unit doors along the freeway that drop dust, pollen and leaves in front of those doors, and PS' weekly cleanup people use a blower to blow the dirt, dust and junk right into the poor-sealing doors so everything in your unit will be covered with dirt and grime within a month or two. I also found a mouse dropping around month 5 and brought it to their attention... they did bring in a bunch of bait boxes and no more rodents problems for us after that so one-positive point here for PS. Note that some of the exterior units are on a relatively steep slope, and the space slabs have a 1.5" to 2.0" vertical lip as you enter so you cannot easily or smoothly roll things in and out of the space... a real pain that is not experienced at competitors spaces in the area. At the 5-month rental mark I got the first notice of a massive 20% rent increase that would take effect in month 6. I asked for a reconsideration and after no response for a couple of weeks, requested a rent discount again, and eventually received a call from a regional manager who gave me a story that prices are set at "corporate-level" and that he had no ability to change it. This is of course a lie... they do area surveys and play games with rents depending upon how much they think they can extract from tenants in a given market. I decided to stay anyway and pay the increase for the moment. On October 3rd 2019, I received another notice of another massive 23% rent increase effective November 1. I conducted my own space-rental survey this time and found PS to be about 12-20% higher than area competitors offering newer, nicer equipped and maintained units, so I again asked for rental relief consideration and was immediately denied. I moved out and into a competitor's space within the month. No more business for Public Storage from my family, our business and friends. You reap what you sow! read more

Where do I start. Let me do some pre-explaining first. We are not the best tenants. We are often late on payment but always pay our late fees. Just because we are late is no reason to give us poor customer service or attitude. Second - Seana was great. She handled her self admirably in a tough situation. She was sympathic without being condecending to our situation. She explained she would do what she could to help us out without breaking her company's rules -- Best we could hopefor right ? So I went in there last Saturday to pay my bill ($644) for the last few months along with some late fees and other fees. We were told over the phone that the amount would be $644. We came in with that amount and paid. Their computer system went all funny on us and said we owed another $44 or so dollars. Seana couldnt find it. The folks at the Public Storage national call center said we owed $644, but some lady named Debie said we owed more money (another $44). We didnt have the money and were in a real pickle. If we didnt pay all the money our stuff goes to Auction on Wednesday. It ened up getting paid (thanks Hector) and we got to keep our stuff. But here is what ticked me off: They have a regional manager, someone who can resolve these situations - Reggie. But he has told his people not to call him on the weekends. Hey Reggie -- you are supervisor, when people need help resolving a situation, you need to make yourself available. Very poor customer service when you tell your employees who need help not to call you. We really could have used and an explaination. But you got your extra $44.00 so I guess its ok now. When I missed one phone call from an unfamiliar number that didn't leave a message, they called and left a voicemail for my emergency contact that sent her into a panic. I'm writing this because this is the worst possible storage. Rent was not placed on the account of $100.00 and then they put a lock on the storage. When it was found to be their error they still did not post it to the account and let it go further. They sent out a notice but to moved from address and no attempt at forwarding the letter. Then they sold valuable sentimental items of 4 children, pictures, handbags, heirlooms, watches to a second hand party who tried to ask an astronomical fee of which could not be met. The worst of the worst in businesses, bottom feeder buyers, to make profit over kindness and accuracy. There are plenty other nice storage facilities to look at, go there! read more

I wish I could leave 0 stars. We rented a storage June 16 and paid through July 31. I was told the first 10 days of a month can give prorated rent. Our move date changed and we no longer needed the storage. We went in on June 28 but unfortunately forgot our key. On that day we were told that as long as we vacated by July 15 we would receive the prorated July 16-31 rent back as a credit on our card. I go back today (July 1) and remove my lock and check out in the office. I ask about my refund and am told that since July started they cannot refund any July rent. I told them what we were told on June 28 (vacate by July 15 and we would get the refund). They say that we had told them we were returning the same day and had we returned June 28 they would have refunded but now since it is July 1 there is nothing they can do. They say they will email the district manager, but she is conveniently on vacation and will not be back for a week or two. I get home and call the line. The man on the consumer services national line tells me the policy is not to refund money for the same month. I ask him to explain why they allow prorating up to 10 days of the month and refund (as it was explained when I signed up for the unit) and he tells me that they changed the policy in June and that would no longer be allowed. So now, I have two cases where I was given bad information from the employees (that we would receive our refund if we vacated by July 15 and that we would have been allowed to pay for August and prorate up to 10 days had we needed that time). I ask for a manager. He discourages me, saying "the manager is only going to repeat the same information." I persist and he says to leave a message for a call back in 24-48 hours. Still waiting for that call. (it has not been 48 hours). I would highly recommend taking business elsewhere. This place seems to purposefully misinform employees so they can steal money and tell you they are sorry you were misinformed but they will not uphold the word of the employee you trusted. And any business that would retroactively apply a change in prorate terms without informing customers is unethical. read more

I had just made a rather taxing move from San Diego to the Bay Area. Needing a place to store many additional items during my transition, I looked at this location and was immediately sold! The employee that helped (Christina) is 10/10 helpful, knowledgable, and considerate! She made a long and stressful car ride turn into a smooth transition! The amazing service she provided to me is the type of service that needs to be recognized. I'm not someone to often do Yelp reviews, but this is one that deserves it for great reasons. Terrible experience! I called several places around town and public storage quoted me a price on the phone. They then called me back and we made a reservation since they were the best price. I showed up and they prepared the contract at a higher price. I pushed back and they said the system can't give the price over the phone. The lady at the front desk was nice, however I have to assume this is a larger scam at the corporate level. Bait and switch! Lost 2 hours of precious weekend time dealing with these scammers. I was shopping for boxes because I am in the process of moving wasn't really sure where to begin. I stopped in at public storage just to peak and shop around. I was greeted at the door by the young lady. She instantly went in and got a feel for what I was moving provided me with excellent customer service and was very attentive. I ended up making a purchase with her just because she put me at ease and let me know everything I needed in order to move she had in store for me. I will be returning to by more boxes. I've read all the reviews here before actually writing one myself. There are good things and there are bad, but overall I am very satisfied and happy with this location's services. ...In the beginning I had doubts but to my surprise they are excellent and would recommend them. The good things about this location is this, I've dealt with a Manager name Cristina. She's got a great customer service and very knowledgable in her job. She was very helpful in our move in, payments, contract, etc. She's advised us of any course of action we needed for our situation. I think she's gone above and beyond in my opinion. As far as the storage itself, they are very clean and satisfactory for our use. Here's the bad thing, unfortunately everyone is right when they say they have a tight driveway. It is hard to fit multiple moving van in there, not to mention lack of parking. The hallway and storage where we are is dark but workable. In the end for my needs I am satisfied as they are very close to where I am temporarily living. I think Cristina is doing everything she can with what she is given. BTW, fyi, book your reservation online, the price will be significantly lower. :) read more

Came by this location with a friend that lives in the apartments across from this location. She needed a small space for her seasonal extras. Angie and Jessica helped us and they were very helpful . $1.00 for the first month and some fees. It's a deal for San Ramon. The location is well kept up and now my friend has room to breathe .......Thank you Angie and Jessica for the great customer service and getting us in quick and easy.Once we left my friend couldn't be happier and we even got to the movies in time to catch a show that night. The Whole process took 15 mins and it was a pleasure dealing with such nice girls. read more
