What you actually get is a long-form improvisation on the theme of "we'll circle back." Pros: If you enjoy channeling low-grade administrative horror into laughter, CPM has you covered. Routine tasks are transformed into ongoing sagas, complete with suspense, callbacks, and unresolved endings. Operations: Response times appear to be governed by a proprietary calendar system not aligned with urgency or reality. Emails are acknowledged in a friendly, professional tone, which is helpful, because resolution is optional. Institutional memory is impressively short, ensuring each interaction feels like a soft reboot. Policies exist. They are cited frequently. Their enforcement varies by week, staff member, and phase of the moon. Governance and Conflicts of Interest: Seasoned manager and daughter of the owners, Chelsi Rueter (CCAM, CMCA, AMS, PCAM and past CAI-Channel Islands Chapter President) was just formally recalled from her own homeowners association board by vote of her neighbors, while her fellow directors were joyously reelected. For a company that advises boards on governance, elections, and homeowner relations, being removed by your own community is not a résumé enhancement. The irony deepens with legal representation. CPM-managed associations repeatedly retain the same outside legal counsel. That attorney maintains a long-standing personal and professional relationship with Chelsi, yet somehow continues to appear as counsel of record across multiple CPM communities. This is presented less as a decision and more as a natural law. In my opinion, this constitutes an unmanaged conflict of interest. Even if technically permissible, the optics are doing most of the talking here, and they are not flattering. Bottom Line: Community Property Management is best suited for associations with patience, resilience, and a strong appreciation for dark humor. If you expect proactive management, clean timelines, or clear separation of interests, prepare to recalibrate early. Credentials are plentiful. Trust is conditional. Rating: 0.5 out of 5 unresolved action items, still "under review."

Melissa was the main reason we got our amazing house, and I don't think we would be living here without her. She made us feel like her only client, and kept us calm during every step of the convoluted and intimidating process of buying our first house. Melissa first stood out on getting back to us after reaching out on Yelp looking for realtors. It was easy to tell right away that she gets things done, which is absolutely essential in the cut throat and competitive real estate market in Ventura County at the moment. Melissa also took the time to get to know us to truly find a place right for us. On our first house tour, she had a very specific plan in mind to show us potential matches in different locations spread out around the area. It was mostly a fact finding mission, and it just showed how Melissa already cared about us and making sure we're happy in any potential place that we find. Good homes in our price range aren't readily available in this market, so we thought it would take awhile. We found our house in only nine toured houses all thanks to Melissa. We live about an hour and a half away from Ventura County, so it's not always easy to come out and see a home when it pops up, and speed is essential in this market. Melissa went the next day and took a video of the place to help us decide, and we submitted an offer just based on the video. Melissa helped us with the offer, and was absolutely essential as we countered three different times until it was our house. Melissa is very knowledgable about the market and the processes and kept us fully up to date on the other offers, and provided advice on how to make our offer the best possible for acceptance for each counter stage. Getting your offer accepted is extremely challenging, and that was only the beginning of this process. The 30 day escrow period is filled with landmines and potholes that Melissa helped us navigate expertly. We were thrown a ton of curve balls during the process, especially on the loan side of things, and Melissa was always there to chat, offer advice, and help as much as possible from the realtor side of things. We ended up not being able to close until 11 days after the original closing date because of the delay on the loan, but Melissa kept us at ease and on track with open negotiations with the seller so they didn't worry. We hit every disclosure date in plenty of time with Melissa in control, and even with all of the stresses, Melissa was always a calming influence. To show just how amazing Melissa is, her care for us didn't end when we got the keys. We had some issues pop up after move in related to our warranty coverage, and Melissa has been right there to help us file claims and stay on top of different service technicians. Melissa couldn't have done better in this whole process, as well as her partner Jason (who we never met, but he was always on top of all the backend processes, timing, and documentation). If you want a home in Ventura County, Melissa Hunter and Jason Walters are the only choice.

    One of their employees accidentally turned my water off for 3 days in December. I've been calling…read moresince December 6th, and it's February 27th to get a resolution. The last 12 days I've called everyday and no one from corporate has been able to return my call or respond to an email. I pay $3,000 a month, and they have so many empty units, rent is now $2,500 online. They offered me a $100 gift card for 3 days of no water, even though my rent is $100 a day, and I couldn't stay for 3 days. I had to get a hotel because I also have a 5 year old daughter and a dog. No one has replied or responded. Meanwhile the trash hasn't been picked up in 9 days, washers and dryers never work, the hardwood flooring in my apartment peeled up, no one came out so I fixed it myself. I've been here a year and a half, and right now they offer free 1st month rent if you move in, but I got offered $100 for compensation in a place I couldn't live at for 3 days. The hold music says what a great place they are to rent room, and such a respectable company... but I haven't been able to get a hold of corporate office once. This kid Ian keeps saying he doesn't know what else to tell me but sorry they don't call back... Ramona at corporate office is a receptionist and says she passes on every note... it's been 3 months.

Stating that if I have a problem paying $3000 rent and not having a proper roof over my head I should get out of California. Like who says that? Keep in mind they're going to tack on late fees and never get back to you about it and say that they can't remove them for some odd reason. This whole company is bullshit I genuinely regret giving them any business and I will definitely not be renewing my lease!!!!
