I spoke with Malisa at CS on the phone and what a wonderful person. We met Malisa today and she is stellar in all aspects of customer service and such a kind and authentic individual. We were inquiring about a vacation property and getting information regarding the HOA and Malisa was perfect in every way. It's so refreshing to deal with wonderful, joyful professionals who care about community and people. Highly recommended read more

Community Property Management - Residents that realized they are being double charged by CPM! - Property Management Near Me - Camarillo, California

Community Property Management presents itself as a polished HOA management firm backed by credentials, committees, and confidence. What you actually get is a long-form improvisation on the theme of "we'll circle back." Pros: If you enjoy channeling low-grade administrative horror into laughter, CPM has you covered. Routine tasks are transformed into ongoing sagas, complete with suspense, callbacks, and unresolved endings. Operations: Response times appear to be governed by a proprietary calendar system not aligned with urgency or reality. Emails are acknowledged in a friendly, professional tone, which is helpful, because resolution is optional. Institutional memory is impressively short, ensuring each interaction feels like a soft reboot. Policies exist. They are cited frequently. Their enforcement varies by week, staff member, and phase of the moon. Governance and Conflicts of Interest: Seasoned manager and daughter of the owners, Chelsi Rueter (CCAM, CMCA, AMS, PCAM and past CAI-Channel Islands Chapter President) was just formally recalled from her own homeowners association board by vote of her neighbors, while her fellow directors were joyously reelected. For a company that advises boards on governance, elections, and homeowner relations, being removed by your own community is not a résumé enhancement. The irony deepens with legal representation. CPM-managed associations repeatedly retain the same outside legal counsel. That attorney maintains a long-standing personal and professional relationship with Chelsi, yet somehow continues to appear as counsel of record across multiple CPM communities. This is presented less as a decision and more as a natural law. In my opinion, this constitutes an unmanaged conflict of interest. Even if technically permissible, the optics are doing most of the talking here, and they are not flattering. Bottom Line: Community Property Management is best suited for associations with patience, resilience, and a strong appreciation for dark humor. If you expect proactive management, clean timelines, or clear separation of interests, prepare to recalibrate early. Credentials are plentiful. Trust is conditional. Rating: 0.5 out of 5 unresolved action items, still "under review." read more

Very poor customer service, which explains why CPM only has one Yelp star. If at all possible, CPM will try to make you pay more than it should. When calling CPM, staff gives very little help and is always a new person. read more

Rude when you call . I'm a very responsible involved community member and since I lease hung up on me and said they wouldn't speak to a renter . If there is a flood on the property I guess I should just let it be as I am a lowly renter that probably pays a lot more than the owners and loves my community. read more

I have asked the rep from CPM for basic information several times.... a service you would think is not asking for a lot.... I emailed Alex R many times and never gotten a response... nothing.... so the large amount of money I pay for HOA dues to this company is not a good value... there has been maintenance issues that are not taken care of.... another HOA I use is Lordon.... top notch ... fantastic... especially Alison A and DonaLea.... if you are a disgruntled customer of CPM.... look at Lordon read more

They are over priced, they wait to mail statements until the very last minute and then you will barely have time to pay your bill on time, thus incurring a late charge. They don't know what they are doing and I lost count of how many times I had to ask the same question over and over. On top of their crappy service, we have the worst Board for our homeowners. My friend who lives in Semonile Springs in Agoura, CA complains about the same thing...terrible property management and worst homeowners. On top of all of this no one encourages the community, management and board to work together. Everything gets turned over to the attorney, so CPM has costs us a lot of money on unnecessary attorney fees. I do not recommend this company and I see there are a lot of other complaints. read more

This is an unfair organization. I was targeted for a parking violation for street parking overnight in front of my house. My complaint is there were 11 other vehicles parked on the street overnight many without permits and I was the only one targeted. beware they pick and choose who can violate the rules and who can't. I've been in contact with the CPM manager C.R. who had nothing to comment on except the company rules. well everyone should be required to follow the rules or receive a ticket. I have pictures of many cars overnight without bing ticketed. This stinks of discrimination to me. read more

Our representative is curt and rude when asking her to do her basic job, such as producing financials, minutes, and facilitating correspondence with our BOD. Shes seems to take advantage of our elderly BOD by upselling items like $200/meeting minutes, preferred vendors, and tax services for the BOD. She has repeatedly provided false information such as who can and who cannot attend monthly HOA calls, and details (or lack thereof) of our by laws. I'm concerned she is setting our HOA up for legal exposure and likely doesnt even know it. Worse yet, they have increased their fees by over 15% annually to a now staggering $30,000 for 100 unit complex. I am looking forward to the board replacing this crappy and corrupt company. read more

I have lost count as for the number of times my human rights have been violated by this company. Not only did the HOA monthly dues go from $600 all the way up to $1,000+ per month between CPM ($801.53 MONTHLY) and the other management company for the clubhouse or other supposed services. I live in a 1 bed, 1 bath unit, which I own outright. In the 6 years since purchasing and living in my unit, they have bullied me, blamed me for damaging carpeting in the hallway, claiming they have a witness but fail to provide any evidence as such. They will do anything to stick you with fees, even ones they make up such as this. It's a stain on the hallway carpet, not even near my unit. They claimed I spilled something on the carpet, but I didn't, and they have no proof that I did aside from their ongoing felonious accusations. A mainstay theme for this group of bullies driving beamers and wearing suits and ties. Literally, everyone who works for CPM is a Karen. One of their nastiest employees actually lives on the premises, and she has an apparent mood disorder and jealousy issues. Not only is it a conflict of interest to have miss nasty living on the premises making up stories and even gossiping about residents ( including myself) when I do not even know this individual on any plausible level. I battle a life threatening form of lupus and one day, a friend of mine came to the building to bring me some groceries and as he was leaving, he asked that woman (not being aware of her toxic traits) if she knew where and who can provide me with a remote control to the garage doors since it was several months before the HOA would provide me with one when I own two parking spaces in the underground private parking area. She volunteers unsolicited, false and defamatory information regarding my personal character, stating,"that woman is a pain in the ass and whatever else she could fabricate." My friend was taken aback since he is a personal friend of many years and he couldn't wrap his head around what this person was saying about me after asking a simple question regarding a garage door opener? Back last December of '2022', my daughter-in-law showed up at my building with my granddaughter, who was 4 years old at the time. She had driven all the way from Woodland Hills because she couldn't reach me by phone as I had been seriously ill and she needed to speak to me. She forgot the entry code to the building and when she bumped into that same woman as she was entering the building, she asked if she would let her in since I was very ill and she was very concerned about me. She stated that she was my daughter-in-law and that she drove a long distance with my granddaughter in order to see and speak to me. This woman, knowing she was truly who she claimed to be outright REFUSED to let them into the building. Alas, I was awoken by one of her phone calls, and I immediately got out of my bed to go let her inside. When I saw the woman I confronted her and she just stuck her nose in the air at me with a wicked glare. Here's the worst part of all. At the time I was having cashiers checks made out to the HOA for my monthly dues and I was driving the checks over and placing them in their night drop mailbox in front of CPM on Daily Drive in Camarillo. The following month, I received one of CPM's threatening foreclosure threat letters ( I own my unit, and I'm a real estate agent...they cannot even foreclose on a property that's owned). The letter was delivered with the most urgent labels requiring a signature. When I opened it, it was one of their bullying letters about foreclosure if my HOA funds for the prior month were not paid immediately. I knew right then and there, that woman, who works in their accounting office had torn up my monthly check in order to get back at me for confronting her for not allowing my family into the building knowing how ill I've been. I was then ridden for days when I was too weak to even leave my home since I'd been on chemo and steroids for my lupus flare that was attacking my heart and central nervous system...by another female employee in the same office to "hurry up and enquire as to the cashier's check status" with my bank and to get another check written and sent in it's place otherwise they would be taking action against me. It didn't matter that I wrote them a letter about that other woman and how unprofessional and abusive she is towards me....didn't matter. I was sick. This woman has some sort of authority to break laws over at CPM if she feels at all slighted. She will and has retaliated in such ways before with other residents in the past who have since sold their units citing CPM and this woman as the reason for selling and leaving their units. Theres no accountability on their part at all for anything that has ever transpired negatively targeting unsuspecting home owners. Due to their ongoing construction, the central line has crossed into my unit and is spewing.. read more

Horrible! I would give no stars but want my review published. I live in a 55+ community in Camarillo. I am now 75, live alone and am a widow. These women, Amber and Christie have made my life miserable. The last straw was I moved here in 2021. I have plants in the front that the HOA is supposed to take care of. I soon found out that I had no watering system to these plants. I spent countless hours for 3 years trying to get this rectified to no avail. Of course the plants died so I disposed of them. They came after me and told me I had to pay to replace the plants for a quote of over $1500, this is for a 5' by 3 ft. Plot. I tried to reason with them but to no success. The only option was to have a hearing which I have been told is where they humiliate you and you never win. I paid the outrageous sum and the gardeners came and planted cheap plants but also planted plants I paid for in all the neighbors close to me yards free of charge. This is only one example of the horror you pay your expensive monthly dues for. Avoid this company like the plague read more

A bunch of people who don't know what they are doing. Couldn't even answer simple questions regarding home in escrow. Even though they have the rules set and written. I've talked to and called hundreds of HOAs and PM and never had an issue. read more

Quite possibly the worst property management company that I've ever dealt with in my life. When you email them they NEVER respond until you call them numerous times and they act like you are inconveniencing them with your call. They send you fines for improvements that you already got approved prior and then you have to argue with them to get the fines removed. Pathetic. Please don't EVER use this company. Our area has been a mess since they took over. Luckily we have a new HOA now. read more

Total lack of consumer focus...stonewall attitude by agent..one of the highest HOA fees in the County...not interested AT ALL in resolving issues for property owners read more

Awful, straight up awful. Best of luck dealing with this property management company.

Zero stars - this company ordered work by my business at one of their properties and never paid their bill - they claimed the property changed management so they were no longer responsible although the work was done under their management and also invoiced right away. Now my luck has it that they manage my office building HOA. They have the absolute rudest staff and worst customer service I have EVER expereinced. In every single aspect I warn you to stay away from this company. I don't even know how they stay in business other than what another reviewer said that they must be giving kickbacks - I wish someone would investigate them. read more

Wrote an email regarding our Property in Agoura Hills about 2 months ago. Up to today, no email, response or anything. Its hard to phantom considering the amount of negative review in here as to why companies would still select them. read more

Do not waste your time with these people. They make things up, kick you out of the office, and you can never get ahold of Tami or Sheldon Chavin, the owners. If you leave a voice mail, email, or anything else for the Chavin's, it won't be returned as they just ignore it. I have legal papers that I was going to show Tami Chavin, but she refused to see me. Her daughter, rude, told me to leave the office. They also send out notifications daily even when they are illegal. I do not believe that they are even licensed. It is apparent that this group only works for the one who hired them in the HOA. read more

The reviews speak for themselves people. The manager is really prejudice and if your brown or black they will make your life hell. They will ignore your calls and emails when they just served you a fine for a so called violation when a white person has the same car cover as you and ignore it. It took the Manager over six months to get me a key to an r.v. lot of which my trailer has mold from the rains because I could not get in to secure it because of a gate they put around. They will nit pick you individually until you move out. They are the H.o.a from h.. . read more

Perhaps the worst property management company out there. The word "management" does not even fall within the definition of this so-called company. Extremely unprofessional, mismanaged, clueless about policies and regulations. Just about everything falls to the wayside and forgotten about. And when they are asked, there is ALWAYS an excuse: power outage, email was down, never got the message, or no one got back to us. Excuse after excuse after excuse. And never ever ever do they take ownership of anything. The ownership is a nasty woman who is extremely unprofessional. More like a trailer park manager than an association manager. In my opinion, and hundreds of others: DO NOT USE THIS COMPANY. You will regret it and your money will go to waste. Truly, perhaps the worst run company I have ever witnessed. read more

I wish I could give NEGATIVE STAR reviews! This is a terrible company! I mistakenly set up updated payments to an older account after they took over our HOA. They dont inform you if you are late in any month - they proceeded to Email me after 2 months with all penalties and interest. I was out of the country due to a family death, and they proceeded to do a title search that they charged me for, and threatened me with a lien on my property - this is in a $2MM community and I was delinquent by less than $650! AVOID THEM AT ALL COSTS!!! read more

I am an executive and have never been treated so disrespectfully in my entire professional carrier. This management company is the worst of the worst. I own many properties and have never seen such incompetence from a management company. This building is falling apart. They try to do absolute minimum. I called to report a clogged drain pipe, where the AC condensations from 8 units are flooding our building roof and they kept saying this is an owner issue. They want me to fix a community issue, pay for it and then ask the board for reimbursement. I reported the problem on Thursday. They are telling me they checked it out last Monday, and there was no problem. I took a video and they would not want to see it. I went to their office to show them the video and they told me they don't want to see it. They kept saying they don't want to see it because they are not experts. When I insisted, they told me we will remove you by force for their office. This is how they treat owners and people that pay them. This is from the top lady, their boss, that likes to bully owners. How can you fix a problem when you do not want to see the problem? Do you need to be an expert to order a problem to be fixed? I am used to reporting a problem to association maintenance, they come out, check it and either fix it to tell me this is an owner issue and I should fix it. These people tell me right away that this is an owner issue and I should fix it and if I think this is an association issue then ask for reimbursement. Does that sound right? This is just beginning! read more

Having dealt with several Property Management companies in the past, I appreciate the way CPM has helped us reduce costs and place our HOA on more solid financial footing. read more

Let me be clear, CPM and their contracted partners deserves 0 stars. They manage the Oak Tree Community in Simi Valley, CA. Archon Protection, a low tier security company, has a contract with CPM. Their primary responsibility is to manage parking violations in the community. This includes towing guest and resident vehicles. CPM has paid my towing fees from making this mistake in the past. Nevertheless, Archon still puts notices on my vehicle despite having paid for a parking permit. CPM, Archon, and the HOA board are of the lowest tier you can expect in our society. Furthermore, the gardening crew hired by CPM does not mind pointing a leaf blower in your direction as you walk by. They will also come up to your front door with the leaf blower on high and startle your sleeping child into a panic, despite telling them not to do this. It does not get worse than this! read more

Our complex in Thousand Oaks is managed by them and they are crooks! Since having CPM take over, our dues have sky rocketed, nearly doubled in 8 years. They throw our money away and pay the most outrageous rates to vendors that serve us. I could go on all day. Avoid buying any property managed by them. read more

Zero Stars. Tami Chavin at CPM is an absolute zero. She does nothing. She sits at her computer all hours of the day and night just to respond to emails with nasty, unhelpful comments. Not sure who at our HOA board, is on CPM's kickback payroll, but it must be a nice chunk of change for you. My property was literally being pulled down a failing slope until they finally agreed to shore up the hillside and side walk with soil and concrete to hold it in place and then left me with a huge bill to pay for it. Almost twelve years and two soils engineers submitted reports outlining the failing slope's damage to my property (community property issue) and yet have left me to pay for the damage to my home. I will be suing. Yes, Tami, I am going to die on this hill and your company is coming with me. You too NS, Westlake Village HOA. read more

Since 2018 when I moved in, I have watched dues go up from $270 to $350 slowly with no change to services. If anything, the service is getting worse, with lawn care not trimming an overgrown bush that was blocking the path to our home for over a month. Sure, I could do it myself, but it's the principle of paying $350 for this service, and having it go ignored for so long that is frustrating. An outdoor light fixture broke and it took about 2 months to get a replacement and the replacement didn't match, making it look like a tacky replacement. There is some sketchy stuff that happens with them as well. When I first moved in, they BEGGED me to join the board citing "The government will come seize control of the community and who knows what will happen to your dues then... blah..blah..blah". I reluctantly joined because they said nobody else in the community would do it. A few months go by and I recieve a packet with minutes from the board meeting saying I was absent. "WAIT, WHAT???" I thought. They never sent me an e-mail or letter telling me about the date. I called them and they apologized saying they will e-mail next time. 3 months go by and it happens again. They apologize again and promise to e-mail before the next meeting. This happened 1-2 more times at which point I told them to take me off the board. They respond by telling me I had already been removed and replaced. What the heck?? Extremely sketchy. If things don't improve, I may need to start banding neighbors together against them. Fun! read more

Biased against families that have children. Any noise made and neighbors are complaining, you get a notification to respond about your violation and when you do you are ignored and told to pay. Some things that they should pay to get fixed, you are told that they are your responsibility. When dues go up, notifications are very condescending and in poor wording sounding elitist. Some costs are being charged year round and unjustified. Poor managing, poor communication, when it's an error on their end you don't get any notification until you practically have to beg for any info. Overall just bad management service. read more

This place is a mess. They've managed our property for at least ten years and it's been a joke. Our dues have gone up several times in the past year alone. Most recently for their salaries! For real? They blame our HOAs for everything and our HOAs blame them. Ridiculous vicious circle where nothing gets done. Horrible bunch of people make me, the homeowner feel like their tennant! You work for US! Several realtors and new owners have said the HOA/CPM issues come up here and make it tough to sell. Thanks CPM! read more

If zero stars was an option, that's exactly what I would choose as the rating for this company!! It appears they are too busy with social and team building activities rather than managing the associations they are employed by! Just because a company has been around for some time, does not mean they are running it effectively or properly. These idiots know nothing about the interpretation of the CC&Rs or managing large associations! Their misinterpretation causes delays. Their lack of due diligence is apparent any time requests are made for repairs, maintenence or other complaints. They act like we work for them instead of they are hired by us- the homeowners! I'm not sure who I should direct my disgust at more- the board of directors who employ these idiots or this so called management company! You can lodge whatever complaints you have and it falls on deaf ears because they are more concerned with how much they are making rather than addressing issues before they escalate! I know this because I run a management company myself! I'm at the point of potentially selling my property due to their lack of management and care! If you want quality management, pass these idiots up!!! Paul is the dumbest of them all! God help you if you are relying on this imbecileto get anything done! Do not employ these morons! They know nothing about the laws, interpretation of the CC&Rs, attentiveness, expediency, or customer service! Now you know better based on these Shit reviews so if your HOA is in need of management- please please go elsewhere!!!!! read more

This property management company is horrible! We lived in our home for over three years with no issues with our previous management company. As soon as CPM took over the hoa, the problems began. They started citing us for ridiculous things like having our garden hose hanging next to our garage (which was there even before we bought our home and was never and issue for the previous hoa company). Next thing we know, they are telling us our hardware in our door is not up to code (again, never an issue before). They send very threatening letters stating that we may need to pay up to $1000 and we may lose our voting rights ( this was in the first letter we got not like they sent a bunch of notices and we failed to respond). We were fed up of their citings and went to an hoa meeting. They not only are entitled, they are super rude and make you feel like they are in control and you are nobody against them. There is clear abuse of power here and it is making us consider selling our property. This company is the worst! Beware people!!! If you know of a place where we can collectively complain let me know. read more

If you are a contractor I would advise you not to do business with them. I was begged and pleaded with to do them a favor and take on a job that I did not fit the price range they were asking me to do it for. So Long story short I did the job it was signed off on . Low and behold the owners have no money and Community property management is now trying to get a lawyer involved to try not to pay me my money. job is done and I submitted pictures of it completed. There are certain companies that treat their clients like they have intentionally done something wrong and go toe to toe with them. CPM is one of them. I completely understand that they must have a huge responsibility to manage large properties. It's a difficult and complicated business I'm sure. However, they are the kind of company in which you can be expected to be treated with hostility, so go into your engagement with them knowing this. I can only comment on their customer service at this time which is terrible. Our building actually looks pretty good though, so I'll post more if I see incompetence in that area. I haven't lived here that long, so I'd like to have at least 3 months under my belt before I comment on their actual building management.
