The new roof handled it without any water entering the building. Before replacement, the surface had blisters, cracked seams, and several areas that held water. We reviewed repair and replacement options, and the condition of the insulation made replacement the more sensible choice. The old layers were removed down to the wood deck. Most of the wood was sound, although several boards near the front parapet needed to be replaced. A self-adhered modified-bitumen system was installed over new insulation and a cover board. The chimney flashing, plumbing vents, and roof hatch were all completed individually. Additional taper was used near the rear drain to improve water flow. The Royal Renovators Inc. crew protected the front planting area and used the rear access for debris. We found a few scraps of membrane near the neighboring fence after completion, but they returned and picked them up the next morning. They had almost the whole roof done in a day, but did need a little time the next morning to finish up (which Arnie previously told me might happen). Roofing work began only after the area was cleared. The damaged membrane and insulation were removed to clean, unaffected boundaries. The deck did not require replacement. New insulation and compatible EPDM membrane restored the area, while a protective equipment pad and containment arrangement were added around the generator under the appropriate service scopes. The exact repaired zone was marked in the roof records. A residual odor remained near the hatch for several days, although no fuel entered the occupied rooms. Also didn't think to close our garage door flap and sprayed it so badly that it was water logged, broke and short circuited. That short circuit then disabled all the cameras that were lined to it was well. I reached out to them several times and they wouldn't respond to the multiple texts I sent afterwards. It was the right number because that was the number used to set up the service call. Their auto service keeps texting me to sign up for a plan! No thanks.
