Called due to random holes appearing on my exterior siding. Terrence quickly identified it as a Powder Post beetle issue and identified other places it had infested my home. I quickly approved the quote, and he was able to come out the next day to remedy the infestation. Honestly, I was mostly relieved it wasn't termites but a relatively lower risk beetle issue. Terrence the Termite Terminator Okay, so since it turned out that I didn't have termites after all, I have no basis for bestowing Terrence with this new title, but I thought it was so fitting that I couldn't resist. But what actually happened was that Terrence came out the day after I called with my fear that I was hearing termites in my wall at night. Terrence looked in the room where I thought I heard termites. He looked outside, especially in the area near the room. He looked into the crawl space below the room and looked around. He could find no sign of termites. The next day I found the source of the mysterious noise that I had thought was termites. It wasn't termites at all. Excellent service. Priceless Termite was quick to respond to our request- overnight, after termites were swarming near our back door - yikes ! They inspected the next day. Subterranean termites were detected, they provided a thorough estimate and were out the next day to do the work. Trenched around the house, carefully drilled through pavers, and applied termicide. Determined that an old wooden garden box was part of the problem and removed it. On top of that Terrance and Dave are really nice people to work with. EXCELLENT!! EXCELLENT!! EXCELLENT!! Hands down one of the best experiences I have had with an inspector. Terrence was very professional, knowledgeable, thorough and explained his findings immediately after his inspection. He was able to complete his inspection and returned a very reasonable quote for all repairs/treatment under $8k within a 48 hour window when I was selling my home. He informed me that he could complete all of the work in the areas that needed to be repaired and treat the other areas per the quote. He also informed me that other inspectors may suggest that I tear down my porch or rip up the flooring in the bathroom and remove the bathtub to make repairs that he could take care of without tearing down the porch or removing the bathtub and he explained exactly what he would do to repair the mentioned items. A few days after his inspection, the Buyer's Real Estate Agent submitted a quote from their inspector that was over $30k!!! Sure enough Terrence was right. Their inspector suggested the porch be torn down and that I would need a contractor to complete the work which estimated $15k for the porch alone!! I am so happy Terrence was able to give me an honest review of the work to be done on my home. The Buyer was looking to get a $30k credit off of the sale price of my home, which I did not give them. If there's one word to describe Terrence's business, it's "reliable". When you call, he picks up; when he says he will show up at a certain time, he will be 15 minutes early. Terrence sets great expectations and from the moment he came to inspect the house I was so relieved. Our crawl space is really low but he still crawled in to look for subterranean termite activity and evidence of dry rot. A week later he came and did the treatment, and promptly repaired the areas with dry rot the next business day. Since the weather forecast said it would rain this week, Terrence actually put in the extra time to wrap up the work earlier in the week too. We just purchased a new home and the previous owner's inspections called out a bunch of dry rot and a suspiciously high bill to repair it all. Decided to get a second opinion and found Priceless Termite Control. Like other reviews have said, Terrence personally runs the show which I appreciate. Communication with him is direct over phone or text (he also responds to voicemails quickly when he's on the road/on a job). I was a little hesitant about the inspection fee for him to come out but as a new homeowner I'm quickly learning not to trust anyone offering "free inspections" as it usually leads to dishonest estimates and lots of upselling. The day of inspection, Terrence came out and spent a good 30 minutes doing a thorough review of the exterior and crawl space. Right off the bat, Terrence was so much more helpful than the previous inspection giving me more context on what needed fixing (and what didn't) and why. He's super down to earth and spent the extra time to get me an honest education and opinion. His work estimate was clear, straightforward, and came in below the cost of the previous inspector who somehow felt the need to charge me thousands for scaffolding to do work that could obviously be done with a ladder. Onto the work itself, Terrence spent 3 days personally replacing the siding and beams on the deck that needed replacing. In my opinion he went above and beyond, replacing the most damaged piece of siding with a pressure treated board that was more resistant to damage and reinforcing the beams he replaced on our deck with screws to hold them in place instead of the nails that were there before. Terrence is a stand up guy that does quality work at a great price and clearly takes pride in running his business - a true rarity as I'm quickly finding. Patient both in looking at every little area that had caught my eye and in explaining his work. During the initial inspection, he noticed an area that looked like it had been treated in the past and said he could treat it out of an abundance of caution, but there was no hard sales pitch. We had what looked like could be termite droppings. Well, that's what it looked like to me, but I guess I was wrong. I took a few photos and sent them off to Terrence and he seemed pretty confident that wasn't it. But, he was still happy to drop by. I wanted to know what else it could be so I scheduled time and he showed up and looked around and confirmed that the wood under the cabinet was starting to rot and drop off onto the bottom of the cabinet. I was relieved it wasn't bugs. We didn't end up needing to work with Priceless Termite, but if we had in the future, we would. Terrance came over to inspect our multi-unit building and said that he could not recommend full building fumigation b/c it abuts other buildings on the block....reasonable observation. Spot treatment would require a lot of work like pulling back carpet, looking at the subfloor, etc. so he highly recommended heat treatment, which he does not do. However, when his official report came back, he did not include any diagrams of where he saw the termites and his recommendation did not mention any of the above even though he documented that in an email to me. It appears to me that the boilerplate form language did not provide from this content. Regardless, the report is very inaccurate because the recommendation is not what he says in his email to me. For the amount of money we paid him for the 10 minute inspection, I would have expected a lot of better. I cannot recommend him for this reason. NEW FOOTNOTE: After my 2-star review, Terrance appropriately apologized online on Yelp and revised his report to make it more clear he recommended heat treatment. I had dry wood termites and gave a me a reasonable bid. Since Terrance was early to my appointment, he took care of the termites right away.
