I would NOT recommend this place at all. Premium Properties are very conniving in their business practices. They will create a contract that only benefits the owners and themselves and requires the renter to burden every cost that should be routinely covered by the owner through your rent. An example would be the costs associated with moving out. I had them clean the carpets with a company they use, no problem and the price was fair. They also charged me for detailed cleaning of the apartment despite having cleaned the apartment myself. Their responsibility to clean the apartment and do incidental repairs prior to new tenants should be paid by the owner, not the renter unless there is significant damage. They charged for hauling away a piece of very nice indoor/outdoor carpet that we left on the balcony for the tenant that added to the unit, leaving a nice clean place to sit and enjoy. They have no problem with raising your rent when your contract is over but will NOT reduce the rent even if the market goes down significantly. They are rude to work with and very pretentious. I my case I had a very nice apartment in Pleasant Hill that I had been in for 4 years through the Walnut Creek office of PP. The apartment was well kept and in excellent condition. The owner had problems with the countertops in other units so was planning to replace my unit after I moved. I questioned this and the realtor, owner and property manager all came to look at the apartment and agreed that the kitchen counters were in excellent shape. They also mentioned that the unit in general was in very good shape. Despite this, they charged me $310 after I moved out for the cleaning and carpet (6 x 8 ish size) removal. Only $120 was for carpet cleaning. I saved the owner thousands in the replacement of the kitchen counters by caring for them as my own place, just as I did with the entire unit, and the thanks I got was charging me an extra $190 that should have been paid by the owner as routine costs. Rip off, you bet! Thanks manager Louann and owner Jean. Glad I could save you some money at my expense. It's a shame that people like this are SO greedy. Wow, I was just contacted by this business and told that the landlord paid X amount to "fix" the lawn by reseeding, but apparently my parents turned off the sprinklers and destroyed their valiant efforts to beautify the lawn. She was EXTREMELY RUDE on the phone, accusing my parents of undermining them and turning off the sprinklers. She mentioned how great the gardeners are since they replaced the last ones. Really? All I've heard regarding the gardeners is that now they come biweekly instead of weekly, mow the lawn, and leave. I once again mentioned (as we have done multiple times via email) that the sprinklers are broken so reseeding won't work. They lied and said the sprinklers were fixed therefore the dry lawn = someone turned them off. I called my mom, she said some sprinklers are not working properly, and the water system is on 4 times a day. She's pouring money down the drain to water the grass. I called Prem. Prop. back and mentioned the sprinklers are still broken so don't waste your money reseeding, and P.S. the gophers will destroy any of the lawn you do fix. Reseeding has been unsuccessful multiple times because the dirt is in horrible condition, so maybe it's time to try something new! I can't handle their rude demeanor and condescending tone over the phone. They blamed my mother for not contacting them with complaints. She sent many emails in her first year renting here regarding problems with the sprinklers, and they ignored all of her attempts to resolve the problem. This company lacks customer service! Never call someone accusing them of doing something before finding out the facts. Maybe take a minute to leave your office and visit one of your properties so you can note the problems and speak to the renters in person. read more

Rented a clean town home in Danville for 2 years. Upon move out, home was left very clean, however I was charged $275 for cleaning. No way was there that much work to have been done. Felt like opportunistic harvesting of my deposit to support a cleaning agency happened. And I was charged for a light bulb -$25. All lights were working when I moved out, and I could have easily replaced if notified. Very irritating. People at Premium Properties are nice enough and helpful when contacted. The handling of deposits and using those funds responsibly is questionable. read more

I would avoid these guys (gals) if possible. Ive dealt with teenagers with more work ethic and brains than these idiots. Trying to get anything serviced was usually a very frustrating experience, these girls are like princesses. The lack of organization with my account was almost laughable, they forgot key parts of my lease agreement before move out. I had to remind them about the full agreement. Also like other reviewers, I scrubbed my apt top to bottom (most likely putting about 60 hours into cleaning) and then had them stick me with a high dollar "Cleaning Fee". Fine as long as you don't need anything. Last weekend I discovered a smell coming from within one of the walls of the master bedroom. I called Premium Properties on Monday but as it wasn't an emergency I could only schedule an appointment for during the day. Friday was the only time we could arrange something when I could take the afternoon off of work. Friday afternoon, John comes out. As soon as he opened the door, he gave an audible "whoa" because of the smell. He wandered around the place before decidign that it's probably something that has died in the walls, but that "there's nothing we can do, but the smell will go away in up to three weeks. Go to the hardware store and buy some odor pellets and put those at the base of the wall." I called the office to complain and ended up with John calling me back, accusing me of "putting words in his mouth" when I quoted him directly. The smell is getting worse, I've received zero assistance from the company and despite them having "calls in to pest control people that I know", nobody has called them back. I can't possibly imagine why. In the meantime, it shouldn't be a problem for me because, to quote John again, "you have other bedrooms and another bathroom." As we speak I am waiting for Kirk to call me back. To say I'm unimpressed is an understatement. read more

This management company robs you of your deposit!!! We lived in a house that was built in 1943. We made a significant number of home improvements on our own and treated the house as if it were our home when we lived there. The house was cleaner and in significantly better shape when we moved out than when we moved in. We received our security deposit back and found close to $1000 of bogus charges that they kept from our deposit. Premium properties constantly charged us for repairs that should have been covered by them. "Our home inspector looked at the property when the tenant moved out and would have noticed this." I have been renting from this company for over a year and last year renewed my lease for 2 years. This is by far the best property management company I have ever rented from. Christian is my property manager and he is very nice and treats my family with respect every we come in contact. He is very accommodating and goes the entra mile to accomodate our busy scheduled. The trigger event for this review was we just had a maintenance guy out and my wife prompted me to write this because this was the second time he was out and each time my wife was so impressed. He was very nice and again went way above and beyond to fix everything, at least 5 things he fixed, and even noticed additional things my wife missed and fixed those as well. Alot of companies just want to do the minimum, but not these guys. Prakash J. We retained the services of PP for over 14 years from 2004 to 2018. They provided excellent property management services for our townhouse in Walnut Creek, which was rented out with PP through this period. They went above and beyond the standard services expected from similar management companies. The owner of PP, Kirk Shultz, and his office staff were very efficient throughout the years, and we cannot say enough good things about them. As part of their efforts, we had the highly unusual good fortune of having the same renter for almost the entire period. They kept effective communications with us and the renter, and the property management company and the home owners' association of the housing complex. They took care of all maintenance and other issues, including collection and disbursements of rental proceeds in a very timely fashion every month. Their accounting system and documentation were highly user-friendly, very seldom requiring any involvement by us. When we decided to end the rental arrangement and make the house our own residence, Kirk made the transition very smooth. He referred us to several competent and reliable contractors for remodeling/refurbishing the place. The contractors provided excellent workmanship, and we were able to work with them remotely from the east coast. Due to Kirk's established relationship with the contractors, the remodeling work was completed on schedule and within budget, and making our relocation to Walnut Creek so much easier. I rented a beautiful home in Walnut Creek from this company. Everyone was very nice to work with and the house was awesome. I actually had to break my lease early(my fault) because I bought a home. Since I signed a contract, I had to pay the extra months left on the contract, but premium properties worked to get it rented ASAP and they got me money back in the end. Great company to work with. Premium Properties gets a five star rating because I can think of nothing else that they can do to better serve their customers. In the 20 years that I have had multiple rental properties, I have seen property managers across the spectrum, and wrote a rather brutal Yelp review for one of the worst as a warning to others. Premium Properties does what property managers are supposed to do, and from my perspective, they do it all perfectly. Being a bigger company, they have the advantages of "the economies of scale," so there is a nice website where users can access their data, I get an e-mail when another monthly statement is available, etc., and life there is good. One big worry is how a change of tenancy is handled, and wow, they have got it all down! They got it done and got a great new tenant in there so quick, I didn't have the time to do the things around there that I wanted to do myself. Yes, I should have left it to the professionals. There was once an 'issue' with an existing tenant that had to be handled delicately, and after I gave them the appropriate background information, they did what needed to be done. I later contacted the tenant myself to see what damage might have been done, and I was surprised by the positive response that I received. I had another tenant who was a perfectionist and could find fault with anything, yet they never found a single fault with Premium Properties. One thing that is a little different about them are their periodic inspections. In their business model, they do business with preferred providers, and then take a small percentage. At first, I feared that they would find a bunch of nonsense, and then pay their old Uncle Bob to fix it, a "gravy-train" for both of them. But no, I was relieved to see that the inspections reveal real issues. They will frequently spend $30 of my money on caulking a bathtub, rather than spend $3,000 on a dry-rot repair. They replace the smoke detector batteries frequently and will know if a somebody is 'borrowing' the batteries (the statistics there are depressing). I cannot say enough good things about their inspector who finds things that matter before they become an issue, and when I challenged him, he had perfect answers for *everything!* I have read all of the Yelp reviews of Premium Properties, and as with other very good property management companies (I did my research before selecting them), virtually all of the owner reviews are outstanding, while quite a few of the tenant reviews are negative. There is no need to address the owner reviews, but I would like to share my own observations, having had rental properties since the late 1980s that I initially managed myself. There are some people who will never be pleased, and there are some who seem to believe that property owners are wealthy and should be philanthropists (for the record, I am a software engineer), but there are some who I believe are good people whose expertise lies elsewhere, and they do not understand the economics of owning rental properties. When I explain it with my own real-world numbers, such people are often surprised at how the expenses all add up, some even saying that if they had that much equity, they would do something else with it. Yes, they might, and if they are smarter then me, they will probably make more money. I see some reviews that are simply angry rants, a form of therapy to shred some stress. Fine, go with it. And there are some negative tenant reviews that baffled me because my own tenants' experience has been quite the contrary; in fact, one review was about broken sprinklers never being fixed despite many requests, and strangely, when my property had a broken sprinkler, it was quickly fixed without drama. One last thing to share. During a change in tenancy, I did some work on the property and upon replacing a mailbox, I realized that I need to get the keys to the new mailbox to Premium Properties without delay, so I stopped by their office for the first time ever. The clothes that I was wearing were practically rags (and filthy ones at that), I hadn't shaven in days, and my hair looked like a rats nest. My property manager was out of the office, and all three people with whom I interacted before they knew that I was an owner were friendly and treated me with complete respect. 04/25/2017 Update: If there were a "honeymoon period," it would have been over long ago, yet Premium Properties has served me extremely well by every measure. Last week, I was surprised to have the owner of the company call me; it was the first contact that we had had in three years. What is remarkable is that he was looking out for my well-being better than I could have ever done. I won't go into details, but let's just say that he very politely told me not what I *wanted* to hear, but what I *needed* to hear. I was humbled. I just hope that their business never changes because I am sure happy with them now. read more

Premium Properties (PP) of Walnut Creek, and not to be mistaken with the Berkeley property management company with the same name, have really been great to deal with over the last two years we rented from them. We rented an older house from them which in our case meant we had a number of smaller and larger issues such as sewer problems and a leaking roof, etc. all issues that one must expect with an older long term rental house. What mattered was that all the issues were addressed promptly and with good communication. We found that PP took a very balanced approach that did not always favour the landlord. We always felt that we were treated fairly and in return did our best to deal with some minor issues without involving Others. Overall it was a very professional and pleasant company to deal with that I would highly recommend. We didn't encounter any major issues, but there were a number of items that required attention - little things around the house, the pool, and the yard. PP were quick and accommodating. Of course they are going to ask about income requirements. As a responsible adult I know my income needs to be three times greater than my rent or mortgage.
