My husband and I have been working with Paul since June 2025 and Paul literally saved us from the most traumatic experience anyone can imagine. We had worked with a prior property manager who did not conduct a proper background check on previous tenants who caused us so much stress and money. I will not go into detail, but as I write this, I am still traumatized by the entire experience. However, I do feel more at ease now that Paul has taken over the property, we are no longer dealing with the prior tenants, Paul has helped get the property ready and listed and have found new tenants to occupy the property. Additionally, despite my husband and I being overseas for my husband's job and on a completely different time zone, Paul has always been responsive, diligent, trustworthy and fair. He was very hands-on and any repairs were done in a timely manner and at reasonable costs. I am also compelled to address a couple false reviews against Paul that were written by "Baked S." Baked S. was my previous tenant. Reviews by Baked S. are false and should not be taken into consideration. I urge you to look at his other Yelp and Google reviews and the responses to those reviews to get a sense of the kind of dishonest and unethical person he is. It was not Paul who found Baked S. to rent our home. My husband and I had worked with a previous property management company who did not conduct a thorough background check on Baked S. so we unfortunately fell victim to Baked S. Baked S. already gave notice to vacate our house even before Paul took on the property. He only lived at our house for about three months. Security deposit was timely returned to Baked S. There was no "active sewage, gas leaks, collapsed drainage, or structural instability" as Baked S. claims. In fact, the City had inspected the home and found it habitable and that there were no conditions rendering the home uninhabitable. When Paul listed our property for rent, which was long after Baked S. had moved out of the property, Baked S. attempted to prevent it from being rented by posting more false information on various websites and platforms about our home. Despite the trouble Baked S. caused and continues to cause us and Paul, Paul never left our side. We know that other property managers would never have worked with us or would have stopped working with us under these circumstances. We cannot express how lucky we are to have found Paul. We are hopeful that things will run smoothly as we continue to work with Paul. read more

I found Paul through Yelp in August this year while trying to find a property management company to manage our family rental after we were finally fed up with the previous company. The last company assigned us a property manager who was unresponsive, lazy and incompetent. After contacting multiple property management companies around the contra costa area and interviewing a few of them, my family decided to hire Paul to manage our family rental moving forward. He has been managing the rental since mid September. I've interacted with him multiple times throughout the past 3 months and he has been very efficient and responsive. Communication through email does sometimes take a little longer for a reply but communication via text has been pretty instantaneous. Whenever I needed to get a hold of Paul via cell phone and I leave a voice message, he does reply very promptly. Please do keep in mind that CCPM is a small business and Paul does everything on his own so expectations of getting a response in 5 minutes is unrealistic. Compared to the responsiveness of the previous company my family used, Paul's communication has been great so far and I hope he will keep up the good work. CCPM's monthly management fees are very reasonable especially in the Bay Area where the cost of living is relatively high. With that in mind, the contract provided by CCPM is very detailed in listing all the fees that will be expected if additional requests such as annual inspections is requested by the landlord. I've interviewed a good amount of property management companies prior to selecting CCPM so I definitely can say that his fees (relative to the amount of service he provided) are very affordable and landlord friendly. The owner's portal is also user friendly and his monthly disbursement day is one of the best I've seen after talking to multiple property management companies. Overall, Paul is a very genuine and reliable property manager and even though we live in a world where no one is perfect, I can see him always striving to be the best for his clients. If you are looking for a property management company who can deliver very personable service, I highly recommend CCPM. Paul has been an incredible property manager, and I couldn't be happier with the experience. He is hands-on, knowledgeable, and truly looks out for the owner's best interests. He even drove over an hour to one of my properties to fix a faucet himself after others tried to overcharge me -- that level of dedication is rare. He also found me a tenant with pool experience, which allowed me to let go of an overpriced pool service that wasn't doing a good job. The tenant now takes care of the pool and the landscaping, saving me a significant amount of money each month. Paul's fee is very fair, he's punctual, genuine, and extremely resourceful. I hired Paul to manage my property, but my experience was extremely disappointing. After the tenants moved out, the property was left in a horrendous condition, requiring thousands of dollars in repairs, including carpet replacement. Despite their responsibility to inspect the property and provide guidance on necessary maintenance, the manager never showed up, failed to communicate. This lack of professionalism caused significant stress and financial burden. As a property manager, there is a fiduciary duty to maintain the property, oversee repairs, and return it in the same or better condition. Unfortunately, this standard was not met. I cannot recommend this company to anyone seeking reliable and responsible property management. In his reply, he not only dismissed documented health and safety hazards at 1691 Crescent Dr., but he also publicly disclosed my personal identity and falsely accused me of breaking my lease, failing to pay rent, and threatening others. These statements are untrue, damaging, and legally actionable. More importantly, his own words confirm that he knowingly took on management of this property "full well" aware of serious tenant complaints and ongoing hazards--including sewage, drainage, and structural instability. That is a direct admission of negligence. His claim of repairing a sewer system for under $1,000 when licensed professionals documented a $40,000+ problem either reflects unlicensed work (in violation of CSLB law) or deliberate misrepresentation. My review was based on evidence: inspection reports, agency confirmations, and video recordings. His reply is based on personal attacks and excuses. I have since submitted his response as additional evidence to the California Department of Real Estate (DRE), Contractors State License Board (CSLB), and Contra Costa County authorities, who have all opened investigations into his conduct. Tenants deserve safe homes -- not sewage leaks, gas hazards, retaliation, and defamation. read more

When rent payments stopped, he failed to start the eviction process, and my husband had to handle it ourselves. The tenant left the house in awful condition.
