Working with this property management company has been a nightmare, and I would never trust them to manage any property. I've been without a functioning HVAC unit since July, and even now--when temperatures are below 50 degrees--they remain unresponsive. Stokley uses the Rently app, which charges money, to take a tour with their properties. I've never seen this with other companies but we decided no biggie- we were paying for convenience. We scheduled a tour and arrived within our designated time only to find that we couldn't get into the property and tours were listed as unavailable. There was another woman there with a scheduled tour who was having the same issue. We called Stokley and their VM advised to call Rently, so we did. We left a message and Rebecca called us back and told us that there were system issues and tours couldn't be done that day (3/6/23). It would've been great if someone had called those with scheduled viewings (that were paid for) to let us know before we used gas and tolls to get there. We drove 20 min and paid $7 in toll. The other woman that was there to view had driven over 45 min. This morning my husband found out there were multiple applications and Stokely actually disabled tours and set it to waitlist status while those applications are processed. The systems issue excuse given to us by Rebecca was a lie. We understand things get rented or held pending deposits but it would have been nice to communicate that to people with reservations rather than having folks drive to the property just to find out they couldn't tour. The experience was a waste of time and money and I find the lack of communication completely unprofessional. I hope other people who experience this contact Rently and get their money back, we definitely did. Luckily they did respond quickly and the refund was processed. read more

I have been living here for just three weeks, and I am already deeply disappointed with Stokley Property Management. My refrigerator freezes my food, even with the settings at the lowest temperature, causing me to lose all my groceries. The dishwasher doesn't work, and water leaks from under the sink, making it impossible to wash dishes as water now runs from the pipes. On top of that, the washer doesn't drain clothes properly, and the carpet is over 10 years old--flat and stained. After paying $4,100, I would expect this property to be in better condition. It's disheartening that neither the owner nor the property management company ensured the home was ready. I'm still waiting to see if they will reimburse me for my ruined groceries. So far, I'm beyond disappointed with the experience. read more

The amount of extra fees they charge for applying and renting the house is absolutely insane, unless you like throwing away money please go ahead and rent from them. Applied to a property in Concord. Had to pay $100 between two people, and then another $80 for pet screening. Had to sign up for rently which was $3 to view the house. When it came time to move in, they wanted the rest of the month's rent to cover since it had to be off the market, so essentially I had to pay 1.6x the normal price just for the security deposit. On top of that, I had to pay an extra $150 pet fee and then $75 for the lease agreement fee. Every month, they charge you an extra $30 "resident benefit fee" and $25 extra PER pet. I think you get the gist of what I'm trying to say. It's $180 to just apply to the house, and then another $225 to move in. I haven't even mentioned the cleaning fee (which I'm sure they will charge). Some of the more outrageous ones are $2200 minimum for carpet, and $750 for pet odor. There's a whole page full of cleaning fees which I'm sure they'll love to stay out of your deposit. I'm estimating $1000+ at bare minimum when moving out. I get it's a business, but it's pretty outrageous to me. read more

I hired this company to manage a home I rent. I should have known from the beginning when They were having a problems finding a tenant and they wanted me to lower the rent, but the real problem began when there there was a problem with the sewer line and they didn't tell me that the sewer was completely blocked. The tenant got mad and gave her 30 day notice and at that point Stokley, said well you can handle it from here and send me the security deposit. Sure make the tenant furious and then pass her off to me .What a shitty way to do business. read more

At this point, I have called and emailed at least 5 separate times requesting to see two separate properties. Adrian has gotten both voicemails and messages from the front desk assistant and has yet to respond to my request to tour a property. "Maybe he's on vacation," you wonder? I too wondered that, so I asked. No. He's not. He just doesn't call people back. I've also requested to tour another house, but it's only been about 18 hours since I left a voicemail for that employee, so I'm giving her the benefit of the doubt. Also, this company uses a gross 3rd party called "Rently" where a prospective tenant must pay for the pleasure of viewing the home, as if the renter is a second class citizen and not also deserving of service that they will pay money for. Any property management company using this system needs to hire more employees because if they do not have enough staff to show available properties, they're overworking their employees. Stokley properties: be better. Set a precedent for your employees and make sure they follow it. 24 hour turnaround for returning client phone calls is an excellent starting point. read more

My wife and I own 5 rental properties and all of our other managers do their best and really try hard to get a good outcome for everyone...Loren couldn't have cared less what happened to our property. We received an offer Friday afternoon, approved the offer Friday afternoon, and Loren didn't respond to us or the prospective tenant until Monday morning... Loren said "Just so we are on the same page and proper expectations are communicated, we work Monday-Friday from 8pm-5pm. I used Stokley to manage my 3,300 sf home for three years. Some of their staff were friendly, responsive, and helpful. However, I was assigned Jennifer M. who I was extremely frustrated with. Jennifer was non-responsive and dismissive to my requests. I have to practically beg for Jennifer to give me updates on rent collection, lease renewal, vendor updates, and many property manager basics. It usually takes her at least two weeks to respond if at all. When my last tenant moved out, Jennifer neglected to collect final month's rent and has not followed up to try to recoup it even three months after the tenant moved out. She simply doesn't care and doesn't have the owner's best interest in mind. Stokley is good at taking your monthly fee but when it comes time to put in work, they're nowhere to be found. I will end by saying that this review and rating is based on Jennifer alone. They do have a few staff who are very competent and responsive. If you really want to work with Stokley, go for it but ask for someone other than Jennifer to manage it. Good luck. read more

Can I give them no stars. I hired them because my husband had a referral from a friend In reality. Huge mistake the first tenant they put in my family home fed the homeless out of the backyard and had venue bands and the police were called. The Second tenant was supposed to be a young couple and a small dog. It was a 80 pound Labrador and they moved in 3 other people. So now I had 5 in my parents home and 4 others that stayed 3 days at a time to work this area for their mobile business. People coming in and out at all hours on a quiet court where all the neighbors know me. But the worst was how frustrated this company was causing fights between me and my Husband because He chose them. And I knew they were bad. Especially when it went south and Joe Stokley himself offered to buy my house. No communication regarding repairs on my property. They would tell me no hot water or a water leak in the fridge and then not return my calls and weeks later it was the washer dryer. And their employee talked to me like I was his child. He said "Did u say u wouldn't repair the appliances " . No I didn't. The employees lied to protect themselves. And lied to me It got worse when the tenant vacated and 2 of their friends moved in. I wasn't able to take possession due to a certain date and I had to sit through people squatting that weren't on my lease. No one at stokley returned my calls when it went bad. I don't think I could have done a worse job renting it by myself. All the houses in my neighborhood with great tenants do it themselves. Boy have I learned a lesson. read more

Late to respond to repairs. Fence fell and it took 2 weeks to get repaired. A stone wall in the backyard fell 1 year ago and never was repaired. Actual fence shared with neighbor is falling into the neighbors yard.. we notified them multiple times. We have dogs so these conditions in the backyard are completely unacceptable. I will attach photos later. They blamed us for any and all mishaps. The dishwasher went out and they sent a repair man twice and the issue persisted. The backyard wall was never repaired. Upon move out they were late to respond to emails. They blamed us for missed meeting. They stated their hours are 9a-4p and that we would have to work within their schedule for pre-move out. Blake was just rude during our encounters via email regarding move out. Arrogant for no reason. No customer service at all. We were tenants for years.. My maintenance requests were always taken care of very quickly and work was always done by professionals. Great company! After my parents died I had such a hard time (emotionally) getting through the cleaning process to rent out the house I inherited. Stokley Property helped me with cleaning and readying my house for rental, and found me wonderful tenants. Eight years later I remain very happy. They help maintain the property beautifully at a reasonable rate, give me good advice regarding the property and recommend necessary upgrades. And I really appreciate that they listen to me. When we had a fence fall down, they helped me work with getting bids from each of my neighbors and we were able to resolve the issue with a very positive "good neighbor" fence on all sides. Total incompetence if I could give them zero stars I would. They took over the property I'm renting from another company. Our weekly landscaper stopped coming and when we inquired were told that he did not meet their requirements yet they claimed to be having difficulty finding a replacement. After months of back and forth with them, and unattended yard work, we just took over the landscaping ourselves. We opened a maintenance ticket with them back in the summer for problems with the HVAC system. Here it is December and we have not had heat for weeks now. Every call was met with excuses. The owner eventually fired them after five months (wonder why?), I get a letter from them saying the ticket is closed, and now we're caught in the middle without heat. Good riddance! read more

I wouldn't bother trying to rent a property through Stokley. They artificially lower your credit score by 50+ points through Appfolio, which won't be the same as any existing credit bureaus' credit score. Stokley is unreachable and takes several days to call/email back, even when they say "your application will be reviewed and you'll get a response by tomorrow at 12pm." They create artificial deadlines and pressure you like "if you don't respond within 20 minutes we'll deny your application," then they go AWOL. I'm getting regular notifications about rent being lowered for the properties I was interested in, after being told there were other applicants so I shouldn't bother applying. Guess all those other applicants on...4 properties...were all denied too. Seems like they just deny applicants so they keep getting paid to maintain a listing and collect application fees. read more

I am disappointed on how unprofessional this company conducts itself. It's took them 35days from when I applied for a property to finally email me back after multiple call, to let me know I did not get the apartment I applied for. Originally, I found the property on Trulia on April 13th, I applied immediately. I loved the location and I'm in the military moving to the Bay Area from San Diego so was urgently looking to move. I called multiple times during the application process in mid April since Trulia said the unit would be available May 1. I informed them of my situation, I was going out to sea for two weeks so I wanted to make sure I had this locked in before I came back home. Once I got back from sea on May 2, I still had no emails or response from Stokley Properties so I called that day to check the status on my application. I was told the unit I applied for needed some maintenance which may take an additional week or two, I was also told I was the first to apply for the unit so my application would be approved, this brought me peace of mind during this busy time of my transfer. I waited impatiently a whole two weeks before reaching out to follow up. This Monday I called, left messages and also spoke to an associate on Tuesday who said she will reach out to the agent so I can get a call back, I got no response. Today Wednesday I finally got an email after 4pm stating I did not get the property because there is another applicant before me. I don't understand the miscommunication here when I tried multiple times to communicate with this company. Luckily I have a plan B property to fall back on since I need to move by a certain date. Although, I wish I was told sooner the correct information so I could have looked elsewhere beside wasting my time waiting on this approval. I have a family and military moves are stressful enough. I had this company manage my property. The first people who moved in let all the beautiful landscaping in the backyard die. The next people they rented to asked if they could start a daycare in the house. I said no and was told that technically if it's a small daycare they didn't even have to tell me about it. Then they wanted to build a shed on the property for the children with me being liable for anyone there building it. I felt it was opening me up to a lawsuit if the workers were injured or the children. Stokley just months before this request told me I needed a new roof. I believe that these people had an inspection for the daycare and that's why I had to replace the roof. I felt the couple living there were completely dishonest and that Stokley was trying to please them, not me. It was a strange situation and luckily their lease was up. read more

My walk thru was cleared and I only agreed to a $300 cleaning service, which is still high. I was only returned $500 the repairs were repairs to update the unit and were not brought to my attention. I have been a Stokely resident for seven years. I have rented a wonderful craftsman style home in Concord. Stokely Properties uses an online resident portal to pay rent, request maintenance and communicate any concerns. This has been very convenient. When maintenance has been needed, Stokely Properties has responded quickly, even on weekends. All maintenance has been performed by competent, courteous vendors. Unfortunately, the home that I rent will be put on the market. If Stokely Properties had a similar home available, I would immediately move to the home. They were crediting our neighbor $100 off rent to take care of the property and for over a year nothing was done... garbage everywhere, trees and weeds grown extensively tall, homeless was using the front as a drug haven & bathroom because of how shitty the placed looked! Horrible . Rent has been increased every year since they took over. They don't take care of any issues like our landlord did prior to taking over. Have had leaking pipes causing property damage but nothing.I can't wait to get out at the end of our lease, don't rent from their properties!!!! They only want landlord's money... cuz they won't and don't do shit. Don't answer phone calls or emails for anything. We bypass them & just call our landlord to get things done - so why are they even managing the property if no one goes thru them at this property? ‍ Over priced.
