First of all, I LOVE their online portal and the convenience being able to pay rent online. MSB also responds quickly to issues which is a lifesaver - I rented an apartment from them and when the garbage disposal broke they had someone over to replace it the same day. So reliable. I have indoor kitties and don't really trust anyone to keep the front door shut (one kitty is crazy adventurous and curious - so much supervision needed for that guy!) Very Disappointing Experience After MSG Property Management Took Over I want to be clear that I did not have a problem with the property itself before MSG Property Management took over. I had been living here before the transition, and overall, my experience was good. My issues began when I needed a maintenance repair and had to start dealing with the new property management company. What should have been a simple maintenance issue turned into an extremely frustrating and stressful experience. I had an ongoing issue with my shower that took far too long to resolve. When contractors were finally scheduled, they showed up without the proper tools and equipment and were unable to complete the repair. This caused additional delays and required multiple visits. The repair work eventually began on September 23, with workers returning on September 27 and 28 to finish the remaining work. I had communicated that the workers were expected to work eight hours per day and be out of my apartment by 6:00 p.m. However, they repeatedly stayed until 7:00 or 8:00 p.m. This was extremely inconvenient and made me uncomfortable in my own home. At times, I could not comfortably use my own bathroom and had to leave my apartment and go to Costco just to use the restroom. Because of the situation, I was told that I was covered for one night at a hotel by msb . I was expecting that expense to be credited or reimbursed, but I have had to repeatedly follow up because the credit was supposed to be applied before the first of the month. Today, I called again to get a breakdown of the credit and find out exactly what had been approved. I had to call approximately four times before Rachel answered. Unfortunately, my interaction with her was extremely disappointing. This was not the first negative interaction I had with Rachel. During the initial repair situation, my partner, who is also on the lease, had an interaction with her regarding the repairs and felt that she was disrespectful and unprofessional. The call ended without the issue being properly resolved. Rachel hung up When I later spoke with Rachel myself, I was already frustrated because of everything that had happened with the repairs. I was trying to explain my concerns and get clarification, but instead I felt that she was rude, dismissive, and rushing to end the conversation. I asked to speak with a manager because I felt the situation was not being handled appropriately. When I spoke with the manager, I explained that his team needs better training when it comes to customer service and communicating with tenants. I was trying to explain the experience I had gone through and why I was upset. Unfortunately, I also felt that the conversation with the manager was not handled as professionally as it should have been. The biggest problem is that I should not have to fight this hard to get basic information about a credit that I was told was approved. I was calling for a simple breakdown of the amount and clarification of what the owner had approved, yet I received conflicting information. That shows a serious lack of communication between management, ownership, and the tenant. The actual repair work is another major concern. The third-party contractors hired to do the bathroom work did a very poor job. The quality of the work was unacceptable, and I have pictures documenting the condition of the bathroom after the repair. The work appeared rushed and poorly completed, and I am extremely disappointed that this is the quality of work being accepted by management. To be clear, my negative experience is not because I disliked this property or because I had problems living here before MSG Property Management took over. I was happy here before the transition. My problems began when I needed maintenance and had to deal with MSG Property Management and the contractors they hired. This experience has shown me serious problems with communication, coordination, customer service, and follow-through. A tenant should not have to: Repeatedly call just to get an update on a maintenance issue. Deal with contractors who arrive without the proper equipment, late. Have workers remain in their apartment hours beyond the expected timeframe. Be unable to comfortably use their own bathroom. Leave their home just to find a usable restroom. Repeatedly follow up about a hotel reimbursement that was already discussed. Receive conflicting information about what was approved. Feel dismissed or disrespected when speaking with management. Deal with poor-quality repair work after waiting so long for the repair to be completed. I am extremely disappointed with how MSG Property Management handled this situation. On July 24, 2023, I received an email from Nik suggesting that the AC issue might be resolved by an electrician. I promptly responded, suggesting that my neighbour, who knew an electrician, could be contacted for assistance. After this communication, I did not receive any updates regarding the repair until I reached out on August 3, 2023, inquiring about the status. Kevin, from the property management service, responded, stating that he had contacted my neighbour and the electrician. Following this exchange, there was no further communication regarding the repair until I reached out again on August 15, 2023. Kevin responded, informing me that the circuit breaker had been repaired by replacing a few parts and that there had been no subsequent issues. It is crucial to note that at no point during this process did I receive any quotes to fix the AC circuit breaker as arguing by Deedar B. In fact, I received no information about the cost neither a receipt for the electrician repair service. Absolute trash. Slow to reply to work requests, charge for painting (stolen from security deposit) after I was in the unit for 5 years, and after move out refused to take electrical service charging me an additional $100+ over 3 months! I moved out in November and I'm still being charged for electrical service in February!!! Avoid these morons like the plague! Didn't even do a move out inspection; just had me leave the keys in the kitchen drawer. Hopefully they see this so they know as of today gas and electricity will be turned off at the address entirely since I've called the power company and explained the situation. These people are unresponsive and liars. We submitted an application and we're the first to see the property. We had to wait days for them to confirm with the buyer if we could pay an additional security for pets. We decided to go ahead and submit our app before knowing the answer as we loved the prop and family offered to take our dog while we stayed there. Once we submitted our app and they had a chance to confirm finances, they finally did call back and say dogs would be accepted with added security deposit (fine by us) and that the owner had checked their finances and needed to raise the monthly rent by $500. Isn't that something you would do before listing?? Likely they saw our finances and saw we could probably afford the added rent. We asked if we could meet in the middle and they said they would get back to us the next business day. I finally called 6 days later and they said they had already talked to my husband telling him the had other renters will to pay full price. That was a lie, they had not! We likely would have paid the higher rent if so. Looking back it was a blessing is disguise that they showed their true colors before we signed a lease with them. I am a general contractor and own several houses that MSB has managed for me for a number of years. They run a stellar operation. Their reports and record keeping are impeccable but what really sets them apart is their low cost maintenance services. Because I am a contractor, I am both knowledgeable and sensitive to charges for repair work. Truthfully, every time there has been an issue at one of my properties I am surprised at how inexpensively it gets resolved. This company had me scramble to pay a ridiculously high security deposit on a property that I was all lined up to move into on a Monday. I found out at 9:00pm on the Friday before that everything was cancelled I was no longer able to move in. I had already paid almost $7,000 to property management, had all my belongings packed up, and had begun the process of putting my house on the market since I thought it was all a done deal. Property management did not explain why everything was cancelled, did nothing about the long list of inconveniences, and left me to figure out on my own how to get my money back. After two trips to their office only to discover that nobody was there, I finally received a check that was for much less than I had originally paid them! They refused to give me my full refund and wouldn't help with cancelling the renters insurance policy that was purchased through their portal. They left me and my four year old homeless for the holidays, with all our belongings in boxes, and failed to return over $500. Do not use this company! You will regret it! read more

MSB has an online tenant portal that allows me to pay my rent and contact the front office almost immediately. The lease signing was very smooth, and they took the time to explain the details of the lease to me. They are very responsive and the staff genuinely cares about and listens to any concerns we encounter, and do a great job of mediating between my concerns and the owners. I've been renting an apartment in the Berkeley area through these guys and I've been really impressed so far. They had made securing the apartment during a quick trip to the Bay Area really easy. After explaining my short time-line, we did the whole paperwork to secure the place remotely and quickly.
