While renting our property previously through Perchak Properties for the last few years, our home changed hands of ownership. The transition was sloppy and communicated poorly. When we requested service for the home, sometimes it was timely, other times (like when we asked for the fireplace to be cleaned) it took over 2 months to get a handyman out. Be expected to send emails and texts that are not responded to in a timely manner; and just forget about calling their office because it's not like someone will pick up anyways. They also failed to obtain our move-in paperwork when the property management transitioned into their care. Unsupportive and impatient during our stressful move out process. Definitely lacking human empathy and common sense. We hired Astound Property Management in July 2018 to manage our family home that was converted to a rental property in Hercules. We were new to being a landlord and needed guidance to ensure we do the right thing and are within compliance of the do's and don'ts of being a landlord. My brother handled all aspects of getting our house rented while us siblings collectively made decisions on our home. We were assigned to work with Kayla for our property. She was quite helpful and quick to respond to my brother's questions or concerns. Most of the communications were through text rather than phone calls so it helped keep us all in the loop. We didn't have any problems working with her throughout the 3 years. We recently decided to sell our family home after only a few years of renting it out. Although there were some minor hiccups along the way, everything seem to have gone well up until the very end. There are some things we needed to deduct from our last tenant's security deposit. My brother provided a list of issues he identified which he worked with Kayla on determining what can and cannot be deducted. Within these back and forth communications, some miscommunications occurred which could've been prevented. Rather than taking ownership on their missteps as a property management company, they placed blame on my brother and wanted no part of the security deposit issue when the tenant became angry. Without going into too much detail, their missteps in failing to provide the right guidance and rushing the closure of our service relationship resulted in problems between the parties. David Levitas stepped in on behalf of Kayla due to the escalated issue. When speaking to my brother, he was quite delusional on the root cause of the issue. He wasn't aware of what Kayla put together on their itemized disposition of security deposit (IDSP) form. Additionally, he wasn't aware that the final IDSP form was sent to the tenants WITHOUT my brother's final review and signature. My brother only signed the estimated form, but the tenants somehow received a final IDSP form (someone doctored the estimated form my brother signed to be the final form with adjustments made). David was quick to blame my brother on a couple of issues noted in the IDSP form when it was them who failed to follow through with the service that we pay for. We expected further guidance during closure and ensuring the final IDSP form is heavily scrutinized and accurate with supporting documentations. David stated in his last call with my brother that, "we've already spent a lot of time on this issue and I don't have time for this today. We won't be able to represent you further on this matter as it is beyond what we can do at this point. I can get you in touch with the tenant and you can discuss the matter with him further..." This is quite surprising to hear from the owner's son! You would think the property management fees you pay for each month would also cover a smooth closure when the service relationship ends. Property management company is a father and son duo. I've worked with them since 2018 and have had only 1 tenant turnover (during covid-19). I initially chose them based on my value criteria (expertise, service, cost efficiency). Overall, they listen to your priorities (occupancy, tenant quality, rental pricing) as long as you make it clear. It's valuable to have a PM that understands market factors, timing, and location. Even during a period of uncertainty, my PM was able to replace a tenant with no loss in rental income. We all love our properties and hope our tenants take good care of them. This is the second time I have made an appointment with this company to see an home for rent, and even after confirming my appointment they didn't show up or respond to calls. It took me two hours to see the property yesterday for them not to show up, and 45 minutes today. Astound managed my property in Richmond CA for over six years during which I decided to cancel my contract with them many times but unfortunately did not, which turned out to be a HUGE mistake. They were very disorganized. I had to contact them each time and every time several times to provide statements. They never inspected my property. MY tenants ruined my unit. They do not have a maintenance crew and I had to beg them for repairs. They would say they did the repairs but no repair was done. LIES. They do not have ANY knowledge of local ordinances. The funny thing that is the Owner Stuart claims he a has J.D. Degree. I have been dealing with much better and more competent property management companies on my other rentals in different cities. Astound managed my 6-unit building for 9 months. I interviewed a few firms before hiring them and gave them a chance since they were relatively new to the market. In my mind this should have motivated them to do an excellent job to grow their business. I have over 40 units in the Bay Area and was hoping to extend this relationship if they proved to be competent. I was so wrong! I listed some of the reasons below, though there were more not listed here. 1. When we signed a contract, there was a list of 2-3 items I asked them to do on the property (for example, install cameras, fix a coin insert in a washing machine, etc). I reminded them at least three times. They lied that they bought cameras and were looking into replacing a coin insert. 9 months passed and none of these things have been done. 2. I asked them to keep the common areas of the property clean and pressure wash a staircase area a few times per year. They charged my $200 for cleaning but the cleaning hasn't been done. When I pointed out that the cleaning hasn't been done they insured me that they will investigate and clean - nothing has been done. 3. One of my tenants gave them a proper 30-day notice to terminate his lease. They never informed me about it. The tenant left on the 1st of the month and Stuart texted my on the 7th letting me know that the unit was vacant for 7 days! This is totally inappropriate! They should have been advertising and showing the unit before the tenant has left to make sure there was no vacancy. They lied again saying that they will do everything possible to remediate the issue. However, their advertising was inconsistent showing a wrong location and dull/unattractive pictures. They showed the unit to only 2-3 people while I was doing my own marketing and had 5 open houses showing it to 15+ parties. At the end I was the one who found the tenant! I was trying to negotiate so that they are not charging me the monthly management fee given that I lost over $2,000 of month rent, but they were not flexible. 4. One of my units had to be inspected. They told my tenant to replace the blinds. He spent $300 replacing the blinds which was totally unnecessary for this kind of inspection. I had to pay for it. 5. Often the tenants would reach out to me asking me to contact Astound to address their maintenance requests because Astound Management was unresponsive. I was really hoping for this relationship to work and gave them multiple chances. They are disorganized, unresponsive, and with poor business etiquette and practices. I had to be involved in property management while paying them their 5% management fee on a $170K income property. After I discontinued my relationship with them a few of my tenants emailed and called me to say that they were happy for my company to take over the property management again. ETA: This is the first I'm seeing Stuart's reply. I have renter's insurance and it does not cover the damage due to the faulty garage door operator. I've explained this to Stuart on several occasions but he incorrectly tells me that I should have had renter's insurance. I do. I tried to make a claim on it, but renters cannot claim based on damage from the property (which Stuart should know). Stuart also says the garage door was repaired 3 years ago. That may be the case but it was the operator that was faulty and the technician said it was 12+ years old. The garage door issue was resolved on 4/9/20. Stuart privately messaged me on or around 4/6/20, passive aggressively thanking me for my one star review. This morning (4/9/20) he private messaged me asking me to remove this review telling me that he is just a middle man and attempting to make me understand how property management works. I am aware, as I am also an owner who works with a property manager. I had plans to remove this review. I once again told Stuart that I didn't see him as an unbiased "broker" as he calls himself but someone who seemed unconcerned with the health and safety of me and my children. I was literally on my way to the computer to delete the review and post a non-commented 3 star review when Stuart messaged me one final time and, well, let's just say this review is not going anywhere. Don't work with Astound Property Management. If I could move out today I would. Stuart has privately messaged me to "take my anger issues out elsewhere." That is his way of "working really hard with Laura to resolve the issue". I think it's really important that anyone who has read this far recognizes that I have always said that for the most part our experience with Astound Property Management has been pleasant and they do a great job of handling this when there is no issue. I would say they do a great job of handling things as long as there is no issue. Two significant issues have arisen on the property I am renting one of which has not been resolved by the owner. Stuart will tell you this is because of the owner, not his company. I would figure his company is responsible for the safety of my family in the property they manage. The heating system uses 300% more gas than the surrounding properties and the owner refuses to correct the issue. A faulty garage door operator caused hundreds of dollars of damage (thank goodness it only closed unexpectedly on my brand new car and not on my child). This issue was ultimately resolved but it took nearly 2 months and countless hours of work on my part to have the expense covered. It is abundantly clear that my and my children's safety and well-being mean nothing to this company. Sure... this company is fantastic if you don't have an issue. But are you willing to take the same risk I did if that's not the case? read more
