    Wow I can't even begin to warn owners and renter alike. Had I known what a nightmare this management company would had been, I would had never rented a house through them. We sold our house to be more competitive in the CA market and needed a transition home. One year turned into two because of the housing market during covid. We couldn't wait to get out of there! When we moved in i was very detailed about the move in check list because i knew we should not be charged for any damages, knowing the type of people we are. Please see pictures. Our corgi never chewed a thing in her life, and we are super clean and already had a cleaning lady that would keep our rental as well. Well, I was wrong. In the pics, notice it says multiple times that the blinds were damaged upon move in. There are multiple sections that this was written in. Also, when moving in there was dog poop all over the garage and splashed on the walls. The house was extremely dirty upon move in. I called Park One and their response was that it was cleaned...I should had known then... During our stay almost everything seemed to break, or wasn't working at move in. The dishwasher, the microwave the garage door, the sprinklers, the bathroom knob, the outlets were all busted and not working the AC multiple times, the smelly shower that smelled like sulfur, especially on hot days, and the entire wall in the kitchen was rotting from gutters overfilled with leaves. Then the worst of all the Rat problem. I reported a rat problem the middle of December 2020, and this was not fixed until the last day of August 2021. Every night there were rat races above our head and scratching in the closet as they were trying to enter the access panel. It was disgusting. We called Park One 4 times at least about this issue, and it was just ignored. We actually found one in the dryer vent because this problem was never remedied. The final kicker was when we were moving out our $2000 Macys couch that was stored under plastic in a 3- car garage was destroyed! and we found hundreds of acorn shells behind our Christmas bins. disgusting! Park one couldn't care less. I would like to mention while we were staying there, we fixed multiple things around the property, installed a new sod backyard, as we had a toddler and didn't want her playing in a mud pile. We fixed the front lawn, the water system in the backyard, had all the windows professionally cleaned and a cleaning lady in every month. While moving out we had a $500 move out clean done. We took exceptional care of this property and left it BETTER than we found it and spent thousands of our own money making this a home for our family. Guess what they still took $575 of our deposit! I can't believe it. They are stealing from a middle-class family with a baby and one on the way. a teacher and a military family that devotes our lives to our community. I am disgusted. A security deposit isnt free money for you to do what you like with it! You are period, plain and simple....STEALING! You will see in the last picture that they charged us for 7 leaves that were swept into a tiny 5 inch pile in the garage and broken blinds, let's not forget about all the poop in the garage when we moved in! That deposit should be returned in FULL, and when I wrote them multiple emails about it, guess what folks not one reply, not one.... Much like how they conducted business the last two years. LIKE PULLING NAILS! This is a terrible company, beware. My last interaction with them was them claiming they sent our deposit check in the mail with our deductions invoice, which they did not. Got the paperwork, but no check, im shocked, but not really. Pretty sure after 21 days that's illegal. Leave your property management needs to another company. It will cost you a lawsuit, I'm sure. I'm still trying to decide if I want to go to small claims 7 months pregnant....

    Garbage left for days  by maintenance in walkways when remodeling a unit. Tenants cleaned it up eventually.

    4.5 stars rounded to 5…read more I found Paul through Yelp in August this year while trying to find a property management company to manage our family rental after we were finally fed up with the previous company. The last company assigned us a property manager who was unresponsive, lazy and incompetent. After contacting multiple property management companies around the contra costa area and interviewing a few of them, my family decided to hire Paul to manage our family rental moving forward. He has been managing the rental since mid September. I've interacted with him multiple times throughout the past 3 months and he has been very efficient and responsive. Communication through email does sometimes take a little longer for a reply but communication via text has been pretty instantaneous. Whenever I needed to get a hold of Paul via cell phone and I leave a voice message, he does reply very promptly. Please do keep in mind that CCPM is a small business and Paul does everything on his own so expectations of getting a response in 5 minutes is unrealistic. Compared to the responsiveness of the previous company my family used, Paul's communication has been great so far and I hope he will keep up the good work. CCPM's monthly management fees are very reasonable especially in the Bay Area where the cost of living is relatively high. With that in mind, the contract provided by CCPM is very detailed in listing all the fees that will be expected if additional requests such as annual inspections is requested by the landlord. I've interviewed a good amount of property management companies prior to selecting CCPM so I definitely can say that his fees (relative to the amount of service he provided) are very affordable and landlord friendly. The owner's portal is also user friendly and his monthly disbursement day is one of the best I've seen after talking to multiple property management companies. Overall, Paul is a very genuine and reliable property manager and even though we live in a world where no one is perfect, I can see him always striving to be the best for his clients. If you are looking for a property management company who can deliver very personable service, I highly recommend CCPM. I look forward to working alongside Paul as a team to manage my family's rental property. An update of our experience will be provided after our one year anniversary is up with CCPM.

Anytime we had questions or needed something, she was approachable and helpful. We didn't need maintenance often, but when we did, it was handled quickly and without any hassle, which I definitely appreciated. Staying somewhere for 4+ years probably says the most--we were comfortable there and felt taken care of. We left the area for work, not because of any issues with the condo itself. During the listing period, they did an excellent job of advertising the property and screening potential tenants. They conducted thorough background checks and found a very good tenant. Over the past two years, the team has communicated with me effectively on everything from tenant requests to financial documentation. I've found them to be very professional and helpful. I'm very happy and satisfied with their services.

Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.

Not only do they not return any phone calls and text messages in a timely manner; they also would rather have tenants break a $1 million dollar home and allow those tenants to get away with those property damages than to actually fix those damages and hold the tenants responsible for those damages. Our tenants not only fully damaged the shutters; they also damaged the walls and floors of our house. On top of that, these property managers would allow their dog (not so sure if it's a pet but it is not a service animal) roam around our property without cleaning up or training the dog. I would stay far away from this management company.
