The last company assigned us a property manager who was unresponsive, lazy and incompetent. After contacting multiple property management companies around the contra costa area and interviewing a few of them, my family decided to hire Paul to manage our family rental moving forward. He has been managing the rental since mid September. I've interacted with him multiple times throughout the past 3 months and he has been very efficient and responsive. Communication through email does sometimes take a little longer for a reply but communication via text has been pretty instantaneous. Whenever I needed to get a hold of Paul via cell phone and I leave a voice message, he does reply very promptly. Please do keep in mind that CCPM is a small business and Paul does everything on his own so expectations of getting a response in 5 minutes is unrealistic. Compared to the responsiveness of the previous company my family used, Paul's communication has been great so far and I hope he will keep up the good work. CCPM's monthly management fees are very reasonable especially in the Bay Area where the cost of living is relatively high. With that in mind, the contract provided by CCPM is very detailed in listing all the fees that will be expected if additional requests such as annual inspections is requested by the landlord. I've interviewed a good amount of property management companies prior to selecting CCPM so I definitely can say that his fees (relative to the amount of service he provided) are very affordable and landlord friendly. The owner's portal is also user friendly and his monthly disbursement day is one of the best I've seen after talking to multiple property management companies. Overall, Paul is a very genuine and reliable property manager and even though we live in a world where no one is perfect, I can see him always striving to be the best for his clients. If you are looking for a property management company who can deliver very personable service, I highly recommend CCPM. We called and followed up several times but never received a return call. After getting nowhere, we finally gave up and hired another property management company. That turned out to be the best decision we could have made. The new company immediately got involved, coordinated the remodel, and ultimately rented the house for nearly twice what Stokley had told us they could rent it for. Ironically, after we had already hired someone else and were well into the remodel, Stokley finally sent a contractor out to look at the property--but by then it was far too late. When you're dealing with an elderly parent's home, you need a company that communicates, follows through, and does what they say they're going to do. Unfortunately, that was not our experience with Stokley Properties. I would not recommend them based on our experience.

These trade people have worked for Raquel and Jon and have proven themselves to provide quality works at a reasonable price. Without Raquel and Jon working for you, you'll not only be searching for trade people to give you a bid, you'll have to deal with scheduling, pricing and access. Most of us don't have the time nor expertise to manage the day to day project management necessary to get the work preformed competently, on time and affordable. They were always wonderful to work with, fixed issues promptly, never raised the rent, and I'm sure everyone who was a client of theirs was sad to see them go, but wishes them the best. Since then this place has been run into the ground by Pete, who hasn't the slightest clue how to run a business or interact with people. This review is of how CCP currently operates. I'm not even sure where to start. So many illegal practices such as-- Increasing the rent by almost 15% without notice. Not repairing basic services such as toilets that overflow raw sewage into the bathtub repeatedly. And not responding for multiple days at a time. Retaliation by evicting without cause when toilet issues are brought up. Not returning deposit within 21 days (claiming damage) but when I offer to come back and fix some basic things (paint, etc.) they claim I didn't even do the things I repaired. Dishwasher broke, and despite repeated correspondence with Justin (front desk) nothing was EVER done about it in the 9 months between bringing it up and moving out. Overall, very difficult to communicate and work with as a tenant. I have been immensely disappointed with their practices.
