TLDR: Though we had no issue with the quality of Austin Flood & Fire's work, we had multiple…read moreegregious billing issues, to the point that it's difficult to believe they weren't intentionally trying to overcharge us. 1. Austin Flood & Fire responded to our call on a Wednesday night to begin drying our house out after a flood. On Thursday morning, Alex Zimmer put together a complete quote for the full remediation. We found the quote high, and got a second quote from another provider. On Friday morning, we called Alex to let him know that we were going with the other company because of cost (paying out of pocket). Alex stated that the other company was not going to be as thorough, and convinced us to reconsider, offering to work on getting his quote down. He met us in the middle and offered to start the next day (Saturday). We agreed to go with AF&F and asked for the updated quote in writing. We repeatedly called and texted Alex throughout the day on Friday for the updated quote, which he assured he would get to us. Eventually, it was close of business on Friday and we had to cancel our other company (slated for Monday). Finally, AF&F sent the updated quote at 8 pm on Friday, for only $1k less than the original quote and roughly $5k more than the price discussed. Alex admitted this was AF&F's mistake, but was unwilling to honor our verbal agreement. Considering it was now Friday night and we were urgently seeking to remediate, we felt trapped and chose to go with AF&F and hope for the best. We did ask to speak to the owner, Robin, before we proceeded, who assured us they would do everything to keep the costs down, and that the quote was the "not to exceed" number and may be less. We felt somewhat better and chalked it up to a miscommunication. 2. A few days later, we received an invoice for 20% of the total quote. We had already paid a deposit on Wednesday which was not reflected in any of our new documents. We contacted AF&F to remind them of this, and at first, our project manager, Danielle, said it would be taken off "at the end" without further explanation. Given the upfront billing issue, we did not trust that this would occur. They did eventually make this right, but it felt like clear dishonesty and/or incompetence to have two billing issues at the outset. 3. As the work started in earnest, the team was prompt and did a good job. The only issue, which we flagged repeatedly to Danielle, was that certain pieces of equipment were sitting unused. She reassured us that we would only be billed for equipment used. Because the dry out hadn't taken as much equipment or as many days as the original estimate, we expected our final invoice could be less than the "not to exceed" number. Imagine our surprise when the total invoice was $700 over the "not to exceed" number! We did not approve any work outside the original scope, nor did they even seem to notice they went above the "not to exceed" number. They simply offered us a 5% "prompt payment" discount if we paid within 48 hours. We reviewed the invoice and quickly realized that they had cited 44 pieces of equipment in our 900 square foot home. This was a clear overbilling, which we pointed out. Both Danielle and Robin immediately replied to say that we were misreading the invoice and/or were incapable of doing basic arithmetic. We highlighted a specific room to point out discrepancies, and they went silent for a full day. We received an updated quote for a decreased price on Thursday morning, with a reminder of the "prompt payment" discount (now down to 24 hours with no adjustment for their mistake). Danielle admitted they had double charged us for equipment in several rooms and sent photo evidence, which we reviewed only to find additional errors. We asked for the supervisor hours to be removed as well, considering it was not included on the original estimate and we had to spend hours of our own correcting errors. We came to an agreement and paid the rest of the invoice in full by Friday. We never heard another word from Robin about any of this. Overall, we had no issue with the quality of their work. Their on-site crew were helpful and polite. However, these issues suggest incompetence or intentional overbilling. They take advantage of the fact that they're providing urgent services to people in difficult circumstances, using scare tactics and time pressure to sell. We would not recommend them under any circumstances.

I am giving Chris 5 stars not because he did any work because he did not do any work on my home…read more But because his statement of wanting to be paid upfront concerned me. I have zero experience with working with Chris. I think it would be wrong to give him a low score because my concern of him wanting to be paid upfront. Chris desired to be paid upfront before he's done any work. This would be a concern for me as a homeowners; in a day and age were there are those that do take advantage of homeowners. I am not implying Chris is a scammer but there's got to be a better way to build trust, then it being one sided. Homeowner paying all the money upfront, fearful of a disappearing act. They pose as contractors, they pick up the money with no intentions of doing the work. My thoughts are the homeowner and the contractor should set a workable milestone agreement. in a 6 to 8 hour work schedule. The homeowners pays for the materials and the homeowners delivers the good to their home and not the contractor. Each completed task done by the contractor, the homeowner looks at it and pays for that tasks at that moment. It allows peace of mind for the contractor and the homeowner that no one will be taken advantage of.

We initially reached out to GIS because my engagement party was being held at my family's home, and we needed the interior repainted. We also decided to replace the outlets for a fresher look. Tony and Mark were the ones who came out to get everything started, and the inside looks absolutely beautiful now! After the party, we decided to take things a step further and have the wood flooring in our living room replaced to match the rest of the house. Once again, Tony, Mark, and their team were incredible, fast, detail-oriented, and so professional. The attention to detail during both the removal and installation of the flooring really stood out. During that project, my grandmother mentioned a few floorboards in her bedroom that had started to buckle. When Mark came to inspect, he discovered moisture beneath the boards and immediately walked us through all possible scenarios. Together with Tony, he helped us find a solution and identified that the issue came from a window that hadn't been properly sealed, allowing water to leak inside. While that was unexpected, we were so thankful for their honesty and transparency throughout the process. Once the window, wall, and flooring were repaired, her room has never looked better! We also had the inside and outside of our fireplace redone, which looks amazing, along with refreshed caulking in both bathrooms that really gave the spaces a clean, updated look. Every project completed by Tony, Mark, and the rest of the GIS team has been superb. They're incredibly communicative, always keeping us updated on progress, timelines, and next steps. They've been patient in answering every question, quick to send detailed proposals for new projects, and most importantly, consistent in delivering quality, beautiful work. We honestly couldn't recommend them enough!

Repeated invoices, calls, and emails have been ignored thill this day 08/14/25. This is not just bad business -- it's a breach of trust that hurts local contractors who show up, do the work, and expect to be paid what was promised. Learn from my experience before it becomes yours. PS: GIS will comment under here saying the matter has been resolved but in fact nothing was ever resolved.

I've owned my home in Austin for 15 years. I've seen every type of contractor you can imagine. I'm…read moreproud to say that I have FINALLY found the best one yet: Sky-Lan. I'm calling them for everything that I need from here on out. Skylur came recommended to me by an electrician I trust. I had just finished paying another contractor 50% of the job when he flat-out disappeared on me and left me with a half-demo'd hall and bath (yep, tale as old as time). Skylur was extremely sympathetic to my situation and came over immediately! He looked at the current gutted bathroom and provided a quote within a couple of days. The quote was extremely fair for such a large amount of detailed work. His quote was less than ABC who wanted more money for far less work (ABC was just going to do patch jobs...but Skylur removed and replaced all drywall so it was perfectly seamless and brand new!) Skylur is patient, professional, and knows exactly what he's talking about and how to best solve a problem. He answers every single call or text right away. The communication is outstanding; fast, clear and always "yes, can do!" which is huge for me. He doesn't push back or say "well...that'll cost more." He just happily gets it done for the price he quoted and sticks by his word. For this project, I needed pocket door installation, major drywall repair, new baseboards, new trim, prime/painting, vanity installation, electric work. It was a very detailed and technical job (and I am admittedly pretty OCD when it comes to my house projects). Skylur made some smart suggestions that would not only get the job done, but look 1000% times better--aka: brand new. Our old hallway and bathroom were dark, crusty (bad caulk jobs over the years) with layers and layers of terrible texture and paint. Look at the photos and you'll see what a difference Sky-Lan made. Our new hallway and bath are bright, clean and about as perfect as I could ask for. Our kids finally have a bathroom that's bright and fun. There was a team of two who worked every day from 8:30am until past 6pm until the job was done. They protected the floor, covered all the walls and worked quickly and quietly. Every evening, Skylur would personally come over to inspect the work and make a plan for the next day. If I had any questions or concerns, Skylur was there to address them. We would walk through the progress for the day and I could just point to things I was thinking about. His answer to every question was "Yep, we can do that" or "Yes, we'll get that taken care of." Every night, the team swept, cleaned up all tools and materials, and removed the old plastic from the walls. Then the next day, they set up new plastic and got right to work, minimizing dust. Drywall/demo can be messy, but they were the neatest, most respectful crew I've seen yet. I even had a few huge ceiling cracks with some water damage in a nearby living room. While they had the materials, Skylur's team fixed those cracks and painted the repaired part of the ceiling and wall at no extra charge. And not once did Skylur say that something would cost extra to do it right. He just did it the right way to begin with. There was never any nickel and diming. Even after I paid in full, Skylur came back over to touch up a few things and install the pocketdoor hardware that I ordered. He also helped plumb the sink for the new vanity when I couldn't quite get it myself. Learn from me: don't hire the "guy with a truck" to save some money (that guy will take the money and run). And don't hire the big ABC guys off the internet who just want to charge the most money for the least work. Hire Sky-Lan for the personal service and attention to every detail on your job. His crew is talented and put a lot of time and effort into the job. The craftsmanship is top-notch. And as we all know, no job is perfect. So if there's something you see that you want done just a little differently, his team will do it with no questions asked. Skylur does not charge you until you say the job is done. No other contractor does that. He's truly one of the greats, and I'm glad I found him. Just wish I knew about him 15 years ago! Skylur and Sky-Lan are my new go-to contractors. Hire them, get the job done quickly and beautifully for a price you're comfortable with--then move on to the next project with Sky-Lan!
