I am highly disappointed with MGR Property Management…read more The management office suffers from a severe high turnover rate; we have had three different property managers assigned to us in just 8 months. Because of this constant rotation, HOA Board Members are forced to micromanage them just to get basic tasks done. The customer service is incredibly rude and unprofessional. Griselda and Taylor, in particular, provide some of the worst customer service I have ever experienced. They consistently refuse to take responsibility for anything, especially when it comes to dealing with their poor-quality vendors. To make matters worse, they authorized towing vehicles directly off public city streets--something they had absolutely no legal authority to do. When residents rightfully demanded reimbursement for the improper towing fees, MGR shirked all accountability and forced the HOA to pay for their mistake instead. On top of that, standard maintenance requests are neglected, routinely taking 45+ days just to be completed. I strongly advise against using MGR Property Management if you expect accountability, professional communication, or timely service.

We appreciated that the company set up a quick tour for us because we were in need of a quick move. Anita was very helpful during this time. She told us that there were no applicants and if we applied that day, we would be considered. We looked at Yelp reviews prior and were eager to work with Simon (property manager on listing) because of all the great reviews. Simon was EXTREMELY unprofessional in communications after the tour. He did not answer the phone and was extremely hard to reach. It was clear that we were neither important to him nor desirable candidates, despite performing above and beyond all listed application criteria. Our credit was never run, despite Simon telling us it would be, and we were strung along for over a week with minimal communication. We asked for an explanation for the denial after being told that they went with someone else, and we were not provided with one. Unsurprisingly, we did not even receive a response. To top it all off, the property was re-listed on Zillow a few days later... At this point it was clear that there was no other candidate and we had been lied to the whole time. Unless you know the owner or property manager personally, don't expect a call back. Please try not to waste your time, especially if the move is urgent.

I would not recommend Utopia to property owners…read more Since taking over management from Landmark in September 2025, rent payments have been consistently delayed by about a month. Under Landmark, rent was transferred a few days after payment; with Utopia, it takes about a month. From September to December 2025, we only received 3 months of rent, but the 1099 shows 5 months collected, a two-month discrepancy. We contacted Jessica multiple times, but responses were very slow and incomplete. After several follow-ups, the accounting team reviewed it but did not correct the issue. Holding rent for a month effectively gives them an interest-free loan, and when combined with reporting discrepancies and very poor communication, it raises serious concerns about their management practices.
