Our bathrooms were refinished by the seller before we bought the house, so I knew it might have hidden problems we didn't see. Fast forward to three years later, the problems were so glaring that we had to get help: the tiles were cupping because of the underlying frame getting deformed with moisture, and we had ants crawling from all kinds of creaks that were supposed to be water tight, including behind the shower door rails and the faucet opening. We quoted a few firms for a proper do-over, and liked Prada Builders the most because I got to talk to the owner Eshed directly and felt that my particular needs were properly addressed: a full teardown of all existing drywalls over the industry standard of opening just enough for access. It's also a benefit when going with a smaller firm that you know the owner cares about the reputation and the long term benefits of quality work. The designer Allen recommended by Eshed was also top notch: he knew exactly what I needed from my description and the design process was smooth. The final renders were also gorgeous. We ended up with a curbless shower for the guest bath and a deep tub bath for the master bath. We did the master bath first, then the guest bath in sequence, so that we could have one bath to use the whole time. Eshed told me upfront that this is going to take longer because the inspections had to be done separately, and the cost is going to be more accordingly. I accepted this over renting a hotel room, but if you can time this with a family trip somewhere for a month, then you can have it faster and save on the cost. Demo started immediately after the design was finalized and was done within one day. The team uncovered some problems and flagged to me: a gas pipe that needs relocation, a stud that had termite damage, and an old water stain in the ceiling. Relocating the pipe was a few hundred dollars extra, so be prepared for that. Eshed gave me a courtesy quote on the roof repair and we decided to not go ahead on that for now, and he had no grudge whatsoever so that's really appreciated. The finished job was stunning. The tiles were nice and straight, the level 5 smooth surface on the dry wall was as advertised, the whole thing was a 1:1 recreation of the design. There were some small touchups that were needed, like missing or cracked caulking in a few spots. You are always going to get this with any constructors, and the benefits of going with a small company show here: I sent the pictures of the needed fix to Eshed and they were taken care of in one day. The total time it took was exactly as planned, in 2 months, and the team would work long days to make sure the delivery was on time, which is greatly appreciated. Overall I'm extremely satisfied with Prada Builders. If you are looking for workmanship, quality and the personal touch, I'd say go with them. This was our first experience with Prada Builders and we are very pleased, not only with the completed work, but also with the manner that Eshed and his team carried out the project. This renovation involved complete renovation of my 90's kitchen and removal of an interior wall between the kitchen and family room. This wall was load bearing, so the work required the appropriate engineering assessment and the design of a replacement support structure. Eshed and his team handled with the plans and with the city permit preparatory requirements, the permit was issued in a matter of a few weeks from the start. Once approval was obtained, Eshed and Prada Builders team completed the work adhering to the schedule that was initially proposed, I can say now and apologize to Eshed and the team for not making my mind on what countertop stone I should go for, but thanks to Eshed and the designer I was able to choose the right countertop and not to cause any more delays for the team. The work also involved the reworking of the impacted heating ductwork, improvements to the existing lighting, additional electrical work, replacement of the flooring, removal of dated popcorn ceiling and final painting. The finished work was extended to the adjoining hallways and stairs. What could have been a significant complication was that the work was started and completed when both of us were out of the country. In our opinion this is where Eshed further demonstrated his professionalism. He maintained regular and detailed communication on the status for the work and when our decisions were required he made sure to send picture and explanations. Eshed was a pleasure to work with, what we really appreciate the most was the communication with Eshed and the team, the document of the project were always click away and very organized. Every time we had zoom call with Eshed at the house the project always seems very clean and I was glad for NOT receiving any complains from our neighbors. When my husband and I first met Eshed, we were very impressed with not only his knowledge of house remodels, but his amazing attention to detail.
