    Here's the granite chip I found in our bathroom trash bag.

    They installed a toilet and a shutoff water valve that I supplied in our master bedroom upstairs. I did the toilet paper technique on the valve and it was wet. Jonathan said it was water left over from the insulation. He had to return the next day to fix it. He then inspected my out door water regulator and tested the pressure and it was at 70 psi. He told me I need a new one. He told me I could reduce the pressure by screwing in the screw Clock wise. The pressure went up to 90 psi. When he left I noticed there was a chip out of our granite top vanity about 7/16" long. He must of had the wrench in the palm of his hand as he leaned against it and stood up. I found the chip in the trash. He must of put it there. I didn't. He could have told me and I would've episode it back. I went to Home Depot the next day and bought some epoxy and a water pressure gauge. I went on line and found to reduce water pressure the screw/bolt has to be turned counter clockwise not clockwise like he was doing it. I got my water pressure down to 62 psi! Don't meet a new regulator! I don't know if he is inexperienced or devious and wants to get me to pay for things I don't need.

After seeing the photos he asked for, he (rightly) recommended replacement, explaining the cost of just repairing versus replacement and the feasibility of each. He scheduled Daniel to come out on the 26th since the supplier was closed on the 25th. Daniel arrived in the stated time window, examined the old water heater to confirm the initial recommendation, and quickly replaced not only the old water heater, but also the connecting lines coming out of the water heater and sturdy new earthquake straps. We got instructions for restarting the pilot and annual draining for maintenance. They use high quality brands like Bradford White that has a 6-year limited warranty from the supplier and their own 2-year warranty on labor. The cost was what we expected for this type of major appliance expense. Of course not cheap, but reasonable for this level of quality and excellent service. I highly recommend All Pro Water Heaters!

After I deduced that it was a water heater issue, I started to get ridiculous quotes from some companies. I came across All Pro Water Heaters and was impressed by their reviews. I immediately wanted them to be the people to replace my water heater. I was able to reach Parker on Yelp and he gave me a reasonable quote. He also asked me to take pictures of the current water heater so he knows what they're working with. By looking at my pictures he pointed out some of the things that they might need for the installation so there was full transparency. I informed him that we think it is just the water heater that needs to be replaced but want someone to confirm there isn't anything else wrong and he assured that's something they'll verify. He was able to send someone the same day. The technician, Danny, informed me of his arrival time when he was 30 minutes away. When Danny was done with the water heater replacement, he provided necessary information to my tenant, then he called me to brief me on the completion of the install. My tenant complimented Danny for his professionalism and said he wants to use this company for any future needs. I was thoroughly satisfied with Parker and Danny. They were extremely communicative, professional, and quick to resolve the issue. I was extremely stressed from my tenant not having hot water and All Pro's honesty and ethical approach alleviated my concerns. I will be recommending All Pro to people I know!

Carlos came out to assess the situation and explained that his team could start the next morning at 8 AM. He said they would begin with leak detection to locate the source, then proceed with the repair. The work involved cutting through my granite flooring and into the slab. Before moving forward, I asked if he was licensed and if he could work with my home warranty company and follow their procedures. He confirmed both. Because the work took place on a Sunday, I wasn't able to obtain pre-approval from the warranty company, which led to some complications. I paid by personal check and received a handwritten receipt under the name "SoCal Plumbing." When I submitted it, the warranty company indicated that the license associated with that name was expired and not tied to a plumbing business. I followed up with Carlos, and he provided a different license under the name "G Del Plumbing and Rooter," which was valid. Initially, he and his team were helpful in trying to provide the necessary documentation, although the process took time due to back-and-forth with the warranty company. The warranty company eventually agreed to partially reimburse the cost but required a final invoice showing both the diagnosis and proof of payment. The invoices I received continued to show a balance due, and as the 30-day submission deadline approached, I attempted to follow up multiple times by phone and text but did not receive a response. As a result, I may not be able to complete my claim and get partially reimbursed for this emergency. On the day of the repair, I also asked about installing a water pressure valve and was told there would be a follow-up, but I did not hear back. Overall, the repair work was completed, the toilet was reinstalled as promised, and the team was punctual. I was quoted a range for the price and of course the actual amount was the highest price in that range. However, communication and documentation could have been more consistent, especially given the warranty requirements. My advice is to not pay in full if there are outstanding items that they need to do.
