Highly recommended by my realtor as a serious inspector who would give me the proper insight on my home's readiness to go to market. Since I was paying for it, I wanted all the goods, so I could be prepared to confidently offer the best home product I could to the next buyer. Great referral. John spent time and offered thoughts both on site and in written form that were detailed and useful. Made himself available after the inspection for follow up questions and assistance. Courteous, knowledgeable and extremely professional. Hard to ask for more. If you want some "blow by", rubber stamp inspector who is blind in one eye and can barely see out of the other, this is not your man. read more

Scheduled our inspection. Phone system was great, really good customer service. We were impressed. Had our inspection scheduled when we would be out of town. Appointment was scheduled for 3:30, the sellers waited until 5:30 and no one showed up. Got a text that was sent at around 4 asking to reschedule. Very disappointed! Update - John called and got the inspection done the next day. read more

We had our home inspected this past November. Our report from Porch Light stated we had 8-12 years on our roof, so long as we fixed about $1000 worth of repairs (as assessed by the seller's contractor). While we never believed for a second we'd get 12 years, much less 8 years out of this roof, we thought 5 years would be reasonable. That same contractor came out in the spring to do the repairs and we were told we needed an entirely new roof. At this point we were freaking out. Had 3 additional roofing companies out in the span of a week. Long story short, we will be getting a new roof in the next year. This was a HUGE miss by our inspector and makes me not trust the entire process. Very disappointing. Had we known this information prior to purchasing this house, we would have negotiated quite differently or not purchased at all. This failure is costing us well over $10K. Trust, but verify... read more

I was originally not going to submit a review on this company but 6 months after the purchase, I received an email soliciting my input. I dislike giving negative reviews but I want to be forthcoming in my impressions. We purchased this home after two walkthroughs and determined it was in relatively good overall condition. Since we lived 1000 miles away at the time of making the purchase offer we were unable to be present during the inspection process as we had to fly back home. The real estate agent recommended this company and was present for the inspection which was conducted according to schedule. The report appeared comprehensive and I paid particular attention to the items that were found to be deficient. There was nothing extraordinary that a person schooled in home repair could not handle. After purchase I began to work on the listed items to repair them. Two items were significant in the list: Garage disposal showed signs of leakage and one of the discharge ducts for the central heating below the subfloor was not attached. I inspected the disposal and found no evidence of leakage on the unit or the cabinet base. Out of an abundance of caution I replaced the unit with a new one since the house was built in 2008. We determined we would add central air conditioning and although the technicians spent 45 minutes under the crawl space, it was determined the ducting was all attached. There were some supports added to the sagging ducting that was part of the home inspection findings. We finally concluded the picture in the report must have been from some other home inspection. The remainder of the issues noted in the report appeared to be accurate and were remediated by me after we moved in. I feel this company rating of 3 stars is more than fair read more

John showed up early, had all of his gear ready to go and had already started on the outside of the house since our agent hadn't arrived yet. We always prefer to be there in person during our inspections and this time was even more critical since we needed to get it done ASAP. He let my husband tag along, showed him what he was finding, explained where turn-off valves were, safety issues to watch for... all with a smile. The report was sent to us with plenty of time to spare and was the best report I've ever seen (this is house #4). Love that he has the heat-sensing camera and includes pictures in the report from it. Geeky and helpful! I would use John again in a heartbeat and would recommend his services to anyone. read more

This company really was a nice experience. The gentleman who did my inspection found things wrong in my brand new build home! So I was able to have the builder fix them prior to moving in. He called back immediately, made a appt within a few days, was on time, very competitive in price and gave the report to me the next day. I would definitely use them again. read more

John with Porch Light produced by far the best home inspection report I've ever seen. We're in the process of purchasing our third home and his report is so detailed and complete, I'm amazed. He included items that inspectors don't normally even include, but because he saw them, they're in there. His infrared camera photos in the report are very cool and help reinforce the information you're receiving. What attention to detail and customer service! I would highly recommend John and Porch Light Home Inspection to anyone buying a home and wanting to be absolutely sure of any hidden issues. read more

John and team were thorough, prompt, and great to work with. Would highly recommend!

John did a detailed inspection on our home and gave us great advise. Call him if you need a professional.

They did an inspection for our buyers of our property. They left messy/dirty fingerprints at access points in our house, said no maintenance had been done on our furnace, failing to notice that the furnace was new and under a year old. Left debris on floors when going into attic space. They should clean up after themselves. We felt there was a total disrespect for our property. They checked the ground fault circuit for the hvac system, but didn't reset the circuit..come winter, the house would have froze. Not impressed with their professionalism and would NOT recommend. They told the buyers that even though the appliances worked great and passed their testing, that they should be replaced solely because of age. I'm sorry, that sounds outside of "inspection" criteria. We were told that if inspectors couldn't find anything of substance wrong, it would piss them off and they would start nit picking, which is the attitude I think these inspectors have. read more
