I'm selling my house and my buyers used Prime Home Inspection. I left soon after he arrived so he could do his work but I wish that I had stayed. He reported, and took pictures to prove it, that my dishwasher leaks and that my toilet leaks. Neither of these things has ever leaked. I ran the dishwasher for two hours and inspected and flushed my toilet many times trying to find the so-called "leaks." My conclusion was that he just made these things up. Why? I have no idea, unless it was to give my buyers ammunition to get me to lower my price?! There is also water damage to baseboards, which obviously comes from water that was on the floor, but he intimated it was from the bathroom on the other side of the wall, scaring my buyers into thinking there's water damage coming through the wall. Luckily my buyers are friends of mine and they came over and they relaxed when they could see the inspector was lying and resorting to scare tactics. If you want the truth and objectivity, don't use these guys!!!! read more

By far the most thorough and detailed home inspection report I've ever received. Checking hot/cold (oven, vents, fridge, etc) with a "FLIR" is genius! Everything in the report is easy to read/understand, and the HomeGauge software enabling me to generate a "fix it" list to send to my agent for negotiations was helpful and simple. Buying a home in Oregon was new to us, since we had never lived here. We needed someone to conduct a thorough inspection of a home we were considering buying. We had previous experiences with home inspectors recommended by our past agents that left out important details. This time, we wanted to find our own inspector. Prime Home Inspection had great Yelp reviews, so we hired them. Carol was super nice on the phone and scheduled us an appointment the following week. Dave and his co-worker did a fantastic job and the report was extremely helpful in pointing out areas of concern, some issues specific to living in a colder climate, i.e. organic growth, which we do not have any experience with. The report included photos and even video which provided a clear description of any issues allowing us to work with the seller on getting safety issues resolved. The estimated time for the inspection was 2 hours, but it was closer to 3 1/2 hours. All in all, the inspection gave us a clearer view of the home's condition. read more

Dave Peterson / Prime Home Inspections acts in the best interests of the real estate agent not the buyer. His entire inspection was geared to convincing us that we should buy the house. He was "recommended" by the real estate agent (a practice which is illegal in some states other than Oregon and is listed as a basic conflict of interest by national inspection trade groups). His inspection is more of a dog and pony show - ie: tells you what a good job he is doing while his wife distract you with a plate of cookies. He missed many items on our inspection. Those items included missing insulation in attic, sagging roof and eaves, improper concrete work, and several other issues. We pointed out some of the issues we saw during the inspection after he missed them. He agreed they were issues which needed to be corrected but then did not put them in the report. If you are not a technical person with a background in construction you would likely think the inspection was good. Dave Peterson puts on a good show if you don't know the details of home construction. He sure fooled us. He stated when hired and his web site at the time also stated he had years of experience as a home inspector in California before moving to Oregon. We checked and found he had never been an inspector in California. When asked about this he stated he had really only been a handyman while in California but "knew what he was doing". He stated he had done some inspections for friends who were real estate agents while in California but was never licensed or legal to do them. His few "reviews" from California are from real estate agents. When directly asked what his experience was doing inspections he stated he was never a legal inspector before moving to Oregon even though he had claimed "years of inspection experience" before arriving in Oregon. He only started doing inspections mid-2015. He does not have the experience he claims. Our advice: hire your own inspector - not one your real estate agent recommends to you. The inspector should be working for you not trying to impress the agent in hopes of getting more recommendations. Dave Peterson / Prime Home Inspections is the perfect example of why. read more

I couldn't be more pleased both with the owner's response to the request for an immediate inspection due to tight deadline for sale nor with the inspector's diligence. Although I wasn't present for the inspection, the report was exceedingly thorough with great pictures and details. The inspector also was extremely responsive with follow up emails regarding some questions on the report. I highly recommend this business if you need a home inspection. The review is from the person who's house was inspected by Prime Home Inspection. When I came home after three hours, they were still here, not completed. When they did leave I noticed several things that were not up to what I call a professional job. 1. There were so many scuff marks on my hardwood floors it looked as though there was a dance team in house. I don't know what they were doing in the master bathroom but there were so many marks on floor, I am still finding some in the most unusual places. 2. They looked fireplace but didn't bother to clean what had fallen out of it. 3. Furnace had been turned off as it was hot during the time of inspection. They forced it to 'emergency' somehow and made it run. The garage furnace had been turned on as well and it read 64 when I came home. I don't know how that is possible to turn on to emergency and run?? 4. Stove had been turned on as my house smelled horrible when I came in. I don't know if they 'cleaned' or had just on very high heat but it took 3 weeks for smell to finally subside. 5. Laundry room had scratches on vinyl flooring, it looked as though they pulled in a back and forth motion, as they are scrape marks on floor. 6. I have top up/bottom down shades and they were all over the place, not even close to where they should have been. 7. They checked out the back behind fence, so next morning it gate was swinging in the breeze, not latched. From where I sit this was not a professional job and I wouldn't use them to inspect ANYTHING!!!!! read more
