    Jeff Schroeder (SVP) and Blaine Wood (Customer Service Manager) lying to me via email that they built my home to code

    Ponderosa Homes is an unprofessional, unethical and dishonest company that won't honor the warranty claims they promise to their home buyers. This goes all the way to top from Kile Morgan (Chairman), Linda Morasch (CFO), and Jeff Schroeder (SVP). I reached out to these clowns where my eaves were cracked and separated. They had no clue what material they used on my eaves during inspection and Jeff S. clearly tried to cover up that it was a required building code during construction. Jeff told me that the City of Livermore required fire-resistant material on my eaves but when I reached out to the City of Livermore to confirm they told me that my home does not actually need that at all and that it IS not required to build to code. In other words, they used materials on my eaves that IS not to code for my city. I asked Ponderosa Homes to repair all of my eaves that weren't to code and they refused to do it when they knew they were in the wrong. It was bad enough that Jeff S. and his employee Blaine Wood both lied to me via email, but Kile and Linda would send me a letter saying their warranty is "discretionary" and that they would resolve all warranty claims to the best of their ability. This meant that they would repair only 5% of my total eaves and leave the other 95% for me to repair when the warranty expires. I got quoted from a contractor that it would cost me $30k+ to repair every eave on my home. I bought a brand new house where my eaves are breaking apart, the builder applied a material that was out of compliance code and they believe fixing 5% of them is how they honor their warranty claims to their home buyers. Linda even had the nerve to call the fire-resistant material applied as a "free upgrade to the home buyer" when my eaves are completely broken apart. I can only imagine what else wasn't built to code in my new home and how much this will cost me to fix in the years to come. Ponderosa Homes only value profitability over morals, integrity, and correcting mistakes made along the way. No one is perfect but covering up mistakes and lying to customers makes Ponderosa Homes the worst company in the whole Bay Area. They will brag about their great warranty coverage, but they absolutely will do everything they can to NOT fix anything after you buy their home, and they're firm about it when they are in the wrong. All my surrounding neighbors feel the same way about this company. DO NOT BUY A HOME FROM PONDEROSA because I wish I never did.

You can hear everyone and their conversations if the windows are open or outside in yard or front...noise carried throughout...each to its own...this is not a place I want to raise a family or live...but I am here I just how to deal with it...

We had no experience in renovating houses, but Michael guided us through the whole process. He took the time to understand our needs and make great recommendations. For example, Michael designed our kitchen skylight which was dated, and it turned out amazing. We love the modern look and the auto open/close feature recommended by Michael. We had a designer for our master bathroom in the beginning but decided we didn't need one for the rest of the house because Michael was like one. We loved all of his ideas and he also let us know when we had terrible ideas. Michael was also great at helping us manage the budget. Our house was a fixer upper, but not everything needed to be redone. For example, we didn't like the windows and were considering replacing them. But Michael recommended a fresh paint instead, which saved us a lot of money. Even after the house was done and we paid in full, Michael was still very responsible and came back a few times to make sure everything was perfect. We highly recommend Michael for your renovation projects. If you're looking for a general contractor who does amazing work and requires minimal supervision, Michael is the one!

Our initial contact was with Zume's sales manager Alan. He prepared a detailed quote explaining the scope of work and expected timetable. Zume provided more information and on a quicker basis than several other contractors we interviewed. For the project itself, we worked with Michael and Aaron. They both did a terrific job managing the construction. It was very important to us that the project progress quickly and efficiently, and they really came through! Michael was the overall GC. It's obvious he has lots of experience with construction in the Bay Area. He had great recommendations for outside vendors: for everything from lighting, to bathroom fixtures, to flooring and appliances. We also appreciated that he could handle the Title24 process (which allowed us to avoid dealing with another outside consultant). Aaron oversaw the day-to-day site management. We were a demanding client! He was very patient and responsive with the questions we sent on an almost daily basis. A major construction project is always stressful, and Zume's professionalism reassured us that we were in good hands. Michael and Aaron also did a great job coordinating with the city to ensure that the project was never held up because of failed inspections. Also, the buildertrend.com project management portal that Zume uses is a very convenient way to understand the status of the project and the schedule of progress payments. I spoke to Deborah on October 30, 2025 regarding Plan 1 and Plan 2 and on Nov. 2nd we set an appointment for me to view the models and bring my deposit. I could not come earlier because I had to drive from Los Angeles. At the appointment, Deborah told me the unit had received an offer the evening of Nov. 5th and it had been accepted. She failed to notify me and her excuse was that the offer had come in very late. However, once my sister asked her about the chances the sale would fall out, Deborah said the 3 day recession period was ending that day, Nov. 6th at 5 pm. My sister then said the offer must have come in on Sunday, Nov. 2nd! Deborah had clearly lied! She should have notified me so I wouldn't have driven 14 hours (to and from), spent $100 in gas, and wasted my and my sister's time! I also discovered she had lied about pricing. Please note I would have purchased the unit at the price the buyer offered. I suspect Deborah thought she could sell me something else even though she clearly knew my budget. She's just "out to make a buck". I would never recommend her to anyone.
