I recently purchased a Ponderosa home and thought they were fantastic. From our first contact with Kylene, their salesperson who is phenomenal, to Blaine, their customer service, who was always very helpful, our home buying process was wonderful. It was a long processes, there were questions and issues but, each were answered and resolved very fairly. I thought Kyle, Linda and Jeff were all extremely responsive and respectful towards any concerns I had. Some of their vendors were better than others but that is somewhat unavoidable. Unprofessional people who are heartless blood suckers. We won the lottery into a small development in Pleasanton. After completing the contract they decline to sell to us because of an arbitration form that we signed. In the development next door that they built we heard tons of issues with the plumbing and they were in a lawsuit over it. We only wanted to preserve our right to sue if there were issues. Because of that one form, they said that we were black listed and that we could buy the house that we lotto into after 6 times and beating over a hundred people. The sales person at the place was rude and wouldn't return and phone calls. They might have been a good builder at some point but now they are just a bunch of bloodsuckers. Buyers beware, Hoa has so much control you cannot park in front of your own house. read more

Ponderosa Homes is an unprofessional, unethical and dishonest company that won't honor the warranty claims they promise to their home buyers. This goes all the way to top from Kile Morgan (Chairman), Linda Morasch (CFO), and Jeff Schroeder (SVP). I reached out to these clowns where my eaves were cracked and separated. They had no clue what material they used on my eaves during inspection and Jeff S. clearly tried to cover up that it was a required building code during construction. Jeff told me that the City of Livermore required fire-resistant material on my eaves but when I reached out to the City of Livermore to confirm they told me that my home does not actually need that at all and that it IS not required to build to code. In other words, they used materials on my eaves that IS not to code for my city. I asked Ponderosa Homes to repair all of my eaves that weren't to code and they refused to do it when they knew they were in the wrong. It was bad enough that Jeff S. and his employee Blaine Wood both lied to me via email, but Kile and Linda would send me a letter saying their warranty is "discretionary" and that they would resolve all warranty claims to the best of their ability. This meant that they would repair only 5% of my total eaves and leave the other 95% for me to repair when the warranty expires. I got quoted from a contractor that it would cost me $30k+ to repair every eave on my home. I bought a brand new house where my eaves are breaking apart, the builder applied a material that was out of compliance code and they believe fixing 5% of them is how they honor their warranty claims to their home buyers. Linda even had the nerve to call the fire-resistant material applied as a "free upgrade to the home buyer" when my eaves are completely broken apart. I can only imagine what else wasn't built to code in my new home and how much this will cost me to fix in the years to come. Ponderosa Homes only value profitability over morals, integrity, and correcting mistakes made along the way. No one is perfect but covering up mistakes and lying to customers makes Ponderosa Homes the worst company in the whole Bay Area. They will brag about their great warranty coverage, but they absolutely will do everything they can to NOT fix anything after you buy their home, and they're firm about it when they are in the wrong. All my surrounding neighbors feel the same way about this company. DO NOT BUY A HOME FROM PONDEROSA because I wish I never did. read more

We really appreciated the opportunity to visit the home throughout construction. They have been reasonably responsive in fixing problems (minor) discovered in our first year of ownership. Design of homes are nice. Business practices and customer service are sub par. My wife and I had placed a deposit on a new home with Ponderosa with a scheduled signing about 2 weeks after that day. We utilized those 2 weeks to research everything about the new home, the HOA, options, drew up a scaled floor plan, place furniture, measured windows and anything else we could think of before entering into a $700K+ home purchase. Upon our 3rd visit we noticed a sign on the TV console that talked about realtor/broker compensation. We had worked with our realtor for over 2 years looking for the right home but just happened to stumble into this community when we saw the signs. When we questioned about realtor compensation of $10,000 we were told because we didn't fill out the visitor card correctly this was immediately taken off the table. I had some reservation about this tactic as it was not clearly stated anywhere to us that this was the rule. They seem to try and hide it a bit and get you to fill out the card real casual like so beware. We asked if we could apply that money towards options if it was money they built into the price of a sale anyway. Options were fairly pricey ($4500 for a tile kitchen backsplash). In which they replied no as well. I was willing to accept this and agreed to disagree with their the way they provided information on this $10,000 compensation and just chalk it up to a difference in business ethics. Which is fine. We had a real hard time getting concrete info on the HOA rules, even after we read through all the CC&R's some things still were not clear. So we would ask and just get an email reply of what the CC&R's state (which as I said, was confusing). The final day of the signing came about and my wife and I walked in early to try and get clarification on our HOA question before we signed the papers. The salesperson met us and calmly said "Ponderosa Homes has decided to end our agreement and not conduct a transaction with you." We were shocked. We asked "Why, was it that we asked too many questions?" The reply was "You asked things you shouldn't have asked." It was a bizarre exchange that they refused to do business with us and to this day we do not understand. With the way housing is in the Bay Area at this current time most of these homes are sold on a lottery basis because new homes are in short supply in the East Bay. We felt lucky to be able to get in on the possible purchase of a single story home that was brand new. Something we could grow old in. I wonder if we were back in 2008-2011 if the sales people would not have discarded us so quickly because they needed the home sale. I guess it was just easier to toss us aside and work with another eager buyer that would not be so much work and ask questions. If anyone is thinking on working with this home contractor. Please beware, they are not there to work in your best interest so come in with a realtor, or in our case I guess it should have been a lawyer. Ask a ton of questions, it's a huge purchase, the largest one you will make in your lifetime. Walk with caution and go easy on the options upgrades. Many are marked up at an outrageous percent, it's cheaper to do them after the home is built and you will probably get a better quality product. I wouldn't trust this company to build me a birdhouse let alone something that cost 3/4 of a million dollars. Their business actions were shameful with little disregard of how they affected two lives. Hope this helps someone out. read more

I am trying to buy a home in Meridian at Pleasanton. Let me tell you one thing, their Sales reps are dictators. They are powerful only because Ponderoso is intelligent by not having any Customer Service call center. Ponderoso contract states that even if they build a crapy and not in habitable home you have to sign the escrow. If you do not sign whatever bullshit they say in the initial paper sigining then you do not get the home simple. Try to Save yourself from Alison Tobin one of the Ponderoso Sales rep. All their sales rep get commission from their preferred lenders. If you do not go with the preferred lenders to close the loan which is your democratic right they will simply make your life extremely horrible. What I mean is they will not give you your purchase contract. They will see that the escrow company will not accept the documents. They will see that you wont get any documents from them which your lender needs. Basically they try that you give up and go with their preferred lenders who will give atleast charge 1% more than than the prevailing interest rate for any loan type. Example if 30yr fixed with a Standard bank is 4% their preferred lender will charge 5%. Try working with omni mortgage charlene low to know this experience. There is no way to report this to any one. Since you signed the papers initially without reading them, (By the way if you read the sales rep will say that we have the right to deny you the home if you read the documents) they have the right to take your initial deposit even if its not your fault. Lenar and KB allow you to inspect the new home and if its not in habitable they will pay the mortgage interest until they fix it. With Ponderosa forget it. Google for Ponderosa customer service number you will only get their Corporate number and you can't do anything. I hope some law firm sues Ponderosa so that we all can join and show them the power of Consumer. I know everybody says Ponderosa homes are best quality. Not any more....get ready to get nailed with Ponderosa. read more

I'd give them NO stars but had to give one. I'd NEVER buy a house from these Ponderosa. Drove 45 mins from our home today, to see the new homes at Sycamore in Pleasanton, CA. We made SURE we went when their website AND voicemail indicated they'd be open--Thursday 10:00--and we went at 11:00 just to be sure. We wanted to see the model homes, but when we got there, NO ONE WAS THERE AND WE COULD NOT SEE THE MODEL HOMES. I left a message on their voicemail to call me, and FOUR HOURS LATER NO ONE HAS CALLED. While we were there, another family stopped by to see the homes and THEY were mad also that no one was there. Horrible customer service and is a reflection on the QUALITY of their homes! read more

I purchased this home in Livermore, CA at the end of 2014, and waited until mid-September to move in. There were multiple delays having to do with the project manager not knowing the city planner's schedules, so the house wouldn't have water and electricity until a later date than we were originally scheduled to close. Dealing with their "preferred lender", Wells Fargo was an utter disaster. Before finalizing the loan prior to closing, there was a period of THREE weeks, when we could not get in touch with the loan agent, Devoreaha Smith- she simply went AWOL, as they were "upgrading" the bank software. She neglected to return phone calls despite repeated voice messages and efforts to reach her via the sales office rep, Even later, when trying to report her and reprimand her, Wells Fargo and Ponderosa Homes turned a blind eye to her mishandling of the situations. After we moved in, the home still had many problems, beginning with the hand-off/walk thru, where the light switch in the garage wasn't even hooked up! Over the next few days, we inspected the rest of the house finding many issues, including 17 double-paned windows with razor scratches on them, shower glass panels with scratches, walls that were painted unevenly, toilets that could not flush properly, carpeting that was bunched up in multiple locations, under-kitchen-cabinet lighting that wasn't even the same shade of white, kitchen sliding drawers that would fall off (some of which still had wood screws sitting next to the drawers indicating that the installations weren't even finished), and scratches on walls and doors. Weeks later, during a hard freeze, our furnace stopped working, only blowing cold air throughout the night. More recently, we have found water stains on our garage ceiling along a joist, indicating that the upstairs plumbing is leaking. While the layout of the home is nice and the essential building of the house is good, the problem lies particularly with the cheap vendors that they use. (The plumbing vendor is called "Value Plumbing"). Ponderosa has been pretty responsive in trying to get the vendors to come out to do repairs, but usually answering one ticket will generate another two tickets. It took Value Plumbing three trips to the house to fix the toilets! When the window vendors came out to replace the windows, they had to come out three times, as well, but after they installed the windows, repairs had to be made to the stucco that they cracked around each window, then the surfaces had to be painted, including the wall that they leaned a ladder against which left dark marks, plus the windows need to be cleaned by another party! Value Plumbing came out to my house to inspect the water stain on my garage ceiling, but since the drywall wasn't "bubbling", they didn't feel it was a problem, so they didn't bother looking for the leak. Mind you, it's just my wife and I that live in this big house, so we don't use the upstairs guest bathroom very often, nor the laundry room basin. Value Plumbing was supposed to fix a couple of other issues during the visit, but promptly left after "sealing" the stain, then painting it the wrong color white- that visit will call for the painters to come out, plus Value Plumbing will have to come out again to fix what they forgot to fix, one of those fixes being a botched job on the last time they repairs something. Although Ponderosa Homes has a one year "fit and finish" period, it's been seven months and still my shower glass is not done! The glass installers came out to "fix" it, but did it wrong, so we're still waiting for that vendor's manager to come out to inspect the bad job on the glass, before ordering another repair. My concern is that my one year is going to expire and there is still a very long laundry list of things that need repair, including items that were listed during our original walk thru. Will Ponderosa stay the course and fix everything that they never scheduled during that one year? I truly doubt it. My faith has dwindled immensely. There aren't a lot of new construction homes going up in this area, so if you're looking for a home out here, your choices may be slim pickings. For what I paid, the home, as I see it, is still a good value, but I was expecting a NEW HOME, when I moved in, not something that was still under construction! Just be prepared, if you're going to buy a PONDEROSA HOME- THERE WILL BE LOTS OF THINGS NEEDING REPAIRS AND THEY WILL TAKE FOREVER TO GET DONE PROPERLY! Heck! The repairs may never get done! PONDEROSA NEEDS TO HIRE REPUTABLE VENDORS TO DO THE WORK, AND STOP TAKING THE LOWEST BIDS! They're not saving money, they're just wasting everyone's time!!!!!!!!!! read more

I'm commenting on the sales representative not the build quality of the home... visited The Vines @ Livermore model home on a Saturday and was greeted by Ben the sales rep. I filled out the survey they provide and he kept asking to fill out every box on the form as he insisted that it is for his marketing team. I was only content on providing my contact info and after refusing to all fields on the survey, he made a comment saying it is "private property". After that comment I left - if the sales rep is a indication of the correspondence you may receive after post-sales, I would suggest looking elsewhere! read more

We have owned a Ponderosa home for about 4 years, we are the second owners. I called them a few times for assistance. First was regarding the windows in our 9 year old home. All have failed. We have owned several other homes in the bay area, and one would not think that every Milgard window in the house would fail. Since we are the second owners, we received no help. My second call was for an electrical issue. They were very helpful and send someone over that day to help. My third question was never answered. I called three times to ask if they knew what type of person I could get to fix the door thresholds on three of the doors to the outside of our house. Then I noticed that the only door threshold that was not dropping has an extra piece of wood to support it. It could also be the length of the nails used, but I am not a contractor. I did not ask for them to come fix it, I had just been calling contractors and handymen and no one seemed to want to try to fix it. I just wanted to know what type of person to call to fix the three doorways to the outside of our home. So what I am warning to new home buyers is if you are purchasing a new home from Ponderosa, make sure all the finishings are the same, and question why things are done differently (RED FLAG they want to save money). Secondly if you are purchasing a pre-owned home check things that may be fixed under warranty for the original owners. Our 4,000 sq foot home is going to cost us a small fortune. read more

The sales person (Allison) in Meridian - Pleasanton Ponderosa community is horrible. The homes are selling only because of schools. She is THE worst sales person I have ever met in life. She just doesn't know how to respect people. Her 0 customer service mentality is appalling. Better send her to training program to know how to treat customers and people.
