We moved in to Shea Homes' Sage Community in Livermore last year. My wife is disabled so we chose a first floor condo. We do have a upstair unit living above us. We have had terrible vibrations from walls/ceiling whenever they walk upstairs. First wall mirrors vibrate and recently a fire sprinkler fell off due to vibration and debris coming off as well. We asked many times for Shea Homes to come out and do a test/inspect to see if there's anything to remedy/improve this issue. No action is what they decide to do. We moved into the Sage community and it is really nice, we love the house and amenities that are included by Shea and managed by the HOA. The only thing that is frustrating is the quality work of the garage, understand that it is an unfinished garage but there is a difference between unfinished and bad work. What we have is "bad work, but to code," this includes uneven walls, bad patch jobs, and tape lines that cannot be covered with just paint. I hired a contractor that did an even worse job trying to cover it up. If you are buying a Shea home and plan to eventually finish the garage then pay Shea to do it and don't make the same mistake we did. When we did the final walk through we tried to add the upgrade to the garage but it was too late. What was supposed to be an easy fix turned into a nightmare and Shea won't fix it. read more

I had a great experience working with the Shea Homes team from day 1 when I first applied for qualification. Then, going to the first lottery for homes at Innovation in Fremont. Throughout the construction, the Shea team from Tamara, Shabnam, Rita, TJ or Miguel, scheduling a visit, accompanying for inspection, designing or helping after moving into the house has been super helpful. I haven't worked with any other home builder's team as good as this one in my five home purchases. Buying and having a house built by Shea has been really quite exciting and positive for myself and my Husband which lets face it is what you need when buying a new home, it is a huge step after all. We started the process back in November 2012 and had to come to the design center in January 2013 to make our selection on literally everything, from flooring and kitchen cabinets to door handles. I didn't realize quite how overwhelming the process was going to be but the staff here were so patient and helpful making suggestions with what they thought would work best which I am so glad of as my Husband and I just couldn't come to an agreement on a couple of aspects and sometimes an outside opinion is just what you need. We spent almost 3 hours here making all of our selections which we were really happy with but as with any house project a hiccup appeared in our plans and the floor tiling we had chosen was so popular the source had been exhausted before our house was completed. I was devastated but Shea were great at getting us back in and helping us with another selection. I won't lie, it was a stressful time as we had to choose new grout too and I even thought at one point we might have to completely redesign the entire house just so that everything would work. Luckily that wasn't the case and as a result of the mis-hap we even got a free upgrade. 6 weeks after moving into our new house I love it and thanx to Shea it hasn't been nearly as stressful as it could have been. read more

BUYER BEWARE: The quality of Shea homes is extremely poor, and the customer service is even worse. Here's my laundry list of issues, just to name a few: 1) Delay in construction: I put a deposit down in March with an estimated time of delivery in August. My scheduled walkthrough and close of escrow dates were in mid September. I made arrangements for moving from LA and sold my home. With less than 2 weeks from my original walk date, Shea homes moved my COE to end October. This untimely delay was a huge inconvenience to my life. The response from Shea homes regarding this issue was woefully inadequate and quite frankly a slap in the face. While delays might be expected in a new build situation, I was thoroughly disappointed with the low quality house that was eventually delivered to me. 2) Keys that don't work: Shea homes handed me keys to my house that don't even work for my home, despite the customer service representative telling me they "personally checked all the locks." The deadbolt for my front door also did not close properly. I waited over a week for this issue to be resolved and even had the handy man rudely tell me all deadbolts are like this and don't close all the way (the model home deadbolt closes all the way). 3) Nails sticking out of carpet and staircase: This presents a safety hazard. 4) Unpainted areas of house: It is aesthetically noticeable. 5) Windows improperly installed: many windows in the house do not stay fully opened. The window shutter companies who came to measure my windows remarked that the windows/frames have an extreme variation within the windows. Multiple companies literally said this was the worst they've seen before. 6) Electrical wiring for car charger broke off. 7) Uneven sliding door 8) Uneven flooring: the floor has undulations that are like speed bumps. It's obvious when you walk on the floor that it is uneven. 9) Missing mailbox: every street in the development has a shared mailbox. The one on my street is missing, and when I inquired with the customer service team, they said the post office is to blame for the missing mailbox. I went to the post office and was shown the blueprint of where the mailbox is supposed to be. To this date, a mailbox has still not been installed and I still have to go to the post office to pick up my own mail. I understand new builds are not perfect and repairs are likely needed, but what is important to me is HOW the company chooses to address the issues. Unfortunately, Shea homes has made the repair process a nightmare. Not only are the appointments long and drawn out (e.g. waiting greater than 1 month for the window people to come "look" at my windows), but also the tradespeople who come to my house are without manners, unprofessional, and at times completely unprepared (e.g. painters came to my house WITHOUT paint). The main customer service people (in Arizona) who are the point of contact that schedule the repairs are rude, awful, untimely, and unprofessional. Customer service refuses to take accountability for mistakes and tries to blame another party. Shea homes tells me to "put it in the survey where we take everything to heart" and that "you have a one year warranty." However, their actions indicate otherwise. I strongly believe my house was rushed to finish, despite the one month delay. Integrity is extremely important for a business, and Shea Homes simply operates with little integrity. They do not take pride in their work, do not take accountability for their actions, and blames others for their mistakes. MAIN TAKEAWAY: DO NOT BUY FROM SHEA HOMES. Side note: I experienced microaggressions with the sales office in the beginning of my Shea Home experience. One would assume that people of color would not be treated differently because it is 2019. We actually purchased out first home from Shea homes and were satisfied with everything. After couple of years we were having a baby so we though of upgrading to a larger place so we put a deposit on a larger place from Shea homes, we listed our place and were just about to close when COVID hit, the buyers of our place got cold feet and backed out of the transaction because of which we had to back out, but Shea being a bunch of greedy a**h**** took our deposit. Also the housing market got crazy and Shea homes went on making millions of dollars throughout the pandemic while all the middle class people like us were struggling to make their ends meet. This is actually not the worst part, fast fwd a year later, we got a letter for Dormant funds department of Chicago title saying that since the escrow wasn't closed, our deposit for the new home that we were about to buy is just sitting there unclaimed for over a year. It's not like Shea homes had to use our money to pay their employees and all. Similar letter must've been sent to Shea as well, we tried to claim our money but the greedy a**h**** from Shea wasted no time to take out money, AGAIN read more

Nice community, but hugely disappointed with their policies that are not at all first time homeowners friendly. We are new buyers hoping to move into our first home and while working with our realtor we found out about Shea's new community, Sage in Livermore. On our visit, our realtor could not join us so we visited by ourselves. We loved the community so much that we applied for the pre-qualification. No one told us that our realtor has to be with us for him to get registered as a referral. We got approved in hours and with lot of excitement, we completed the first step. Later same day, I contacted them again to share my realtor details and there was no comment from them. In fact, when we decided to proceed with the next steps they simply told that our realtor cannot be added to the system. After many more discussions and arguments, they have completely denied any response to our request. Our realtor is contributing to the closing cost from his referral fee. That contribution is our best hope to meet our down payment requirements, minimize the closing expenses and provide support in a smoother move in. But because of Shea's uncaring process, we are losing on all the benefits. It's a big loss, as lower down-payment has repercussions which will cost us for our whole life. Only if Shea understands the struggle a first time home owner has to go through and show some flexibility they would not lose a already approved and committed customer. I'm proud to say I am an owner of Shea Home. The construction and durability of my home is un-matched and I've been pleasantly pleased with their initial customer service during my home's warranty period (1-year). They do lose two stars for their deceptive practices brought on likely by the real estate slump. While the practices I speak of don't affect my home nor I directly, I am very disappointed that they were sell-outs in what should've been a Shea-only community. At the time I bought my home, I was told that the area I live was going to be Shea homes and nothing but. This statement was one of the many reasons I decided to buy from them but those "promises" were soon dashed when I learned of another home builder taking up some of the space. The home builder is known for lesser quality homes and in my minds eye I don't foresee this being a positive thing for the future health of my neighborhood much less the value of my home. My concerns were brought to Shea however they were ignored which further solidifies that what they do and did is purely business. I had always said I would not buy another new home. Well, never say never, and now we are buying a new home from Shea Homes. The experience has been as pain free as possible, with our agents, Cleo and Tracy staying on top of the entire process. The construction crew (several Jason's), are all friendly, accommodating and problem solving. In the design side, Rita G really helped us narrow the tile, flooring, and other million of choices in an efficient, cost effective and beautiful conglomeration of a visually appealing home. I would recommend they allow more choices in solar, HVAC, landscaping, and more foundation choices. Always room to improve, but this process has been great and we are all looking forward to getting the keys! read more

We bought a townhouse from them in 2012. The sales force was nice and customer service was fine as well though there was a lot of pressure to give them a 10 star rating for simply doing their job. I did notice that they sub contracted out all their work and the craftsmanship was not the best. Lots of dumb fixes so far. Towel racks fall off, an electrical outlet was installed upside down, all the sink fixtures suck, toilets suck, garage door sucks, a bathroom fan was installed improperly and needed to be replaced. In the complex all the balcony wood is rotting after less than 5 years and Shea homes is fighting our HOA in order to avoid replacing it (litigation will take a few years). They did not replace the 50+ year old water mains at the site the complex, is now on and we have a water leak in the complex after less than 5 years. Don't be fooled by the high ratings. Shea pressures their new home owners to talk them up. I wouldn't say they are the worst, but I would say they are pretty much like all the other builders out there..not to be trusted. read more

We just purchased our first home from Shea Homes here in San Mateo at Meadow Walk. Yvonne and TJ were so great during our entire home buying process. They were always available to answer our (many, many) questions and prompt with their replies. Always friendly and helpful. We have also been very happy with our experience with meeting the builders on the front end and back end, as well as the great service Jose, the Shea customer service rep in our development, has provided. We had a couple things that needed to be fixed after we moved in and Jose has been so great with stopping in to check them out / fix them on the spot or schedule the tradesmen to come and fix them. I had agreement with Shea to build a new home in Concord, NC and they started construction. Shea Home is building a house with un-experienced people/teams and there are MANY issues. If any one working with Shea Homes in Charlotte/Concord NC, try to make a frequent visit to see your construction. Try to do all the possible inspections for your home. At the time of contract they told construction duration is 6-7 months, after mid of construction they are saying more than eight months. Here My Big concern is POOR quality. read more

This is a very nice development. Shea homes builds a nice property and this is no exception. The 2 bed 2 bath town house has a nice layout with an open floor plan. My problem with the complex is that on this unit there is only one car garage. The street parking in front on the place is sometimes tough to find a spot. Very good sales team. They sell you the house and never inform anything related to living in a brand new city (mountain house) Huge water pledges, should have been explained. Still did a good job selling. No problems with the sales process. Disappointed with construction job. Used cheap materials. Our fence looked like purchased from flea market. They fixed it a little after complaining. They changed the shape of our center island without informing us. They fixed it as I refused to purchase the house at this point. They changed the color of our carpet without informing us. When asked they told us you signed for the color code. WTF... I don't care about the codes you put in. I showed you the color and even took picture of it. I am not taking any legal action as I have already settled and don't want to move all my furniture. So far customer service has been on top of things. Now they start making false promises. It's not just the service rep, managers, area president... All on same page. Make false promises and never keep them. CEO is never available to talk to his customers. It even getting worse. Now it's taking weeks and months to get service request processed. Customer service rep is even stating the request has been taken care off when nothing has been done. I live in my house I know. I do not recommend purchasing Shea homes at least to my family and friends. Find a builder that actually care about people and their investment. Find a company which has a CEO willing to talk to you. I have to disagree with Steven B. I had a few concerns that Shea immediately and happily addressed. In fact, they were very friendly about it! My husband and I were quite impressed. The sales, design, and construction staff was very pleasant to work with, and they always promptly followed-up with us regarding our questions. The mortgage team was also very good to work with. Shea staff really make you feel at ease with buying your home. They are there to help, never pressure you, and never make you feel silly for the little questions you might have. The craftsmanship is quite good, and we were extremely happy that they threw in several freebies that would usually be extra options (such as granite slab counters, larger flooring tiles, and stainless steel appliances). In our case, they actually made a mistake and threw in an extra feature in the laundry room, all complimentary! There was also a mistake we made in choosing design options, but they were willing to accommodate us at no charge! My husband and I could not have had a more positive first home buying experience! I don't know about Livermore but I've owned a Shea home for 19 years and they are a quality builder.We had a a 10 year Warranty and even they we had problems with the tile roof leaking due to workmen who broke them while checking on other items,they repaired it 3 times replaceing the hardwood floors twice and repairing anything else that came up.Our neighbor said the stucco was painted insufficiently on both our houses and a week later,workmen came to repaint our houses completely. There are no creaking noises like the average house has,settling. The appliances were top of the line and the original carpet still looks like new. The original Refrigerator is still in service .I would buy a Shea home again without reservation.The home designs used every square foot intelligently . I did make sure I called frequently when I had a problem because they were working on a huge development and I wasn't the only person calling. You will get help if you ask for it. Because of the high winds in the canyon region we live in,the wind and rain seeped under the FR door and ruined the floor. Shea replaced it completely and added three storm doors for the rear of the house. The people who weren't helpful,as always,were the HOA.Grr. read more

I had a bitter experience with Sheahomes Livermore CA buying the property in Boulevard in Santa Clara. Total lack of accountability and ownership within. The sales team and builders work coherently and totally let me at bay. They made me sign tonnes of paperwork. The construction got delayed by more than 2 months. The quality of flooring did not match the samples they showed during design option selections. Whenever I confronted them with genuine questions related to delays and quality,they avoided direct contact, did not answer my emails and kept threatening me to either close the escrow or face cancellation of the contract unilaterally. They exploited the market situation and my busy schedules and to me they sound really arrogant. At the same time my experience with Shea mortgage was very good. Extremely friendly and they went an extra mile to help me understand the process, various numbers and to get better rate. I would never again do business with Sheahomes. read more
