This is a nice community to live in. I felt safe and it is quiet and clean. There are cool amenities as well like the pool & gym, and plenty of dog bags if you have a dog. I lived on the top floor so I didn't experience any sounds from neighbors except from the occasional talking through the bedroom wall. The patio was peaceful and private where I was and I had a nice view of the sunset. Beautiful apartments. The leasing office makes an effort to right any wrongs and ensure you have a good stay.

If you could move anywhere else, do it!!!!!!!! They are money hungry, rude, maintenance sucks, there's roaches!! PLEASE IF YOU MOVE HERE TEST YOUR UNIT FOR MOLD!!!!! I lost so much money on furniture that had to be thrown out due to mold! Just a hot mess, there's a new person in the office every other week. They keep the rude ones, and fire the normal people. My dishwasher and garbage disposal still isn't fixed (it's July and it broke in sept!) took them 4 months to fix my bathroom .. which flooded from an upstairs unit. They didn't comply with my renters insurance. They offered me to use the bathroom in the lobby while my bathroom was broke... the lobby closes at 6pm. Just horrible. Alameda county had the pool closed, the jets in the hot tub only worked first couple months, just last night I went to the hot tub and it was cold. OHHH AND MY CAR BEEN STOLEN 3 , yes THREE times from here!!!!!!!!!! And someone broke my sliding window and robbed my house!!!!!!!! There's no cameras and the property doesn't care, police rides thru daily and still crime is active.

Lived here for 5 years. Nothing nice to say since under new management the last year and a half. We've been complaining about the sound of rats in our ceiling for over a month with nothing done and no response to our emails asking for updates. We just got back from vacation and found that our sliding glass door had been left wide open by maintenance FIVE days before our return. We'd also had an unanswered maintenance ticket for a broken shelf in our freezer for over two months. They replaced the entire fridge while we were on vacation and we came home to a disaster/mess (pictures attached). Hundreds of dollars worth of food had to be thrown away because of their complete lack of respect/competency to put things back and it was done six days before we returned. Communication is nonexistent. They do not return emails or calls. It's obvious they don't even actually read these reviews based on their comments ("Thank you for the positive feedback" on a review similar to this one? Seriously?!) Most of the time when maintenance comes, no note is left, so we only know they were in our apartment because of our ring camera. Carports have been falling over for the last couple years, so some are brand new and many are an accident waiting to happen. When they do fall over, it takes months to be repaired. The rent for living here is not worth the constant headaches when you need help with something. Don't move here.

I'm going to try and keep it short and sweet but if I were to regret living anywhere it would be here. The maintenance requests take over a month to tend to, they don't finish the job correctly, every time I've put one in I've had to call them back. The management team is never on your side, when I was explaining my frustration to the leasing manager about having to call for the 5th time for the same maintenance issues she told me I should just move elsewhere. Someone was MURDERED in the building next to ours, If you go on the Nextdoor app you'll see that some people have been followed to their apartment and a man trying to open their front door. There's homeless people yelling nonsense constantly hanging around the complex, sitting at the bottom of apartment building stairs, walking through the parking lots, and going through the trash cans. After someone was murdered they started to have security onsite once in a while, my husband went up to security because there was a homeless man yelling at him while he was on a walk with our one year old son and the security told him to call the management office and that he could not do anything about it. There were multiple instances where the fire alarm would go off on the middle of the night for hours.... I mean the list goes on, it's a nightmare living here especially with a child.

Very nice community I lived here for almost three years no problems. Had a few work orders that I put in. They were done on a timely manner with no issues . The office Addresses, situation and concerns immediately and would recommend living in this great environment to all . Welcome

Example of huge gap in poorly sealed baseboards that bugs come in through.

First of all, I just wanted to open up this review by saying that Park Hacienda used to have another Yelp page with far more reviews that had a 2.5 overall rating, and I believe management has purposefully started a new page to distance themselves from those reviews - you can find the old page at https://m.yelp.com/biz/park-hacienda-apartments-pleasanton. If you are set on living here, I would highly recommend against living on the first floor, as many of the issues we experienced may not be as bad on upper floors. Issue 1: Bugs. We keep a reasonably clean home and there have been more insects in this apartment than anywhere else I have ever rented (all kinds - spiders, silverfish, ants, earwigs, and yes, roaches). I believe this is in large part due to extremely poor sealing around the baseboards that I have seen insects coming and going from (photo attached). You will also spend a fortune on A/C if you try to run it in the summer months because of the bad sealing. Issue 2: Moisture and mold. Again, this may be better on upper floors, but it is so bad on the ground floor that when we cooked while it was cold outside (even with the stove fan on), there would be literal puddles of water on the windowsills from the condensation that built up. When I pulled out items that had been stored in the back of the entryway closet for many months, they had been damaged by mildew growth, and we used all provided ventilation/fans appropriately throughout our tenancy. (There is a review on the old Yelp page I linked where somebody posted several photos of extensive mold damage they experienced here.) Issue 3: Noise. The buildings seem old and poorly constructed (as mentioned previously with respect to the insect issue) and as such, have little to no sound insulation. For reference on exactly how little, I am able to hear a neighbor in an adjacent unit snoring at night. This means that if you move in on the ground floor and happen to have upstairs neighbors with small children or a different sleep schedule than yours, you will come to regret your decision very quickly. Issue 4: Safety/security. I saw cars with smashed windows in the parking lot a couple of times, and once I saw a car on cinder blocks that had had its tires stolen. I also noticed that someone had attempted to break in through our patio door with a crowbar (photo attached). When I emailed management about this, I received no response, which leads me to another point: management is very responsive when you are signing a lease, but often ignore calls and emails once you are a resident. One positive thing I have to say is that the maintenance crew usually fixes things pretty quickly when you file a repair ticket! Conclusions: If you are dead set on living here for whatever reason, avoid the ground floor at all costs. In general, though, I would recommend against Park Hacienda after living here for a year and not renewing.

In the first unit, the floors were paper thin and my upstairs neighbor kept waking me up. There was almost no natural light because a tree blocked the view. I emailed about it for a month, before management said a transfer might be possible, but it would cost $3,100 plus $250 more per month, including $50 (additional) for parking and about $200 extra in rent. I used the last of my savings to transfer for the sake of my health. The new unit has 8 HVAC units directly above the bedroom - I wasn't made aware of this prior to my moving in, and I wasn't allowed to tour the new unit either. The vibrations are so strong they rattle the walls and ceiling, and not even AirPods Pro ANC block them. They go off anywhere from once an hour to constantly, and because there are 8 of them, they all make different, unpredictable noises. Some sound like slow deep bass that can be felt in the bones while others make rapid whirring noises like a washing machine. It is impossible to sleep - I have been sleeping in my car since I moved here. I paid a $3100 transfer fee and am now paying $2600 a month to sleep in my car. I've submitted numerous normal and emergency maintenance requests and contacted management repeatedly about this issue. I have documented many recordings of the noise, including timestamps and proof of volumes above habitable levels, and have provided them upon request. Maintenance agreed that the vibrations and noise are unusual, and the layout of having 8 HVACs on one unit was strange, and they've tried a couple different fixes - unfortunately, none of which have worked. The sleep deprivation has made me sick on multiple occasions, and I have been in the ER. Management is now asking me to pay a lease break fee to leave, despite the hazardous situation and clear health impact. I have explained that I cannot afford this and have tried to follow up repeatedly, but I have not received a response in over a week and cannot reach anyone by phone, through email, or in person. I think Simone and Xiena are genuinely friendly people who try their best to communicate with renters, but management as a whole is very difficult to reach. This experience has caused me so much anxiety and deteriorated my mental and physical health.

The location is perfect for walking downtown to enjoy dinner out or concerts in the park, farmers market and all of the downtown activities. Property has 3 pools So it is never crowded even during the middle of the heatwaves. Very nice gym and hot tub. Lots of trees and wildlife. Not uncommon to find deer noshing on plants near the cars or wild turkeys coming up from the creek below. Very serene environment. We have a new Crocodile to discourage the wildlife sharing our pool haha he is not as ferocious as he looks but seems to be working well! Our townhouse was a 2 bedroom 1.5 bath and when we first moved in, we had maintenance walk us around and show us all the important things in the townhouse. Any time we needed help they fixed the place within 2 business days. We never felt like we bothered management and they were always on the ball. The kitchen was fully upgraded, and when our washer and fridge went out, they replaced it right away. I'll never forget how fast they came on a Saturday to make sure our food didn't go rotten when they replaced the fridge it was incredible. The townhouse comes with washer/dryer, fridge, microwave, stove, AND dishwasher and they were all high brand appliances. This is the place to stay guys. And to think I accidently ran into these apartments 7-8 years ago looking for another apartment complex that was suppose to call us back. I am glad I did because my family got the best experience we could living in an apartment complex like Pleasanton Glen. Thank you guys for the great living experience!

I made the worst mistake trusting Michelle not only did she ruin our BMR contract causing us to get evicted with no where to go with 3 children. Over this time I went to all extents to try to get this resolved and blamed Michelle for our situation. Over this she became bitter with us, we had no choice but to leave. Then she sends us an enormous bill with charges that are beyond unnecessary. We have had friends who have moved out of these apartments and not seen the charges we had and they attest to the fact our place was not out of reasonable use over the course of 7 years. During this entire time I have been chasing their tail trying to figure things out and time over time again Michelle supposedly emails us back but we never receive it until we have to call the office then hear some false excuse every time then she sends an email. This has been nothing short of embarrassing for you guys. You single handedly destroy and distress people with no remorse. I will be taking this to the city and filing in court. It is so sad we have to deal with so much distress over this. This is a shame for you guys. Seriously such a shame.

They were the sweetest and made it so comfortable for me. They fixed the issue within seconds and made sure that we were okay with the job done. I appreciate these gentlemen and I hope they are the ones servicing us if anything else happens. Appreciate all the hard work you all are doing to make living here comfortable and clean.

If you're thinking about moving into Galloway Apartments in Pleasanton, please reconsider. The…read moreproperty is managed by Essex Property Trust, and my experience with them has been nothing short of awful. From the start (July 2023), I reported package theft on my floor. The office scheduled a meeting, but when I arrived, no one showed up. I called multiple times and never received a follow-up. That should have been my first warning that residents here are treated like rent payments--not people. The office staff is almost never available, and when you finally reach someone, they give inconsistent and contradictory information. There's absolutely no accountability or coordination within their team. I stayed two years simply because moving is a headache, but the real nightmare came at move-out. Essex attempted to keep part of my security deposit with bogus cleaning charges, even though I had photos showing the unit was spotless. After a lengthy dispute and providing proof, I eventually recovered most of it--but it made me realize how many tenants probably lose money because they don't have time to fight back. A quick search online will show this is a recurring issue across Essex properties. The maintenance team was the only positive part of my experience--they were quick and polite--but most don't stay long because they're severely underpaid for the Bay Area. To make things worse, fire alarms go off at least once a month, sometimes prompting unnecessary visits from the fire department. Recently, I had a package delivered to the property after moving out and reached out for help. I sent two emails, spoke with a representative on 9/30 who promised to follow up, and emailed again on 10/04--still no response. The community relations manager, Tina, will likely respond here (to save face) with the same generic message claiming they've tried to contact me . That's simply not true. I've dealt with her before regarding my deposit dispute, and the communication was just as dismissive and unprofessional then as it is now. At the very least, a management company should respond to residents and former tenants with basic courtesy and respect. Unfortunately, Essex Property Trust and Galloway Apartments consistently fail to do even that. If you're looking for a place with responsive management, honesty, and peace of mind, this isn't it. Save yourself the stress and stay far away from Galloway Apartments and Essex Property Trust.
