1 Star - Extremely Unsafe and Poorly Managed Community I am writing this review as a deeply concerned parent and tenant. I live in this complex with my newborn baby recently released from the NICU and my 12-year-old child who has asthma, and our living conditions have become unbearable due to ongoing harassment and constant exposure to smoke and heavy sage burning from our neighbor. Despite months of complaints to the leasing office, corporate, and even the police, absolutely nothing has been done. The neighbor continues to burn sage so heavily that it burns our eyes and throat, and the smoke fills our apartment daily. They have also threatened me and my child, harassed my guests, and slam their doors so violently that pictures fall off our walls. I recently had a total knee replacement on November 17th, and instead of recovering in a safe environment, I am dealing with constant stress and unhealthy air conditions. We even contacted ECHO Housing, who advised the neighbors to stop, yet the behavior continues every single day with no action from management. Corporate refuses to return my calls, and the office has shown zero concern for our health or safety. This complex does not protect families, children with medical conditions, or tenants dealing with legitimate safety issues. The quality of living here has gone completely downhill. So many long-time tenants have already moved out, and it's clear the management's priority is filling units--not maintaining a safe community. If you care about your health, your children, or simply living in a respectful and well-managed property, look elsewhere. This has been the worst living experience I have ever had, and they have officially lost a responsible, long-term tenant. read more

My kids loved it there and I miss Living one of the best years of my living there with my little toddlers never got a complaint. I lived here for two years when my husband and I chose to move closer to work. Otherwise, we wouldn't have left! I've experienced 4 other apartment complexes in the last 12 years, and this one is my favorite by far. My friend had recommended their complex and when we mentioned their names, the office staff immediately knew who we were talking about which I thought was sweet that they take the time to remember their tenants considering it's a bigger complex! Being able to have my ESA pet was important for me and they were extremely accommodating despite the no pet policy. The apartment itself was very clean and well kept, so we had no complaints upon move in. The views overlooking San Ramon were amazing. Bonus points if you have a corner unit with an extra window! Work orders were completed within a timely manner no matter how low the priority was. After moving out, we did a *very* quick surface clean and were pleased that we were not charged an arm and a leg for move out costs and even received a portion of our deposit back. read more

Pros- Beautiful grounds, well maintained. Front office staff is kind and typically very attentive. They go out of their wait to know their tenants. Great quiet location in a nice neighborhood right next to a small park. Comfortable community with friendly people Cons- questionable safety practices as there are only front cameras in the property. My car was broken into and stolen (Hyundai) and they did not have much footage to help police. Another neighbor had a Kia broken into in underground parking. Non smoking property but as other neighbors have noted plenty of smokers and smells carry through the vents often. Overflowing trash bins only taken out once a week often attracted large raccoons read more

The walls in our apartment were so thin, they didn't really offer privacy or protection from normal noise. Footsteps, closed cabinet doors, keys tossed onto a counter, even conversations coming from any of the apartments attached to ours, you could hear all of it and it could get loud. Late night, early in the morning--at times, this would become disruptive and stressful. There was also the issue of comfort. Because the unit was on a lower floor, it was uncomfortably cold, even during hotter months. The window frames leaked cold air into the apartment. The wood part of the floors was cement covered in laminate--it felt icy throughout the year. Most months, you couldn't just wear socks inside, you had to wear shoes or your feet would freeze. People smoked cigarettes in the building, and when that happened, the smell would come in through the vent in the bathroom. You're required to pay Conservice and PG&E each month. The charges ranged from $275-$330/month just for those utilities. (This was for a small unit and there was extreme care taken not to waste electricity or water.) After the first year lease was up, rent was increased significantly. The same happened to our neighbors who moved in around the same time. The area was beautiful and the maintenance staff was excellent, but overall this unfortunately did not end up being the right fit. read more

Living in a large apartment community can be a challenge at times with such a diverse level of occupants. Most apartment dwellers tend to be transient and therefore do not make the effort to get to know their neighbors. I lived at Promontory View for six years, and can say that the couple neighbors I met were very nice and conscientious. The units are nicely laid out, with better finishes, and don't look so much like a box. High ceilings and lots of storage. I was lucky enough to have a great view of the hills from my unit. Pricing was always in line with the market. The grounds were simple, with a clean exercise room, nice large pool area next to the leasing office, and a small playground area for the kids. The most notable attribute of Promontory View is the staff. The facility management team and the office team were always incredibly responsive and nice to work with. Living here is a pleasure. The staff is very responsible and understandable. They respond to every request in timely manner. It's 3m away from Costco and Safeway. The neighborhood is quiet. I rarely hear any noise after 10 pm. I would live here for a long time if I could. I only have to go because of my job. read more

We lived in Promontory View for about 6 months. The complex is located in a very beautiful, quiet and peaceful place right on the top of a hill. Our view was absolutely stunning as our unit was facing mountains and Mill Creek Hollow with a picnic area and a small playground. Every night we could hear coyotes barking outside. Even though it was quiet, the location was super convenient and close to freeway 680, stores and restaurants. The area also seemed very safe. I would raise my kids there. Great school district. The complex was very well maintained. It had very nice and clean amenities and a playground that we could not really use because of covid. Our spacious unit had stainless steel appliances, and it looked and felt very new and modern. There was always enough parking space thanks to underground parking. Management was always friendly, supportive and attentive to our needs. I wish we could stay longer in that beautiful place but we had to relocate out of state. 5 stars for sure! read more

I lived here for 5 years and had nothing but good experiences. The representatives were courteous, knowledgeable, almost always available when I needed them and helped stand up for me when another tenant was harassing me. The maintenance staff was attentive and responsive. The commons areas were almost always clean and attractive. This review is based strictly on the customer service that I received while viewing the Promontory View Apartments for possible rental opportunities. My boyfriend and I were looking around the San Ramon area for an apartment to move into together. We visited a couple of properties and actually had our heart set on another property but decided to view one last complex just in case. I had done some previous research and saw that Promontory had 2 bedroom 2 bathrooms up for lease. Upon driving up the hill to the apartments, we saw the beautiful stucco/stone 3 story apartments and we were instantly pleased with the outside view! It really looks gorgeous on the outside, and isn't comparable to any of the other complexes on the street. I was actually a little intimidated because I thought it might be a little more than we could afford. It was also nice to see that it was a gated community. We drove into the complex and walked into the leasing office where we were greeted by Becca and Shauna. They were both really sweet, and Becca was the one who showed us around the complex. She was very professional, knowledgeable, and answered all of our questions. She even let us see the 2 bedroom 1 bathroom apartment more than once. We were torn between the 2 bd 2 ba and the 2 bd 1 ba, but we ended up going with the 2 bedroom 1 bath because the bathroom was just immaculate. We later decided to wait to actually move in at a later date. However, I must say that my experience with Shauna, Becca, and Maria has been great! They followed up with me about my application status and let me know what was needed in order to complete the process. I really liked this complex and it's unfortunate that I wasn't able to move in right away. I hope that they will have something available for me in the future when I'm ready to move in! read more

My family and I lived here for 6 years. The office staff was great as well as the maintenance department. Raphael and his crew always did a great job with any repairs that needed done. The entire staff was always polite, respectful, and very friendly. The grounds were always kept up very nicely. The location is great. The views of the mountains are incredible!!!!! Wishing for negative star options. I wish I could keep this short and sweet, but some important points to address.....be informed::: Upon first glance, Promontory 'luxury' apartments {as they advertise} - seem livable. The first floor units have faux-hardwood flooring, stainless steel appliances and all the basics. The 2nd and 3rd floor units are equipped with white appliances and wall-to-wall carpeting. The basics. The manager, was marginally friendly - however seems to have difficulty in returning calls. She also mentioned winter was a renter's market and it would present a better time for negotiating. Hmmmm....interesting. Unable to reach her to discuss further, my phone conversations began with the leasing consultant. When I broached the 'negotiating' topic with her she was unwavering and said this was unheard of. She was extremely defensive and unfriendly. Snappy is an understatement. We decided to check out the complex again and met with the leasing consultant a few times. We were leaning toward a unit on the 2nd floor, however I was really dissatisfied with the rusting refrigerator and rusting dishwasher tray. The, - 'I can't be bothered'- leasing consultant gal, had no interest with our concerns and brushed us off. She claimed the maintenance manager had signed them off as 'in working condition' and therefore they could not be replaced. I asked her to come look at the the rust inside the dishwasher but she refused. She rudely stated, 'Well, this IS apartment living". As though people living in apartments should settle for less and not have their home and living space treated with dignity and respect. UNBELIEVABLE. Simply trying to converse with the leasing consultant gal was extremely painful. She was overtly defensive, not engaged and clearly not invested in 'selling' vacant units for Promontory. Upon leaving the 2nd unit - she walked far, far ahead of us and left us trailing well, behind her. If this is any indication as to how the staff manages and treats their residents, I am pleased to say the leasing consultant gal and manager did us a huge favor and gave us fair warning before signing a lease with Promontory. Nearly one week later - NO returned calls from the leasing gal, leasing manager or the maintenance manager. Classy. Luxury, premier apartment living? I think NOT. Oh yes, one final note - during one of my tours the San Ramon Police was there taking care of a car break-in. read more

Let's get started: I've been living here since Feb 2013 with two other roommates. I've looked at only a few other places, but was most interested in this place due to the quality of the units and the fact it was a gated community. Three things that you need to know before considering Promontory View Apartments: 1) Rent is high for a reason - San Ramon/Danville is one of the nicest areas to live in in the East Bay. This complex is no exception, it is probably the nicest community in San Ramon with an extremely close proximity to a lot of really great things. In & Out, InShape, BevMo, Safeway, Chipotle, Several Bars, ETC all within 1.5-2 miles. 2) Extensive Background / Credit Check - they will look into your credit history extensively. If you have even the smallest of discrepancies - you'll not be having any fun trying to live here. This also applies to roommates. Yes, there is no subleasing - which can be considered a con to some people. You can't just replace roommates at whim. You have to get new ones approved and they have to meet the same strict criteria as you when you signed the lease agreement. 3) Parking is a bit tight At least up top - most people are lazy and aren't parking underground as they should, else more people with more cars have been moving in lately making parking a pain. The managers, Ashley and Shawna, are fantastic. Seriously. They are always there, always communicative, and really easy to talk to about anything. We've had issues with things and they take care of it within a day. Maintenance requests are super quick. They know everyone. If you are thinking of a place to rent from in San Ramon; do yourself a favor and stop in. You'd be surprised at how nice Promontory View is. read more

We absolutely loved living here. The two ladies in the office are always SO helpful and ready to help you with anything you need and the maintenance guys are also very helpful and fix things quickly! We brought our 3 month old little guy here and as he got older he loved playing at the park they have for kids! This apartment community is very family oriented and there are always kids out playing or families on walks around the apartment loop after dinner. So happy with the time we spent here and loved our apartment! Would highly recommend to anyone :) read more

My husband and I have been tenants with Promontory View Apartments since July 2012. We moved to the Easy Bay Area from the Central Valley and loved the area here. We loved that this complex had underground/garage parking with assigned spaces for our cars so they would not be left outside, this was definitely a plus for us. For the past 4 years we have rented a 2 bedroom 1 bath apartment that has been everything we could have asked for. The crown molding, extra tall ceilings, large bathroom and washer and dryer are great accommodations to be offered in the Bay Area as space is always very tight. We have always felt very secure in our apartment community and have never had troublesome neighbors. If we ever had a maintenance issues within our unit Rafael was always there to fix it the day of, which was so wonderful. The Staff here at Promontory View are wonderful to work with. All the Maintenance staff are very polite and accommodating to making sure everything in your unit is held to the utmost standards. Shauna the property manager is a pure joy to work with. She is so personable and friendly, we are definitely going to miss seeing her. Unfortunately, our jobs are taking us to Northern CA so we are not going to be residents at this property any longer. If our jobs were not moving us, we had already planned to renew our contract for another year. If we ever come back to the East Bay Area we would definitely rent here again. Promontory was the best complex we looked at when apartment hunting in 2012 and without a doubt, if we had to do it all over again, we would make the same exact decision to live within this property. I have nothing but positive things to say about Promontory View. The staff has wonderful costumer service skills and always get back to you. Maintenance is on top of it always and shows up day of if not the next day and they are so kind. Parking is NEVER an issue. It's clean and well kept and the community is pretty quiet and keeps to themselves. We absolutely LOVED living here. Only reason for moving is we can't afford a 1bed here but the 2bed split with roommates was spacious and more than wonderful! Only negative is the scary raccoons at night but that's not their fault, a price we're willing to pay with the mountains behind us with that view & silence :). I been a tenant here for over 15 years and haven't had any complaints until this issue arose. I was paying my rent through their Resident Portal through e-payments and never had a charge to use this. Now they want to charge me $2.50 for the privilege of using e-payments. I will now be paying my rent by check to avoid this ridiculous fee that is just another way to gouge tenants. I have noticed a decline in the way the property is being kept up outside. Repairs are being made very cheaply and look that way. The owner of this property seems to not care about it as much as he used and it is showing. read more

I read the reviews and felt like the first one could have been written by me - also a single woman. I was appalled, though, at the negative comments - especially the one right before this one. I find it so hard to believe that this person was spoken to in the manner in which he/she wrote. And to be honest, I don't believe that happened. I have lived here for 7 1/2 years. When I moved in my intention was to learn about the surrounding areas and then to eventually buy a condo or small home. I was astounded to realize, though, that after a year I really loved it here and didn't want to move. I had been a home owner for many years and thought that owing your own place was the only way to go. I was so wrong. I love the freedom of renting, but I know my experiences here are vastly different from some people I've talked to who live in other apartments. Both the office staff and the maintenance staff have spoiled me with their kindness, friendliness and helpfulness. The ladies in the office are delightful and so accommodating. I've listened to how they talk to other staff and people making inquiries on the phone and I never cease to marvel at their helpful replies and friendly tones of voice. They are very professional in their dealings with everyone that I've ever seen or heard. The maintenance staff are equally helpful and kind. They all make me feel so safe. As another write wrote, when I've had a request it is always taken care of that day. They go out of; their way to help me in other ways, too - in ways that are far beyond their job descriptions. I have a roomy apartment and gets lots of out of town company. They love that they have their own bedroom and bath and they love how comfortable they feel here. I had a wonderful experience living at Promontory View for the past year. I would still be there if not for a relocation to Virginia. Karen and the front office staff were very professional, super responsive and always helpful. I found the front office hours to be very convenient and the office to always be staffed. Rafael and the maintenance crew were also top notch. They were extremely polite, friendly, and thorough -- the few maintenance requests I put in during the past year were taken care of very, very promptly. I found the complex to be very quiet and well maintained. Friends often commented on the quality of my unit and the cleanliness of the grounds. It was an excellent experience living there. read more

They recently renovated the outside of the apts but the insides are still the same! The staff is not very friendly. The water pressure in the apts are horrible. Its difficult to take a proper shower. The maintainence is also nothing great.So check out other properties before deciding. read more

We've been renting from Promontory View for 3 years. The location is nice, easy to access the highway and Downtown Danville. The leasing agents and maintenance crew are very nice and helpful. It's also nice to have the pool/workout facility. However, there are also downsides...our appliances are definitely on the older side, and the outer gate could be more secure. Also there has been significant dust and noise from the Faria Preserve construction project next door - which is a bummer because it ruins some of the views. Please do not waste your time or money on these apartments. The manager and especially the owner are the most disrespectful and deceitful people I have ever met in my life. The apartments themselves have not been updated and all of the appliances are falling apart on me. Most of my maintanence requests do not get fixed - but put aside. After a year, they tried raising my rent $125! When speaking to the owner about the increase and comparing my square footage with another apartment, he said "why dont you just move there then, i do not understand what you are bitching about." And now that I am leaving, i will be charged with carpet cleaning, cleaning the apartment AND painting the apartment. read more

I am going through the reviews and see many negative reviews about the office staff about their rude behaviour and disrespectfullness. I agree with their comments 100%. Not sure whether they are educated and definetly not trained to deal with customers neither.At the time of taking this apartment me and my wife felt very uncomfortable with staff but we are ok with the apartment as we got laminated floor. Apartments are so so. Maintenance staff are ok. office staff fit for nothing but act as if they are the rulers of this world. Only laminated living room is fine. bed rooms and bath rooms are not upto the mark. One of the toilet is not in good condition and they covered it up by putting some blue color odor in the toilet water so that it is not visible. After we moved out of this apartment, we waited for more than a month and there is no communication from the lease office. When i called them to check about it , the lady by name "Ashley" lifts the phone and says we don't know and our head office will deal with it and cut the phone. I again called she says there is move out package, all details in there and cut phone. I am not aware of any move out package, i checked with my family and no one get any moveout package. I called again atleast to ge the phone number of the headoffice. The same lady lifted and answer is check with head office, i politely asked i don't even have the contact number of headoffice , her response is we don't have it and trying to cut the phone. This is ridiculously non-sense. I am planning to take legal action against these kind of people who are fit for nothing and are very disrespectful. Forget about recomendation of this apartment, i would suggest even if they give free please don't take it if you care about your individuality. beware staff is so rude. read more

Actual event: Came home and went to do laundry, my slider lock decided it was on it's last day, I saw a maintenance staff driving by and stopped him and guess what, 5 minutes later I had a brand new lock! AMAZING STAFF! (Just an update) I know people go on here when they're upset but I don't think people go on as often as they should when things are going RIGHT!!! read more

Looking for an apartment last summer was a tedious task. I called many places and inquired about space, location, amenities, etc. However, after calling Promontory View Apartments and speaking with Diane, I was elated to feel an instant connection with her even over the phone. Diane was personable, helpful, and caring. The apartment we chose was still being redone as the previous tenant had just moved out. Still, Diane kept us updated on a close to daily basis as to the status of the apartment and move in dates. She helped things move along in a very timely manner. I was so thankful to have her helping us and working with us. She truly cared about getting us into the unit as soon as possible and she did everything in her power to speed up the process. Honestly, she is such a kind and genuine person who enjoys helping others. I am so glad I had her to help me through the process of renting the apartment. Also, it is nice to see her in the front office as she always has a kind smile to offer. Thank you for all your help, Diane! Also, anytime we have had an issue with the apartment maintenance has always taken care of it in a quick manner. The ladies in the management office have been very nice and thorough with any questions or concerns we have had over the past couple years. I am a current resident. The Apartment itself is pretty good. But there are some of their own employees staying in the community and the general rules do not apply to them. I had to call the Police at 4:30 AM for a parties which start at 7:00PM the previous night. The noise levels are very nice when the resident employees are not having a party. Once a month these parties happen.. I have stayed in more than 5 nice apartment communities, by far - this is the worst i had ever been. Other than the noise levels - this is a great place. In other places - the Apartment management, will stop the nuisance of a tenant, but here it is one of their own employee - so the rules in the Lease do not apply to him - i guess. Maintenance is good. Whenever i call for an issue, the guys are being sent out right away. The rent is a bit high. But That is OK, as long as we can sleep peacefully. In the latest complaint - the resident Manager told - " This is the first time they had a party in December". " You can also have a Party if you wish". Parking is a bit tight. Water bill is pretty high. For all the Management's water wasting - the residents have to pay - i guess". I will not recommend this place to someone with family.
