Excited to be moving in soon and being a part of the IMT community! Toured the unit as a walk-in and got greeted by Jacqueline and Casandra. Both of them were super friendly and helpful in understanding the process. Jacqueline showed us the unit and gave us a walkthrough of the community. They didn't force me to sign up for anything and allowed us time to make our choice. They were very responsive via email and answered all of our questions. They allowed to view the place again too and made it feel like it's going to be a great place to start the next chapter. The only reason it's not 5 stars is because I haven't lived there yet :,) but it seems like this place would become a 5/5. read more

Bryan is always super nice and professional. He always comes and helps with our maintenance requests very quickly and consistently asks if there's anything else we need/fixed before he leaves. The location is extremely safe and relaxing, with a park nearby for strolling. Close to several convenient stores & shops, especially if you're Asian. Gym close by as well, within walking distance. Downtown & the SF Outlets are also a few minutes away too. Honestly this is the best location for easy quiet living in Pleasanton. The AC unit is outdated & very loud. There's only one in the entire apartment. They work to cool the living room but are wholly inefficient. This is my biggest issue with the apartment. Otherwise, just the usual asbestos ceiling & no other complaints. My apartment was in front of a cherry blossom tree. Totally worth it during spring. read more

First of all - We already moved out, but the management charged us for carpet replacement even though there is no sufficient evidence of damage caused by us. When we first moved in, the staff did not point out or document any stains. Later, when we inspected the carpet ourselves using additional lighting, we noticed a stain of unknown origin, which could have been caused by a previous tenant. Therefore, we believe the carpet charge is unjustified. Most importantly!!! My experience with Casandra at the office has been very disappointing due to her unprofessional and disrespectful behavior. From the beginning, she has been consistently rude and dismissive. For example, during in-person communication, she laughed inappropriately and repeatedly said, "I don't know what you mean," or "Why do you need that document?" in a condescending tone. It was so uncomfortable that I even had to ask if there was a language barrier so I could speak with another staff member, but she continued acting dismissive and unhelpful, which made the interaction even more frustrating. During our move-out process, we had boxes temporarily outside while moving items over several days, and she told us to remove them--leaving us confused about whether we were even allowed to move our belongings normally. When I requested documentation about the remaining rent balance, she provided incorrect calculations. After I asked again for an accurate breakdown, she said she had "thrown it away" and refused to provide further clarification, saying only, "You can expect our email then." Her unprofessional attitude, lack of transparency, and dismissive communication created unnecessary stress during an already difficult moving process. I hope management reviews this situation seriously and provides better training to ensure tenants are treated with respect, professionalism, and basic courtesy. read more

I just moved into IMT Pleasanton four days ago and this review is strictly based on my customer service experience so far. The process was the best of nearly all the properties I visited. Every other place was hands off and would simply hand over the keys with a map to view myself. Dana Ziller walked me through the property and the options available. The process was very simply and every question I asked through out was addressed immediately. Even on the day I received my keys, I was visited my the maintenance manager who explained how to use every appliance. Even though most were basic and common, I did appreciate the effort to make the move smooth. The welcome home stuff waiting in my place was a nice touch. read more

The new management team has been great in helping us get our new work order processed quickly and efficiently and the maintenance supervisor was incredibly helpful and listened to our request and took us seriously which was something we felt we lacked from the previous team. Stay far way from this place because if you want to move out they will charge you thousands on move out costs. Me and my family were discriminated against because of our race. Presented requested documents and because they're unfamiliar with my income situation the community manager admitted that it "raised red flags". Constant back in forth, miscommunication and lies. Terrible experience trying to do business with this apartment complex - which is old and outdated as far as what it has to offer their tenants anyways. Will be reaching out to attorneys and the Civil Rights Department due to the discrimination we experienced here. read more

Been living here since last year and so far it has been great! No need to worry about parking spot because there are plenty. Great maintenance service, thanks to Francisco, being an awesome and helpful maintenance manager! Also, very secure and clean in the complex. We stayed in IMT Pleasanton for almost 2 years (Dec' 2020 till Sept' 2022). The management and the maintenance is quite helpful and responsive. Overall good experience staying here. Worked with Iby, the Assistant Manager, on closure of the lease contract. He was particularly fair, helpful and responsive in resolving any issues on lease closure. Many of my friends who lived in IMT apartment had the similar bad experience during their move out. So far our move-in process has been very smooth. Yolanda, Mariella, and Brandon have been very helpful to us. They respond quickly to our questions and have been extremely friendly and helpful. It seems like this current team is making many positive improvements to this apartment complex. The pool area looks nice. The trash seems to be emptied regularly. The grounds are clean with no trash on the floor. There is a nice big fountain here. The new office and gym are being completely renovated which is very exciting and it's good to see that they do care about the need to make refreshments and updates when necessary. Our unit is not as updated as the model one, which was the one we looked at and fell in love with (mainly for the kitchen and bathroom updates) but were still similar. Ours had older-styled appliances and has its minor wear and tear but we can tell that the team tried to refresh it as much as possible and for the price point it was still a good deal. Our plan was to stay here longer term, so we would love to see our own unit get some of those updates someday (fingers crossed). There were a few repairs that were needed upon move-in but as soon as we made work orders for them on the resident portal, the maintenance manager, Francisco, came the next day and fixed everything for us that we needed him to. He was friendly, professional, and very knowledgeable, so we can tell that we were in good hands when it came to any repair or maintenance that was needed. Overall, our initial experience so far has been a positive one. We are still settling in and I will have an updated review in 6 months to a year. As of now, after meeting the very positive and enthusiastic team, lead by the very capable Yolanda, I feel like things will continue to improve. I lived at IMT for about 13 months. The location is great, not too close to the freeway but not far either. Close proximity to grocery stores and shopping. The apartments are a bit older, try to avoid picking a room that will get a lot of direct sunlight. It will get hot in the summer time. Blackout curtains are a must. Noise can also travel through 2 story units. I lived on the second floor, but children on the first floor running around somehow transfers a bit of noise and minor movements in the structure up to the second floor. I have to give a shout out to Francisco as the maintenance leader. He is fantastic and always responded right away, he is straight shooter and was always upfront and honest with us about maintenance concerns. About to finish my first year living here, and just signed to live here another year! The main things I love about living here: - plenty of parking - clean and beautiful pool - clean and beautiful grounds/landscape - small gym (hopefully can use when covid is over) - washer/dryer and dishwasher - wonderful staff onsite!! I think the apartments are very nice and the price point isn't as high as other places around the area. Plus in all my places I have rented, the IMT Pleasanton staff are definitely the friendliest property staff I have ever worked with. Big shout out to Yolanda, Maricella, Brandon, Francisco and Ruben! They work hard to make all residents feel comfortable and at home, and they are a huge reason why I am staying another year with them. They act fast on everything and seriously all are so friendly. After working a 12 hour night shift as a nurse during the pandemic I got out of the shower only to discover that my apartment was being completely flooded from the upstairs apartment water heater bursting. The management then proceeded to fill my apartment with several fans and dehumidifiers to dry out the walls, carpet and floors. When expressing that I wouldn't be able to sleep during the day because I work at night. They rudely replied that it wasn't their problem, but i could turn off the loud equipment which would only delay the drying process. I went to sleep at my girlfriends house for a week as my apartment was hot and humid from the Pleasanton heat, flood damaged and smelled of moldy carpet. When requesting a that my months rent be prorated because I wasn't able to sleep in my own apartment for one week (which added to my already long commute), they replied saying that they wouldn't prorate that months rent as the apartment was "still habitable". Lastly when I moved out of the apartment a few months later they informed me that I would receive my security deposit back in full. When it came time for me to receive the deposit they not only didn't give me back my own money, but instead told me I owed them a balance of $300. They claimed they needed to repaint the walls and replace the carpet because of the water damage from the flood. I would not recommend this place to anyone as they are completely unethical and have no compassion for their residents. read more

On the move out pre move out interview no damage to the apartment was mentuon by I by Glen or Mike. Furthermore, I do not see how six days worth of water, sewer, gas, trash or whatever bogus fees IMT concocted totaling in excess of 4x the deposit. I believe the deposit is to be used in the event of supposed damages. I am not the only person to be in this situation. There have been in excess of 30 complaints made to the Better Business Bureau regarding IMT. I stand behind my review and ask furure tenants to live elsewhere read more

My stay at IMT Pleasanton has been great so far! There was a change in management when I first came and was greeted warmly by Yolanda in the office. The apartment was clean and newly painted and with new rug when I moved in. Others have commented about ventilation problems and honestly this can be fixed by opening up the window or porch door to let the air filter through the apartment. I've also had a small snake creep into my patio and had Brandon from the office help me direct it out haha. But after covering up the holes at the bottom of the fence, I haven't faced the same issue. Staff have been super nice and helpful and have quickly addressed any concerns I've had. The location is also a super plus. There's plenty of grocery stores nearby like Safeway, Walmart and Trader Joes. Theres also outlets nearby and the Stroneridge Mall 15min down Stoneridge Road. It's also a quiet and calm community. Very pet friendly! I've seen many residents walking their dogs in the mornings/evenings. The staff are always doing things to improve your stay and are easily approachable if you have any problems. read more

While apartment hunting, this was the one place that made us feel welcomed. It wasn't just the atmosphere, it was the people. The office workers Dana, Maricella, Katie, and the maintenance personnel, Jack and Francisco, were all very easy to speak with on a personal level and professionally. They made the pick 100% easier. It also helped that the complex has a very modern feel and the apartment layouts were great! The maintenance people are also very responsive. Only downside was the amount of paperwork that had to be done, out of all of the apartments I've lived in I've never had to provide or fill out as much. However, it's also comforting to see how detail oriented and safe the complex is by checking all potential residents. Never see this much arrogant management .. 13 years is long period and none of the apartmment around pleasanton charge for bathtub, cleaning etc. Honestly the bath tub was painted. You can see the stove we were using in the picture. we have requested many times to replace that. But management didn't take any action. this is one of the eg. if you are moving prepare for this type of bill while you moving out.... read more
