Worked with Leona and Leana for a place to stay. They are friendly and works hard to make sure the resident needs and concerns are heard and addressed. Leona even lives onsite - which shows that they stand by what they say about the place and are willing to live there as well. Pool and gym area is getting remodel and have been told it's going to be nice. What stood out is that I can see them working hard and going out of the to accommodate your situation. Didn't really have a "bad" experience. Just a really weird one. Popped in to look at apartments. While on a tour, the lady showing us around and I were also making small talk. Somewhere in the conversation, we started generally talking about the cost of things going up. Nothing really political. Politics didn't even cross my mind. Out of no where, the lady says, "things used to be better back when Trump was on office, back when our votes actually counted." Lol I almost fell down because my eyes were rolling so far back into my head. I'm not a political guy. If your a Republican/Democrat I don't actually care. But I'm also not going to entertain a conversation about stolen elections while looking at apartments for 10 minutes lol. Wasn't even part of the conversation. This is a wonderful place to live. If you're unsure about getting on the waitlist, don't be! Very convenient location- right next to the highway, a mile away from everything you'd need. The 24 Hour has station next door is great for late night snack runs. I was nervous it would be loud or unsafe, but I find it's quite the opposite! The walls are surprisingly thick- even from our own bedroom to the living room we have trouble hearing each other. I rarely hear my neighbors. Maintenance is quick and very kind! Also they clean the building, inside and out, very often. The elevator smells good, which is weird but nice haha. Things to be aware of: I think it's all one bed room apartments. Mine didn't come with a fridge -- previous tenant offered theirs to us but I was too slow to buy it haha. Laundry is shared, but rarely is it super busy and everyone's really good at getting in and out and not taking up too many at once. You only get one parking spot (but cmon it's a one bedroom that makes sense) and the nearby street (Oxford) fills up quick. Sometimes someone will park in your spot, which you can choose to tow them, but usually we just honk and wait for someone to come down and work it out civilly. I've lived in Piccadilly for the past 3 years due to the convenience of location being across the street from a college I attend. Over the last year there has been a change in management, and I definitely feel like things have improved immensely! The common areas like the gym, swimming pool, and laundry room are now always very clean and newly painted and well-maintained. The apartment manager, Carlos, is young, arrogant, defensive, and does not have enough accounting experience to explain to the tenant when there is a question about rent monies paid. The building is never filled to capacity and there are parking spaces available all the time. We asked to use another parking space AND EVEN SAID WE WOULD PAY FOR IT EITHER TO THE MANAGEMENT OR TO A TENANT IF THEY ARE NOT USING IT, yet Carlos let us know that we cannot do that even when spaces are never used by anyone! And yet we have seen other cars parking in spaces that are not theirs, such as the maintenance man's space. Carlos threatened us that he would have us towed if we parked in the maintenance man's space EVEN AFTER WE WERE TOLD WE COULD PARK THERE IF WE MOVED BY VERY EARLY MORNING, and Carlos had my son's jeep towed as he threatened to do. That is not working with tenants to make their stay more tenable. We came here thinking this was a quality place to live and it has degraded both in quality of tenants and in the way we are treated in this facility. We cannot wait to move out and DO NOT RECOMMEND this apartment building to anyone. If you have the means to move to a better place, we suggest doing so. read more

Piccadilly Square is a great living option! The location is super nice, as it is walking distance to the Cal State Fullerton campus. Probably my favorite aspect of the location was how convenient the Mobil gas station being right next to the complex was. Great for 2am stress snacking. 24 hour laundry facilities, fast maintenance and service, along with a friendly management make this a good option if you are searching for a 1 bedroom apartment. read more

After living at Piccadilly Square for 4 months I finally wanted to give recognition. When looking for an apartment 5 categories are my main focus: Price, location, cleanliness, management, and residents. First of all, the pricing at Piccadilly is comparable with any other location in the surrounding Fullerton area. What I enjoy most about how rent is done, is it is formally given to you in a statement form that breaks down exactly what you're paying for and goes into detail. I have been at previous locations where their accountability was lacking. As a younger, single professional the location is great. Due to the university, and being close to neighboring towns such as Placentia and Brea, the area offers many restaurants, bars and places to enjoy. If looking to enjoy Downtown Fullerton, a simple Lyft ride is less than $10. Regarding cleanliness, I consistently see facility workers and cleaners staying on top of all areas of the complex. The hallways, laundry rooms and parking lot are always respectably clean. They are currently re-doing the pool area, so I look forward to seeing the completion of that project when it is finished. Personally, the management has been the most enjoyable experience since moving in. The business manager Katia Vlasova, facility supervisor Miguel, and assistant Stephen in the office are all very helpful. Any time I have ever asked for any assistance they helped me out very quickly. The biggest unfortunate scenario that happened was having my personal car impounded by the towing company that manages the parking. This was partially my own fault (I frequently use different company vehicles and was unaware of the temporary parking [the towing company does not give any benefit of the doubt even if you have a temporary pass in the wrong spot]), however, Stephen offered to personally drive me to the impound to recover my vehicle. This was not necessary, but I greatly appreciated the offer. Finally, all of the residents I have met so far have been great. From my past college experience living, noise can definitely be an issue. So far, I have yet to have had any complaints regarding noise or shady neighbors. If you are a college student or a younger adult, I would recommend looking into Piccadilly Square as a viable living location. read more

The apartment units have that home feel and the residents are extremely mellow especially considering that your near a college campus. It amazes my guest's every time they come over. I've lived here for 3 years now. It is conveniently located with Target and Albertsons down the street and it's right across the street from CSUF. Despite being close to the university it is very quiet. Tenants seem to be a mix of students, young professionals, and small families. The maintenance staff is extremely friendly and respond quickly to any problems you may have. The apartments are well kept and the landscaping is always on point. Carlos the manager is very professional and courteous he also responds to your needs very quickly. My one complaint is guest parking. There are only a handful of spaces and these are ALWAYS occupied by the same cars. Likely residents with more than one car taking advantage of the spots, as I've seen residents move cars between their assigned spots and the guest spots. A simple fix would be issuing guest permits and towing those wihout the permits. read more

I called randomly via Yelp and Carlos showed me around the apartment. The complex have an elevator , 3 stories, each floors have a laundry rooms and upgraded kitchen cabinets. Really appreciated the hospitality and the down to earth conversations. The location is great, its right by the 57 fwy I can see when I'm running late it would more like 5 mins instead of 20 mins trying to get to the fwy lol. read more

Piccadilly Square Apartment was our home for 4 years and choosing to live there was one of the best, no brainer decisions in our entire lives. When searching for apartments at other locations we were met with delayed responses and odd viewing schedules. With Piccadilly we walked in just to get info; but we were provided with so much more right on the spot. They were free and gave us a quick tour, let us know if we qualified, expectations, and what apartments were available and which one we would like and the rent price you can't beat for Orange County! We signed on the dotted line a week later. Through our time we have experienced amazing managers from Patti to Carlos who are fair and kind. The maintenance staff are amazing and do their best to respond quickly to fix your problems and communicate when and how things need to be addressed. For myself and my significant other we have never experienced theft or anything crazy; just the occasional someone parks in your spot and you have to have it towed. We were kind to staff and responsible with our payments and the respect and helpfulness was reciprocated every time we were in need. The amenities are great. You can work out at the gym; relax in the hot tub, or grill poolside. Although we did not have a dog it was nice to see that they were dog friendly. I could go on and on with how great our experience was; but I hope you experience it for yourself. This was not just an apartment with faces of people you just paid; it was a home. read more

Everyone at Piccadilly took care of me for my last two years there. I was sad to leave, but I only parted with Piccadilly because I needed to be closer to work. The apartments are cozy and laid out well; just enough space for two people. They are also pet friendly! The maintenance workers really shine, with Rafael leading the crew. He is fantastic, attentive, efficient, and always extremely friendly. He would always check on us to make sure that everything was running the way it was supposed to. Parking can be tight, but management team tries their best to accommodate residents to the best of their ability. Susan was such a gem; I loved interacting with her and bringing up any issues I had - she was so gentle and helpful 100% of the time. Carlos was very informative and helpful. I have lived here for 2 years. It has been in a steady decline over the last 12 months. The parking policy was changed to allow only one car to be parked on premises. This leads to parking half a mile away if you get home after 10pm. The cleanliness of the complex is constantly an issue. You will see vomit, empty beer cans, cigarette butts, etc. in the stairwells. There is a fairly constant smell of pot in the hallways. The laundry facility has been vandalized twice in the last few months. This leads to residents not being able to put money on their laundry card, rendering the entire facility useless. The last time it broke it was 2-3 weeks before it was fixed. It is currently broken. I asked the manager what I can do to finished my laundry (I had a load in the washer and was $0.25 short for the dryer) and she told me her Regional Manager won't allow her to give out laundry cards. Then she said the best she could do was to have me drive to a sister property in La Habra to load money on my laundry card. Issues brought to the attention of the management are frequently met with an apology by not action. The rent increases ~%10 every year and is currently upwards of $1200 for a one bedroom. It is very common to feel like you are getting the bare minimum living here. read more

The older maintenance man lives here as well, he parks where he pleases and refuses to park outside even though he's here all day!!! He argued with me and said that he has more rights cause he works here! Plumbing is crap daily it rumbles and a foul smell comes out of the kitchen sink. too many students live here, but what can you expect it's across the street from csuf. Note to those with more than one car......DON'T MOVE IN HERE!!!!! You'll only have one parking spot, and the street rarely has parking especially when school is in session. It's frustrating especially if you have a small child. I was happy here until the parking changes were made, granted it wasn't the best then either, a chain smoker lived across from me, and because apparently smokers have rights I was screwed, so was my kid and all his ear infections. read more

It's been a pleasure living in this apartment complex. I live in an end room near the dumpsters which has been very convenient. I thought at first that this would cause problems with bugs and foul odors, but I've had neither issue. The few times I have noticed any pests, they've offered to have the apartment sprayed for free (I believe people come every first or third week of the month? Something like that I can't remember). In addition to that, when I've had any other issues, they have an on-site maintenance team that is pretty much always available. It's been very nice. In my other apartments I've lived in that were privately owned, most maintenance costs were left to me as the tenant which sucked especially in older buildings I've lived in. It has been so nice to have it all done for free and so quickly! Also, I absolutely love the management team. Everyone is always very friendly and easily approachable. Michelle in particular (who I first sat down with to sign my lease) always recognizes me and never has to ask my name or which apartment I'm residing in. Kind of cool considering the size of the complex is pretty decent. I'd say the only real complaint I can come up with is parking. There are very few visitor parking spots, and they fill up fast. Luckily the CSUF parking lot is directly across the street, and you do not need a permit to mark there on weekends. It's just parking for visitors during the week (especially at night) that can be a bit tricky. I've been living here nearly two years now and will likely sign for a third (unless my husband gets a new job once he gets out of the military that is too far away to stay here). I'm a current resident here. It's summer time and I came to take a dip in the pool to cool down from the heat. The pool was full of leaves and dirt from the trees and wind. So I proceeded to pick up the pool leaf rake and clean up the pool a bit, but it was missing. Its past 12pm and if management really cared they would have gotten another leaf rake by now.
