I've had a really good experience living here overall. The amenities are definitely a highligh, the pools are always clean and well-maintained, and the hot tub is perfect for relaxing at the end of the day. The common areas are also nicely designed and make it easy to hang out or get some work done outside of your apartment. That said, there are a couple downsides. Guest parking can be pretty limited, which makes it tough when having friends or family over. The EV charging situation could also use improvement, especially with more residents driving electric cars now. Even with those issues, the quality of the amenities and overall atmosphere make this a great place to live. I'd recommend it to anyone looking for a comfortable and modern apartment community. read more

I am a former resident of Las Palmas apartments. I lived there for 4 years. the only reason I moved from las Palmas was because they had raised their affordable tax credit program apartments to market value. understandably. Business is business. I am writing this because I am still grieving from moving from this community. if they were around the $2600 range, i would move back so quickly. I moved from this community in 2020. since then, I have lived in several other communities in Orange County. I am sure things have changed as I left once they made all their upgrades. Living at las Palmas was one of the best experiences I ever had. I miss my community above all. I had the best neighbors that would watch out for one another. we would cook for each other and i had the most courteous neighbors at the time. I may have been living in a bubble because once I stepped out.....It just went downhill from there and I haven't found anything that close that compares. the community is beautiful and oh how I miss having my private covered parking spot with the little storage next to it. I miss having my washer and dryer in the unit. not to mention the HUGE double closets in the room. i am writing this because every time I have a negative experience with my current rude neighbors, I always refer to how I miss living at Las Palmas Apartments. I grieve having to leave. I remember one Christmas when I was struggling financially. living at Las Palmas apartments. I came home to a pile of gifts from my beautiful neighbor rose for my child. I will never forget her. Someone else had fund raised money without me knowing and gifted it to me. I never expected it, but it was so sweet. If I had the money to move in again, I really would go back because I live in Huntington beach in a community that says they are luxury, but we struggle with rodent activity around the premises and giant American Roaches. i got terrible rude neighbors that will cuss me out for telling them to please turn their volume down from their music. it's awful. read more

I recently moved out, and I am now updating my review based on my move-out experience. I hope that I can help someone out by posting this update. First of all, my rent for a one bedroom apartment was $2,360 about a year ago when I first moved in. I got my lease renewal notice a little over 2 months before the end of my lease. I was notified the rent would be going up to $2,572 per month. That's just under a 10% increase in rent. I decided it was time to move out with this hike in rent. Here they require a 60-day notice to vacate, which I gave immediately after receiving my lease renewal letter. I moved out and left the place looking very neat and clean. I was a very good tenant and always paid my rent on time as well as made sure to report any maintenance issues in a timely manner. None of this mattered when it came to getting my security deposit back. While I figured I wouldn't get the entire deposit back after having lived there a year, only getting $67 back from a $750 security deposit seems highly questionable, especially since I left the apartment in excellent condition. Why is that? I took the extra step to schedule a move out inspection and specifically requested that I be present. The purpose of that inspection is to be given the opportunity to remedy any items that needed to be fixed. I was told that I had to pay for paint, shampoo of the carpets, and cleaning, for a grand total of $525. So there really wasn't anything I could do to remedy the fact that the carpets needed to be cleaned by a professional. By the way legally, they are required to provide copies of vendor receipts after the cleaning is done, but to date no receipts have been provided to me. Did they overcharge me? I might never know. I was already bummed out to hear that but I had anticipated at least $200 returned to me. At no point up to that point was I ever informed that I would also be deducted from my security deposit the last 2 months of utility bills. Show me where in any documentation that is stated? This sounds illegal. So take off another $158. No more security deposit essentially. I even took the time to address this over the phone, at which time it was finally explained that this is what they have to do because they don't trust their departing tenants will pay the final utility balance after they move out and are kicked out of the utility payment system. Why wasn't this explained during my move out inspection? It wasn't even included in the form signed by the maintenance worker who did the walk through. So moral of the story? Be aware that this is what they will do upon move out. If you're going to rent from here, don't just live here for one year. Be ready for a big rent increase especially these days. Unless you hire professional cleaners to deep clean your apartment, don't even bother cleaning the unit upon move out. What's the point? They are going to charge you anyway. I shouldn't have even wasted my time cleaning (I know it wasn't professionally cleaned but I did my absolute best to give everything a deep clean). I'm just so disappointed and have a sour taste in my mouth after enjoying such a peaceful place to live the past year. All I can say is I cannot recommend someone to move here. read more

Overall a nice apartment complex. I was hoping to stay here for the next few years, however, the current parking situation doesn't "accommodate my lifestyle." The complex recently changed their parking policy. In the past, you were assigned a parking garage and parking space at no charge and guest were able to visit throughout the day with no permit needed. Now, you have to pay an additional $100 for a parking space outside your assigned parking garage. I don't mind paying an additional $100 for an assigned parking space but it is near impossible to find guest parking when you want a guest to visit. Even when you get a parking permit, cars park in the guest parking and you are left scrambling where to park and have to wind up parking .7 miles away (the closest public parking) . I was told by one manager they were working on adding new spaces but told by another manager they are able to accommodate adding new spaces. Management told me it sounds like the complex is unable to "accommodate my lifestyle." I didn't realize that having guest over was an unreasonable lifestyle. If you don't mind guest not coming over to visit or management misleading you, Las Palmas is the place for you. read more

Changing my review due to the fact that we now have to park a mile away from our apartment which leaves our vehicles at risk of theft or damage. Las Palmas is now charging $100 a month extra to park inside the apartments which is absolutely ridiculous. Here is the letter, you can read it for yourself. Last I checked the law says you have 21 days to return the deposit along with an itemized description of any costs that may have been deducted from that deposit. Do you think Las Palmas followed this law? Well if you read my original post you know the answer. Not only did I have to hunt them down for my deposit, they never gave any description of why I only got 40% of it back. In fact, during one of those negotiations that they always end up reneging on, they told me unless there was extreme damage to the property they would go ahead and give me back my full deposit as a commercial concession for all the pain they put me through during my move in. This review has been a long time coming. I recently moved back into this complex (yes, again) because I've enjoyed living here. Here's a breakdown of my review: Management - the management team here is amazing. I've worked closely with Tara and Katie in regards to any needs or concerns. They've always responded promptly and professionally. Both of them are very easy to approach and talk to. This type of management, regardless of the industry, is hard to find as they are extremely kind and accommodating. They actually offer you a beverage whenever you come see them, whether you want a bottle of water or an ice cold beer. Apartment - the apartment I live in has been renovated and 100% better than the previous version. Everything looks so much more modern. It also comes with a washer and dryer in unit which makes apartment living so much easier. The plan I chose does not have anyone above or below me, which is totally worth paying a little more because I have zero complaints about noise control. The unit has an individual AC, which works wonderfully. Gym/pool - the gym was recently renovated and is, in all honesty, just as nice as any top tier gym around. They have a weight rack area to do pull ups, Olympic lifts and trx workouts. There are several cardio machines, 2 of which are peloton bicycles. All you need to do is register for a free peloton account and log in. There are also dumbbells, kettle bells and medicine balls. Located next to the gym is a room for stretching, ballet, etc. The business office is also located next to the gym, where there is an apple computer, windows computer and a fax/scanner/copy machine. Just outside of the gym is a small patio with grass turf where you can also complete your workouts. The pool area is always clean and isn't crowded whatsoever. The grills are next to the pool and are well kept. Parking - this is where it gets a little tricky, but nonetheless I think the parking situation has improved. Before, it was difficult to find parking as a resident because visitors would always occupy the parking spots. Now, every parking spot is number and assigned to the residents. This means that the visitor parking has been reduced to 7 total spots, which require a day pass. If worse comes to worse, there is parking along a street across from a nearby park that's about 1/4 mile away. You can have your visitors park there and drive them over to your apartment. So far, I haven't had any issues with getting a pass and finding parking for my guests. Services/repair - service requests are completed promptly. You can either give them a time of which you would like your service completed or they'll come first thing in the morning if they're available. I have not had any issues in this area. The service guys are kind and professional. Overall, the complex is kept clean and presentable. My neighbors are kind and keep to themselves. I've yet to run into a situation where my neighbors are being loud and disruptive. Amazon will get packages mixed up between different apartment units but so far I haven't lost a single package. Many neighbors have dogs, which I have zero issues with. They pick up after their dog's poop and keep those grass areas clean. I would recommend this apartment complex TIME AND TIME AGAIN. Great management, great looking apartment, great looking complex and such an amazing location with so many restaurants and stores nearby. Not to mention, it's between two free way exits/entrances so access is great. read more

My girlfriend and I was looking for a place to rent and stumbled upon Las Palmas! After touring other neighboring apartments nearby it was an easy choice to choose Las Palmas. Las Palmas offered everything we were looking for. Las Palmas offers renovated apartments, pool, and gym access. The entire place is very nice. The person who gave me the tour and spectacular service was Ben Long. Ben is also the property director and gave me a wonderful tour of the property and answered any questions that I may have had. I wanted to move into a renovated property and Ben got that started and updated me throughout the entire process. I feel that Ben went above and beyond with constantly updating me through phone and emails. You don't see that kind of great service these days. Come see Ben and you will be welcome with someone very kind and make you feel at home. The entire staff at Las Palmas is friendly and are more than happy to help you with whatever you need. Well where should I start? We went and visited Las palmas and fell in love with the upgraded one bedroom loft even though it was a little more then we had originally planned to spend. Finally, we bit the bullet and decided to go for it. Wrong choice. Not only did we not get the the upgraded unit we wanted but everything pretty much in the unit we got is falling apart. There are leaky pipes, doors that are falling off and also termite infested railings. Not to mention the jacuzzi rarely ever works. We are beyond frustrated with the leasing agents and staff here at las palmas. They will not return my boyfriends calls or emails. I just moved in 3/1 and soon after we were asked to self quarantine. I rent a newly renovated apartment which is really nice. The kitchen appliances are all brand new, washer and dryer are full size and conveniently located on the patio, new faucets in the bathrooms, etc. However, with all new things there are always some bugs to work out. Unfortunately, these things could not be taken care of because of the quarantine which is completely understandable. Diego promptly contacted me to let me know they have the work order on hold and generously offered his assistance while we waited. Although the other staff members in the leasing office are friendly and professional; Diego is the employee I mostly deal with. He is always very pleasant, always very willing to accommodate tenants where and when he can and always with a smile on his face. It is a pleasure to live here. If I could change anything it would be my upstairs neighbors who Irish clog dance throughout the day.... or perhaps they're Cirque de Soleil athletes practicing at home‍ Either way, it's a wee bit unusual for apartment living! read more

Moved in to this location with my wife a week ago so she could be closer to school and so far everything has been great except for the family upstairs with 2 kids and 2 dogs. This is by far the worst place to live in. It's a corporation out to just rake money but when it comes to taking care of things that are damaged they take their time and never take into consideration the people living there. I had a leak on the ceiling in a supposed newly renovated apartment. They made a hole in the Ceiling and left it open I was getting ready for surgery so I called them and told them the dust made me sick as I had asthma and allergies. They came and put a trash bag taped over the hole. Then for 2 days they blocked off the whole kitchen without caring that we didn't have a place too cook. Not even a month later the boiler leaked Into the bedroom. The wall was completely messed up and all they did was paint over the wet walls they didn't tear it down in case of mold or anything. The carpet got soaked and the lifted the carpet and brought in huge loud fans. Again not caring that at night it made it hard for us to sleep bc it was our room. Also the apartment stunk like sewer water and was musty because of this and no one thought about our health. Shortly after both my boyfriend and I ended up sick and it wasn't until then they wanted to take initiative. We were able to get out of our lease bc I complained that it was their fault. They let us out saying we would be waived of everything else yet a month later they sent us a bill. They blamed stains on my pet get many were there from before us! My dog is potty trained to go outside so I told them and they gave 0 fucks. I called and tried to speak with Jana and management and they avoided the calls. I left messages previously in regards to the things I didn't like about the documents we needed to to go over it with them. They avoided the calls and simply said if we didn't sign we'd have to stay that they were being "courteous" to let us out of the lease early and we needed to give them something in return. When we already paid almost 3k for a shit place! They didn't think about what they owed us for all the stuff we went through because of the leaks they had. Do you want access to information on who towed your car and what company they use? Well don't look at their website or info because they don't tell you. They don't have the decency. If you're expecting their security to protect your vehicle you'd be wrong. My car has been broken into multiple times. So here's some advice if your car gets towed even after you pay 2000+ rent you're going to owe 415 dollars for the tow company AND 61 dollars for the Fullerton DP to give you a release form. (Advice if you want to know where your car is call Fullerton Police Department they will have all the information. ) You may be thinking I parked in someone's spot or illegally. NOPE. The price is very high for the quality of the apartment. The area is great, the office staff is nice and helpful. Some degenerates are not cleaning up after their dogs and the staff has to do it And they always keep the place well maintained. The pool area the bbq areas are great places to hang out. Katie went ahead stepped out of her office and immediately engaged in conversation giving me sense that she really cared. There are many great things to say about this property and the people that work here. Without them this place would feel more like a place to stay than an actual home. All of the staff are amazing and truly caring individuals. One in particular is Peter, he is bright, welcoming and full of joy. Every time I see him on the property he is smiling and extremely helpful. This is not to say anyone is less than just he is top notch! Anytime I have needed help with something he is always there to help. All the staff is helpful and do it with a smile. From management to maintenance they are the best and if you're as lucky as me you will be able to call this place home and the staff friends. The property is clean, beautiful and always improving. The only thing that would make it even better is if they updated the gym and business center a little. I mean this wouldn't be a Yelp review if I didn't give something they could improve on. It's quiet, clean, and the apartments are amazing, my particular unit has nobody above or below , high ceilings , awesome full size washer and drier , extremely nice and comfortable Im what I feel like is the very best part of Fullerton. Would like to thank Katie in the leasing office as well, she has been nothing short of amazing. Anytime I needed anything done or had any questions she was always right there to take care of it right away and from day one has always made me feel at home living here. I'm 46 years old, have had many apartments and this is not an apartment, it's like a condo and stands way above the rest in the area. Awesome place to live! A great, if somewhat pricey apartment complex. It's situated just down the street from Cal State Fullerton's stadium and no more than a mile or two from just about anything you might need to buy. It's also well placed in a residential zone so its very quiet. Also noteworthy is the fact that Craig Regional park is located only a mile up the road. Parking is a bit difficult to find at times but I have yet to *not* find a spot. It's usually just on the other side of the complex. Should you not be able to find a spot, they're not all that strict when enforcing the parking. I've seen people parked in fire zones over night in the past. This was nice having come from a place run by parking Nazis but can be irritating when backing out of your garage is impossible because someone is parked illegally behind you. The management has been very quick to respond to requests and keep the place very clean. The apartments themselves are very well laid out and have tons of storage space. Our stove is gas and the appliances are all very up to date. My only real complaint is that our water heater is a tad on the slow side. I've stood at our sink for two minutes waiting for the water to be warm enough to wash dishes with. Pros: Great location, clean complex, adequate parking, competent management, spacious apartments. Cons: Other tenants don't follow parking regulations at times. read more

They will NOT protect you from bad neighbors who are BREAKING the rules of the property. For months, we've dealt with neighbors downstairs blowing smoke (cigarette and marijuana) into their bathroom vent and it filling up our bathroom. We've contacted the management MULTIPLE times, and even though they acknowledge marijuana and indoor smoking are against their leasing terms and grounds for eviction, they've done NOTHING. Meanwhile, my pregnant wife who feels sick with the smell has to keep suffering. They clearly don't care about their own tenants or their own rules. Stay away. read more

I resided at Las Palmas from about June of 2016 to Feb of 2019. I can honestly say living there was a pleasure. The apartments are nice The pool and amenities are well maintained. Always clean What made it was the staff. Brian, Peter, Alex and the maintainace staff. They always are there to help. It because a family environment. They are willing to help out anyway they can and are understanding of life situations. They are how apartment managers and staff should be. For example when I was moving out throwing stuff away my sons cell phone ended up in the trash. By some chance during morning clean up it was found. I had already moved into our new place but they tracked us down and got the phone back. The staff is professional, friendly and how staff should be. If we didnt purchase we would still be there.
