    II've been working with the regional director Brian Dean to resolve this issue for several months and yet nothing still have been done. Brian promised and sounded sincere about the fact that his team will monitor the situation and clean up the area regularly but his team hasn't done a single thing. I feel like Brain just said what he needed just to get me to renew my lease and after I signed it, he started ghosting me via email.

    I recently moved out, and I am now updating my review based on my move-out experience. I hope that I can help someone out by posting this update. First of all, my rent for a one bedroom apartment was $2,360 about a year ago when I first moved in. I got my lease renewal notice a little over 2 months before the end of my lease. I was notified the rent would be going up to $2,572 per month. That's just under a 10% increase in rent. I decided it was time to move out with this hike in rent. Here they require a 60-day notice to vacate, which I gave immediately after receiving my lease renewal letter. I moved out and left the place looking very neat and clean. I was a very good tenant and always paid my rent on time as well as made sure to report any maintenance issues in a timely manner. None of this mattered when it came to getting my security deposit back. While I figured I wouldn't get the entire deposit back after having lived there a year, only getting $67 back from a $750 security deposit seems highly questionable, especially since I left the apartment in excellent condition. Why is that? I took the extra step to schedule a move out inspection and specifically requested that I be present. The purpose of that inspection is to be given the opportunity to remedy any items that needed to be fixed. I was told that I had to pay for paint, shampoo of the carpets, and cleaning, for a grand total of $525. So there really wasn't anything I could do to remedy the fact that the carpets needed to be cleaned by a professional. By the way legally, they are required to provide copies of vendor receipts after the cleaning is done, but to date no receipts have been provided to me. Did they overcharge me? I might never know. I was already bummed out to hear that but I had anticipated at least $200 returned to me. At no point up to that point was I ever informed that I would also be deducted from my security deposit the last 2 months of utility bills. Show me where in any documentation that is stated? This sounds illegal. So take off another $158. No more security deposit essentially. I even took the time to address this over the phone, at which time it was finally explained that this is what they have to do because they don't trust their departing tenants will pay the final utility balance after they move out and are kicked out of the utility payment system. Why wasn't this explained during my move out inspection? It wasn't even included in the form signed by the maintenance worker who did the walk through. So moral of the story? Be aware that this is what they will do upon move out. If you're going to rent from here, don't just live here for one year. Be ready for a big rent increase especially these days. Unless you hire professional cleaners to deep clean your apartment, don't even bother cleaning the unit upon move out. What's the point? They are going to charge you anyway. I shouldn't have even wasted my time cleaning (I know it wasn't professionally cleaned but I did my absolute best to give everything a deep clean). I'm just so disappointed and have a sour taste in my mouth after enjoying such a peaceful place to live the past year. All I can say is I cannot recommend someone to move here.

    This place is amazing! The residents are super nice and friendly, the apartment leasing team is awesome! Very professional and they go out of their way to make you feel welcome. The grounds are pristine and clean, the pool and workout area is great and everyone loves their dogs. :) The only reason I am leaving is that I purchased a condo. Love Love Love Las Palmas!

    Changing my review due to the fact that we now have to park a mile away from our apartment which leaves our vehicles at risk of theft or damage. Las Palmas is now charging $100 a month extra to park inside the apartments which is absolutely ridiculous. Here is the letter, you can read it for yourself. I would not recommend living here anymore. There are plenty of other places which are nicer and cheaper to rent. Very disappointed with Las Palmas.

    Avignon was a wonderful place for my husband and I to start off our married life. We ended up…read morestaying for 5.5 years, and the overall experience has been very positive. The only reason we moved is because we needed to be closer to work. We were very sad to leave our little community! Avignon is not perfect, but the things that we had issues with were mainly out of the management's control. I will share my honest review below: Unit: The units are basic but overall updated. It had everything we needed and plenty of closet/storage space. The only issues we had were in the beginning with the kitchen sink and the internet. Our unit had some problems with the kitchen sink backing up, but maintenance fixed that quickly. Also, our unit for some reason had problems connecting to Spectrum. We had to have 5 different workers come in to inspect. Finally one worker said he knew about our specific unit and realized there was a broken outlet our internet was plugged into, so there was a second outlet it was supposed to be plugged into. Not sure if I'm explaining that right, but he had to drill holes into our wall to get the wire to go straight into the bedroom. But, no problems since then! Community: The community was pretty quiet and safe. There are kids who play outside during the summer, but they're not loud. Neighbors are friendly and keep to themselves. The addition of the small dog enclosure has been nice, and most owners are responsible. There are a handful who never clean up after their dogs, which is frustrating to see. But, the community is well-maintained generally. Parking: There is plenty of parking along Basque Ave. We've never had a problem finding parking, although there are occasionally events with the school or library, and then it is packed! But, this does not happen very often. The train track area can be a little sketchy at night, but the gates of the community keep trouble away most of the time. My husband's car has been broken into once before, so just keep any bags or belongings out of sight. As for the garage, the only frustrating thing has been sharing it with irresponsible neighbors. He has already moved out, but we had a garage neighbor who would never close his garage door, so I had my wedding decor and mementos stolen from my side of the garage! Very sad and frustrating, but it was out of our control. Laundry: Similar to the other complaints we have, some neighbors are just dirty or inconsiderate. For the first 5 years, we didn't really have any problems with the laundry room aside from the occasional broken machines or excessive pet hair in the machine. But lately, there has been a noticeable difference. The machines seem dirtier and smell, probably because someone didn't use enough detergent? There has also been a resident who leaves their clothes in the washing machine for 1-3 hours before moving it to the dryer, and then leaving it there for another 1-3 hours! I counted. Just one (maybe more) inconsiderate person that affected our quality of life. Maintenance does their best to keep things clean, but they can only do so much. Management: Matt is the nicest property manager! He is always quick to respond. He is also very understanding if you ever have problems you need to bring to his attention. He seems like he genuinely cares about his residents and always greets us warmly. We had no problems with our move-out inspection and getting our deposit back, too! Maintenance: Maintenance has always been great. There used to be a maintenance man that was AMAZING. He was so amazing that he got promoted and moved to another location, which was sad for us. The newer maintenance workers are also nice and quick, just not as quick as the first one. But, they've still been able to help us with anything we needed fixing or replacing. No complaints on this front! Overall, although there were a few frustrating aspects of Avignon, I feel that these are common issues that could arise in any complex as long as you live and share things with other people. It really depends on who is next to/near your unit. Again, we were very sad to leave, but Avignon will always have a special place in our heart!

This apartment provides a big patio which is another good pros. that you can not find any other apartments normally. Good neighborhood and pet friendly community are great as well. The manager, Matt, is a very nice and competent manager. I think he is one of the reasons that makes me to stay this apartment. So, I absolutely recommend this apartment :)

    I called La Casa Brea home for about 5 years. I had a downstairs unit with only 2 sharing walls…read morewith neighbors which was nice. My unit also has a large front patio & some dirt. I was allowed to plant items in the patio which I loved. I planted 3 roses bushes. I loved the overall greenery at La Casa and the grounds were always maintained nicely. My only complaint would be sometimes upstairs neighbors were loud - but I had a downstairs unit so some of that is expected. La Casa truly felt like home! I met so many wonderful neighbors which I now call friends. A great community and location. Yuri the manager was always friendly and helpful :). I miss the community at La Casa very much! I have to mention how safe this apt complex is too. The location is residential and since the community is small people look out for each other :). I would recommend!

    There is nothing bad to say about this place. Any bad reviews are very dated, I disagree with them…read morewholeheartedly. Where to start? They treat you like people, not a number in their system. These are not corporate-run apartments, they are run by humans who treat you like humans. Yuri the manager was amazing to me, my family and everyone else! She was very prompt in her responses if we needed anything and very kind, helpful, and it felt like she cared about us. Leo, the maintenance guy, was awesome as well, very hard-working and responsive! Second, the area is hard to beat. Living there, you are minutes from major grocery stores, freeway, places to eat, downtown Brea for a night out, etc. Verryyy very safe area in Brea, you never feel like you can't go out at night. What's HUGE is the amount of parking outside the apartment on the street! If you have guests, they aren't parking miles away and walking. Neither are you if you'd prefer to park on the street rather than the stalls they have on the inside. There are spots all along Date street usually right outside your apartment. Third, the apartments themselves were built some time ago but they keep the insides of them up to date. We had pretty grey-ish wood flooring with carpet in the bedrooms, all white kitchen which I loved, updated appliances, sinks, etc. It is a very happy place, the courtyard areas are beautiful and well-maintained. Very green, lots of plants and flowers, very clean and it made you want to spend time outside. Not to mention the play area for kids! They have ample amount of space for kids to run around, even a cute, clean playhouse which I'll include in pictures. Lastly, the price of these are unbeatable! I know rental prices fluctuate, but these beat ANY 2 bedroom in Orange county. They aren't trying to rob you. My husband and 2 kids (age 5 and 3) were extremely sad when we left and would've stayed for years if not for another baby on the way. You will not regret the decision to rent here!!
