Both Teaira and Brandon have been in the leasing office since I've moved in and they've been great and responsive. Good: You cannot beat the location. Perfectly convenient and equidistant to anything you could need in OC/DT Fullerton. The EVS worker and maintenance staff are 100/10 fantastic. Prompt in responses to service requests and always friendly in passing on the property. Overall clean facility, especially the walkways, common areas, and parking lots. They are pretty good about parking availability, obviously it's a bit more difficult on weekends or during holidays, but I have not had any issues personally. Very inclusive of all dog breeds (although there are a fair number of dogs living here that are aggressive/can't be around other animals and it can cause issues at the off leash dog park.) But overall, I have delightful and kind neighbors and most everyone living here is very friendly! Bad: As is the case at most apartments these days, is the management. I had an overall great move in experience and great working relationship with the office. There were difficulties that arose during moving, however management was spectacular at communicating resolutions, as well as accommodating inconveniences in other ways. My apartment on move in day was filthy and strewn with bugs and the previous tenant was clearly a smoker because tobacco/tar leak from my bathroom fixtures every time I shower. The staff ensured they would do another clean prior to moving in and the manager even walked my unit and made promises to come clean, steam, and replace the scratched appliances. None of that happened at any point until about 2 months later when I followed up about the stovetop getting replaced which was done promptly after. After a couple service requests were completed I was accused of smoking in my unit despite having reported my downstairs neighbor for smoking on their balcony. Multiple notices go out at a frequent rate (in my opinion) regarding compliance with new rules that are not stated in the lease agreement. Example of this include restriction of gym hours from 24/7 access to I believe 7am to 10pm (yet rent was raised 90 dollars at renewal for the decreased access), and at one point the manager even approached me during my workout at some point between 1-3pm in the afternoon on a weekend because she felt I was being disruptive having finished a set and having the dumbbell fall to the padded mat under the bench. I had a horrendously difficult experience between the staff and 3rd party verification the property uses to register Emotional Support Animals. Very few people actually pick up after their dog finishes their business and the dog park gets a fair amount of weeds that are not dealt with very frequently and I feel bad for the individual that has to clean up after people because it's substantial. No upgrades have been made to the property in the last 18 months other than mulching the dog park once a year, and a door intercom system that delivery drivers seem to struggle with. Between the 2 buildings there is one mail room and amazon hub, meaning those that do not live in that building have to go outside and enter the adjacent building to pick up any mail or packages. Security to the apartments themselves is decent, however in Building 2, of the 4 accessible doors, one has not worked via fob access since I moved in, 1 is frequently inoperable, and the door leading from the garage to the elevator has been compromised for weeks. Over the Thanksgiving holiday multiple service needs were left incomplete, such as the access door (held open by the broken handle for multiple weeks now), as well as the hot tub. None of these were addressed to residents by staff prior to them having a long weekend off. At some point between the hours of 10:40 pm on 12/3 to 8:05am on 12/4 the facility shut down the elevator to the entire building 2 without any notice, and as of 1pm this afternoon I have yet to received any letter of acknowledgement or repair status from the office. Every so often the office will host a food truck or some event that take place on week days from 12noon to about 3pm so it's difficult for many people to attend, and these food trucks are not covered by the office and are often expensive. And finally, if you end up in a mountain view apartment, you will have to listen to dogs barking constantly and residents in the next neighborhood over host family gatherings often and loudly to the point where I have had to call noise complaints with the local police office on a couple of occasions. It is substantial, happens for hours at a time, and there is nothing that the owners or OC animal control have done to resolve the issue (obviously this is not the fault of the facility, staff, or management, but I feel it's worth mentioning as it wakes me up relatively frequently on weekends or keeps me up later in the evenings). I have overall had a decent experience at 770 apartments and wouldn't actively convince someone to NOT live here, but I will not be renewing my lease for a 3rd year. read more

We had been living there for the past two years & are so grateful we made the choice. 770 really set the bar high, while we were looking for an apartment. The apartment is beautifully designed, with easy functionality. I appreciated all the amenities, particularly the in-home washer & dryer. The placement of the huge window gave us plenty of natural sunlight & an even better view. There was never a day that we didn't roll up the sunshade & watch the sunset from up high. We have made many friends amongst the community, from neighbors to staff and could not be more blessed to live in such a friendly community. Teaira & Brandon have been with us throughout our stay & have always been on the top of their work. Having the 770 app also made communication simple. The maintenance crew was always really friendly & knew us by first name. I couldn't have asked for a better place to stay. read more

So many great reasons to live here! Buildings are modern and well maintained. The pool area and the little dog park are wonderfully relaxing and clean. The gym is a good size and always smells great. The leasing office staff are knowledgeable, helpful and always warm and welcoming. Maintenance is always quick to respond and get repairs done well. Walking distance to the train station and all the great restaurants and shops in Downtown Fullerton. Fwy access is super close. The Harbor Blvd facing units have quite a bit pf noise pollution because it's such a busy artery but the triple paned windows are a great help. And the backside of the buildings is very tranquil. Visitor parking is somewhat limited. Would absolutely highly recommend for anyone looking for a place to call home in Fullerton. read more

I lived here with my dog in a 1 bedroom on a 4th floor corner apartment from July 2022 - July 2023. I had a great experience living in this complex. The appliances were all new and worked well. I had an issue with the refrigerator making loud noises for a while, but maintenance was always on top of helping me with it. I felt very safe in this community. You needed a FOB to go anywhere in the complex. I felt that my car was always safe in the gated underground parking garage. The neighbors were also always kind and my dog made lots of other dog friends in the complex. The sound proofing between units was excellent, I didn't hear my downstairs neighbors or next door neighbor at all. Overall loved living here. The apartments are pricey but you really get what you pay for. read more

We stayed at a Airbnb for a weekend. It looked very nice from photos. The place was beautifully decorated but was not very clean. The master bathroom ventilation system was "caked" with accumulated dust from what looks like months (if not year) of lack of cleaning; the carpet was dirty (spots); the spare bedroom ceiling/light fan only worked on "high". They came the next day to clean the unit but not the other problem. For a high cost, this is unacceptable. The location is not very conducive to walk stroll around. read more

It's been nearly a week since we said goodbye to our beloved unit in 770. The biggest pulling factor to living here was the giant window in the living room where you'll get an abundance of natural sunlight! The thought and design that went into the units handled very well, super functional and ample amount of storage. The convenience of all the eateries and markets within a 10 minute radius with an honorable taco truck that puts up shop just in the complex beside us *must try - location is surely nothing to complain about. But what's the biggest selling feature? The community you're in! From neighbors to staff, you werent going one day without a smile or a "hey". The people here are super friendly and nice, maintenance staff are constant faces you'll see and they were surely the favorite part of my puppy's daily walks. Teaira and Brandon have been with us since we signed our contract and they were as helpful and prompt as you could be. Both me and the hubz can't express how happy we were to spend our first year down in OC at 770! read more

I do not live here but writing this as a prospective tenant who had a scheduled appointment to visit the property earlier today. I drove up to Fullerton from Costa Mesa and happened to get to the area earlier than planned so tried calling the office to see if I could stop by earlier than my 2:30 appointment. There was no answer so I just drove around the area for a while. When I went to park at the property closer to my appointment, I had trouble finding a parking spot. Maybe I missed them but it didn't seem like there was any parking for prospective tenants in front of the building but I managed to find an empty spot a short walk away. When I arrived at the leasing office, nobody was there. I stood out there past my appointment time and still nobody arrived. I finally left, hugely disappointed by the lack of professionalism in this. Nobody tried to contact me when the appointment was missed. Definitely will not be rescheduling. read more

Team is on point! Jose the maintenance manager kills it!! I believe it was built in 2018 (could totally be wrong) but man that place looks brand new! I moved in about 3 days ago and it was such an easy process and the management team was amazing with assisting me with everything I needed to move in. Don't understand why this place is not averaging at LEAST 4 stars. Please take the time to tour this place, it was my 9th apartment tour in OC and it was so refreshing to see a well kept up community. 10/10 very excited for the new home read more
