Patio in the room
Henry S.

My girlfriend and I moved here about a month ago, and we're loving it so far. It's a very quiet and clean complex. Most of the stores you need and don't even need are close-by. Grace (the administrator) is really friendly. We're renting a one bedroom and I must say, it's really spacious. We even have enough space to make a corner office in the living room and it's not not clustered. The view from the room is lovely, so we decided to make the patio a nice place to sit and just relax by putting some artificial grass and a patio set. In as much as I love the property, I, however am not very much pleased with the parking permit cards; it'll be nice to have a small sticker on the corner of your windshield, not the rather large paper permits we have hanging now. The gym too could be upgraded. And for those interested about the parking, there's loads of street parking!

Huge living room that has plenty room for my office

We moved from Aria Apartments in Cerritos to Monterra Springs in La Habra two months ago. We thought because we were saving so much money we'd have to deal with downgrades but the exact opposite is true. I under estimated the value of peace & quiet, a view like we have of the Azusa Mountains, excellent stores & restaurants within walking distance Monterra offers. The laundry room alone made the move worth it. Graciela is an attentive friendly manager. If a service call is needed she's on it. She's very easy to work with. The pool area is a nice place to relax and from my experience the neighbors are all very friendly as well. My wife and I really like it here. I'd highly recommend living here over the twenty places we looked at before choosing Monterra.

The beautiful view!

If I ever needed something I would email Grace in the leasing office and she would be on top of it.

I lived here for a year. Feb 2025-March 2026. I'm just going to be real on my experience. Many many…read moretimes we had no hot water, the boiler would keep going out and when they had to fix it there were times they had to shut the water off for a period of time. Our car was broken into while parked in the car port, the lock on the door and ignition were popped good thing insurance covered it but still out deductible $. Someone stole a package from my door. Homeless man tried to enter our apartment, homeless woman sleeping in the hall of our building. Get a ring door if you live here! Laundry machines were out of order many occasions. My sliding door had to be replaced shortly after moving in, the front windows leaked water, the water started to leak from the top of the new sliding door, due to the leaks the water got into the wall and it was mushy had water damage. The parking is a challenge being they only give you 1 assigned spot but you can ask them to put you on a list for an extra parking spot but there is an additional fee. The way they bill for utilities was explained to me depending on the occupancy of how many people live in your unit, so hope and pray none of your neighbors have a bunch of people living with them that they didn't put on their lease, our utilities for two people would run anywhere from $100-130 a month. Our bathroom had no window only a fan so there really is no air flow so it would get mold and mildew on the ceiling and the walls and I would have to bleach the ceiling and walls weekly to try to prevent mold and mildew. The tub caulking would also get mildew and it was hard to get clean, the water in La Habra is not very good it is very hard. The water would come out brown or yellow. Be careful of the cleaning products you use on the bathroom sink it will strip the color and you will be charged. Approximately 60 days or more before our lease was up we received a rent increase of $153, you can ask them to reconsider a lower increase amount but this seems to be a yearly increase. When you move in make sure you note everything and let them know because even if it is a little spot on the wall or the floor or sinks and tub, if you don't you will be charged for it when you move out. The staff can be helpful, Yvette and Jake were my go too people, and maintenance are always very responsive. These apartments are old and need upgrades for the amount they are renting them out for. They say there is security but I never saw them the whole year I was there. It is not a gated community and there is no management on site.

However, over time, things noticeably declined. Long-term residents end up paying more in rent than new tenants, which doesn't feel right. Maintenance has become slow--when the gym equipment breaks, repairs take far too long. Parking is also a constant issue, often forcing residents to park far away from their own building. It honestly makes you wonder how many people are living in this complex. I stayed as long as I did mainly because it was close to my workplace, but eventually, it just wasn't worth it anymore. Anyone who has lived in an apartment for 8 years will understand--this kind of experience doesn't need much explanation. There are plenty of great residential options nearby that actually prioritize their residents. Unlike this place, which only offers empty promises, other complexes have much better systems in place to truly support the people living there. Long-term loyalty should be rewarded, not exploited with poor maintenance and unfair pricing."
