I find it incredibly ironic and extremely disrespectful that my association in Virginia "Patriot Properties Inc." is telling me that I'm in violation and that I have to take down my patriotic American flag (via telling me to take down my flagpole)... and of course the new owners will not be able to close escrow until I comply! Wow... just wow! This company is a absolute disgrace! At the very least they should change their name to Communist Properties Inc. I spoke with the association manager and they refused to compromise in anyway even after I explained that removing the flagpole will cause damage while leaving it there looks clean. They continue to argue telling me that I had to remove the flagpole that's causing damage to the wood trim and that I would have to repair it. Having homeowners remove flags from the property is something I can't even overcome or fathom. Especially with the current political climate I didn't think this was a tree if they wanted to bark up but I guess I was wrong so here we go. It has been very discouraging dealing with Patriot Properties. My wife and I paid our application fee and only heard back by email after we reached out several times. No one has ever answered the telephone leaving me to believe this is not a real company. In an email from this company, they guy told us the property we were interested in had a pipe bust causing damage. When I asked if there were other properties that matched our criteria, the gentleman said he would check and get back. That was several days ago. I'm guessing my next steps are reaching out to law enforcement and possibly the local media. Companies like this should be exposed. read more

RUN!! The. WORST. Property Mgmt Co to rent from. We paid our rent on time and provided all the necessary deposits. At the end of our lease, they couldn't have been any nastier! PROS: -Will take care of any household maintenance but you better insist they come same day bc they will brush it off as nothing. CONS: -Took money from our deposit for a permanently stained oven that we received in worse condition. -Did not care we had a newborn in the house and allowed Realtors/ strange folks to ring our bell at all hours of the day. Was not cooperative about calling us first to open the door rather than ringing the bell and waking up an infant. -Rude and nasty customer service no matter how nice and pleasant you can be. CONCLUSION: 0 Stars if I could. There are other great PM companies out there that provide excellent customer service to both tenants and landlords. Stay away from this company. read more

Patriot Properties has been managing our leased condo for 6 years. We live in another state from our property and hiring Patriot has been the best decision we could have made. They handle everything : Finding and vetting our tenants, doing background checks, inspecting the property, handling any repairs or services needed, collecting rents. When there was a rare problem with our tenant they handled it. We never had to get involved. When we had a very difficult tenant during Covid, David was able to resolve everything. When the tenant lost his job and couldn't pay the rent, Natasha worked diligently with the county rent assistance program to be sure we got all rent. She and David really went over and above during a difficult time with a very difficult tenant. I don't know how we would have been able to cope long distance and having them on our team allowed us to sleep worry free at night. I believe anyone who has anything negative to say about this company has probably been someone like our tenant who didn't like that they couldn't pull anything over on them! We just listed our home for sale and used the Patriot Properties realtor, Loren, as our agent. Our home sold quickly and again, Patriot Properties did all the work. Everyone we have dealt with there has been professional and efficient. Our calls or emails were responded to without delay. I have used Patriot Properties to rent my home for six years. Dave, the owner, has been in this business for decades and has always guided me in the right direction. Their online system is fantastic for keeping all my records in one place which makes doing my taxes so much easier! They take care of emergencies and maintenance and are extremely responsive if I ever have questions or concerns. They ensure the home is kept in excellent condition and send me pictures. The property manager was Richard at the time and he was great, professional, helpful, then apparently George who replaced Richard he was also great property manager. When me and my family were in the process of signing everything at the office, all of the employees were so nice and friendly. Then a year past our lease was ending we decided to move because we bought a house. I kid you not something crowded up to their behind and all of the sedan all the staff was rude, raising her voice at me. I just asked Juliye Wood simple question such as hey can we schedule the final inspection for the 5th of March since the property will be vacated and her tone of voice risen at me and said we are not obligated to schedule this early for the final we have other properties. If I can save anyone time, a headache, money and your emotions then let me start by giving a piece of solid advice: NEVER, EVER DO BUSINESS WITH THIS COMPANY. They give true Patriots and the entire city of Leesburg a bad name. I have never encountered such outright hatred towards a potential renter in my entire life until Patriot Properties and the owner "Kathy" came along. They steal your money, they run your credit AFTER you put it in writing not to and they threaten you over the phone. This is the most diabolical company I have ever spoken to. The bizarre episode started Tuesday Oct. 21st. 2014 My husband and I were interested in a property 17251 Winning Colors Pl Leesburg, VA 20176 and had been considering a serious move. We currently live in CA and working with an agent in VA. After hundreds of hours of research on multiple properties we finally saw one that was perfect for us. We didn't understand why it was on the market for so long but now we see why. When we first submitted our credit app 10.21.14 we called Patriot for the first time to make sure they received it and that was our first encounter with "Kathy". She was extremely rude, angry and spoke to me like I was the scum of the earth. I actually thought it was a joke it was so surreal. That night we emailed Patriot to retract our information and chose not to pursue the property. We detailed in the email to please shred or return all documents faxed over because our sensitive information was on it (soc sec, DL, birth-dates, etc) we also wrote we expected a refund of the credit check fee. Confident she didn't run our credit because "we did not complete all the paperwork according to her earlier that day" and the cancellation email we sent that same day we expected a refund would be on the way and our docs shredded. We were stunned to finally receive an email Oct. 24th 2014 stating the fee is not only non-refundable but she also ran our credit and will keep our paperwork on file for 3-years due to "VA Law". We didn't even submit the full fee (only $50 of the $100 required because of our retracting the rental) and we had it in writing emailed to her the same day Oct 21st that we were backing out of pursuing the property because of the level of rudeness given (also stated in the email) I decided to contact her over the phone to ask how she could run our credit even though I sent her an email not to and that is when the most horrifying and bizarre conversation took place. When Kathy who according to her is also the owner, got on the phone she immediately started to chew me out. I was speechless. Not realizing I had her on speaker phone and everyone in my office heard her I was embarrassed to say the least. I was not even able to get in a complete sentence. She went on an angry, diabolical rant stating she never talked to me over the phone on the 21st, she had the right to run our credit even though I emailed her not to and she had the right to not refund our money even though it was not paid in full. She then said something out of left field and said I was harassing her and threatening her when I couldn't even get 2 words in. It was insane! When I finally told her that our conversation was monitored and being recorded and there is proof that I never uttered one iota of a threat or harassment to her that's when she finally hung up on me. We were in love with Leesburg, VA and so ready to move over there soon but if this is what's waiting for us it's probably best we found out now rather than be in a 1-2 year lease. By God's grace we prayed for her after the calls abrupt end. She needs some serious psychological help. read more

FIND ANOTHER PROPERTY MANAGER! I am a property owner that has worked with Patriot Properties for several years since I moved from VA to CA. Nearly every interaction I have had with them has been sub-par. They are very unprofessional and unresponsive, from both an owner and tenant perspective. As an example: THEY SUBJECTED MY TENANTS TO SIX WEEKS OF A MALFUNCTIONING WATER HEATER! Patriot initially informed me that the water heater was malfunctioning at one of my properties and provided an estimate to replace it. I approved the repair the next business day and expected that they would attend to the matter immediately. Six weeks later, they call me at 5:45 AM (despite using their services for years, they never could seem to figure out that there is a three hour time difference between VA and CA) asking me to spend three times the amount they originally quoted for the repair, and informing me that it had not been completed. I was horrified that the great tenants I have in that property had been without a properly functioning water heater for such an excessive amount of time. When I questioned Dave, the owner of Patriot, I was rudely given every excuse in the book of why it had not been completed, including that Patriot was not able to gain access to the property because the tenants had been on vacation. (The tenants were certainly not on vacation for six weeks!) This was the last straw for me, and I immediately decided that I would no longer be paying these people a significant amount per month to essentially do nothing but collect a monthly rent check on my behalf. My direct correspondence with one of the tenants supported my concerns. Here are actual quotes from one of the tenant's e-mails: "I was going to reach out to you directly after I had received a very unprofessional email back from the owner of Patriot Properties - Cathy. To be honest, I was in shock with her response, given they are in a customer service business and she was not happy with me letting her know my thoughts. We knew that you were not being kept up to speed as we drilled in with them and I kept asking them how they thought it was appropriate that we were struggling with having hot water for so long and the installation vendors were equally upset and venting as they were continuously fed with incorrect information. All they had to do was show up and forward the photos I was send them with all of the details." So it seems that Patriot Properties never even bothered to go to the property to assess and address the problem in a timely manner, which is exactly what they are paid to do. This is just one of many examples of the unacceptable lack of service that Patriot provides to both owners, tenants, and even repair contractors. So as other reviewers have already said: they are the WORST! Do yourself a favor and save yourself time, money, and frustration by hiring another property manager that is responsible and competent. read more

I wish I would have read reviews before applying to rent with this company. Our application was denied because our 1099 income (primary income) does not qualify for their income requirements. I was on the phone with Cathy to clear up the math and confusion, and I was met with one of the most unprofessional "professionals" on the phone. Rather than try to work with me regarding verification of income, she talked down to me about simple math. She decided to pick and choose various numbers from prior years' tax refunds. I understand it's her right to pick and choose her tenants, but the woman needs a lesson in business. You don't earn business by talking down to your customers or by hanging up on them. I'm generally a very nice person and wanted to do what I could to secure the rental home. Unfortunately, she didn't want our business. She took our $100 application fee though! I just paid $100 to have a low class business owner/manager tell me what I could and could not afford based on incorrect data. It's a blessing in disguise that we won't be renting from them because I can't imagine how terrible they are beyond this step of the process. Where is the negative star? Patriot Properties is the absolute worse PM company I've worked with. I really don't know where to begin. I have lived in a condo managed by them for almost 6 years. Things were ok until year 4 when they didn't bother to send me a new lease and sent one of their unprofessional property managers to put a lock box on my door and tell me that I was probably upset because there was a "dancing white guy on my patio." After proving that they never sent the lease for me to renew, I was told that the lease wasn't sent because "someone" said that I didn't want to renew my lease. I don't know who told them that, especially since I don't talk to anyone at that company. I was then only given 24 hours to sign my new lease. Fast forward to today. I have the unfortunate circumstance of being in one of the units they want to sell. Without warning and outside of our lease agreement I was sent a text stating that the realtor needed to show up at my place on a Saturday, and after I told him no because my valuables weren't secured, he insisted that he had to come, only to not show that day and he didn't call to say he was not coming. That's professional! This company doesn't treat the tenants like valued customers. They are very unprofessional. Additionally, one of the positive comments was listed by someone who works for Patriot Properties. Oh how folks forget that social media attaches photos to almost everything these days. Talk about a dishonest, conflict of interest. In short, don't rent from these folks. I was warned by the condo association manger of the property that I rented on day one that renting from them was a bad decision. Boy was she right! I have lived in one of their properties for a year and they are by far the WORST property management group to deal. As far as having maintenance items around the property taken care of, they are pretty much non-responsive. You have to call multiple times to have an issue taken care of. Also, when it came time to the move out report, they took every opportunity they could to soak me for as much of the security deposit that they could think of. And if all of that was not enough of an experience, I had left some of my personal belongings in said property and it has taken me six monthes to track them down....only to find out they are still at the property and now I have to wait for them to visit the property and leave them in a box on the front door step. Cathy and Dave and their growing company have been managing my property for over 10 years. In that time, I've had all of 15 days of vacancy, which makes life way less stressful for me. I've also had plenty of lease renewals, which to me means the prices are set accurately and the tenants are receiving good service. Whenever something has broken, they promptly contact me and get it resolved. Both Cathy and Dave have advised me not only on individual decisions that come up, but on a macro level as well. I get honest feedback to my questions and know that I can count on them to fix it if any problems ever arise. I was a renter with this company for 2 years. They have a high turnover rate, therefore I have met many new people each year. All of the property managers I have worked with have been awwsom, but the leasing office is by far the most unpleasant group of people I've ever had to deal with. They are rude and impatient. I rented from this company out of necessity from 2010-2013. I cannot say enough bad thing about them. They were always pleasent to deal with, although unresponsive, they were very pleasent to deal with. When we declined to renew the lease that changed. Once we declined to renew, their response time was immdiate, and the nice pleasent people went away and were replaced with down right mean people. Slum lords is a compliment. Security deposit is disputed, and they lied on the lease. The lease explicitly says what the renter is expected to pay for: electric, HOA fee, etc. Water was not checked off so we naturally assumed we did not pay for water. We were informed after move in that we needed to pay for the water supply to the house. This is also disputed. They do not care to be bothered with maintenance that is needed in your home. The diverter in the shower was broke for over a year. The A/C never cooled the place despite numeous calls and complaints. $300+ electric bill for the house to be 80+ degrees all summer. Then, we get a window unit and the electric bill drops $100+. They then send us a lease violation notice. Granted, it was a HOA violation, but they are in violation of the lease by not fixing the A/C. We could not do anythting about it because we couldn't afford to move so the fact they violated the lease is a moot point. When we moved into the house there was trash left by the previous tenants (homeowner). We were told anything we did not want was trash. We were expected to leave the house without "trash." Run fast and far from Patriot Rents. read more

We have rented a house managed by Patriot Properties for a little over three years. We believe that you just can't do any better than have Patriot Properties manage the house you rent. This is *especially* the case when you need maintenance on something. They have always provided us *very* prompt and satisfactory service. The various service companies they have sent us have been absolutely superb 100% of the time. (We wish we had known about these companies in the past when we owned our houses.) My realtor warned me against it because they have so many bad reviews both in the realtor world and online from tenants and home owners. I should have listened to her. They are a NIGHTMARE. The only lady that seems to ever be in office had us jumping through hoops to apply. We paid our fees, filled out the application, sent at least 15 documents of paystubs and W2 forms to prove our income, pictures they requested of my dog, ssn's to prove our credit scores (which are in the 800s), personal letter to the owner, references from our previous apartments, etc. They declined us saying we didn't have enough proof of income. BUT I found this out NOT because they informed me, but because a week later my realtor had to call THEM asking for an update on the status of our application. The Patriot properties lady rudely informed her that she had already sent me a declining letter, SPOKE to me about being declined, and left my realtor countless voicemails letting her know. Neither my realtor or I ever got any communication from her. Trust me...I'm trying to settled into a new home so I've been glued to my phone waiting for an answer. She was extremely unhelpful and obviously horrible at communicating, like all the other reviews say. I'm off to find a new home elsewhere and feeling pretty thankful I dodged a bullet in knowing to NEVER move somewhere that uses this management company!!! read more

If you look at most of the negative reviews you will notice they are from disgruntled tenants who didn't like being held accountable in accordance with their lease. As an owner of a property in Ashburn, VA I have used Patriot Properties for 8 years and cannot praise them enough for their professionalism, punctuality, and ability to protect a property owner's equities. The rental market is littered with many, many tenants who not only can cause many thousands of dollars of unnecessary damage to an owner's hard earned property, their are also many prospective tenants who are not capable of adhering to the basic and fair requirements of a lease. Patriot Properties makes sure that both owners and tenants are protected and adhere to the lease. This obviously upsets some of the entitled tenants that posted reviews here but thats what I pay Pat Properties to do and based on the reviews from these unethical tenants they are doing their job. They are the fourth property manager I have used since 2003 and of those 4 this is the only one I trust. If you are a new or old property owner looking to rent out your property you will find that most property managers do nothing more than collect the rent check and charge you 10% of the rent to do only that. Patriot Properties is the only property manager I have encountered in 15 years of rental property ownership that is competent and trustworthy and do what I actually pay them to do. Disregard all the negative reviews from the disgruntled tenants who believe they should basically be given free housing or should be subsidized by an owner for expenses that the owner has no obligation to incur. Where do I start with this company. The receptionist was rude. She called me to reschedule our walk-through less than a week before our move in and treated me like I was stupid because I couldn't reschedule because I had already scheduled a moving company. When we moved out I hired all the people to do everything on our move out list. My husband made copies of all our receipts and personally delivered them to Patriot Properties. Weeks later received an email from Richard Hampton stating that he never received our receipts. I emailed them to him even though he told my husband no need he believed us. Patriot properties still deducted a Chimney inspection from our return deposit. I sent him an email and never received a response. My husband sends another email and gets a response the next day. Again Richard Hampton promises the return of our money. We still have not received a reimbursement. By the way not the first time Richard Hampton has shown prejudice against a woman. Our air conditioning unit wasn't working properly, and the tone he took on the phone when he asked me if I knew where the fuse box was and how to flip the switch was as if a woman wouldn't know such things. He also charged us more than the inspection we paid for the first time. I hope the guy he hired wasn't the same person he hired that told us everything looked good because the inspector we hired said the house would catch on fire if you used it. Needless to say choose another rental company to rent from if you can because it is all around crappy service. read more

Very unprofessional so far and not seeming to care about the safety or well being of the owners property or of the Tenants. The house was not presented accurately. None of the stuff that I had to sign for had been done by the previous tenants. I wrote emails, sent pictures and they seem to care less and have not provided any proof that any of the items were done. I have now had 2 septic backups into the house and they send a guy with a spray bottle to spray the floor and leave a few fans. Really? We now have mold on the walls and the lower level smells like...well... Poop!. I would seriously think twice before using them as either a tenant or a property management group. read more

Absolutely horrendous experience. I have been in the Marine Corps for the past 10 years and just returned home from my third deployment. I am relocating to Virginia because I got a job in law enforcement. Despite my excellent credit and more than sufficient income we were denied a town house. We dealt with a woman named Kathy who had the professionalism and attitude of a teenage girl. My wife called me crying because of how she was treated on the phone by Kathy. I called Kathy to get the details as to why we were denied the house. Her very first words to me were "...don't you talk to your wife?" in a disrespectful and condescending tone. She made several condescending smart remarks like this to both my wife and me; all of which were completely unprovoked. I have never been so disrespected by a company before in my life. Thanks to Kathy's grotesque display of unprofessionalism I will never recommend this company to any of my family, friends, Marines, veterans, or coworkers. Go homeless before you use this company! read more

The customer service we have received while renting from Patriot Properties has been absolutely horrendous. There is a woman in the office who is incredibly uncooperative and unpleasant and seems to go out of her way to be rude. During our time as tenants, we paid our rent on time every month, we kept up our property, we maintained the yard, etc. We were good tenants, and yet when we had maintenance issues or just general questions, we were consistently met with horrible customer service. As the end of our lease came, their treatment of us worsened. They are 100% for them and 0% for the tenant. The house had several issues when we moved in, including clogged gutters and a dirty chimney, and yet we are expected to have the house, gutters, and fireplace professionally cleaned, and the landscape de-weeded and mulched before we move out, and provide receipts! They are going out of their way to be rude and difficult. It's very sad. I would NOT recommend this company, not to my worst enemy. Stay away! read more
