I have been living here for over 11 years and soon am ready to sign another lease. I consider this place my home. I feel safe here and the location is the best as it is close to restaurants, groceries & pharmacy stores as well as entertainment areas, also to the River Walk. Although through the years that I have been living here the office staff and maintenance crew have changed I feel that everyone has done a fantastic job especially the current ones. the manager Iris De Luna, the assistant manager Mario and Cassandra running the office are very attentive, helpful and caring. They have tried to keep the residents involved offering more activities. The maintenance crew responds in a very timely manner to my requests when needed. Over the years management have updated our bathroom mirrors, our kitchen faucet, wine cooler, cooling/heating units, etc. They offer reserved garages for a nominal fee and they continually maintain the general parking area. I am pleased to call this once again my home! read more

worst complex ever.  only reason i am not giving it 0 stars is the site wont let me.   the walls are so thin that i actually sneezed in my bathroom and my neighbor said bless you.  you can hear your neighbors tv, stereo and children at all hours of the day and night.  i had a neighbor move in with two children that i tried my best to work it out with her the noise i was hearing constantly but wasn't able to.  after six months i started to report them to the office.  after making multiple phone calls i reported her via email to the manager and assistant manage (stacey zeigler) via email at least 50 times.  being kept awake at night and awakened at 5:00am in the morning, and being totally miserable in my own apartment began to wonder what i was paying $1500 a month for??? the last 60 days i was there i had to have them fix my ac unit 6 times.  that is not including the various calls to fix items that went unresponded too.   due to two  medical conditions i couldn't stay there anymore.  my doctor advised me i could no longer live on the second floor due to arthritis in my knees,  climbing the stairs was no longer an option.  they didn't care and in fact the assistant manager (stacey) said as much.  they were unconcerned when my limitations caused me to fall on the stairs.  she also inferred that since i am disabled my dog passed away she couldn't believe i got another dog.  who is she to make that choice for me.  i had no choice but to break my lease.  this is not including the drug dealer that i reported doing business in our complex.  i reported him to the office after the 2nd time i watched his dealings go down in the apartment complex.  the office was more concerned that i hadnt reported him to the police.  like i mentioned due to my medical condition it took me after seeing this occur several minutes to get upstairs to my phone to report this and by that time what good would calling the police do?   but they felt the need to chastise me for reporting these instances to them. i was made aware they have cameras in the complex but did they use them to catch him??? also when i finally moved out giving them the keys the office employee saw fit to tell me that they had evicted the lady above me whose children were making so much noise and making me miserable.  too little too late.  and isnt it unethical for them to inform one tennant that they are evicting or non renewing the lease of another occupant??? correction 7 times on the ac unit as when i went to the complex for the last time to pick up my final belonging at 10:00am on july 3rd the ac was out and it was almost 100 degrees in the apartment at that time.  so yes i did leave some things behind and the apartment wasn't the cleanest it could have been by any means.   then they email me a bill for over $6k.  are they crazy or what. read more

Don't get sucked into the nightmare!!! My wife and I have been living at Park Central at Flower Mound for about 6 months and it has been the most miserable experience we've ever had. We are currently in the process of breaking our lease so we can put as much distance as possible between us and this Hell hole. Noise: If you live below someone just be prepared to hear EVERYTHING the do, and EVERY step they take. It sounds like a rolling thunder storm in our apartment every day and trust me when I say my wife and I are not sensitive to noise. On top of that you will hear your neighbors alarms, conversations, tv, music, blender, etc. You hear EVERYTHING. Unfortunately there is a fire station located near the complex so you will have the daily pleasure of hear sirens race past the complex. You will also hear cars racing up the streets surrounding the complex and drunk people coming home late at night. You may even get the pleasure of having the village crazy lady take an interest in you which will be followed by her knocking on your door randomly and asking you for a ride to the store. In addition to neighbor and street noise be prepared for the never-ending parade of contractors and landscapers who seem more interested in being disruptive and rude than actually completing their work. In the 6 months since we moved in we have been woke up at least once a week every week from leaf blowers to power washers to obnoxiously loud beeping from their equipment. And every single one of them will yell outside your doors and windows and in your hallways. I HAVE VIDEOS AND SOUND CLIP EXAMPLES FOR ANYONE INTERESTED. Staff: I won't dog on the staff too much since the front office has been nice. However, they either can't do anything about anything because their hands are tied by the property manager Jessica. Quality: For what you pay here you should be getting much better quality. The "wood floors" as they call them are just compressed cardboard that buckle and pop up in random places and they damage extremely easily. Other fixtures and cabinetry fall into the same category. When we first moved in there were unpatched holes in the walls, there was an inch worth of grim on the counters, dust on every fan, window sills and blinds. I could go forever with this but regardless quality is not on par with price here. Overall I would not recommend this place to anyone and if you do decide to move here I would suggest setting aside roughly $3,000 - $5,000 just in case you need to break your lease like us because from our experience they couldn't care less about you once you've signed your lease. read more

I've lived here 3 years and really enjoy the community and the people in the front office.

I have lived here for 10 months and wish I was able to buy myself out of my lease for the other two. Last week, the management decided without notifying the Residents at all that they would replace the concrete along the length of our entire building (Building 7). The noise was excruciating for four full days. Seven days later, there are still cones up disallowing us from using our garages or parking adjacent to the building. My garage is within the "construction zone", so I have not had access to my paid garage for an entire week of 15 degree weather with a toddler, having to park well outside the range of where would be ok to transport a two year old in this weather. The construction literally shook the building for three days. I had to seek refuge at a friends while bulldozers, jackhammers, and excavators continued from 8am-6pm. In working from home, obviously this interrupted my work schedule enough that I had to call off for two days to just keep sanity with my family and the construction schedule. When I brought it up to the management the first day she sighed, rolled her eyes at me, and said it's really not that bad and that it wasn't "major construction", so "they were under no obligation to notify us". Even if not, heavy equipment for almost a week and no use of our garages or parking seems worth a courtesy email, right?!? This is just one example. The Maintenance Managers have turned over a few times since I have been here. Our Maintenance Lead right now is actually great, but again the management. The first problem is that the community number for Residents goes straight to VM always. If you go in to the office to put in a request, there is no urgency to assist you, so know you will be waiting a bit. If you do put if a request, you will get an exasperated look and many questions as to why you need Maintenance. Another example: My shower smelled like sulfur anytime I used it for more than ten minutes at a time. In putting in a maintenance request, I was told by the property manager, "this makes no sense, but we will send someone over". After three days, the Maintenance Lead arrived, flushed the hot water heater, and said he removed a lot of black sediment and that the buildings are getting to "that age"/6-7 years old when plumbing issues happen". Which is understandable, and I thanked him for taking care of it (although outside of the 24hr Lincoln promised window). The shower was great for about seven days, but then the smell was back. The Property team literally heckled me for days acting as though I was making it up and didn't send Maintenance out again for 6 days while I avoided showering, thinking it could be something unhealthy in the water. It turned out there was something from a previous resident in the drain backing up and that "it must not have been cleaned well when the unit was turned over to us". Now the Parking debacle. Two different times they have made Residents get parking passes. They are now adding another pass and another company. By paying for the ability to have a garage, we are forced to forfeit the ability to park in our own parking lot next to the building (which is sometimes more convenient for unloading groceries). If we choose to, we will be towed. Community rentals are a joke. They lose the book to signup, double-book the room, forget that you rented and don't leave the room unlocked. Picking up packages is another daily struggle. You are sent to a backroom, with little direction and told "go ahead and get your package". Are you getting all of them? Are there others you don't see, because they are not labeled yet? Are other people taking your packages because there is no supervision? Or just on accident, because we are all just trying to do our best to navigate the package room? Neighbors are mixed. I have some seriously great neighbors like those across the hall. But I also have the neighbor in the building next to ours who puts his large dog on the balcony to bark and the neighbors below who smoke cigars inside when it's cold, and it seeps into our unit through the floors. Despite my best efforts to bring this to management attention, especially as a health concern for my toddler, it's a no go to make any changes. So I just take her to the other side of the unit when it happens. The architecture and units are nice. I do have hardwood flooring peeling up and cabinets with scratches once painted over, now showing again, because they were not fixed properly when we moved in, but overall, the finishes are nice and the location in Flower Mound is fantastic. Do know the River Walk and adjacent complexes are always under construction, so even if the construction is not on the property, it is surrounding you. For the money, a local rental house (which is where we will be moving in two months) or the awesome Apartments in Highland Village or Lakeside are much better and easier living. Maintenance and staff go above and beyond since the day I moved in July. Richard is quick to respond and gets it done right the first time, normally the same day. Office staff are always super nice and helpful. The after hours courtesy officer went above and beyond to settle an issue I had with an upstairs neighbor's dog constantly barking. My only recommendation would be not to live above the fitness center because you can hear the music through the air conditioning vents. (White noise machine got rid of this issue) and parking is very limited. I've moved around a lot for work and have leased at about 5 other places but Park Central is consistently the place I refer people to for the office & maintenance staff read more

I live in a two bedroom. The apts are nice, granite, large cabinets, no carpet but in the bedrooms. Lots of dogs which is great. I like the area a lot. I don't like the small pool that is always taken over by kids. The walls are VERY thin. Currently everything surrounding us is under construction! Garbage and water bills just keep going up. It's really hard to park and with no gates I see the cheaper apt people walking over to our complex using the amenities. The office is run by a bunch ofmorons with Sheri the office manager being the worse. Get everything in writing from them as they are untrustworthy. They are disorganized, lose paperwork and have systems that do not reflect accurate data. I was the first person in my apt and in one year the air system went out. The light fixtures have to be constantly replaced. If you want a nice place to live SKIP this place! It sucks read more

I live in a 2 bedroom here and have since it first opened.The ownership has changed with really no improvements.The pool is small for the size of this complex and taken over by children or people having a party.The grounds are not kept up and we are surrounded by construction,The noise and dirt are outrageous and a good amount of the parking is used for construction equipment and dumpsters.The walls are paper thin so you hear everything.The rent is high and the bills here keep going up.This is not a gated community and for the cost of living here it should be. The fitness center is nice and Bryan in the office does a great job..those are the only 2 positives about this place. read more

I have been in a 2 bedroom 3rd floor apartment for the last 6 months and I am thrilled that I had the common sense and fore site to only sigh a 6 month lease. The problem started at month one. I complained to the front office that the extermination fee on my monthly bill ($42) was bogus because the several tiny spider webs and tiny spiders under the kitchen cabinets were still fine and dandy. This is when I discovered that the girls in the office are BBBIIIIIITTTCHHHESSS! Month 2: I was playing Pandora on my laptop one day when the office called and reported that the couple under my apartments were complaining that my music was too loud. Did I mention it was a laptop? The washer broke! blah blah blah. Then, my bag of Makita 18 volt tools disappeared from the garage that only I and the apartments have access to. When I complained to the front office I was told they would ask the maintenance men if any of them had seen them. UPDATE: I moved out 2 months back and last week I received a final bill from Park Central. I left the apartment SPOTLESS so I was sure it was my deposit check. Nope, I had a bill from them. I called the office and spoke to on the "monsters in the office". She was clearly on her period, having a bad hair day and very very irritated that I would call and question the final bill. She informed me that there was "one pee spot on the carpet in the spare bedroom and that there had obviously been a pet in my apartment and it had to all be replaced. What???? "I don't have a dog. I don't KNOW a dog. The carpet was used when I moved in." I have to get off here but I will NEVER pay them another cent. Do yourself a favor and a very long headache and lease somewhere else. read more

No matter which apartment you live in, you WILL experience excessive noise because they built these as cheap as possible & not insulated. On top of that, they started adding faux "wood" flooding to every unit, on every floor. Just imagine hearing every footstep, every click-clack if someone is wearing shoes, every sneeze, every door/drawer slamming. For $1,500 a month, I can't conceive how management possibly thinks they can charge that much for these units. I'm not even including the WEEKLY maintenance/ contractors that are here, making excessive noise. One left his machine on the other day, BEEPING, in the breezeway and WALKED AWAY from it!!! After 5 minutes, I went out there infuriated and had to tell him to turn it off, these are people's homes! Have also watched leaf-blowers, on several occasions, zone out while holding down on the trigger blowing NOTHING, because I guess if you want to stare off into space while on the job, it's better you make noise so it appears that you're doing some kind of work. No consideration from any of the workers & management will just deny all the problems and make excuses, without trying to rectify anything for you. I have never written a negative review & have never had such a bad experience with an apt complex. This is not at all how I expected it to be when I found this place because it's in Flower Mound & for the price, you expect to live pretty comfortably. My student apartment back in college did not provide even HALF the noise that this place does & I have, seriously, never had to hear so much disturbance from upstairs neighbors as I've had to here. It has been a nightmare and there will be days you just wanna sleep in & won't have that luxury. read more

Beautiful pool and well maintained grounds, no complaints there. However, to echo a lot of the other reviews, the walls were paper thin. I could hear the fighting of my neighbors through my bedroom wall, and when I knocked on the wall to let them know they were being a disturbance at 11:30pm, they started yelling at me. I knew the names of both the tenants, their newborn (which its crying woke me up many times in the middle of the night) and the name of their dog, all because i could hear all of their conversations. I called the front office multiple times to ask them to deal with the garbage my neighbors left outside their door all weekend because it stank up the hallway with all their dirty diapers. It was never resolved. When ending our apartment lease, the associate I was dealing with was a complete airhead, and I had to get the manager involved with almost every conversation. I've lived in some pretty cheap, nasty places, and thought this would be an upgrade. Unfortunately in most ways, it wasn't. I was just paying double for the same quality. read more

I moved in 2 years ago and i love it more and more. The office staff is great, the residents are great and the location is great. The maintenance staff goes above and beyond to fix the issue. My a.c broke down on fathers day evening, i was worried that we would go with out ac all day. i contacted the Maintenance line and Richard was at my door within 10 minutes fixing my Ac, he was very polite and before he left he asked if there was anything more that needed to be fixed in my apartment. I will be renewing my lease!! I highly recommend this apartments to anyone looking for a good place to live. read more

This place has been my home for 4 years and will continue to be for one more year. I love it here. Sherri & Stacy are very professional and passionate about this property. I have never seen managers so active in the community and actively making relationships with their tenants. The maintenance crew is also stellar. Every time I walk outside they are working furiously. This property is pretty big so to see them care about our home as if it were their own is pretty awesome. I took some time to read some of the complaints on these reviews and the biggest issue seems to be noise. Yes, it can get noisey around here sometimes however it is an apartment complex. To think that it will always be quiet is just unrealistic and ridiculous. There is usually a courtesy officer living here that we can call and handle situations that are over the top but other than that these are not houses so it is to be expected. If there are ever noise issues you can always be polite and ask your neighbor to keep it down. I really don't see what the huge issue is. I also never had any issues with bugs so I cannot comment on that like others have. The construction behind the property is to be expected with them building a huge riverwalk for the entire city of Flower Mound. It should be finished by the end of this year though. All in all, I love it here and feel completely safe. Safe enough in fact that I am signing one more year and just found out I am expecting. :) Thank you Park Central for all that you do for us! read more

My washer went out and needed a part. Maintenance was very quick to see what the issue was, ordered the part promptly and fixed the issue the next day! I was surprised how quickly the issue was solved and appreciate their promptness. I have lived here for 6 months now and for the most part enjoy this complex. There however is one problem that kills how nice the finishes and amenities are. The NOISE.. It is horrible. I can hear my neighbors talking on their phone, the person above me walks quietly but yet it sounds like she is an elephant. According to the management these buildings were built only to code which means they were built the cheapest way humanly possible. There were NO measures taken to insulate sound. My neighbor says that they can hear my TV no matter how low the volume is. You can also hear the upstairs neighbors flush the toilets, it sounds like a loud rush of water going down the wall every time they do. If you have ever watched the movie Office Space its pretty much exactly like that! This to me takes all the awesome features and completely kills them. I can not wait till my lease is up so I can move to a quieter place. I have lived in several apartments and this is by far the loudest one I have ever been in. Very disappointed with this, I was hoping to be able to stay here for many years. Value for money is not there read more

Moving in was easy and great, living has been ok. The problem is the apartment walls are thin so noises next door, and below are very noticeable. Slamming doors, music, tv's, even conversations can be heard. We live on the side that faces Morris and Bc the walls are so thin, I can hear every car that comes by, every siren from the fire department at all times of day, not the greatest sleep. We had a garage as well and our garage door was very loud, all the other doors were as quiet as can be, not ours. Parking is horrendous. They say they created a parking pass program (not enforced), cars left on lot for a solid year, have never moved, complained about it, they did nothing. They have rules when you can put your trash out. It can't sit out all day, you can't put trash out Friday and Saturday. Well the rules state you will be fined, but I see breezeways full of trash all the time and they do nothing. Amenities are a joke Bc gym is half broken, pool is small, outdoor tv is missing, grills are not clean. I could go on and on. So for $1500 a month bass, it's not worth it. We are moving 4 miles away to an apartment that's 200 sq ft bigger, gated 24 hours, w double the amenities and paying the same in a nicer, quieter area. As far as maintenance goes, they're phenomenal. They are super nice, get the job done ASAP, and tell you to call them personally if there's any issue. Front staff has changed a lot since we moved in, but overall they are super helpful with most of your issues. read more

Some of the reviews from the early days are quite harsh, so hopefully you won't let them sway you in a negative way. Only been in the apartment for about a month and so far I'm very happy. I face what will eventually be the Riverwalk, so yes there is construction. But, there seems to be construction everywhere you go in Texas! I haven't seen where it's made a huge difference in the apartment dust since the rain keeps things 'pat' unlike West Texas desert where I'm from. Let me mention my favorite amenity - a washer and dryer right in my unit. HUGE since my teenage grandson plays soccer for school and a club so we have uniforms to keep clean, as well as school and street clothes. Haven't been in the pool area on the weekend during prime time, but I'm in and out all week long and I've never seen it overrun with children, who are on summer vacation, I might add. The Amenity Center is very nice. I know it can be rented out for private parties if one wanted. There's pool, shuffleboard, a kitchen area and the business center. Sadly, had to use it before I got my printer hooked up and someone had taken the power supply from one of the computers. Maybe that's why it's not open all hours. I like the fitness center and it is open 24/7. These areas are accessible with a 'fob' for lack of a better word, which kind of secures them for apartment dwellers only. I had several small items that needed to be attended to. I contacted the office and they were attended to in a timely and professional manner. There's lot parking and street parking. Since this is a community unto itself, street parking isn't problematic. I found that I had to park on the street one night as it was late when I got home. But, it was right in front of the entry for 'my hallway' so it was no big deal. I do hear the neighbors upstairs if they are walking heavily or moving things around, but not where I can hear conversations. Last night for the first time I was in the bathroom and did hear the washer & dryer from next door, but not a distraction unless you were in there. Wanted to hit on some of the things I read about so this is a lengthy post. I am thrilled with Park Central. Glad I was able to secure a spot. I would recommend it to anyone looking for a place to live in this area. read more

My husband and I have lived here 3 years and management has screwed us over 2 of them. The management team that was there the first year was great, no problems. In the next 2 years: Our car plus 9 others were vandalized right outside the building and management refused to do anything about it. Every month our rent was never posted online and we had to go through the hassle of calling the office to figure out how much we owed. Every month they told us they would look into it and they never did for the last 8 months living there. Maintenance is supposed to change the air filters every 3 months. Well, they went a year without changing it and the A/C unit froze and the apartment got up to 90 degrees. During that time they came to fix it, we got a notice saying that we had extra dogs in the apartment, which we did not, and that we would have to pay a fine. Turns out they lost all the paperwork and the deposits for our second dog. Stacy was the worst and blamed us for it and told us that we would have to repay the $500 deposit and would do nothing to help us until we found the old bank statements proving that we paid these checks. Long story short, we went by the office every day for a week and they finally got so sick of us that Sherry actually looked for the checks and easily found them. To renew our lease again would mean a $400 increase in rent. Not exaggerating. Well, now that we have moved out we got our refund check in the mail for $3 and some change. The refundable pet deposit for the second dog was never included on the list of charges. We called the office again and Stacy told us that they never had the paperwork for the second dog AGAIN. She told my husband that they don't owe us anything and not to call back until we prove that we paid for the dog AGAIN. So at this point I called her back screaming at her and she changed her tune and was all of a sudden willing to help us. This situation is still being resolved. If you move here, don't expect to get a cent back and expect to have all your paperwork "lost". read more

I moved in a 1bedroom 1Bath in the main building third floor. I love living here, the office staff seem to be very helpful. The parking is a nightmare and many times have to park far away from my unit. The walls are thin and I hear the noise every night through the bedroom wall. But after all this is an apartment complex. They have a personal trainer that is extremely good. A massage therapist, that I have to make an appt with. An amazing salt water pool that is tended to regularly, and much more. The grounds are kept up and with the valet trash service there are little to no worries here. Would I pick to move here again? Yes..... The fault list is minor and the plus list is awesome. read more

Been here since May. Apartment is very nice love the built-in wine coolers, looking forward to the completion of the Riverwalk next door. Refrigerators come with water dispensers and are the premium side by side type. Tub is very spacious. Pool is nice, beautiful especially at night although too bad they don't have an Adult Only pool. Their gas grill is natural gas piped so you don't have to worry about bottles being full. Nice work out area and they have a massage therapist on staff by appointment ($40). Apartments are very reasonably priced and great quality. Only complaint is parking is very,very bad, sometimes if you come home late, you have to park in handicap as there are no spots available anywhere. They do offer garages at $100 more per month so suggest you include that price if you are comparing apartments. Only other complaint is the water pressure in the showers is not very good, but I believe that's by design to conserve water I'm assuming. Staff is very friendly and do respond to maintenance requests promptly. This is more of a family apartment complex than adults I would say. read more
