However, compared to when I first moved in, there has been a noticeable decline. Management isn't as good as it was previously. We used to have monthly resident events, and now we are lucky if they are once a quarter, and it's always the same food and drinks. The management made some key mistakes that greatly impacted the resident experience. They got rid of most of the pool lounge cushions before ordering new ones, ordered the wrong ones, and now it is the end of June, and we haven't had pool cushions all summer. Management also does things like schedule a bug-spraying on a holiday weekend in the summer around the pool, which means the pool was closed on a Saturday in June. This seems like something that could have been handled on a weekday. As someone on the first floor, I also find it inconvenient that I pay more rent than the apartments above me, yet when they hired window cleaners for the exterior, they did not clean the first-floor windows. My windows haven't been cleaned in 4 years, so I had to do it myself with Windex and two rolls of paper towel (who owns a squeegee and bucket in a one-bedroom apartment. I still couldn't reach the top of some of the windows either, since I also don't keep a ladder in my one-bedroom apartment. The TVs in the club room no longer have sound, and they pay for fewer channels than previously, so now none of the residents hang out in there anymore. They also have a fireplace in the club room, but you can no longer turn it on. It seems that, given the higher-than-average rent in the area, we are not getting much less than we used to, and I no longer think it is worth the extra cost. I used to really say how much I loved living here, but I'm underwhelmed now.

Amazing Community and Incredible Location!…read more I've lived at Amli Grapevine for six months now, and I can confidently say it's perfect! The concierge and maintenance teams are not only incredibly friendly but also truly excellent at what they do. Work orders are always addressed within 24 hours, and they're constantly fostering a sense of community through fun activities and events (last month: beeswax candle making, this summer: Aloha cocktail party). Plus, they're so sweet to my dog, which means a lot to me! The amenities here are top-notch. From the private dog park (where the dog owners are amazing!) to the luxurious outdoor pool and chic indoor clubhouse pool table with multiple large-screen TVs for special occasions, everything is thoughtfully designed. The square footage for the price is unbeatable--I've looked across the country and haven't found anything else that compares. The location is absolutely incredible. Just two blocks away is the charming, vintage Main Street with its boutique shops and restaurants, plus the luxurious Hotel Vin and its adjoining food court right by the train station which turns into the Santa Clause Express during the holidays. We are the Christmas Capital of Texas after all. Right now we also have a temporary ice rink - and the year-round Golf Station where you can practice your swing. Lots of business travel? You can leave your car at home. Or it's only a quick 10-minute train or car ride to DFW Airport, making travel super convenient. On the other side of the apartments opposite main street, we have a beautiful (looks brand new) soccer field, library, recreation center, and conference center. Shopping options? Upscale stores in nearby Southlake to the left and outlet stores just 10 minutes to the right. And thoughtful extras: safe, secure parking with cameras, a full-size gym, multiple office spaces, and even a stylish, fully-equipped conference room for meetings. This place truly has it all--an unbeatable community, top-tier amenities, and the perfect location. If you're considering moving, don't wait. Grab an apartment here while you can--you won't regret it!

To all current and future residents:…read more The short version: living here was generally fine. The move-out experience was not. Based on my experience, I would choose another apartment before renting here again. If you do rent here, get everything in writing--every conversation, every instruction, and every policy clarification. We lived here for three years. For most of that time we enjoyed living here, but during our last year the experience began to decline. Residents not picking up after their dogs became a persistent issue despite repeated emails from management, and the back gate seemed to be broken regularly. A few months before moving out, we asked to remove our garage. When we added it mid-lease, we had been told it could be removed at any time. This time we were told that policy had changed, but residents had never been notified. After speaking with management, they eventually agreed to remove it for our final two months as a courtesy. The biggest issue came during move-out. The move-out checklist instructed residents to retexture wall repairs. Wanting to do it correctly, my husband went to the leasing office and asked Ron exactly how the walls should be repaired. He was told to fill the holes, not sand them, and to run his finger across the repair to recreate the texture. My husband even asked if he needed a special texturing tool and was told no. After completing the repairs exactly as instructed, he requested a move-out inspection. Ron said there wasn't time to do one and didn't offer another appointment. A few weeks later we received a move-out bill for over $1,000, with roughly $900 for wall repairs. Danielle sent us the third-party contractor's invoice showing repairs for 90 holes. When I explained that we had followed Ron's instructions, we were told a different version of events. We were also told we hadn't used spackle, even though we had. The explanations continued to change. We were initially told move-out inspections were commonly provided. Later we were told they weren't required under the lease. The carpet charges also changed from being described as pet-related to being because the carpet was "damaged beyond repair" after three years of normal living. After several emails, management reduced the wall charges by 50% as a customer service gesture, which I appreciated. Even so, we were still left paying hundreds of dollars for repairs that were completed according to the instructions we were given. The most frustrating part wasn't receiving a bill--it was relying on verbal instructions from the leasing office only to have those conversations later denied. Ironically, if we had ignored the instructions we were given and simply filled and sanded the holes, our bill likely would have been much lower. My advice to anyone considering this property: if you have a conversation with the leasing office, send a follow-up email documenting it. If you ask for move-out instructions, get them in writing. A simple email could save you hundreds of dollars. Our three years living here were ultimately overshadowed by the move-out process, and that's why I cannot recommend renting here.

I have lived in apartments all over DFW. And all in areas considered far worse and far cheaper. And…read moreyet Stoneledge takes the cake for the worst experience of them all. In fact, I never encountered issues with apartments until living here. I will pray for whomever takes our old unit. We lived here 2 long miserable years. The only reason we stayed another year was because we lost track of our 60 day notice period. Where to begin? Upstairs neighbor had a miserable old dog cooped up on the third floor that would howl and bark incessantly from separation anxiety every time they left the unit. Darcy was condescending and tried to tell us maybe it was a different unit and we were hearing things wrong. Seriously? And if you invited them to observe as instructed, they were conveniently unavailable to come listen. Neighbors would then retaliate by jumping and stomping after the office would give them warnings about their dog. Dogs run this awful complex. Then I filed two noise complaints with police as instructed regarding the howling despite REALLY not wanting to do so and Grapevine PD did nothing (surprise!). Eventually they got a shock collar for their dog which resolved the issue (okay then lol?). Neighbors were a young couple that also had loud performative intercourse in the middle of the day. It was sooo gross. Not to mention the girl wore heels all day in the unit and stomped everywhere. Who does that? Fire alarms go off for 45 minutes at a time in the middle of the night. I'm talking 3 AM. Water in our building went out for days this summer for repairs. Couldn't shower. I had to call and inform them it was turned off in the first place because they had no idea. That or they lied to me and pretended to be unaware. They send daily emails to check your utility closet. It's actually comical. That was our favorite bit for a while. You need a phone app to get into your own apartment complex gate. Real safe while driving. And sometimes the app has an outage. Because FOBs were too expensive and annoying I guess? Seriously? Oh and a cleaning vendor broke our dryer hose and completely trashed our patio with lint. Then office told us tough luck and to replace it for $10 ourselves. It was more like $30, thanks and a waste of time for me to do one month before move out. Then they doubled back and said "we're coming to fix it" (3 WEEKS AFTER THE INCIDENT)! And they only offered because same thing happened to many other units who also complained. Girl you cannot seriously think we went without a dryer for 3 weeks! It was insulting. Then at move out they will ALWAYS rip up all your carpet and check underneath and charge you for small stains that otherwise pose no issue to the unit or the age of the carpet. Even when you have meticulously steam cleaned and even when the surface of our carpet was plush and pristine. You will get charged $400 minimum at move-out. Guaranteed. Please heed the many other reviews mentioning this. They did it to my partner at her last unit and I should have known better than to entertain living here. They pass on replacement costs to residents. it's their MO. Ron is a very nice man and I feel bad for the leasing agents they put alone upfront while Danielle and Darcy hide in the back like cowards. As a result, leasing agents position is a revolving door. I mean, we must have had 4-5 different agents in our 2 years here. I tried numerous times to talk in person and respectfully hash things out with management so we could get to the bottom of the howling dog for instance. I would see their face then be told, "Oh she just left." AFTER WE MADE EYE CONTACT! Lol. Crazy this complex gets away with what it does. It's a pig in lipstick. Insanely high rent prices for the worst living experience. They toe the line just right with their nefarious business practices. Much like HR for a company, remember they're not here for you. They're here for Simpson Property Group. Oh and I hope you enjoy ChatGPT emails from management :)

Resident since April on a 16-month lease. I've tried to give this place the benefit of the doubt at…read moreevery step, so this is a last resort rather than a first reaction. The unit wasn't clean or finished - drawers sitting unassembled, dirty surfaces, windows, patio & and an actively leaking toilet. Maintenance fixed the toilet same-day, which I'll credit them for, but it took three days to get the apartment clean. The dog relief pad on my patio was covered in feces and urine at move-in and took about a month to remove. Most move-in items weren't closed out until the end of May. Know the real monthly cost before you sign. My quoted rent is $1,779. My actual statement is $2,009 - a $100 amenity fee, $35 valet trash, a separate $20 package-delivery fee, $8 pest control, plus allocated water, sewer, trash, and two stormwater/drainage lines. These are disclosed in the lease addenda, so this isn't a bait-and-switch, but nobody walks you through what it adds up to, and some charges appear on your ledger under labels like "Package Locker Income" that don't match the lease. Add electric and I'm at roughly $2,260 on a $1,779 apartment. Electric is high because the buildings aren't sealed well. Over $250 for a two-bedroom, close to double what I've paid in comparable units - and the community rules require you to leave the HVAC running at all times, even when you're away for days. Amenities. The pool was out of service for over two months waiting on a city inspection and repairs while I continued paying the $100/month amenity fee. Management did issue a $50 credit, which I appreciate but that's roughly 20% of what was charged for an amenity that didn't exist during that window. In addition to this, the gates have been stuck open since I moved in, and non residents routinely are using the gym and basketball court, which has yet to be enforced Management. Requests sit until you follow up repeatedly. Though I'll note this has been getting better. This is the difference between a property with growing pains and one that isn't managed well. I'd gladly update this review if management provided a clear written breakdown of what the $100 amenity fee covers relative to the separate $20 package fee, and brought the pool credit closer to the period the amenity was actually unavailable. The location is great ,it's the only reason this isn't one star. Prospective residents: ask for the full fee schedule and the all-in total before you sign, and ask what the average electric bill runs. Hope things can continue to get better but there is still a lot the property & management need and can do better.
