Shameless and Unethical - Sent to Collections Before the Bill Was Even Due The apartment complex submitted my final bill to a collection agency the day before it was actually due. On that same day, I submitted a formal dispute, but the leasing office completely ignored it - no response, no communication whatsoever. A month later, I received a letter from collections and was forced to pay the full amount under pressure. When I reviewed the bill, I realized it included water, trash, and management fees for the two weeks after I had already moved out. I was being charged for services I never used. But here's the most shameless part: six months later, I received another notice from collection claiming I owe $3.48 in interest! All over pocket change? This is absolutely ridiculous. Throughout this entire process, there was zero communication, only predatory charges and unethical practices. I strongly urge everyone to avoid this place unless you want to deal with the same harassment and unfair fees. read more

I lived here for about two years and had a pretty good experience! It is in a great location -- always felt very safe and it's close to many parks, stores, restaurants, etc. It's also conveniently situated between two walking trails! Management here is somewhat difficult to contact/deal with. However, probably one of the best parts of this complex is the amazing maintenance team! They are incredibly quick to resolve any issues! I would recommend Vine South! Great place to live. read more

BEST APARTMENT COMPLEX I HAVE EVER LIVED IN! Vine south apartment's staff, and team care deeply about keeping their tenants happiness. Although the apartments are older (they have been upgraded, so all very nice!!) when little maintenance thing arise we have received nothing less than the highest level of customer service and communication. They send maintenance out ASAP. We are so appreciative of the maintenance crew as well as the front office team! Truly great people!! This complex is nestled right in between Colleyville, Euless, and Grapevine. Just a short 8 min drive from Southlake. There's a Target 2 mins down the feeder & a Lifetime fitness 8 mins down Hall-Johnson road. We have been living here for 2 years.. and couldn't be happier! The prices are fair for the area, and parking is AMAZING! Dog parents- there's a cute little dog area in the front of the property & doggy bag stations throughout the property- sooo nice! Plenty of areas for your pup to enjoy outside in between buildings. If your looking for an apartment in the area that's the right price, location, and delivers amazing tenant customer service.. look no further! Vine South is top notch! read more

I lived here for 9 months in between moving to the metro area again and buying a house. I had thought I was going to be taking a job a couple miles away, so moved into a slightly smaller unit than I had wanted to avoid having a commute. Then I ended up keeping my old job in Houston and telecommuting! So I probably should have lived somewhere that had a bigger apartment available at the time, but I didn't and I did fine. All that said, this is easily the best run apartment complex I've lived in (and I've moved a LOT. I think I've lived in about 25 different places since college, for reference. Only a few of those were owned homes.) Thank you, Nancy & co. for the excellent service! The overall condition of the apartment was very good. A few minor things broke at various times and management always sent a fix-it person that day. At one point, a toilet overflowed and flooded the unit - I called maintenance, they sent someone out within a couple hours and within a couple days it was clean and dry, as good as new. The complex is very quiet. My unit was near the pool but I rarely heard much pool noise. They had a comfortable workout room that I used frequently. The pool & spa were well maintained. I don't think they had any grills to use, that's a minor quibble though. Parking was always very abundant - I could have a dozen friends over (assuming they would fit in my apartment) and there would be plenty of parking space. They provide many pet stations with poo bags so most dog owners like myself were very considerate. The prices here are higher than average, but this is definitely a case of you get what you pay for. The higher prices keep the riff-raff out and pay for that excellent service. (Note - I am not saying that all people on a tight budget are riff-raff, that is obviously not true, but generally people who pay more for something are more inclined to treat it well. Unless they are so rich they don't care, but they probably aren't living in an apartment in Grapevine anyway.) I will warn you though to treat the carpets well - my dog sleeps next to my bed, and he usually slept just on the carpet without a blanket. The oils coming off his fur stained the carpet in the bedroom, and I had to pay to replace it, which was not cheap! I wasn't upset that they charged me to replace them - clearly my dog had damaged them - but I took umbrage when it was suggested that it was urine that had done so! My dog never once had an accident in that apartment (or anywhere else, since he was housebroken as a pup!) His feelings were hurt to be so accused! Apparently sweat/oil and urine look the same to their fancy light :( All that said, if heaven forbid I ever had to leave my wonderful house that I don't ever want to move from, I would definitely consider living in Lincoln Vineyards again. I'd just make sure my dog slept on a blanket! read more

Highly recommend this complex if your looking for a quiet, safe place, lots of stores, restaurants and good schools near by. The front office staff always goes above and beyond to help you with anything you need. Maintenance is very quick at responding to your requests and there are usually no repeat calls for the same issue. The grounds are kept clean, no parking issues like we've had at other places. We've received lots of compliments from family and friends when we have them over on how open our apartment looks and how nice they are. I'd definitely refer anyone looking for a new place to call home. read more

I absolutely love this complex!! They have amazing floor plan selections and very up to date on styles and colors! The location can't get any better and the pool is like being at a fancy resort! We've lived here for six years (2013 - 2019) and plan on staying for many more years. Location, location, location: less then a minute to easy-on-easy-off highway 121 just south of historic downtown Grapevine; midway between Ft Worth (or Dallas) and Plano/Frisco. Five minutes to DFW (airport). Can take highway 121 or back roads and avoid the traffic. Just two minutes north of brand new Glade Parks shopping complex: probably one of the best shopping complexes one can find. Incredible schools in the area; I believe the high school located immediately adjacent to the apartment complex is nationally rated. Many folks live here simply so their kids can go to Colleyville - Heritage - Grapevine middle- and high schools. Management is incredibly responsive to anything that needs to be done. One can do everything on line or in person at the manager's office. Repairs/responses to apartment issues very fast/very timely. Wi-fi reaches pool area. Barbecue in pool area. More than enough parking. Covered parking available. But for me, it's all about the responsiveness of the manager's office and the location. The neighbors are wonderful; never any noise problem. Don't listen to the 1 star reviews, they're obviously high-maintenance. This place was great, Denise and Marissa who work in the office are amazing people and help with anyone you need. On a Sunday at 11pm they came and unclogged my toilet within 20 min. This complex is great for reasonable prices and good location, everything you need is within 10 min. read more

Do not recommend. Very high rent for very old apartments where the management wants to nickle and dime you all the time. The only reason you want to move/stay here is because of the school. These are not luxury apartments as they claim. Thin walls, thin carpets, old appliances. These are old apartments with new paint. Not energy efficient. Your electricity bill will be upwards of 150/200. Take pictures of move in and move out else they will write up a big cleaning bill on move out and threaten to send to collections. Better/new apartments are close by now. read more

I've lived in this apartment complex for nearly 4 years, moving in with my kids so they could complete high school at CHHS. With my last kid preparing to graduate this June, they are not renewing our lease which goes through March because of the big renovation. They want to be "luxury apartment homes" yet my 3 bedroom does not now, nor will it have after renovation, even a soaking tub. I went 2-3 YEARS without a working dishwasher because the poor quality maintenance personnel replaced my hot water heater and sent debris into the water lines. I must have submitting a dozen work orders, even telling them the water line was clogged. I was told I didn't know how to load and use a dishwasher, and it was suggested I might "rinse" the dishes first. They continued to send unqualified maintenance personnel who would turn it on, hear it run, and say it worked. It was at about the 3 year mark a plumber was finally called and cleared the badly clogged plumbing line. You would think a business -- any business -- would value long term customers. But now that they want to collect a much higher rent, they are kicking us out on the street. They offered to renovate while I lived in it (lovely) but the result would be HUNDREDS more in rent and still no tub. All I've asked for is to go month to month at my current rent until I know where my daughter will go to college and where I need to live. But, they will only agree to that if I PAY HIGHER RENT! Even though the cheap apartment finishes are falling apart - due to the low quality - they want to raise my rent before they kick me out and force me to incur moving expenses. STAY AWAY. Life is too short to deal with folks who care only about the money and have no loyalty to their long-term tenants. read more

The grill is a LIE. Doesn't work. No gas line. 1 measly tank of propane for 500+ residents. Stupid marketing ploy. So what do residents do? They buy their own hibachis or charcoal grills since the community one never works, thereby endangering the entire community by introducing fire risk. Nice. read more

Staff are professional yet down to earth. From my initial contact,tour and information about the apartment, gym,pool,pets,parking,mail center, security,maintenance, and business center and close proximity to grocery,sonic,subway,Wendy's,hair salon,pizza, Snooty Pig,Mexican restaurant,cleaners and coffee cafe. I stopped driving soon after I started living here and I was glad I could walk to the above mentioned places.My sister lives 5 minutes from vine south. I've lived here 31/2 years. I visit with the staff daily, and consider them as family. I feel comfortable and confident they will address my concerns and needs. Maintenance issues are resolved within 2 days and the staff are friendly and eager to help. The personnel convey an eagerness to answer any questions. Their smiles and behavior indicate they enjoy their jobs. No gossip,bad mouthing coworkers or their bosses. I also like the emails notifying us of issues,scheduling of projects being done for the apartments. I acknowledge the length of my review but tried to address why I love living here! read more

I would give this 0 star if it had it , my apartment always had leaks ! I would report it and it would take them at least 6 months to take care of it , every year the rent goes up i started at 1000$ now it's 1500$ within 3 years and they're not that great of apartments. Also the ladies at the office are the WORST especially the white short FAT lady . Ignorant and lazy. read more

We moved into our apartment at Vine South in Grapevine because we have been looking for a home to purchase. We rented for 3 months at a higher rate. The bedrooms were the only rooms with carpet. The rest had linoleum. The compressor to the refrigerator was going out and so instead of replacing the refrigerator, the maintenance man took a compressor out of a vacant apartment refrigerator and put it in ours. The kitchen drain was clogged and the maintenance man could not clear the blockage. They had to call in a plumber to fix the problem as it was way down the line. When we asked them about staying an extra month or so, they said they had already rented out our apartment although they were only 70% occupied. When we moved out, we left it "move in ready". They charged us $59.54 for carpet cleaning, and we do not have a pet. Another charge was $64.48 for an extra day "living there, I took videos of the inside of the apartment and we turned in the keys the next day. We turned our keys in the next morning as we did not spend the night there. The drop box for rent and keys is behind some plants in front and not easily seen without moving the plants. They did not care that under the "Properties" of my videos showed we moved out before midnight. When we asked about our deposit, they conveniently came up with enough charges to negate any refund. Sometimes the ladies in the front office would not act professional by being short. Even though they charged us for pest control, we had 2 inch roaches (some call water bugs) running over our bed or on the floor. Although the residences who have dogs are suppose to clean up after them, we stepped in dog waste twice while moving in. Overall, we stepped in waste four times. When we complained about the neighbors who lived next door, (our front door faced theirs) dogs barking and howling, nothing was done. A few times when the neighbors came out to walk their dog, the stench from urine and feces was horrendous. I would not recommend this apartment complex to anyone. read more

We lived here from May 2014 through June 2016, mostly because of its midway location between Dallas and Fort Worth. Rent for our 650 square foot apartment skyrocketed so high we could have been paying two mortgages instead. MOVE-IN: Upon move-in, there were awful cracks in the bathtub grouting. It looked so filthy that in our 2 years I never once utilized the garden bath tub. We informed the complex immediately of the issue, but they didn't bother to repair it, even after several requests. Eventually we gave up and quit asking. We mentioned it a few months prior to our move out (more than 18 months later) and they finally took care of it, though it still didn't look clean enough to bathe in. Full disclosure, we rented our apartment sight unseen back in 2014 because they were undergoing renovations and the apartment wasn't quite ready. However, I don't know a single soul in the world who would purposefully install pure, white-as-snow carpeting into their home, but that is exactly what was installed to our apartment. It was a very low-grade carpet too, because within just a few months there was pilling of the fibers in high-traffic areas. Anyone living in a 600-square foot apartment with even a single piece of furniture is going to have to walk over the same area frequently, so I didn't appreciate the low quality of the carpet. We also rented a washer and dryer from them at a considerably higher price than what the market rate is, mostly out of convenience. They were absolutely terrible. The dryer ALWAYS had to be run twice in order to get even a small load of clothes dry. If you have kids or do a lot of laundry, rent appliances from someplace else. Similarly, the dishwasher was brand new on move-in, but unfortunately it was such a crummy brand that we couldn't use it without getting really bad spotting. We gave up after a week and did all the dishes by hand for the entire 2 years we were there. MAINTENANCE: We had an issue with the towel bar in the shower. It literally fell off the wall during a shower when there was nothing hanging on it because the caulking separated from the wall. It took the maintenance guy 4 tries to finally get it corrected, probably because the first 3 times he used a hot glue gun to get it back up. (No, I'm not kidding. There was literally hot glue used in our shower. It looked like the kitchen table when my mother used to make homecoming garters and mums when I was in high school.) I'm usually pretty patient, but this was a major pain for us because we had to lock our cat in the bedroom in order to let the maintenance guy in. For some reason, our cat, who has never hissed at anyone in his 7 years of life, was literally terrified of one of the maintenance guys. Our cat was so petrified of this man that he would, upon seeing him, immediately hiss and run into the bedroom under the bed to get away from him. We have our suspicions about how that reaction came to be, but we can't prove anything. LIFESTYLE: If you live here you'll have to be very careful about what you keep on your patio. We had a small table about 30" high and about a foot long on our patio for us to sit out on our bench and enjoy a glass of wine during sunset. We came home to a warning letter that told us that our patio table wasn't patio-ish enough and that they were requiring us to remove it. After that we didn't have a table out there to set our wine on, so we stayed inside. CONVENIENCE: If you receive packages with any degree of frequency, this complex isn't ideal. Their hours changed several times over the years, but were never quite early or late enough for someone who works an 8-5 to pick packages up before work or after. Also, at Christmastime we heard several angry residents upset in the office for having to jump through hoops to try to get the packages they had ordered. By that point we were having ours sent to my mother's house just to avoid the hassle. MOVE-OUT: Do yourself a favor and don't move here unless you have the ability to keep low-grade carpet in perfect condition or you plan on living there for at least 4 years. We were informed that we have to replace the low-grade carpet that pilled almost immediately back in 2014 at our expense. Not only did they keep our deposits (regular and pet), but they have also billed us an additional amount to supplement them replacing that low-grade carpet with what I can only expect will be more white-as-snow carpet. That way they can screw the next residents into paying for it on their move-out after they hike the rent $100 or more at the end of their first lease. Overall, I'm pretty disappointed with this place. They presented us a beautifully appointed model apartment and what we lived in was a sub-par space with a whole lot of hassle. read more
