This is long overdue because quite frankly I put this place out of my head but came across my previous review when on the Yelp app. The final straw was this. A neighbor on the third floor of our building kept intentionally parking in front of our garage on the first floor and blocking my at the time pregnant wife in the apartment. I politely confronted him about the issue the first time because I like giving the benefit of the doubt and the unit had been vacant for some time. He basically shrugged it off and said "well my knees hurt so it gets me closer to the building" oh well buddy sounds like a personal problem and you need to pay for an attached garage. Fast forward and he did the same thing well over a dozen more times parking in front of our garage and blocking our vehicles so I began reporting him to management and documenting the offenses, management essentially said they would talk to him and tell him to stop which I know they did and here is why. Fast forward a little more and I'm arriving home one day and I see his car circling the parking lot near our building, I'm an Executive Protection Agent by trade so my trained eye said he was looking for someone and that someone was likely me due to the fact that I was reporting him to management. He saw my car slammed on his break and sped up blocking me in my car port and aggressively jumped out of his vehicle posturing up like he wanted to assault me. I got out of my vehicle took multiple steps back and prepared to draw my firearm, luckily I think he got the memo and stopped advancing on me when he saw my body language. I recorded the entire interaction from my personal phone and dash camera and our following conversation and sent it towards management, my expectation? The guy who just attempted to attack me and virtually admitted to it would be promptly evicted, their response? They took his side and by that I mean and I quote "we aren't taking sides but he's been here a long time and we don't think he would actually try to hurt anyone" translation? "He's been paying us rent a long time and we don't want to lose a long term renter when you are moving out soon anyway" I filed a report with the Grapevine police to have his behavior and the management's response on record. Gladly moved out a few short months later. When I moved in to Marquis in 2018 I was met by friendly management courteous neighbors and a beautiful complex with good amenities and a hard working maintenance team. By the end of my stay in 2021 the quality of neighbors had dropped dramatically with illegally parked cars and dog shit everywhere and no response from management as well as ridiculous price increases (a one bedroom went from $1200 a month to $2000) and their favoritism towards a tenant that quite literally trapped me in my car port and tried to assault me before he realized he was going to meet Jesus was what put a bad taste in my mouth. Fuck you to the management that treated us so poorly. read more

Corridors and stairways are often not cleaned. There are a lot of bugs and critters throughout the year. If you don't have garage parking, your car gets dirty very easy parked outside because of the trees throughout the property. (Plenty of cobwebs in the morning and other debris.) Since there are a lot of trees next to the property, raccoons have gone through the trash bins several time and made a mess outside the door when the trash was missed by the servicing company. Also, if you don't mind the sound of lawn mowing on a Saturday morning from 8AM to noon, the apartment is overall pretty quite. Management is always responsive and helpful; everyone is friendly and welcoming. read more

Horrible experience that is costing me thousands first to try to mitigate the effects of the chain smoking, and then to move out early. I have lived here for two years. In early October 2021 they moved in a constant chain smoker into my building. Marquis by Silver Oaks lies and advertises this as a non-smoking apartment but they mean non-smoking in the office where their workers breathe, and not nonsmoking in the apartments where you and I do. There is something about their vent system that makes sounds and smells travel from apt to apt according to their old courtesy officer when I lived in apt 1527. The cigarette has smoke poured into my apt 1921 choking me and me dogs beginning the first week in October 2021. I bought two Blueair smoke cleaners, had a Holmes and two others (5 total air cleaners). I bought three window fans and had an industrial floor model fan (4 fans). I had doors and windows open into the night even though that didn't feel safe because I had to breathe. I closed air vents and put activated carbon strips over them. I had a physical around Oct. 11, and I was fine my normal self. I started using an inhaler because of two weeks of constant oppressive smoke in my apartment. On Oct 25 I went to my Dr for a breathing treatment. Dr. said I had diminished lung sounds (developed in two weeks!!! of the constant chain smoking in the neighboring apartment) and reactive airway disease cause by second hand smoke. What did Erin Jensen manager do? Try to gas light me. I was sending myself text notes (so they would be date and time stamped). I was documenting being woken up choking by smoke, feeling like vomiting from the smoke, all my efforts at remediation, reeking like smoke in my clothes on errands, tasting smoke in my mouth, sore throat, coughing, swollen lymph glands, draining ears, from the smoke. I wanted to be able to document how not normal and pervasive this was. Jensen told me she felt "threatened" because I was documenting. What?! Jensen told me to close my windows because I was probably blowing the smoke into my apartment. What?! Jensen said she knew the people in the building 25-50 feet away smoked. Turns out they were out of the state on vacation - not them. The smoke started three weeks earlier when the new tenant moved into my building. Apparently causation is mystery so deep no one can unravel it. The day after Jensen and the maintenance manager Geraldo came to the apartment to see everything I was doing to try to stop the smoke, he apparently smoked a cigar in the maintenance shed right under my apartment dining room. Was that a test guys to see if the smoke really traveled? I turned green, does that mean I passed? On that occasion I emailed Jensen so she could come smell for herself (it was overpoweringly nauseating). Did she come into my apartment like a normal person? No, she claimed she had gone by outside. What?! I'm home why didn't you come here???? Jenson's corporate person Amber Graff was useless as well. Graff said they didn't think they needed to do anything for me because I "smelled smoke". I told them this is very different from smelling smoke this is a very well documented health hazard. Graff still refuses to give me her supervisor's information despite repeated requests. I have to move. I had six months more on my lease and no intention of moving. So now I have to find a new place during a housing boom of very high rents and home prices, pay another $500 dog deposit somewhere, pay another moving company $600, pay new application fees through no fault of my own. If you want to live somewhere where you feel they don't give a darn (censored) about you this is the place. An old tenant told me they favored new tenants because they can start the rent at a higher price point. Longevity means zero to them. Another tenant just reported a $300 per month rent hike. The property is nice. The vents are defective. The business lies about the smoking policy. The management will gaslight you and lie. If a chain smoker moves into your building - It sucks to be you, at Marquis by Silver Oaks in Grapevine. read more

I am not writing this review out of anger because my husband and I got what we wanted... OUT. Here's the thing, we were truly in love with this apartment at first and had no intentions of moving until things started going south. First of all, we only lived there 6 months and made TWELVE service requests for various things: our garage door, the garbage disposal, our water heater leaking, and the one thing that made us eventually leave, mice! We figured out that we had been living with at least two mice. They were there long enough to chew up half the carpet in one of our closets and to make 10 other holes in our carpet, and to tear up a hole in the wall in our bathroom (which never got fixed). They also chewed up our door trying to get in the apartment another way. We made numerous requests about the situation and they came and put sticky pads down (pretty promptly, I will say) but what are sticky pads really going to do?? Nothing! The management at the front office repeatedly told us that there wasn't much else they could do and that we should make sure that our dog wasn't the one making the holes. Our dog was never out of her kennel throughout the day while we were gone, so that wasn't possible. Finally, after dealing with seeing mice and trying to catch them for over TWO WEEKS, the front office finally came and looked in our apartment. The DAY they came and saw the mess the mice made, they let us out of our contract with no penalties- it was that bad. Maybe if the situation had been handled with more urgency and care, the mice infestation wouldn't have grown to the problem it became. I battled back and forth about writing this review, but I feel like it is my responsibility to warn people about such a disgusting issue. We had read reviews before we moved in that were similar to mine, but we chose to ignore them because of how excited we were about the place. LISTEN TO THE REVIEWS- it helps in the long run! We lived in apartment 728, so make sure to check for any problems or cover-ups if that is the apartment they show you. I am a resident here and have lived here almost a year. In regards to the other review, I know that the place has recently had a management change and is now run by a different company. I am not sure when that change happened so it very well could be the same one they experienced, but I highly doubt it. I have been told horror stories about the old management co. Now to my review, this place is awesome. I moved in the weekend before my birthday in June. We decided to have a few friends over and spend the day having some drinks at the pool. Next thing you now there is around 15 or 20 people all hanging out together, passing the shots around, and coming over to our new apartment to grill out. The community and the people that live here are great. Everyone is very friendly and all hangs out together. Everyone is welcome and we all love living here! We have a second floor 1 bedroom corner unit with a garage. I love my apartment. The layout is perfect and the patio is huge. We use it everyday and the dog and cat just love laying out there. The bathroom is large with two sinks and counters which is great for people that have to get ready at the same time! The only downfall is for two people the master closet is really small! Also - there is a built in desk that I wish wasn't there. We would have used that space really differently. The complex is secure. Some issues that I have been told about but never experienced myself. The management co. has been great and really worked hard to get us in here. Our agent was Brooke and she was awesome. A young lady also drove her car into the side of our garage (no joke...check wfaa.com) and the management and maintenance guys worked hard to get it all fixed quickly without inconveniencing us at all. The maintenance guys are always fast when it comes to any request as well. It's the little things that count. They are now bringing in food trucks occasionally that the residents can go grab dinner from. It's a great idea and I love going to them. There is a free car wash and many other things I really enjoy. I interacted with Jenna from the leasing office and she was very thorough and friendly. She gave us multiple options for apartments and very patiently showed us a bunch of them. Although we did not lease here due to other reasons( timing of availability, budget etc) this was my first choice. Definitely go visit the place!! read more

Do not sign a lease here! Beware! Apartment seemed like it had the best amenities and grounds, beware of management and employee issues. Nice on arrival...ask to get stuff done...takes many tries.....management is the issue here this could be one of the best places to live in the area with just a few important adjustments in attitude and effort. A little bit of checking out of what residents have to say...but if you really don't care that much...it doesn't happen...this is the case here. When pool, garage, car wash, vacuum, gates, is out of order...it takes weeks or months to get fixed. I waited a while after moving out to post this review to remove any bias I might have had. Sorry, but I just cannot recommend this complex. This is the first complex I can honestly say that I would recommend to avoid. I decided to live here after I read the reviews on Yelp. Granted, they were from 2013 ... So I knew they were a bit outdated. So ... Here is my updated, 2015 review. I left in November 2015. Maybe things will change for the better there, in time. To be fair, some of the issues I encountered here were not their fault. But some definitely were.... Here are a few reasons I cannot recommend this place: 1.) Terrible parking options. If you get home after 7PM - Expect a walk. If you are carrying groceries or anything ... This is not a fun experience. 2.) Staff are entirely too busy. Management needs to address this. Not their fault. I was once asked to get my own package from the back!!! 3.) Pool / amenities (that they advertise heavily) were constantly out of commission. Sometimes their fault (creek flooding, not their fault. Broken bottle, not their fault). But terrible planning for cleaning, etc ... Is. 4.) Trash valet issues - leads to pest issues. It was almost never collected on time. Plus, your neighbors will set it out way too early. In the summer heat in Texas, this is not a good thing. 5.) Bad traffic everywhere in the area around rush hour. When it isn't rush hour, there is some kind of construction. When there isn't construction, traffic exists because of the mall. 6.) Fees were pretty high when I moved out. No leniency on "policy" though they know that bending the rules is okay. Once they knew I was leaving I definitely felt the cold shoulder from the staff. Not cool. 7.) Took them over a week to replace a refrigerator water filter. On the plus side, they have a fantastic running trail with a steep incline that you can use to get in great shape. Many firework shows are within walking distance. Gas station, Grapevine Mills, and AMC are all within walking distance if the weather is nice enough (And you are in decent shape). You are also close to almost everything in DFW. Still, with all of the good ... The bad definitely outweighs the good here. I would highly recommend looking elsewhere for an apartment. At least until the traffic issues are cleared up. read more

This apartment community continues to amaze me. I moved here in the summer of 2016 after a career change and have absolutely loved living here. I came from an apartment in Fort Worth that treated me so well that I was worried I would regret leaving. There was nothing to fear! The maintenance team here fixes everything in a timely manner, the leasing office is organized and kind, and there is always an event or a free breakfast to go to. I can choose to be a Netflix-binging hermit while enjoying the quiet comfort of my home or be a social butterfly at the resident events. P.S. We love going to the lake, fishing, running, biking, and playing tennis. This place supports a healthy lifestyle and feels as if we are miles and miles away from the big, bad city. 30 minutes to Dallas, 35 - 40 minutes to Ft. Worth = easy. A country girl like me can be happy while my big city husband doesn't feel like he's missing out. P.P.S. My puppy pal lives for the huge off-leash doggy park. Everyone wins ^_^ read more

This apartment complex is absolutely beautiful! I absolutely love all of the amenities that are offered to tenants. Between the well taken care of grounds, trash valet, beautiful pools, coffee station, breakfasts, and tenant appreciation events, living here is definitely enjoyable. The girls in the front office are so fun and professional, I think they contribute a lot to the company :). A couple of things that I haven't been a huge fan of: Our very first night in our apartment, we woke up to one of the maintenance men, in our house. We are very light sleepers, so it was a little startling to just wake up to someone in your living space. Apparently he was there to check out our toilet? Probably fine, it just startled us a bit haha we've been here nine months now and nothing like that has happened since. Another thing, our specific unit got brand new carpet, right before we moved in. The edges of the carpet, where it is stapled down, wasn't done very well, so occasionally, if you step wrong, you get stabbed with one of them. With that being said, I hope people take this review as honest! I absolutely love it here and would highly recommend it to anyone looking for an apartment, in such a great area, with a lot to offer! :) read more

I've been living here for almost a year. In the office I've only dealt with Amanda but she is a total sweet heart and always helps with a great big smile on her face. The maintenance team is top notch and always fixes things in a timely fashion. There have been emergencies at 1 am in the morning and someone always shows up moments after a phone call. Today I simply had broken my temperature knob in my shower and Felix fixed it right up. If I could rate this complex 10 stars, I would. I've never been woken up by a neighbor. Never hear a single noise from my apartment. I really respect the professionalism of the tenants. Everyday I love waking up to the forest off of my spacious balcony. Open floor plans, giant windows, plenty of natural lights, huge kitchen, huge balcony, wooded on 3 sides so it's super quiet. No noisy neighbors, everyone is friendly and sociable. If you read this before signing a lease - DO NOT MOVE HERE. Avoid this apartment complex at all costs. Save yourself the headache. The management is a nightmare. The employees in the office are extremely rude and unprofessional. The head manager of the entire complex has a bad attitude and has does not hesitate to be condescending or make snide remarks to get you off the phone or out of her office. They have no problem with sharing your personal information and finances with anyone and they will discuss this in front of anyone as well. I was promised a price for a one bedroom and a two bedroom when I toured the complex - there were unwilling to honor the quote given to me that same day. They double charged me when I moved in and were unable to refund the $5000 they took out of my account for an entire month. The office employees are unwilling to help when there is a problem and will place the blame onto their residences rather than admitting fault. Every person you talk to in the office will give you a different story, there is no consistency or honesty with what they tell their residences. They do not have a working understanding of customer service, what-so-ever. Anytime you try to call into the office, there is never anyone there to assist you - if they do happen to answer the phone they are unable to actually help with why you are calling. The only decent repair man they had, transferred to a different location because of how unorganized and horrible the rest of the staff was. The traffic and construction outside this complex (on 2499) is almost as bad of a nightmare as their staff. You can hear the construction crews working at all hours of the night. This one nice and quiet apartment complex has gone down hill with the new management staff. Trust me - you will get trapped in lease and be absolutely miserable. read more

Resident here for almost a year and just renewed my lease. Take negative reviews with a grain of salt as most people live to post negative feedback. I can say I've been lucky enough to live at a 2 properties with the current manager and it's been great. She's been very personable and understanding of needs or concerns. The maintenance team has been really helpful with getting things done quickly and are SUPER friendly to deal with. At any time if something happens overnight or out of anyone's control the team takes quick action to rectify the issues and communication goes out to the entire property on any updates and progress. It's great to keep informed. I enjoy my apartment, the upgrades are fantastic and the amenities were updated too. So now the gym (which i use every morning) and the pools have been made to feel fresh. Keep up the great work team!! Happy to have another year in my space. read more

Living at Marquis at Silver Oaks was good for us in the beginning. We moved in October 2016. The complex is in a great location and pretty quiet. We had minimal issues while living there. The issue we are having now is due to us moving out. DO NOT BREAK YOUR LEASE HERE. My husband and I resigned our lease in October 2017. In December 2017, we found our dream home and could not pass it up. We decided to buy the house and break our lease. HUGE mistake! Other apartment complexes we've lived in, we paid a reletting fee and were released from our contract. That is not the case at Marquis. We paid the relenting fee and officially moved out in February and we were told that we are still responsible for our rent until someone leases our apartment. We turned in our keys in February and here it is almost June and we are still paying for the apartment. We've seen multiple apartments with our same layout/floor plan come and go from their website but ours is still there, sitting vacant and listed at the highest price. We truly believe that they aren't showing our apartment on purpose because our apartment is guaranteed money through August and leasing out other apartments before ours. I can't begin to describe how upsetting this has been for us. We truly thought our apartment would be leased by now. It's a one bedroom in the front of the complex, with a garage attached and in front of the garage there is space to park at least 3 cars. Who wouldn't want that?! I've called and informed them of this and they said that they usually do a "special" for apartments that have been sitting vacant for as long as ours has. Clearly they were lying. I'm sure writing this review won't make our apartment lease any faster but oh well seems like we'll be paying through August anyway. Beware if you are thinking of breaking your lease here! read more

Location is great. Maintenance is consistently good for internal repairs, but trash is always in the corridors. Front office staff has gotten worse and is now barely competent, sending you notices to immediately pay when they screw up, making you do the leg work to get cars out of your spot, second-guessing you when you do report an issue (see trash), etc. You also get no better treatment with tenure - nickels and dimes are more important than loyalty and tenant etiquette. read more

If you seriously accidentally forget to pay your rent too on time and have never been late ever before which I hadn't they will not show any mercy and CHARGE you $75!!! I've lived here for almost 3 years now, hoping, like a fool, that each year would be different than the last. When I first moved in, they royally messed up my lease. They put me down as wanting a 9 month lease, when I wanted a 12, so I ended up having to pay the higher price while they attempted to sort it out over the course of 3 months. That was just the tip of the iceberg. There's a certain expectation of things you may encounter when you move into an apartment. Loud neighbors every once in a while, finding a parking spot close to the building, or maybe the mail got mixed up with your neighbors. Everything I experienced was worse. From the month of April till the month of September, its raccoon season. Every night, after dusk, you can expect one or more of these fury critters to ascend to all three levels searching for food. Especially during breeding season. From a distance, they look cuddly but when you open your door to throw out the trash around 7 pm, head down to the gym around 6 am, or head back home late on a Friday night, you'll find they're much more hostile. No joke, we've had neighbors that have been bitten! Oh, and just in case you were wondering, the City of Grapevine doesn't trap raccoons in the summer because its 'inhumane'. If you leave your home between the hours of 7 am and 5 pm, don't worry. You just have to tip-toe around the raccoon feces they leave on the landings. If you're interested, you should google "health dangers of raccoon feces". It's also wasp, snake & bat season! Yep! Building 23 had bat problem when I lived there and every building I've lived in has had issues with wasps. I guess they can't help that one, even though you pay for pest control. Head over to building six and you'll find slithery aggressive copper heads- "Why?" you may ask. Oh yeah, did I mention we had a flood?! Sure as anything, we had to vacate our apartment for a week due to flooding. Don't worry, I plan on posting pictures. It was a grand addition to the road construction on 2499. Our driveway is totally inaccessible, and we now have to navigate our way through the neighboring Mustang Ridge, just to get home. What's really awesome is if there's someone moving in and blocking the way for all of traffic to get in. No joke, what once took me 10 minutes to get to work, now takes 45. It's a mess. For five months straight, I rented two car ports at $45 apiece. Every night we went to use them, we undoubtedly had one or both being occupied by residents. We were assured that if we called the after-hours service line, that they would tow the vehicle- after all, there are signs posted. When the maintenance staff would call me back, however, they told me they would tag the vehicle with a warning but not tow it. They didn't want to upset the resident- REALLY!?! What about upsetting me?! Let me tell you how awesome that was when Texas hail storms would blow in, my cars got dinged, but the other guy- he was fine. I was told if I really wanted to pursue it, all I had to do was contact the Grapevine police. Guess what, they don't tow from private property. So there I was out $90 each month until I finally got wise and stopped paying. With so many problems, you would think the half-whited staff would be somewhat helpful but don't let them fool you; they're basically just there for show. They did nothing about dog droppings that were left everywhere. When my neighbor had half his bedroom set clogging the hallway for 2 months, they said nothing. Oh yeah, did I mention that my pregnant wife fell down the stairs because they were covered in ice? When I mentioned all of this to the management come time to renew my lease, they had the audacity to tell me that my rent was being raised almost $100, because they're analytics show that this is a place people want to live. I pray that whoever reads this isn't nearly as gullible as I was & makes a better choice. read more

I have been at the marquis at silver oaks for about 7 months, and I WILL NOT sign another lease here. The staff is great but the apartments are less than desirable. The insulation in our apartment is horrible, which runs our electricity bill up to crazy levels every month. We have huge drafts coming through our windows and doors, we have asked to have these fixed but they have told us that there is nothing they can do about it. Overall I would not recommend these apartments for anyone unless you like to be hot in the summer and freezing in the winter. read more

I have been at the Marquis at Silver Oaks for over a year now. Like the previous reviews, there are pros and cons to living here. I do think however, there are pros and cons to living anywhere! Overall I have had a good experience, the staff does a good job, maintenance is friendly, professional and also does a good job. The property is kept clean, and I love that it is an extremely pet friendly environment. I greatly enjoy the trails to run/walk or bike and I also enjoy both pools as well as the fitness center. I feel safe in the complex which is most important to me. Thank you. read more
