    Mold due to poor maintenance and water damage

    *they keep trying to remove this review as if I'm not the one who has suffered since the beginning of my lease* the treatment here is atrocious, the state of these units are inhumane. My rent is $1300 for a place with so many maintenance concerns that it affects my health. No matter how many tickets you put or how many emails you send, they will ignore only to pick and choose who they want to help when it is convenient for them. Save yourself the tragedy due to poor management and corporate (who will not allow me to evacuate this lease without giving them more money). Due to inflation, they increased my rent only to be stuck in an extremely unsafe, health deteriorating environment. They close tickets as if water hasn't been pooring into my unit from the baseboards and exterior since my lease began. My symptoms to the mold damage post floods are as follows: coughing, wheezing, headaches, muscle aches, dizziness, nausea, and pain in lungs. I opened the unit for the AC to find it has not been cleaned for a very long time. I've had to do my own maintenance and even change my own filters due to lack of response. Due to financial hardship and inflation, I am currently stuck in this money draining trap of a complex. Not too long ago (before they relocated the resident), they let someone move in upstairs and for weeks I told them this person is just smoking drugs all day and it is worsening my condition, they stayed up all hours of the night partying, and finally DPD had to get involved because the guy came down yelling at me from outside the walls of my apartment (all incidents were recorded and reported). My car was surprisingly damaged after the flood damage was reported AGAIN, and I'm not surprised. The neighbor before the drug party guy had issues with domestic disputes which were never addressed, because they did not stop. I have serious anxiety from having lived here, an experience I will never forget. The walls are thin so you can hear everything, and the experiences made me feel extremely unsafe. Many nights I got little to no sleep, until they finally decided to acknowledge the reported documentation of incidents. I would say that if there are incidents, record the information so at least DPD can address them since management won't until they have enough documentation to take action. Corporate was cc'd on every email of reported incident videos and maintenance damages, you can't reach their office for valiant, and they have never responded. With all of these low reviews and bad experiences, I'm surprised they do not do anything about it tarnishing their reputation as well. I would never recommend this place to anyone for as long as I live. PS the risk release insurance only covers the building so both my insurance plan that's separate from risk release, and the risk release representatives would not cover the $1000s of dollars worth of losses due to mold exposure. I had to clean everything myself, and everytime it floods, instead of simply bringing a shop vac over here from the maintenance garage, or anything to help, I have had to do it all myself which is strenuous, stressful, and exhausting.

    I love the ponds around the property they are always pleasant and tranquil. Property is alway clean in the middle of a busy area.

We walked to the square, restaurants, bars, etc, and got to enjoy the park that's right across the street. Any issues we ever had were resolved by Cody as quickly as possible. Most apartments are difficult to live in since the office staff doesn't care to know who you are. Cody knew both of us by name and always made us feel so welcome at this complex. To top it off, it's extremely affordable for the prime location it's in. By far the best apartment I've lived in and would definitely recommend any of my friends to live here!

Had issues with leaky faucet and stove burners going out on separate occasions. -Apartments and the grounds are clean. Red brick construction contributes to a upscale feel. -Application process was smooth. One call, a few text messages then sign a lease. This was a time where all the other complexes waffled with maybes and made our move more difficult even though we had enough money to pay the entire lease up front. This place took the opportunity to deal with us as people looking for a place to live and not some stack of employment and bank account verifications. -Small Washer/Dryer in unit. I despise going out for laundry day, and this amenity is worth 50/month to me at least. -External storage spaces on site help get the best use out of the 650sf apartment. -1.5 bathrooms in 650sf is a ridiculous amount, but it adds to a decadent feel. Con: -There is a train and it crosses the tracks at Frame St so it makes all the usual train sounds and no time of night is immune. -The triangle of space between Bell and Mingo is a bit slim on access. Between the speed trap near TWU on Bell and not a single pedestrian crosswalk to get to downtown Denton it adds a bit of oomph to not get out. If they plowed over those apartments one block west and put Bellmere there it would be perfect. Notes: -There is no longer an on-site manager (not sure if the website reflects this yet). But seriously, five stars. Every other place I've been has some surprise glaring flaw such as flooding, people breaking into your stuff, shootings, being condemned, etc. This one manages to be just an apartment that works as advertised. If they could make the train go away and shut down Bell street so all the traffic goes along Mingo it would get the proverbial sixth star.

While doing the walk thru I asked about needing to fill out a move in form for damages. She said if I wanted to but stated the only 3 things we found were normal wear & tear items & I couldn't be charged for them later, those items being rust on the bottom of the tub, a discolored guest bathroom sink, & old discolored stove drip pans. I asked about roach problems (I don't do bugs) & she reassured there wasn't any, which was true by all appearance, only to find out about 3 years later by a couple staff members that my apartment had been over run with them before they cleaned up for my walk thru. Fortunately, the only times I saw them was after they sprayed units next to mine, then I'd find an occasional slow moving or dead one. What I didn't realize until my first night trying to sleep was how loud it was from 288 traffic. I got a lot of sound proofing foam for my window, which helped just a little, but I had to use a couple fans for white noise to cover up the traffic noise. I can't use earplugs due to my tinnitus. About 3 to 4 months later a vertical slat broke out of the blue, & I noticed it had been previously broken but someone had taped then stapled the top broken top part then hung it back up. I also noted then that it was missing the far end vertical slat, so because I hadn't found those and put them on a move in form, I was responsible. I would never have thought to have checked the top of the vertical blinds, yet Lauren saw it & said I would still need to pay for the replacements. The neighbors for the most part were nice but kept to themselves. Only a couple problems with noise from one above. The complex was usually quiet except some kids playing, but that didn't bother me. Once I heard a slight noise at the door, then saw someone slowly turning the handle down then slowly back up, then a kid in dark clothes run past my window view down the sidewalk. After a min I opened the door but didn't see anyone, leaving me shaken. I went right over to the on-site care taker & told him, but there wasn't more I could do since I didn't get a good look at who did it. It appeared they were quietly checking to see if the door was unlocked. No outside cameras allowed here. The other problems I've had is when it rained hard hitting the door it would leak water into the apartment, no good sealant around the door so cold or hot depending on the season, workorders were usually pretty timely except a couple were a few months. As of the time I moved out the kitchen sink sprayer hadn't worked for months & still mold in the AC unit they wouldn't fix. There's also a very high turnover in office staff, 6 different managers and assistant managers so far this year. ××Now for the move out, which is mostly why I'm only giving them 2 stars. Everything was clean except the stove pans which I overlooked, in part because I rarely used the stove & the guest bath & sink were cleaned TWICE. I did it, then when my son came over to help with move out cleanup, while I was mopping a room, he cleaned the guest bath again after seeing the tub rust and discolored sink. I had always used a tub mat when bathing because of the rust & some parts were slippery. So I called once asking to speak to the manager about getting my refund back, being told by the assistant manager that she would leave a message for the new manager to call me back, which never happened. They also got a new AI answering service, so now you're lucky to speak to anyone w/o going there in person, which I can't because I no longer have a car because they went up so much on rent. After many attempts to contact, I received partial deposit reimbursement, discounting the tub, the sink, the washing machine, a couple blind slats, a "stained microwave" & for cleaning stove pans & a , cupboards they say were dirty, which weren't, & I have video taping for proof. I've checked & all but the slats & stove pans are normal wear & tear, & they can't charge me more than the $13 replacements value for the drip pans. I will report this to HUD. For anyone with doubt, I've made MANY reviews and I'm always fair. You can look it up.

During the two years that we lived here, we had constant problems with our building in our apartment and they barely fixed them. They did mini repairs and then now I'm being hit with a massive bill with claims of damages. This place flooded within the first couple of months because several of the apartments buildings are built on a bad foundation. We had cracks in our walls the whole time we were there with constant people coming out to look at the structure, but nothing ever being done. The staff constantly changed so I can barely learn names. Some of the most egregious parts is genuinely how money hungry they are, they make you pay monthly fees for certain services, which sound great but then the services sometimes don't even happen and if you don't do it yourself, you will be penalized. I paid a monthly dog poop pick up fee yet if I didn't pick up one poop by accident I got charged with fines. I was fine with just picking up after my dog. Why are you making me pay for a monthly pick up fee and they aren't even doing it? And when you're leaving, and your lease is ending, expect them to hound you with multiple calls over the last several months begging for you to renew your lease. I've lived at a couple different apartments in Denton. This is by far the worst experience and I would never recommend this to anybody I care about.

They just rig it back paint over it... but when you move out they want charge you for major replacements that is required for updates that they are required to upkeep the complex. They want to charge you these new 2024 prices for 1980 apartments. The so-called updates that they do have our literally painting over imperfections. I stayed there for a year and they literally had new office staff at least every week up until the end of my stay, they actually had a consistent office staff. The only thing good about these apartments is they don't have any pet restrictions but nowadays new apartments only asked for pet screening so I wouldn't even bother with them. But if you do decide to live here document EVERY SINGLE THING!!! Also, the photos that I uploaded is how I left my apartment, which they charged me to replace the carpet.

The staff, too, is always ready to help with any need I may have. The events are fun and a great way to get to know more people. I know I haven't tried everything they offer...so many things. I enjoy the crafts. We work on little projects, visit with each other, laugh at what we are making, etc. So enjoyable. I wish I could go to more activities, but sometimes life just gets in the way. But it's nice to know I can go if I am available. We have several resident-led potluck meals that are wonderful. We always have a lot of food at those events, and they are always well attended. Resident-led Dine Around is when anyone who wishes to carpool to a local restaurant may do so to enjoy a meal with friends. Wednesday Wine Down is a favorite when you can get together with friends, meet new people, and have wine, beer, soda, and lots of great finger foods to enjoy which are all provided by the staff. The staff is also working on getting us local talent to come play and sing during our get togethers. Yay! I love the therapy pool. It is not just a big hot tub or jacuzzi. It is a large pool where you let your whole body feel the warmth. You can stand or sit. There are a few jets where you can let the pressurized water work on a sore muscle. If I ever have a problem in my apartment, the maintenance team is always quick to come to my aid. It is nice to know I don't have to worry about anything. Great people. I am often asked by my friends from where I used to live if I still like where I am living now. I tell them it was an adjustment to move from a small farm to an apartment, but I absolutely love it here. I also tell them I have never felt so safe. You know as we age, feeling safe is a very important thing in our lives. So, yes, I feel safe, secure, and loved here at Rayzor Ranch. Come join us!

    Warning to Future Residents. These apartments are filthy…read more Redpoint does not clean their apartments after tenants move out but charge the tenants for cleaning services. We had our apartment professionally cleaned and they still want to charge 60.00 for a cleaning and expect the students to paint their rooms or incur a 50.00 charge if they do not. Redpoint is charging but not doing the services. They will not speak to you just send a final invoice. I tried calling the management team, Scion Group 301-704-5100 but they do not respond either. A horrible way to do business. BEWARE!

They pride themselves as a "Pet friendly" apartment complex but gave me the worst time of my life with my pet rabbits. They absolutely at all costs refused to allow my 3 pet rabbits. I then provided an ESA letter for the 3 rabbits and they refused to accept it. I then provided my fathers death certificate to substantiate my letter and they still refused. I was then threatened with lease termination and Animal Control to get rid of my pets. To top it off, they moved me into a dirty apartment that wasn't even the correct floor plan I had taken the lease over from. I literally took over an apt that wasn't cleaned, had bite marks on the sideboard and a clogged toilet. If the above wasn't enough, the roommates were absolutely horrible excuses of human behind and Redpoint refused at all costs- move me to another unit. They made absolutely no effort to make things better for me. None. I had to move out after they threatened my pets thus ruining my internship plans and Grad school career. Shame on You RedPoint! I

Until, Stephanie came along setting the trend being Phenomenal.She is very professional and caring. Her actions line up with her beautiful Spirit. Prompt and will get the job done. Not to mention she is very respectful, kind, considerate it is not enough words in the dictionary to describe her. I would tell anyone to try Hunter's Creek beyond a shout of doubt. I left only to start fresh from my past nothing to do with anyone at the property. I would return without any questions loved the atmosphere floorplan, etc. Next, Kennedy is remarkable as well such a beautiful Spirit, respectful, kind , thoughtful, and prompt on handling business also. Not enough words to describe these two. If looking for a place check them out for sure. I guarantee you will not be disappointed. Lastly, the maintenance supervisor is Awesome, beautiful soul. Already missed being there. I pray God continue to use them as his servants because he chose great when he picked all three of them!!!!! I am used to elevators, not a fan of the stairs, especially since my dog is elderly. The walls are thin, you can hear everything. I recv'd a complaint that my neighbor hears me closing my cabinets, putting away my dishes and my dog playing with his toys late at night...LOL...My dog is blind and has no toys first of all, second, if you have an issue with me closing my cabinet doors and me putting away my dishes then the problem is you, but the walls are thin. They have new management every couple of months it seems. I have never went down to the office and found the same staff from manager to leasing guys, never. They barely return calls or emails now, they used to with last mgmt and staff. The are not customer service friendly nor welcoming and don't care. I stayed at my last to apartments over 4yrs because they had such great staffs and community friendly and genuinely cared about their tenants. I will definitely be moving out when my lease is up here soon...it can't come any faster. My packages get stolen weekly because they delivery people leave out packages out for anyone to take and the mailroom door is NOT locked. The gates work when they want to, so open a lot of times for anyone to come in and out. Fobs work when they want to. Maintenance are great and prompt! They have so many hidden fees that you need to watch out! Make sure if you move here you read the lease page by page there is a hidden monthly fee in there that I wasn't aware of because they have you sign everything online and not in the office. This way they hold you responsible for them not being forth-coming and transparent. Luckily, I found it 2mos, after reading my lease to find out about transferring. I immediately called the company they had been charging me. I am positive no one probably knows about this charge. They also charge you for cable/internet ($75 or 80/mo). I still haven't used my cable and I have been here over a year. I asked if I have to use the service and they said yes. The don't provide for light bulbs, I think they will provide one free one - LOL. Hence, I have not called about the one out since like 4mos ago. I don't know about parking issues because I work from home and when I go out my friends pick me up. Again maintenance are some of the best! I would not recommend IF you are wanting a leasing staff that cares and wants you to stay. People move out all the time and they too say they couldn't wait. They lock you in a lengthy lease, which is why I am STILL here. :(... If the staff wasn't so ...I would think a bit longer and might've renewed, but I will NOT give my money to anyone that doesn't lookout for my best.
