    TLDR: Living here was a nightmare. If you have the choice to live in your car or here, live in your…read morecar. Lots of Roaches: We had terrible roaches from day one. Like we would see 30+ roaches per day throughout the whole apartment. We spoke with some of the neighbors and they also had bad roaches. The pest control this place hires "treated" our apartment with incredibly smelly pesticides and instead of spraying behind the fridge and stove and places that made sense, they left literal puddles in the middle of the floor. Worthless Maintenance: One example of the terrible maintenance is the time our bathroom sink started filling up with sewer water. It took them over two days to get someone to come and fix it. Then they had to tear apart our bathroom, dig a 4 foot deep hole straight down into the ground to access the sewer line and fix it. Then they never finished putting our bathroom back together. When we moved out the floor was still a dirt floor. Water Shutoffs: At least once a week, we would get emails about the water being shut off for maintenance. Terrible Neighbors: Let me put it this way, if you open your windows, you will be hit with a wave of pot, cigarette smoke, and dog poop. This place does not enforce cleanliness. It was very frequent that the cops had to come out to break up fights, respond to parties and drinking. Poor Managemment: Good luck getting ahold of these clowns if you don't go into the office in person. Even then they will likely tell you that they will have to get back to you and never will.

    Via las colinas is probably 1 of the worst places I've ever rented from in my life, the high price…read morerange and to be forced to live with roaches, nobody should be forced to live like that, and I mean roaches literally living In the appliances. I took videos first day and turned on the move in paper (that somehow now has mysteriously vanished now that I've moved out and they're trying to charge me for an obviously old stove). On top of them forcing me to pay for a ESA animal (iam a 100% disabled vet) because I informed them that the 3rd party screeners wanted a ROI (release of information) to approve it and nobody in their right mind would agree to that if they knew what that actually means. When I informed them they basically told me they knew it was illegal but oh well if I don't do it I'll automatically be denied so I was forced to pay a $400 non refundable fee and a $250 refundable fee and $20 a month for my ESA (money hungry right). I always paid my rent on time and never had any issues or complaints. Upon moving out I asked to do a walk through with them and they refused and sent out a email saying "it will take 2 weeks to get to the apartment because of a high influx of people moving out" (hmmmm) I moved out on the 26th they did a walk though on the before or on July 2nd. I didn't get a email till July 11th stating that I'd be getting a portion of the security deposit but minus $410 to replace a glass top stove (I remind you was not new or even "like new" THERE WERE ROACHES LIVING IN IT that I reported even have video of) nothing was wrong with the stove outside of normal wear and tear but they had already purchased the top and charged me. So when I asked if I can come look at the damage they claimed the job had already been done but the part had not even reached them (i was able to obtain the tracking number for it) PLEASE do not trust these crooks and don't live somewhere that would force you to live with roaches then charge you for the inconvenience.

Hired a professional cleaning company who did a great job. Then we were charged by the complex a fee to replace the glass cooktop due to "scratches". Hundreds of dollars to replace this, and it was fully functional. I have fought with them over and over to tell them this is not acceptable and any small surface scratches on these cooktops is normal wear and tear. My truck was towed yesterday by their towing company, Capital Towing, Inc. They have no issues towing residents here regardless if you have provided your vehicle information at move in. They will gaslight you saying they left notes on the door (I HAVE A NEST DOORBELL) and that you had to add your vehicle's information both to their records and to some third party site which was not emailed about till 4 mos into the lease. They send so many emails includes ads for crappy companies they push like Spruce so all their emails went into the spam folder. The same day my truck was towed they put warning violations on a car that didn't even have a license plate. (See photo) They also allow decrepit cars to be parked here filling up the limited unreserved parking. When brought to their attention, they try to say that it isn't their fault but the towing company. Y'ALL EMPLOY THE TOWING COMPANY!!! The management at the leasing office clearly doesn't care about the residents here. They were less than helpful and the leasing consultant Jaquelyn was extremely rude. On top of that the towing company scuffed the paint job on my truck. So thanks for the $350 parking fee and damage. (See photo) Also the gates are always half working, elevators are broken for multiple months, and my girlfriend has been catcalled multiple times at the complex while walking alone. (By the driver of a blue Santa Cruz in the east parking garage) This place is gutter trash.

We moved…read morehere from out-of-state and had to do much of the final preparations via phone and email, and everything was taken care of easily and properly. The front office folks are very friendly and responsive to helping with receiving packages for us or responding to maintenance requests. The only issue we had so far was a dishwasher motor issue that was beyond their control, and they fixed it the same day we put the request in. The construction of the units is great, and noise from neighbors above, below, and around us has not been an issue as it can be with some newer units made of thin walls. The surrounding area is great and has all the amenities you could want without the feeling that you are in the middle of everything. The surrounding residential area is very safe and quiet. Overall, we are very happy with our decision to move here. We definitely feel that we get our money's worth.

    It is now May 2026, and the apartment maintenance team has installed a new heat pump. However, the…read moreair blowing out of my vents gets warmer as the outside air heats up. Today my air-conditioner blew air out of the vents around 63-65 degrees, much too warm in order to be able to cool my apartment down even one degree from 74 to 73 degrees. The heat pump ran over an hour, non-stop, without dropping the temperature even just one single degree. I finally turned the thermostat up, so it would stop. Very soon, as it gets and stays hotter outside, the temperature coming out of my vents will also warm up and will no longer be able to cool my apartment down. Somewhere, there is outside air entering the pathway from the heat pump to my vents. I am a woman in my upper 50's with hot flashes, which are very debilitating, especially when it is already hot. You must know that problems with my HVAC have been going on since November of last year. It must be customary in Texas to just leave people alone in their apartments to fend for themselves. In civilized and humane countries, these problems would have to be fixed within 24h or a couple of days. In the winter, I had air coming out of the vents that was too cold, and now it is too warm and will be very warm, soon. My apartment is not rentable, and yet they keep charging me to live here and have not even offered to pay part of my expensive electric bill. I will never ever rent another commercial apartment, as long as I live because of this traumatic experience, that is, if I survive this treacherous and cruel situation.

    Amazing Community and Incredible Location!…read more I've lived at Amli Grapevine for six months now, and I can confidently say it's perfect! The concierge and maintenance teams are not only incredibly friendly but also truly excellent at what they do. Work orders are always addressed within 24 hours, and they're constantly fostering a sense of community through fun activities and events (last month: beeswax candle making, this summer: Aloha cocktail party). Plus, they're so sweet to my dog, which means a lot to me! The amenities here are top-notch. Upscale stores in nearby Southlake to the left and outlet stores just 10 minutes to the right. And thoughtful extras: safe, secure parking with cameras, a full-size gym, multiple office spaces, and even a stylish, fully-equipped conference room for meetings. The last unit we had to have pest control come spray 5 times and it never worked. They ended up having to fumigate our apartment to get rid of the roaches. We broke our lease early to escape living in that trailer trash! Management was no help and offered us no resolution.
