WARNING: Do Not Move Here - The Worst Experience of My Life I am writing this review to warn anyone who is considering moving into this apartment complex. Living here was one of the biggest regrets of my life. I spent five years in this community, and while the first two were tolerable under previous management, everything spiraled into a nightmare once Sonia became the manager and Alexis the assistant manager. What followed was nothing short of emotional abuse and repeated harassment. I was lied to, disrespected, ignored, and manipulated by the very people who were supposed to manage the property professionally. Alexis falsely accused my aunt of cursing at her and making inappropriate gestures. When I requested video footage, it proved this never happened. Instead of apologizing or taking responsibility, Sonia backed her staff without hesitation and refused to even have a conversation. She said she "wasn't going back and forth." So, they lied, caused a serious issue within my family, and never owned up to it. From then on, I was constantly harassed. The staff walked by my apartment taking photos of my front door, sent me threatening emails for minor things (like leaving a trash bag outside for a few minutes), and monitored me in a way that felt targeted and invasive. I lived in fear of retaliation, feeling like any complaint or response could be used against me to get me evicted. It was a toxic, emotionally draining environment. They lost my apartment key. They lost my mailbox key. And instead of apologizing or taking accountability, they threatened to drill into my apartment if I didn't let them make a copy. Their handling of the situation was aggressive and unprofessional. When I moved out, they had the nerve to charge me for keys they lost and for a shared storage closet that everyone on the floor had access to--charging me over $200 as if it was mine alone. Complete dishonesty. And the charges didn't stop there. I was hit with numerous unfair and inflated move-out charges, all while being treated with zero compassion or integrity. It's clear this management team has no morals and will go to great lengths to avoid taking responsibility--even if it means lying and gaslighting tenants. Let's not forget the actual living conditions. Mold issues. No follow-through on maintenance requests. Roaches. My mother nearly signed a lease here until she discovered--after signing--that her unit was infested with pests. Management tried to trap her in the lease before she had even seen the apartment. I've since spoken to multiple tenants who've experienced similar pest infestations and neglect. I'm a respectful, God-fearing woman. I've never caused trouble, and I've always paid my rent on time. I have no idea why I was treated this way--but no one deserves this. If you are a good person expecting to be treated with dignity and fairness, this is not the place for you. I urge you: Do not move here. The rent may seem reasonable, but the emotional toll, the harassment, the lies, and the lack of accountability are not worth it. This place broke me down and left me anxious and powerless in my own home. Spare yourself the trauma. You deserve better. read more

The office manager claims she has videos that were recorded without her consent of us yelling and fighting. false allegations! office manager has threatened to call CPS and the police department on us. wanna talk about how rude they are how condescending and how they cut you off. Maegen, the leasing agent at the property was friendly and helpful. I asked her for a document from the leasing office that I need for the DPS. It will typically take a week turnaround time. But she was able to get me that document within couple of days. She really went and above my expectations. One of the best staffs! Highly recommend her! read more

Awesome move in experience, Office staff was great on move in. As it should be or is expected. Tim and Lauren made the move in experience a pleasure. The apartment its self is great, lots of space and in good condition for its age.. the grounds are kept clean, and the maintenance staff is fast. But.. The complaints I have is with the parking situation and neighbors who smoke inside. Office has responded to complaints by placing notices on doors but that's about it.. still a current issue. regards to parking.. Not a ton of free parking available, all the convenient covered spots are taken so I've rented a garage at $125 a month. There is no real solid parking system that exist to ensure residents are not blocking or inconveniencing your garage spot, so its a constant battle to keep your spot cleared. I and other neighbors have complained, but nothing is really done. In fact I feel they do the people that make it hell owning the garages a favor by asking them to move vs actually calling a tow truck... My last complex had parking stickers and an active tow company that made sure people were compliant with the parking rules. I never had issues with parking. I would definitely recommend a new parking system to make it less of a hassle on residence that are actually paying for the garages. Reason for my 3 stars. Been living here for about 1 year now. Not renewing our lease because of a few concerns. When we first moved in we had a lot of work orders to put in a lot of broken screens, vent cleaning, etc. these should have been fixed prior to move in. Carpets should have been replaced prior to move in too, but weren't. So we deal. I believe staff started to dislike us due to our complaints and they started to become very unfriendly. Our AC broke about 3 times in August. They still have not replaced it but I think it's definitely time for a new one. Now it runs constantly and costs us more money per month. We have pot smokers who live below us and our apartment constantly smells like marijuana near the front door. But there is nothing anyone can do about it. Also, the complex has gates that have NEVER worked since we moved in. Very annoying as that was one reason why we picked this place. The pool is very nice but not cleaned very often. They have a gym, but I would not trust the equipment! Very unstable and old. The photo on here is not what the gym looks like. However, the complex got new staff recently and things have been improving a little. I'm sure things take time. Communication is key. They are definitely nicer/friendlier/helpful! The gate was being worked on a bit. But seems like they gave up on it to. The pool access is open. They had it locked in the past because they did not want to fix it so they just chained it. Location is great. No issues with crime or theft. Pool is beautiful. read more

Me and my family drove 17 hours to Dallas (with a baby and dog) we arrived at greysons gate only to experience a complication, we arrived at 6pm so our bank was closed and so therefore we were not able to get a cashiers check, and they only except those for some reason. They refused to take a money order which every other apartment excepts but we are willing to take responsibility for that fine.(soniya refused this whole time to give us contact information for any form of management or corporate the entire time we've had these problems we had to research online to call these people) so we got a hotel. The next day we were finally able to get our keys. upon arrival the apartment was absolutely disgusting and had not been move in ready so they did not hold up there end of the lease. We then had to pay hundreds of extra dollars (that we don't have because a they were holding our money) on a uhaul extension and more hotel stays. They were so horrible to work with and not accommodating at all so of course we did no longer want to live there. (Also another tenant approached me and told me how horrible it was there and building 6+9 were roach infested) we demanded refunds for all the fees and charges they have been keeping from us, they refused. We finally have been in contact through email with some "manger" and they have been lying and saying that they have been reaching out to us by phone and my husband and I's phone records prove otherwise. They are a horrible company and refuse my family's refund they are liars and thieves and they don't care about the well-being of my children. We have now been pushed to get attorneys and now are going through a lengthy process of getting our money back. They have already deleted negative reviews of ours so hopefully someone sees this before they remove this one as well. Absolutely repulsing. Enjoy these photos of this disgusting unit they wanted my baby to live in mind you we are in a pandemic and this is the filth they wanted us to move into. Heavy Blood leading all the way up the stairs,broken window, hair all over the apartment, toe nails, food crumbs, urine and feces in the entry way, etc.. just awful these pictures don't even do it justice. Wonderful location and apartment! Apartment: My husband and I have lived here for a little more than two years. We have a one bedroom apartment (the lowest priced they have). The layout makes the apartment feel larger than what it is. The kitchen has a really good dishwasher and stove. The refrigerator is kind of old but does what you'd expect. There is plenty of counter space and storage space. We brought over a full size washer and dryer and the laundry room is nice and has a door so it keeps noise down. Living room and dining are connected and spacious. I love the bathroom. There's a large tub and plenty of space. The bedroom is a little small but we have a king size bed, two night stands, a dresser, and a dog cage. The closet is a large walk in and the balcony has additional storage. Overall A+ for what we paid and we love that it doesn't have a fireplace (I hate when apartments in Texas have fireplaces. Who is using these ever?!). I also like the wood floors. Staff: The staff is so nice! They are always willing to go out of their way for you. I often get packages and even though Amazon messes up constantly the front office is really accommodating so you know your packages are safe. Lauren has helped us twice when we forgot something or wanted a different parking spot or messing something up with rent online. Every time we go into the front office with our dog they always greet her and she gets a treat. There's often some fun event going on especially for kids. The maintenance staff is quick and efficient. We haven't had any problems with our apartment except for our blinds that our dog loves to look through started to break off and they came the same day to replace them. Location: We're close to the highway which makes it quick to go anywhere. I work in South West Dallas so it's a 20 minute drive and my husband works in Plano with a 15 minute drive. Traffic isn't that bad (I usually leave work at 5 pm and get home at 6 pm and there's less traffic once I get closer to home. Plenty of good restaurants near by and fun things to do. Kroger is down the street, Wal-Mart is the other way so is Starbucks. We also love the dog park down the street! Really just a good location! Cost: We pay $850 a month, plus $50 for two reserved parking spots, and $15 for our dog's rent (she really needs to get a job). Water and Trash is about $30-$40 a month. Amenities: They have a gym with some basic equipment. A computer in the front office, a pool with a grill which I haven't used but I see others using it and having a good time. Especially in this heat. Parcel receiving is my favorite amenity because it means I don't have to go to the post office to pick up packages. Grounds: The grounds are kept clean and for a complex that is pet friendly we've never seen dog poop left out. They provide bins and bags for excrement pick up. Safety: I feel safe being at this complex. We haven't had any issues. There are gates sometimes both are closed, sometimes one is, sometimes none. The reason for this is because people misuse them and then break them. You either need the code or a remote (which we have) to open them. I've never had a problem with them so I can only speak from my experience. Neighbors: The neighbors are really nice. My husband is a lot more outgoing than I am so he talks to everyone and is always raving about how "cool" or how "their good people" such and such is. I absolutely love that I don't hear any of the neighbor's kids! Every now and then I might hear a dog bark during the day (usually a little dog) but it doesn't bother me. We you walk around and say hi to people they smile and say hi back. We had an elderly neighbor that had an emergency and everyone came and helped out. I will say I get annoyed by the loud music in cars that drive by sometimes but it doesn't last and the complex is really quiet. At least in building two. The people working here need some customer service courses. There is no empathy whatsoever. After the winter storm, there was no sense of urgency to help their renters, mold was growing on walls, sewage was backing up into apartments and all they could do was get defensive instead of offering solutions. This is our fourth year at this complex. The location is perfect there are restaurants near by, shopping near by, and it's a good neighborhood. The cost is really nice for the area and in comparison to other places. You have grocery shopping within walking distance and the toll roads or the highway are close. There's rarely any traffic (I get home around 4). The staff at the complex have gone above and beyond for us. The staff in the front office are courteous and helpful especially with my packages. The maintenance staff have always been quick, helpful, and knowledgeable. We haven't had to use maintenance very much (maybe twice in our 4 years) but Moses in particular has gone out of his way to help fix things and even replace items for us. They really are great! I highly recommend this complex if you are clean, respectable, and not loud. read more

FAIR AND BALANCED REVIEW! We have lived here for a year now and just renewed our lease. MANAGEMENT: The staff has been great! We love Lauren. She has been so sweet and helpful to us. They are great about keeping the rif-raf away and keeping noise down. Even on Saturday nights there haven't been any major issues. We are on the first floor. Our balcony faces the parking lot and we never have any problems with noise or people just roaming around. They are great about sending us email alerts too if there are any problems in the area. MAINTENANCE: The maintenance people are so nice and they don't sit on any issue. One time I placed an order for a minor issue and then I forgot about it. A week later I saw the head maintenance man and he reminded me that I need to schedule a time for them to come fix the issue..lol. He said they don't like to have any open work orders. PRICES: The price is reasonable considering what a great location this is. We searched for months before finding this place. We were surprised at how much cheaper it was than other apartments that are just down the street. SAFETY: I've never ever felt scared to walk outside alone even in the middle of the night. Its always really quiet and peaceful. ISSUES: The only issues I have is that the front gate doesn't always work properly. I dont know if it gets off track or what. Sometimes the trash is overflowing in the back dumpster too. OVERALL: I would definitely recommend this place to anyone. After two years here, it was time to go. Everything we once liked about this place has downgraded to a much poorer quality. Feel free to find my review from two years ago. It was only two months in so it was four stars, but that was before a significant management shift. We transferred apartments before the shift in leadership, and now every one of our new neighbors was an avid cigarette smoker (both inside & outside their apts.). After numerous reports to management, nothing was done - for the last year. One neighbor did not do much to hide his marijuana sales and distribution work. A lot of visitors at any hour of day or night for that. Conveniently unnoticed by management. Having a newborn, I became extremely concerned when the smoke was getting through the ventilation into our bathroom and by the front door. I even went out and bought an expensive air filter as an attempted solution. No luck. In the spring of this year, our apartment was broken into. Management and maintenance did minimal work to re-secure the door and door frame. We knew then it was time to start looking elsewhere. There is no security concern at all. Teens loitering on the property often. The gates have never worked longer than 36 hours during the entire time we were here. (2-3 times total) When the gates would work, management was quick to sell gate openers at $25 each, but you just had to be patient until the gate was tampered with again by teens looking for a quick shortcut to the opposite of the complex. The rod fence was frequently destroyed allowing people to get in at will. Not maintained. Again, poor security. Upon departure, we received terrible and at one point no communication from the local management team regarding the return of our deposit. Unbeknownst to us, it was sent off to a collections company extremely prematurely (while we were negotiating details) and we have now been forced to attend to that. That was all Lauren incompetence and Portia's failure to follow up. Portia, being the manager, tried to help where she could, but often her hands were tied and she is clearly a company woman for the managing company, Gaines Investment Trust. She is overworked and overwhelmed at times, quickly fold back into the legalese of a lease instead of being able to go the extra mile for the sake of good and proper customer service. The departure issue was taken up with Gaines corporate out in California. Numerous calls were made and we were transferred to the voicemails of a slew of leaders, none of whom have ever called back. I finally demanded to speak to a human and was transferred after hours to Dudley Was, the company controller, who instead of hearing me out and looking to help, hung up on me when he couldn't keep his cool. Very professional. All in all, a lower-tier apt. complex that will run things poorly to keep costs low in order to make their money. You get what you pay for. ***Parking is poorly managed and records must be weak. Almost all tenants park under carports without paying at some point. It is understood that you don't take someone else's unofficial spot, so everyone can save money. ***Units in the front of the complex have always had better tenants and less issues with parking in the last two years. ***Lots of people sneak in to use the pool at anytime. (The security door doesn't work.) ***José is a good maintenance tech, but is often placed into tough spots where he can't help as much as he would want. read more

I was very impressed with the exterior look of the apartment complex. Unfortunately, I never got a chance to look inside because they decided to close shop early. We were turned away with 22 minutes left in their work day according to the sign. Both leasing agents were free aside from one being occupied by her ice cream cone at her desk. A tour only has to take 20 minutes and we are looking to move in fairly soon. Very upset with the hospitality and professionalism. If the employees are going to treat visitors like this, the complex should consider changing the sign to close at 4:30. read more

If you're thinking of moving here, do not work with Courtney!!! Timeline as follows-Wed 2/1: I went to visit the apartments at 9am to see the 1047sq ft apartment that showed available for immediate move-in for $1152 and asked about Specials advertised on the website. I communicated I want to move in asap, by Friday 2/3 if possible. Courtney says no specials available, the rent has increased to $1165 but hasn't been updated on the website and the apartment is not available for viewing. 3 days later, it still showed $1152 on the website ( I have screenshots of availability and price). She did not offer an alternative date & time for me to view the apartment. No model home available either. I still wait ahead and applied, with advertised price showing $1152. Friday 2/3, I called to find out status of application, Courtney says it has been submitted to manager for review and that I should be patient and it will take a week for approval. She did not disclosed this upfront, I have been approved at previous apartments within 48hours, so expected the same here. Still no offer from her to have me view apartment. Saturday 2/4, Melody calls me to let me know I've been approved and shows move in date same day, 2/4. Told her I will need to arrange movers and babysitters last minute because Courtney told me it will take a week for approval. Couple of hours later, after I've arranged movers, babysitter, electricity, renters insurance to move the next day, Sunday 2/5, Courtney says I cannot move in on Sunday 2/5, property manager is not available to sign off on the move. So why did Melody call me to say everything was ready to go?? I said ok I'll arrange move in for Monday 2/6. Later, I called Courtney back to have move in date changed to Wednesday 2/8. Still no offer for me to come and view the apartment before I sign the lease. I thought this is very unusual. So I show up unannounced on Monday 2/6 at 5:25pm to view the apartment, Courtney says I cannot view the apartment, she is busy and stops showings at 5:30pm and tells me to go sit down. I waited 10 mins, now it's 5:40pm and came back to her, as she was stalling. l offered to view the apartment myself quickly; I'll leave my DL with her. She kept on trying to turn me away. Didn't offer for Melody, who was sitting across quietly, to show me the apartment instead. Courtney's says come back tomorrow, Tuesday 2/7 morning to view. I told her I cannot take time of work for that. I told her she had 5 days to offer me the opportunity to view the apartment and she didn't and cannot expect me to sign the lease without viewing. 15 mins had already been wasted with her pushing me away, arguing I cannot view the apartment. I insisted I'm not leaving til she lets me view. She gave me the key in annoyance, told me I have a bad attitude moving in. I gave her my DL and told her I was only going to be 10 mins. 5:50pm, she's calling me asking where am I, the office is closing in 10 minutes and I need to return the key asap. I was already on my way back to the office, barely a minute walk from the apt, when she called. I gave her the key, took my DL, left with a bad taste in my mouth. So Courtney, thank you for your unpleasant, ill-mannered customer service experience this past few days, I do not want to deal with this for the next 12 months. It clearly showed yesterday you are overwhelmed and struggling to work effectively and you should not be in a customer-facing role. Brushing potential residents off repeatedly is unnerving and ultimately, the best decision for me is not to move in!! read more

So I moved in Feb 17th, so far I love this place, it's clean and near grocery stores and has easy access to both highways which is very convenient for me. Melody has helped me since day 1 and continues to help me with everything. Recently I have been looking into getting a carport near my apartment, at the moment there is nothing available that I am interested in, but because melody is awesome she went out of her way to see when one will become available near the location I want. She gave me an exact date when I can contact the office to have that added to my monthly bill. I really thought she went over and beyond and didn't have to do that for me, most of the time they just write down your name down and say ok we will call you when something opens up! she went ahead and added a reminder on her calendar to remind herself to contact me to confirm that I am still interested in the carport. Like seriously who does that? MELODY does!!! She's amazing and overall a good person. I recommend these apartments to anyone reading this and BTW maintenance is bomb, fixed my maintenance request on the same day! read more
