Amenities are routinely inoperable for long stretches of time (elevators, grills, pool deck, and more recently, the gym A/C). What's more concerning is the pattern: issues are often addressed only after they break--not proactively managed. Communication is frequently delayed or vague, with "updates" arriving weeks after problems begin. And the inconsistency in cleanliness and upkeep in common areas suggests a broader breakdown in management oversight. Maintenance inside the units is similarly uneven. Repairs are delayed, patched rather than fixed, and rarely followed up on without repeated requests. I raised legitimate concerns about grout damage, shower slope issues, and paint deterioration--all of which were acknowledged but remained unresolved for weeks, if not months. In one case, I was told to clean with baking soda and vinegar in a unit I was paying premium rates for. It took over six weeks and multiple escalations--including to regional and executive leadership--just to receive a lease renewal offer that aligned with market rates. And even then, critical maintenance items were used as leverage to push for lease signature, rather than as a gesture of standard service. I've since decided not to renew and requested a waiver of the 60-day notice given the pattern of delays, lack of follow-through, and the overall erosion of trust. I don't write this review lightly--but I do hope it offers insight to future residents who value transparency, consistency, and accountability in the places they call home.

I did over 20 tours across multiple cities, and nothing truly felt right until I walked into Glasshouse by Windsor. From the moment I arrived, I just fell in love with the property. It all started with Patrick, the leasing professional who completely changed the game. He was friendly, kind, patient, and genuinely funny. What stood out most was that he never pushed, never pressured just top-class service from start to finish. He made me feel comfortable instantly, answered every question, and even welcomed me back for a second look with absolutely no hesitation. That kind of service is rare. After a long, thoughtful decision-making process, I finally applied tonight and I couldn't be more excited. I genuinely look forward to becoming a future resident at Glasshouse. The building, the vibe, the people... everything about this place just feels right. If you're searching for a place to live in Dallas, Glasshouse by Windsor deserves to be at the top of your list.

My family has just celebrated our third year here and we absolutely love our home…read more We moved here for a number of reasons, and so far we have been happy. The first reason we chose the Marquis on Gaston is because it is close to restaurants and night life. We are located in the perfect place, where we are just right next to the action. Second reason we moved here was all the amenities! FREE YOGA AND PERSONAL TRAINER! And during the pandemic it's either on line or conducted safely, with all precautions met. There is also a computer room with a number of computers and a printer of you need to get work done or print important documents. Third reason we chose this place is because the great service. Valet trash, beautiful landscape, efficient maintenance, reliable security, and outstanding management are a few of the wonderful things this place has to offer. Lastly, The Marquis on Gaston offers something that is very important to us and that is genuine care. They have treated us like family since day one and that is EXTREMELY rare. The staff cares for our kids like they are their own, which means the world to us. They have also given the upmost regard to our unique Covid-19 experience. If that isn't enough, they bring food trucks at least once a months and have food, coffee, and prize giveaways frequently. This place really does go above and beyond.

I loved the maintenance guy, David!! He is awesome! The place is very quiet which is hard to come by when living in downtown Dallas. The other tenants were nice and I never had any issues here. They have trash pickup for a fee, which is normal. The gym is small but it was never crowded. (I might recommend to the staff to put wipes and water in there). The pool was pretty. The landscaping was always maintained. I loved all the different birds and squirrels that lived in the courtyard area. Everyone does a good job at picking up after their dogs. I think this is due to the ample dog waste stations around. Parking was never an issue. There is street parking always available for guests as well. The apartment inside was very nice. I had a one bedroom, loft style apt (no doors to bedroom). The lighting was great in the room. The kitchen had all new equipment (electric stove, stainless steel fridge etc). I would definitely recommend anyone to live here!

First off, I wanted to say to the leasing office here is just amazing. We were so fortunate to be…read moreable to have Sindy help us through some obstacles that we had from moving out of state. She gave us a video tour of our apartments, help us sort out any details that we needed to, and literally made it possible for us to move here. If it was not for her, we would have had to look elsewhere. Although hers is the only name that I know, the rest of the staff here was very helpful, too. Everyone has gone way above and beyond. Other things that we really enjoyed about these apartments are the well-kept grounds, including the dog park. There is also a great looking pool, sand volleyball court, and tennis courts. It is so convenient to be able to walk out our back gate and be minutes from the lake, walking down the driveway or even a dirt trail. Will you like the Spanish, or Mediterranean look to the apartments, too. All the neighbors that we have met are very friendly and makes you feel at home. We enjoy the high end washer and dryer, and all of the modern appliances. The detached garage has been very convenient, as well. Unlike any apartments that I have lived in before, there are always open parking spaces. There are dining options, as well as shopping that is a short walk, or very short drive away. In addition to the nice dog park, there are many grassy areas that have pet waste bag dispensers. There is also a covered mailbox tunnel that you drive through, complete with Amazon hub lockers, which is convenient and bad weather as you don't have to worry about being rained on. As much as we love it here already, I always have to point out any cons that I can find. The master closet could be bigger, though we have so much extra storage space in the garage that it has offset any issues. Although many people would prefer carpet, I would have preferred a textured laminate floor throughout. The flooring it is made up of light colored carpet, and smooth dark laminate in the bathrooms, kitchen and foyer. The carpet is a concern to us, as if there are any stains, you'll be charged for re-carpeting the entire apartment, as they do not replace only a single room if needed. Also, the cabinets and drawers are narrow so they may not accommodate large pieces. That being said, there is a good amount of storage space, particularly more than average in both of the bathrooms. Overall, for anyone considering moving here, I would certainly say did the pros far outweigh any cons. I only list the cons to have a neutral, full disclosure of all considerations. This is a scenic complex, with wonderful landscaping, great people both residents and staff, access to lake and dining. Great features within the apartment, including high-end appliances and a fireplace. It is also quiet complex, with great construction. It really is the kind of place that has so much going for it, with so much around it, that you you wonder why you didn't move here sooner. We love it, our dogs love it, and I'm certain that anyone else would too, whether it be a young family, or someone looking for a great place who is of retirement age.

Next day we went to the leasing office and Deanne was super friendly and provided us with refreshments... we gave her an idea on what type of apartment we were interested in, she had a couple apartments for us to view. She was able to help us find the best apartment based on our criteria... the application process went smooth, we didn't have to jump through Hula hoops.... We we wanted to start the lease about a month and a 1/2 from our application and was able to do so... We signed the lease for MAY 9 2020 when me and my Husband arrived back in Dallas from San Diego Deanne and Shelley made the transition so smooth from the time we applied in March all the way to move in date... everything in the apartment was spotless and working properly... Additionally, the plethora of options very near to the apartment (including the busy Royal and Forest Lanes) makes easy quick trips for dates, food, or entertainment that avoids the bustle of other Dallas neighborhoods. The apartments here are small, but they are very nice and well kept. I cannot say enough about the maintenance crews that keep these places clean, the grounds well-groomed, and update/repair any issues that arise in an expedient manner. Also, I have lived in several apartments/rent homes and can honestly and without prejudice claim that the front office at Madison employs by far the kindest, friendliest, and most accommodating people I've ever worked with.
