    What a shame, I initially enjoyed my move to Olympus in 2020. However, after new management took over things took a drastic turn. There's pro and cons anywhere you live. The floor plans are spacious, the views are great, resident gatherings are nice, and my experience has always been pleasant with my neighbors. My cons unfortunately included to name a few, foundation issues (hills and valleys) in my floor, buckling carpet, huge cracks down my walls, rain in my apartment, ants, mold, and constantly being spoken to in a condescending manner by one particular "princess" in the office. A wolf in sheep's clothing does not equal princess if your heart and attitude are ugly. When there's a person that's always the common denominator in rudeness and negativity especially when it comes to people of color, at what point does it click for you that everyone is not lying?! But I guarantee you I'm the wrong and the right one all at the same time. Like I should have initially done, I encourage everyone to please report your encounters to corporate ethics and compliance 817-591-7356. I could go on for days about that demonic spirit but I digress. And of course I wouldn't fit the disgruntled resident genre if I didn't mention that they charged me $25 for a fabricated grease stain (at my front door) upon move out. Couldn't wait to try to find SOMETHING to be petty about per usual. Despite my carpet being 4 years old and throwing up gang signs from buckling for the last 4 years, despite my entire apartment being spotless minus the tv wall mount I had to pay to get removed. Olympus and the A-Team decided to make up a FONKY bold faced lie about grease at my front door. Laugh-Out-Loud. I have never seen a property so conniving to the core honey! Then went on to say in email I was supposed to be charged for the entire carpet invoice which was originally $112 but I should be happy because they only charged me for the stain. Go and live in eternal hell.

    This was about 2 weeks in the making and not one maintenance or front office staff had a clue!

    There has been ANOTHER change in management but nothing has changed. The office staff is rude and always seem to be bothered by any request. I've had to call multiple times over the last few years when I finally got fed up with the poor property upkeep. From dog poop and throw up in the breezeways, to the garbage not being picked up in weeks! I was told "I wish you wouldn't have waited so long to tell us" as if it was my job as a resident to make sure they are doing their job. If you do decide to move in just keep this in mind, the office staff will gaslight you any chance they get, you'll have to periodically call to let the property know the garbage isn't being picked up when the trash rooms get overfilled (they will still charge you $30 for valet trash that doesn't pick up the trash like they are supposed to BUT they will remind you to bring your trash bin in every morning nonetheless) then when you call to complain the solution will be to lock up the trash rooms and make you walk to the 4th floor to use the only open one, in the email they will make sure to note it's the residents fault this is happening. Also they will schedule maintenance in the parking garage and then after a long day of work you will come home to a shut down garage and vague email telling you to find parking elsewhere and walk 1/2 a mile to your apartment.

    I'm going on my fourth year in my current apartment and could not be more disappointed since Olympus Las Colinas has taken over. There are multiple new apartments in the area and I'm sure any of the would be a better option. I've unfortunately found myself counting the days until I can leave. As a couple others have mentioned the gate to the garage was broken for what had to be more than a year. Don't get your hopes up if you're looking for security. They have recently decided to start charging for parking in the garage if you own more than one car. I happen to have a personal car and a company car, making 2. After I've three years of free parking I'm now having to pay to park one car. I tell myself "okay, you've only got a few months left at this circus so it's not a big deal". Well, they will not accept the proof of insurance for my company car because it has a corporate name and not my personal name. So, I'm told I have to park on the street or be towed... Great. I have also been charged $10/month for insurance even though I have my own coverage. I've tried to resolve this on multiple occasions, but when it comes thievery and deceit they stand firm. I've had some outgoing mail not make it to its destination. After some investigating I found that the mailbox did not even lock. I suspect my mail may have been stolen. I opened a service request for the issue, however it was closed without being addressed. Pictures attached. Also, be careful where you read reviews from. They offered an incentive for reviews on certain platforms. Screenshot of the email is attached. In Summary, do yourself a favor and look elsewhere for an apartment. The staff is incompetent at best. If it matters to you, it's not uncommon to smell weed walking down the hall or sitting on your ba UPDATE: Hi Alexandra, I'm writing this update while I sit outside the office waiting for them to open. My mom shipped me a package and I never received a notification for the storage room or even a courtesy email that the package had arrived. Fortunately my mom let me know she shipped something. This is about the 5th time this has happened. Having your packages held hostage is less than ideal. There is NO confusion regarding any policies. There IS poor management and staff who lack the ability to take ANY responsibility for their short-fallings. If you would "love to talk to me further" you should have someone give me a call. That would be good customer service. In all fairness I will say the the gate to the garage seems to be working mostly, the mailbox has been fixed, and I was able to get a parking spot after LOTS of emails and wasted time. It was like pulling teeth. I still can not recommend anyone to give $1K/month to Olympus Las Colinas. There's no reason to live somewhere where you will always be arguing over petty problems that should easily be resolved.

    had a 5pm appt today to take a look at a 2bed 2bath. arrive and they ask for id's. i noticed that the white couple entered and wasn't asked for theirs. so we gave them our illinois id's one was a temporary paper standard id that the state of illinois gives out. the lady said she had to check if it was valid. so she takes it to vanessa her boss who in returns says that it's not valid. never had a issue prior to this and even traveled out of the country and in the us with this same id that doesn't expire until january 27th 2023. vanessa continues to state that this government official id isn't real and never offers a alternative. so we state that in the email id was never mentioned to bring to see the apartment. she tells us it was and wanted to debate that. when i told her the email that i received never mentioned because if so i would have brought my passport. in a passive agressive manner vanessa elevates her voice in front of her white counterparts and stated that we are being angry creating a narrative of the angry black woman. all she had to say was she didn't want to show us the apartment. funny part is we live in the neighborhood already and work for the government. attached is the screenshot of the email. apparently being successful and black isn't accepted at this property. thanks vanessa for being a representation of olympus!

    Its sad that I left these apartments happy, since I've returned and signed a NEW LEASE this new management team is a joke. Once you sign your lease they do not care about your concerns. When I moved in the carpet was still being cleaned, nothing was ready. During the walkthough of my place I found rusted appliances, rusted bathroom drains, peeling paint in the bathroom, and that's just the minimum. I turned in my walkthough sheet and sent pictures of how disgusting my sink and bathtub looked. The first email I sent included simple fixes. The leasing agent Amanda, she definitely needs a reality check. If you look at the reviews all you see is negative comments about her and management does nothing. Bryce will respond as if something was to happen but as of today nothing. If I was a different race, I feel like my concerns would be addressed. I cant even have a proper house warming because the place is embarrassing. They cant even replace raggedy things left by previous customers. This isn't the best place since they have the management change frequently. The maintenance use to be good, now idk what the issue is. They simply don't care that I am paying rent for a ghetto looking apartment in LAS COLINAS. m embarrassed to even say where I am due to the amount of negative reviews. Im not seeking some dry internet response, at this point I need that DISGUSTING BATHTUB, SINK, AND STOVE replaced/fixed/painted hell I don't care. I need the alarm sensor fixed so i can feel safe to leave for extended periods. They have weekly crime watch meetings so for me the alarm is a big issue. I was told "we will change the batteries" smh. This is ridiculous that they expect rent to be paid and their customer isn't even satisfied.

Like we would see 30+ roaches per day throughout the whole apartment. We spoke with some of the neighbors and they also had bad roaches. The pest control this place hires "treated" our apartment with incredibly smelly pesticides and instead of spraying behind the fridge and stove and places that made sense, they left literal puddles in the middle of the floor. Worthless Maintenance: One example of the terrible maintenance is the time our bathroom sink started filling up with sewer water. It took them over two days to get someone to come and fix it. Then they had to tear apart our bathroom, dig a 4 foot deep hole straight down into the ground to access the sewer line and fix it. Then they never finished putting our bathroom back together. When we moved out the floor was still a dirt floor. Water Shutoffs: At least once a week, we would get emails about the water being shut off for maintenance. Terrible Neighbors: Let me put it this way, if you open your windows, you will be hit with a wave of pot, cigarette smoke, and dog poop. This place does not enforce cleanliness. It was very frequent that the cops had to come out to break up fights, respond to parties and drinking. Poor Managemment: Good luck getting ahold of these clowns if you don't go into the office in person. Even then they will likely tell you that they will have to get back to you and never will.

    Via las colinas is probably 1 of the worst places I've ever rented from in my life, the high price…read morerange and to be forced to live with roaches, nobody should be forced to live like that, and I mean roaches literally living In the appliances. I took videos first day and turned on the move in paper (that somehow now has mysteriously vanished now that I've moved out and they're trying to charge me for an obviously old stove). On top of them forcing me to pay for a ESA animal (iam a 100% disabled vet) because I informed them that the 3rd party screeners wanted a ROI (release of information) to approve it and nobody in their right mind would agree to that if they knew what that actually means. When I informed them they basically told me they knew it was illegal but oh well if I don't do it I'll automatically be denied so I was forced to pay a $400 non refundable fee and a $250 refundable fee and $20 a month for my ESA (money hungry right). I always paid my rent on time and never had any issues or complaints. Upon moving out I asked to do a walk through with them and they refused and sent out a email saying "it will take 2 weeks to get to the apartment because of a high influx of people moving out" (hmmmm) I moved out on the 26th they did a walk though on the before or on July 2nd. I didn't get a email till July 11th stating that I'd be getting a portion of the security deposit but minus $410 to replace a glass top stove (I remind you was not new or even "like new" THERE WERE ROACHES LIVING IN IT that I reported even have video of) nothing was wrong with the stove outside of normal wear and tear but they had already purchased the top and charged me. So when I asked if I can come look at the damage they claimed the job had already been done but the part had not even reached them (i was able to obtain the tracking number for it) PLEASE do not trust these crooks and don't live somewhere that would force you to live with roaches then charge you for the inconvenience.

Hired a professional cleaning company who did a great job. Then we were charged by the complex a fee to replace the glass cooktop due to "scratches". Hundreds of dollars to replace this, and it was fully functional. I have fought with them over and over to tell them this is not acceptable and any small surface scratches on these cooktops is normal wear and tear. The front office folks are very friendly and responsive to helping with receiving packages for us or responding to maintenance requests. The only issue we had so far was a dishwasher motor issue that was beyond their control, and they fixed it the same day we put the request in. The construction of the units is great, and noise from neighbors above, below, and around us has not been an issue as it can be with some newer units made of thin walls. The surrounding area is great and has all the amenities you could want without the feeling that you are in the middle of everything. The surrounding residential area is very safe and quiet. Overall, we are very happy with our decision to move here. We definitely feel that we get our money's worth.

    It is now May 2026, and the apartment maintenance team has installed a new heat pump. However, the…read moreair blowing out of my vents gets warmer as the outside air heats up. Today my air-conditioner blew air out of the vents around 63-65 degrees, much too warm in order to be able to cool my apartment down even one degree from 74 to 73 degrees. The heat pump ran over an hour, non-stop, without dropping the temperature even just one single degree. I finally turned the thermostat up, so it would stop. Very soon, as it gets and stays hotter outside, the temperature coming out of my vents will also warm up and will no longer be able to cool my apartment down. Somewhere, there is outside air entering the pathway from the heat pump to my vents. I am a woman in my upper 50's with hot flashes, which are very debilitating, especially when it is already hot. You must know that problems with my HVAC have been going on since November of last year. It must be customary in Texas to just leave people alone in their apartments to fend for themselves. In civilized and humane countries, these problems would have to be fixed within 24h or a couple of days. In the winter, I had air coming out of the vents that was too cold, and now it is too warm and will be very warm, soon. My apartment is not rentable, and yet they keep charging me to live here and have not even offered to pay part of my expensive electric bill. I will never ever rent another commercial apartment, as long as I live because of this traumatic experience, that is, if I survive this treacherous and cruel situation.

    Amazing Community and Incredible Location!…read more I've lived at Amli Grapevine for six months now, and I can confidently say it's perfect! The concierge and maintenance teams are not only incredibly friendly but also truly excellent at what they do. Work orders are always addressed within 24 hours, and they're constantly fostering a sense of community through fun activities and events (last month: beeswax candle making, this summer: Aloha cocktail party). Plus, they're so sweet to my dog, which means a lot to me! The amenities here are top-notch. From the private dog park (where the dog owners are amazing!) to the luxurious outdoor pool and chic indoor clubhouse pool table with multiple large-screen TVs for special occasions, everything is thoughtfully designed. The square footage for the price is unbeatable--I've looked across the country and haven't found anything else that compares. The location is absolutely incredible. Just two blocks away is the charming, vintage Main Street with its boutique shops and restaurants, plus the luxurious Hotel Vin and its adjoining food court right by the train station which turns into the Santa Clause Express during the holidays. We are the Christmas Capital of Texas after all. Right now we also have a temporary ice rink - and the year-round Golf Station where you can practice your swing. Lots of business travel? You can leave your car at home. Or it's only a quick 10-minute train or car ride to DFW Airport, making travel super convenient. On the other side of the apartments opposite main street, we have a beautiful (looks brand new) soccer field, library, recreation center, and conference center. Shopping options? Upscale stores in nearby Southlake to the left and outlet stores just 10 minutes to the right. And thoughtful extras: safe, secure parking with cameras, a full-size gym, multiple office spaces, and even a stylish, fully-equipped conference room for meetings. This place truly has it all--an unbeatable community, top-tier amenities, and the perfect location. If you're considering moving, don't wait. The last unit we had to have pest control come spray 5 times and it never worked. They ended up having to fumigate our apartment to get rid of the roaches. We broke our lease early to escape living in that trailer trash! Management was no help and offered us no resolution.
