DO NOT LIVE HERE IF YOU CARE ABOUT YOUR CAR. This is the absolute worst apartment complex I have ever lived at and the management team here is horrid. My truck was towed yesterday by their towing company, Capital Towing, Inc. They have no issues towing residents here regardless if you have provided your vehicle information at move in. They will gaslight you saying they left notes on the door (I HAVE A NEST DOORBELL) and that you had to add your vehicle's information both to their records and to some third party site which was not emailed about till 4 mos into the lease. They send so many emails includes ads for crappy companies they push like Spruce so all their emails went into the spam folder. The same day my truck was towed they put warning violations on a car that didn't even have a license plate. (See photo) They also allow decrepit cars to be parked here filling up the limited unreserved parking. When brought to their attention, they try to say that it isn't their fault but the towing company. Y'ALL EMPLOY THE TOWING COMPANY!!! The management at the leasing office clearly doesn't care about the residents here. They were less than helpful and the leasing consultant Jaquelyn was extremely rude. On top of that the towing company scuffed the paint job on my truck. So thanks for the $350 parking fee and damage. (See photo) Also the gates are always half working, elevators are broken for multiple months, and my girlfriend has been catcalled multiple times at the complex while walking alone. THIS PLACE IS AWFUL. Let me just give you bullet points as to why to stay away. Please refer to Chandler's review as it is very similar to my experience. - Paper thin walls and floors. You hear everything! Last tenant above me was a multi family with at least 2-3 kids in a 2 bed that ran constantly, threw things across the room, screamed and slammed doors. Management did nothing. - Mailboxes are located OUTSIDE where anyone can access them. This has lead to my mailbox being broken into countless times. I've since paid $600 to rent a PO Box for the year.. $600?! - Their valet trash is STUPID. They never pick up when they're supposed to, they are SUPER picky on how you "display" your trash, leave stuff behind, and management is HYPER anal about trash bins being inside. They care more about bins being in than mail being stolen. - Speaking of mail again, forget about packages. Their package room has no order. You live on the 4th floor? Your package is somewhere under floor 2s. - This issue seems to have fixed itself, but time will tell. The office can have a bit of an attitude problem just as a fair warning. I would suggest dealing Nichole is you have any said issue as she will have more sympathy and solutions for your issues. What a shame, I initially enjoyed my move to Olympus in 2020. However, after new management took over things took a drastic turn. There's pro and cons anywhere you live. The floor plans are spacious, the views are great, resident gatherings are nice, and my experience has always been pleasant with my neighbors. My cons unfortunately included to name a few, foundation issues (hills and valleys) in my floor, buckling carpet, huge cracks down my walls, rain in my apartment, ants, mold, and constantly being spoken to in a condescending manner by one particular "princess" in the office. A wolf in sheep's clothing does not equal princess if your heart and attitude are ugly. When there's a person that's always the common denominator in rudeness and negativity especially when it comes to people of color, at what point does it click for you that everyone is not lying?! But I guarantee you I'm the wrong and the right one all at the same time. Like I should have initially done, I encourage everyone to please report your encounters to corporate ethics and compliance 817-591-7356. I could go on for days about that demonic spirit but I digress. And of course I wouldn't fit the disgruntled resident genre if I didn't mention that they charged me $25 for a fabricated grease stain (at my front door) upon move out. Couldn't wait to try to find SOMETHING to be petty about per usual. Despite my carpet being 4 years old and throwing up gang signs from buckling for the last 4 years, despite my entire apartment being spotless minus the tv wall mount I had to pay to get removed. Olympus and the A-Team decided to make up a FONKY bold faced lie about grease at my front door. Laugh-Out-Loud. I have never seen a property so conniving to the core honey! Then went on to say in email I was supposed to be charged for the entire carpet invoice which was originally $112 but I should be happy because they only charged me for the stain. I'm listening to a false fire alarm that's been going on for over an hour (started at 5:55 am on a SUNDAY). I really wanted to like this place, but this is the 5th time this has happened since I moved in 5 months ago. And every time I call too see if it's fixed, I'm assured "the alarm company has fixed it". Clearly not. We have had to deal with multiple issues, other tenants banging on the floor, Vanessa in the office being incredibly rude and sarcastic, and I've had my mailbox rummaged through without any indication that the office will do anything for me. Vanessa has consistently given us attitude with no reason and only comes up with very temporary solutions to the issues here at Olympus. The tenets above us have been consistently loud, they run around and bang items on the floor. The office decided to give us a white noise machine to drown out the upstairs tenants, come to find out the tenants above have complained about the machine. I would recommend any other apartment building here in Los Colinas, just stay away from Olympus. read more

There has been ANOTHER change in management but nothing has changed. The office staff is rude and always seem to be bothered by any request. I've had to call multiple times over the last few years when I finally got fed up with the poor property upkeep. From dog poop and throw up in the breezeways, to the garbage not being picked up in weeks! I was told "I wish you wouldn't have waited so long to tell us" as if it was my job as a resident to make sure they are doing their job. If you do decide to move in just keep this in mind, the office staff will gaslight you any chance they get, you'll have to periodically call to let the property know the garbage isn't being picked up when the trash rooms get overfilled (they will still charge you $30 for valet trash that doesn't pick up the trash like they are supposed to BUT they will remind you to bring your trash bin in every morning nonetheless) then when you call to complain the solution will be to lock up the trash rooms and make you walk to the 4th floor to use the only open one, in the email they will make sure to note it's the residents fault this is happening. Also they will schedule maintenance in the parking garage and then after a long day of work you will come home to a shut down garage and vague email telling you to find parking elsewhere and walk 1/2 a mile to your apartment. read more

I've been lied to by the staff repeatedly. Vanessa has made several promises and guarantees that are super simple and have not been upheld. I tried transferring units and scheduled a transfer months in advance and that was delayed by weeks (with only days of notice) and I never even got that unit! I had to settle for another unit that was "ready" and it came with holes, missing parts in appliances, broken outlets, and a broken AC. It's been months and this still hasn't been fixed. I'm paying over 1600/mo for this trash, and management continues to get worse. read more

I'm going on my fourth year in my current apartment and could not be more disappointed since Olympus Las Colinas has taken over. There are multiple new apartments in the area and I'm sure any of the would be a better option. I've unfortunately found myself counting the days until I can leave. As a couple others have mentioned the gate to the garage was broken for what had to be more than a year. Don't get your hopes up if you're looking for security. They have recently decided to start charging for parking in the garage if you own more than one car. I happen to have a personal car and a company car, making 2. After I've three years of free parking I'm now having to pay to park one car. I tell myself "okay, you've only got a few months left at this circus so it's not a big deal". Well, they will not accept the proof of insurance for my company car because it has a corporate name and not my personal name. So, I'm told I have to park on the street or be towed... Great. I have also been charged $10/month for insurance even though I have my own coverage. I've tried to resolve this on multiple occasions, but when it comes thievery and deceit they stand firm. I've had some outgoing mail not make it to its destination. After some investigating I found that the mailbox did not even lock. I suspect my mail may have been stolen. I opened a service request for the issue, however it was closed without being addressed. Pictures attached. Also, be careful where you read reviews from. Also, if you still live here after 2021 you need to get your apartment checked for mold. Yes MOLD!!! Many of the apartments had to be remodeled because of the snow storm that left over 300 people in the apartments without power. We had our apartment checked for mold and it was confirmed and is now part of an class action law suit. If you still live here please get your apartment checked for mold. They wont tell you so you have to get it checked. If its confirmed please hire a lawyer. Most of the office staff has been let go or left for better opportunities. There are only a few good people in the office now.(just a few) But wait there's more: The mail room is always unorganized and it will take you about 20 min to find what your looking for. Inept office personnel. Amanda, is a lease consultant , comes across as being irritated by the reporting resident when spoken to regarding the unleashed dog problems. Is there a lack authority for rules/regulations. Her response to the unleashed dog issue is for the reporting resident to follow the dog owner back to their residence in order to notate their apartment number. Doing this can potentially cause a hostile situation. Rules for dog owners are not enforced. Irresponsible dog owners create dangerous environments. Large and aggressive unleashed dogs are allowed to approach other leashed dogs. Causing a dangerous situation for other pets and their owners attempting to protect their pet. Security Issues A resident here or from a neighboring property jogs in the nude before sunrise on the walking path that surrounds the lake in the back of the apartment property. Maintenance Reports. There is a lengthy delay for maintenance reports to be investigated and then resolved. There is not an acknowledgement of report received or an update regarding the investigation to be made with date/time. read more

had a 5pm appt today to take a look at a 2bed 2bath. arrive and they ask for id's. i noticed that the white couple entered and wasn't asked for theirs. so we gave them our illinois id's one was a temporary paper standard id that the state of illinois gives out. the lady said she had to check if it was valid. so she takes it to vanessa her boss who in returns says that it's not valid. never had a issue prior to this and even traveled out of the country and in the us with this same id that doesn't expire until january 27th 2023. vanessa continues to state that this government official id isn't real and never offers a alternative. so we state that in the email id was never mentioned to bring to see the apartment. she tells us it was and wanted to debate that. when i told her the email that i received never mentioned because if so i would have brought my passport. in a passive agressive manner vanessa elevates her voice in front of her white counterparts and stated that we are being angry creating a narrative of the angry black woman. all she had to say was she didn't want to show us the apartment. funny part is we live in the neighborhood already and work for the government. attached is the screenshot of the email. apparently being successful and black isn't accepted at this property. thanks vanessa for being a representation of olympus! read more

The previous reviewer is correct about the gates... they never seem to work. I am surprised that more vehicles haven't been broken into. The appliances in the apartments are old and make noises light my refrigerator, which they will not replace and will state that there is no issue. The main pool grill works 50% of the time. You are better off going over to the other pool. Its more quiet and the grill is cared for better by the residents over there. On a positive note, they now offer the convenience garbage pick up. There is only one good person that is helpful, Julian. The others are not helpful at all and pretty much useless. The rent is a little cheaper then the other apartment complexes, but I'll have to update this review once I see what they will be doing when my lease comes up. The trash on the property grounds is getting out of hand and my trash is picked up at my door about 50% of the times I put it out. I have contacted the onsite staff and the home office of the mgmt company. Normally the onsite staff doesn't care and tells me to call the vendor who picks up the trash. When I call the mgmt company and the trash vendor they normally response and the trash is picked up for a few days. Then the service stops again. Also, the property mail room (that residents pay $49 per month for) is a joke. If you're lucky enough to actually find your package, it normally takes about 30 minutes to locate. Some of my packages have never been located. I have complained to the onsite staff several times. They couldn't care less. The last time that I had a package delivered, it was never found and I was out the $300 I spent on the items because the vendor had proof that package had been delivered. At that point I rented an UPS box which is costing me $200 every 6 months. So, why do I stay here? I am still under a lease, but this will end in a few months. read more

New Management, Same Problems - After 2 years living on property, I've only seen it go downhill. Upon move-in, the attention to detail was lacking in the minimum amount of care given to painting, cabinet gloss, and general cleaning. While here, maintenance has managed to break our bathtub while repairing the A/C and entered our apartment repeatedly for issues and left no indication if it was fixed or if they would be back. They even tried to enter the bedroom with a day-sleeper in there when they were supposed to be looking at the A/C vent in the living room. This summer has really shown their level of "care" for residents. They have closed one pool for a month because it needed a refresh IN THE MIDDLE OF SUMMER. Then the "fitness center" is closed for the same reason. Now we are told we can't have anything on our balcony or patio including flags, bicycles, safety gates, or pet supplies. All while the elevators and fire doors are broken at least 2 times a week in our building. When our lease renewal came up, our new rent was to be a 17% increase! That is not a typo, seventeen percent increase from last year. The office staff made it clear that someone would be willing to pay that amount in this market. Please don't let that be you! While the property does offer you a perfect spot to watch the Fireworks over Lake Carolyn on the 4th of July, they also will leave the sprinklers on to ruin the show half way through. read more

The property located in Las Colinas, TX is beautiful. We are right on the lake and love the location. There are SO many amenities at this property, it is really great. The owners also host several community events in the summer time. What I do not like about this property is the management. Not all members, mainly Jenniffer Norris. She is unprofessional in almost every aspect. She runs out from her office when she sees me waking in and refuses to let me speak to anyone else. When I first moved in, she harassed me over and over to provide paperwork for my service animal (which I did, along with the additional paperwork and doctor authorization.) I have been held to a different standard than other tenants and that is not only morally and ethically wrong, it is illegal. The parking is also atrocious. There is 1 assigned space per apartment- whether it is a two bedroom or not. The rest of the tenants? They must fight over very limited guest parking, which is also shared by maintenance, contractors and office staff! Tenants are allowed to store their vehicles in visitor spots for months at a time (a truck on the 1st level, Camino on the second, who knows what's on the others.) without any response from the office. I was warned before I moved in about the pest control- there are several infestation issues and pest control does not show up. Since he buildings are old, there are a lot of electrical issues that have not been fixed (even in the 7 months we've lived here and have asked for them to be fixed). There are so many beautiful properties around Lake Carolyn, I would keep others as options! read more

Its sad that I left these apartments happy, since I've returned and signed a NEW LEASE this new management team is a joke. Once you sign your lease they do not care about your concerns. When I moved in the carpet was still being cleaned, nothing was ready. During the walkthough of my place I found rusted appliances, rusted bathroom drains, peeling paint in the bathroom, and that's just the minimum. I turned in my walkthough sheet and sent pictures of how disgusting my sink and bathtub looked. The first email I sent included simple fixes. The leasing agent Amanda, she definitely needs a reality check. If you look at the reviews all you see is negative comments about her and management does nothing. Bryce will respond as if something was to happen but as of today nothing. If I was a different race, I feel like my concerns would be addressed. I cant even have a proper house warming because the place is embarrassing. They cant even replace raggedy things left by previous customers. This isn't the best place since they have the management change frequently. The maintenance use to be good, now idk what the issue is. They simply don't care that I am paying rent for a ghetto looking apartment in LAS COLINAS. m embarrassed to even say where I am due to the amount of negative reviews. Im not seeking some dry internet response, at this point I need that DISGUSTING BATHTUB, SINK, AND STOVE replaced/fixed/painted hell I don't care. My husband and I lived here for a year with our two sons. We absolutely had the best experience. From the front desk to the maintenance for service requests. Everyone has been friendly. Tons of community events with live music and food trucks, pool parties, & paint parties. The gym is excellent with brand new equipment too. Lucia was the best leasing agent we could've had. She made sure we were taken care of even after signing. Tina and Jennifer were amazing as well. Move out was easy and no ridiculous charges upon move out like we've experienced with other complexes. If you're looking to live here, do yourself a favor and don't. This apartment complex has recently gone under new management and it isn't any better. The garage here has a gate but it's often broken. My car recently got broken into and the staff didn't seem to care. I asked them when the gate would be fixed and she couldn't give me a definite date. Besides my car getting broken into in their parking lot, there's a lot of other things wrong with the place. The garbage room is always a total mess and we've had a history of ants. You can hear the dart train from your room. In the winter time, the temperature of my room vs my sisters room is significantly different but the maintenance ppl insist there is nothing wrong with the vent system. I have lived at this complex for 6 years and it has unfortunately diminished in its appeal since Olympus has taken over the property. I have sent in multiple service requests to fix my windows that leak water every time it rains. Every time maintenance says they fix it, it happens again. I have asked for a detailed description on how they fixed the issue this past time, but have not received an answer. They covered the mold that grew from the leaking by painting over it and the windows leaked the very next day from a storm. I have sent in follow up emails with no response. I even tried to escalate this to Olympus corporate and have yet to receive a response (it has been 2 weeks). Along with these specific apartment issues...the gate is constantly broken, visitor parking is limited, the clubhouse is only open during office hours (when everyone else is at work), and the trash chutes are constantly filled with trash. The area on Lake Carolyn is wonderful, but I would not recommend living at this location. You will find much better quality elsewhere. read more

The visitor parking policy here is something I have NEVER experienced when visiting other friends' apartments and I will NEVER visit my friends to park my car at this apartment thanks to their policy. In October, I forgot to register my vehicle at the visitors parking and within a few hours, my car is already towed and I had to pay $298 to the Capitol Towing company. There I have found my car covered in mud on one side of the vehicle. This unforgiving and inconsiderate policy is ridiculous. After speaking with management, they apologized, explained why their strict visitor policy was created, and only suggested the option of outside parking if I didn't want to worry about always registering my vehicle. The visitor registration policy only allows a guest 6 times to visit and if you go past it, you can no longer park in the garage. I have gone past 6 times and also drove out from Carrollton to not find outside parking of the complex because there are limited spots and they're mostly always taken. If you live here at this apartment, your guests will always be concerned in parking to visit you with this policy and they do not have the freedom to visit you as much as you'd hope for them to. read more

The location is what makes the apartment nice. The staff however has poor customer service, give false and inaccurate information, and has a nonchalant attitude toward resident queries and issues. Staff in the leasing office is poor with responding to emails and phone messages promptly currently they're very unorganized and unprofessional and it is frustrating to deal with. In addition these apartments are not upgraded as others I've seen in this area ,but doesn't reflect in the rent. You could definitely go elsewhere on this very street and get more for your money and peace of mind. read more

My sister lives here and we were having a birthday party for her god daughter which she ended up having to pay $850.00. She had already put in a request to reserve the clubhouse which she had done previously under the old management but I guess there was some miscommunication and someone dropped the ball (not her fault) instead of waving the fee or taking any accountability, they made her pay. She tried to tell them maybe she doesn't need it to be reserved, she'd just have the balloons / food set up and only have a few people in at a time while the other remained at her place. That wasn't even an option, they told her no. Obviously if a balloon arch could've fit in her place with 10 people she would've done it. Absolutely no consideration for the fact that she did right on her end by putting the request in to reserve. Also, this wasn't her first time reserving the space so you could see how she expected it to go smooth. She even spoke with the assistant manager at the time who verbally confirmed. WORST PROPERTY EVER! Trust me, the reviews talking about the rats and the broken gate are very true. The guest parking sucks, and the office is ran by children. Raul is very rude and the new manager has no time to meet with anyone. They are always on their cellphones and the apartments are very old and all they do is paint the cabinets and charge and arm and leg. Do yourself a favor and lease someone else.... THIS PLACE SUCKS!!!! We went across the street to AMLI and the experience by far surpasses this HORRIBLE PLACE! read more

New Ownership. Positive changes lived here the past 7 months, and the new ownership is starting to make major capital improvements. Kudos to Julian for always being attentive, and the after hours maintenance staff for fixing my broken ac on a Saturday night within 1 hour! Would agree the trash issue in the chutes continues to be a problem and Rocky the valet garbage guy spends more time putting nasty sticky notes on your door opposed to picking up the garbage. Rates are cheapest in area for being right on lake and pool renovations and upgrade are much better. Gates is back working 95% of the time read more
