The breakout penalty for this apartment is extreme, and there is no way to sublease to somebody else.

The house apartment management is negligent, and their apartment penalty is extreme. We addressed the health condition related to the apartment and talked all the way up to Olympus Property. While they listened, they did not take any responsible action, and there is a no way to waive the penalty fee which is 2 times the rent plus some additional fee with 60 days notice, or 4 times the rent. There is no way to sublease either, and the contract is not allowed. And the manager blocked my email, so they neglect to respond.

My previous positive review was when Pinnacle was managing this property. I moved away to Dallas…read moreand recently decided to return to this property, which is now managed by Atlantic Pacific. The new management has been terrible, from getting information from leasing agents to moving in. Leasing agents don't seem to read or listen to you. I inquired three different agents about apartments and every time I received incorrect information. I wanted a second floor Madison unit facing the lake with a move in date in early April. First leasing agent, Ariana, quoted me for all first floor units which were only available in January. Second leasing agent, Kat, emailed me at the end of January asking if I wanted to move in, again, in January. I have stated twice now I am looking to move in April. Third agent, quoted me for lakeview units which I drove to go tour. I met with Kat only to find out none of these units are lake view units. Waste of time. I ended up taking a picture of the community map and apply for a lake side apartment on my own. My move in date was mid-April. The day before my move in date, I came by with my cashiers check. I was notified by Jo, a leasing agent, that I could pick up my keys after 2:30PM. This was the first I ever heard of this policy, I had already booked my UHAUL and movers and now I had to reschedule. Things like this should be notified weeks beforehand. Move in day, I drop by at 5:20PM to pick up the keys from Kat. They close at 5:30PM so she gave me the keys, welcome papers and left. I walk up to the apartment only to find out the keys DO NOT WORK. So now I am locked outside my apartment and my leasing agent has gone home. You would have thought she would ensure I could get into my apartment before leaving for the day. It's carelessness and disrespect. If they're treating a new resident like this now, what does it say about how they will treat me down the line? We called the emergency maintenance number and they contacted a leasing agent who was still in the office. Mind you, we were already knocking on the leasing office door and no one answered. Jo came out and walked us to our apartment to open the door. A step inside the apartment and you're overwhelmed with the smell of cigarettes. First sight I see is a dirty floor and a bug on the stairs. Walking up to the apartment, there was a dead roach right by the closet. In the middle of the living room was a black trash bag with food inside. The living room was scattered with small baby roaches, which only means there's MORE of them. It did not look like the apartment was cleaned at all. I took my stuff and put it back in the UHAUL, I was not going to live in this apartment. The next day I went to the office to talk the property manager Elle and deposits and rent back. She try to say she did not see the roaches but I have it on video and I will be sending a letter to corporate. The apartments here can be great but make sure you ask if the previous renters are smokers or not because they do not clean the smoke smell out. Also ask yourself if the management is worth it. I do love these apartments but I cannot live in a community with this management staff who clearly do not care about their residents. Also, ask for Jo as your leasing agent, Kat is a terrible agent and terrible to work with and obviously does not care.

I was told that I would have to pay a $15 fee and it wouldn't be a lease violation. January 18th 2023 was the agreed upon date. On January 17th I had the apartment spotless and move in ready. I attempted to turn in the keys and was told that if I did, it would be a lease violation. I said "okay, I'll come back tomorrow and turn them in." I returned the keys on the 18th. 3 weeks later I get an email saying that I owe nearly $1,300 for violating the lease! Leading up to January, I went into the office several times to make sure that everything was in order and to get the prorated rent amount that I would owe. I continually got passed along and told that Tyler would reach out to me. He did not for weeks! called and emailed Tyler and received an email stating not to worry about the full rent amount and that he would get back to me with the amount owed. Well, he never got back to me, so I calculated what I expected the prorated amount to be and paid it. I am absolutely furious that 6 weeks have gone by, no one from this company has said that I owed anything additional and then I get a big bill for a lease violation. So let's talk about how the management and office staff are horrible. They don't answer the phone. They don't reply to emails. They continually pass you along to someone else that doesn't respond and maintenance is just as bad. My refrigerator went out in the summer. It took a solid month to get a replacement. All of my food went bad. They made no effort to make it right while I lost the money that I had in spoiled food and costs of planning meals without a fridge for a MONTH! I had to deal with cockroaches multiple times. A neighboring apartment flooded and it caused water damage to my apartment. Maintenance only stopped the leak and dried out the carpet. The floorboards and drywall where ruined. They made no attempt to fix it. I was worried about mold. So I made multiple maintenance requests and they just signed it off without actually fixing any issues. The parking situation is horrendous. If you get in late in the afternoon or early evening, good luck finding a spot if you don't have a garage or covered parking. To exacerbate the situation, management sends out emails threatening to tow your vehicle if it isn't in the right spot. Let's talk about the low lives that they allow to live here. Walk around the neighborhood in the evening and get a whiff of all the weed that your loser neighbors are smoking. Got a knock on the door one day from the Grand Prairie Police Department asking if I had seen my gang banger neighbor, he was wanted for MURDER! Nope, I hadn't seen him, I guess he skipped town and abandoned his apartment. Think about that if you have a wife/gf or kids. This area is not safe. The office staff and management are complete failures. They are uncontactable. Excuse after excuse. They pass you along to someone that is never there and Tyler does not return phone calls or respond to emails. Try for yourself and see if they answer the phone. They are unqualified to run this business
