DO NOT WASTE YOUR TIME OR MONEY TOURING OR APPLYING TO THIS APARTMENT!…read more I should've listened to the two other apartment complex's that warned me :) My cousin and I had a terrible experience during the leasing process to lease a townhome at The Palo. We each paid the $200 application fees. I want to begin by emphasizing that we genuinely loved The Palo. The townhomes themselves, the location, and the overall community were exactly what we were looking for. Even after experiencing communication issues early in the process, we continued trying to give the leasing office the opportunity to work with us because we truly wanted to make The Palo our home. Unfortunately, after multiple attempts to communicate and move the leasing process forward, we ultimately reached a point where we no longer felt comfortable moving forward with the leasing office. We initially visited The Palo to tour the property and were told that the next available appointment would be a couple of hours later, so we returned at that time. When we came back, we were not given a traditional tour or much information about the community. We were directed to walk over to the model townhome and told that the garage would be opened for us. While we understand that certain amenities may not be associated with the townhome portion of the community, the overall experience did not feel particularly welcoming. From the beginning, we were very clear that the location of the townhome was important to us. We specifically wanted a unit facing either the street or the green space/pasture rather than having our backyard directly facing another townhome. After discovering the unit issue made on the lease, we made numerous attempts to contact the leasing office by phone, voicemail, and email. Many of those attempts went unanswered or were never returned. I eventually had to physically go to the property in order to get assistance. During that visit, I was initially told that the unit we wanted had already been rented. Another leasing employee then overheard the conversation and stated that the applicants for that unit had actually just been denied that day and that the unit was still available. Right before going in person, I spoke with the office about switching our application and lease to the correct unit. I was initially told that the leasing agent would need to speak with the manager before the change could be made. I specifically asked if either the leasing agent or manager could please call us afterward so that we could be kept updated and know how to proceed. The manager ultimately approved the unit change. However, after that approval, we never received the corrected lease or any further communication from the leasing office regarding our next steps. Unfortunately, this lack of communication was not an isolated occurrence. Throughout nearly the entire application process, we were not proactively updated. Each time we needed information regarding our application or lease, I found myself having to call, leave voicemails, send emails, or go to the property in person to find out what was happening. We also received conflicting information regarding whether switching units would affect our rental rate. One leasing agent told us the price would most likely change because it was a different unit, while another stated that our rate should remain approximately $1,700 because that was the rate under which we had applied.(the unit we wanted was $1,456). Most importantly, I was specifically told that our lease needed to be signed by that upcoming weekend. I explained that this was perfectly fine and that I had already notified my current housing situation that I would not be renewing my lease based on our plans to move. That lease was never sent. Lastly, a side note - I specifically asked about the additional $1,000 townhome promotion in August (when we applied) and was told that it applied if we moved in during August. However, the same "Two Months Free + $1,000 Move-In Bonus" promotion continued to be advertised for the townhomes in September.

Management expects residents to pay the…read morefull rent balance on time, including incorrect charges, and then wait months for those errors to be fixed. When I raised concerns, they argued against removing late fees, even though I should not have been charged extra fees in the first place. On top of that, residents are already paying high amenity fees, yet the coffee machine was broken for over six months before it was finally repaired. Trash service is also inconsistent and is skipped at times. Residents are not allowed to pay only the amount they actually owe, which forces us to pay the full ledger, even when it includes wrongful charges. I met with the apartment manager on March 11, 2026 about these ongoing issues. During that meeting, I was told I would not be credited back for the late fee, but I would be credited for the false insurance charges. As of today, March 25, 2026, those false insurance charges have still not been corrected, and the fee is now showing again for April. Despite the manager's rude response and refusal to credit the late fee, the promised correction has still not been made. Main issues I have experienced while living here: Poor management False insurance charges Constant back-and-forth to correct the rent ledger No key fob provided at move-in Late fees charged unfairly Maintenance marking work orders as completed when the work was not actually done Overall, this has been a very frustrating experience, and I hope the property improves its management and accountability in the future. I have all video and email reference if corporate does not contact me to resolve this issue be forced to contact the Fort Worth code Compliance Division. Please keep your false responses with no action!

I've lived here about a month now. Moved out here for job reasons from East Dallas. The area…read morealone is quite a shock. There's nothing super close except hotels, a gas station, and a subway. But I can't take off for the area because I kinda knew what I was getting into with that. The office was super accommodating with our move in date changes. When we toured the place Jordan was awesome and really sold it to us. There's even a pond, though it's technically part of the property next door DCR still advertises they have one. We had some issues upon move-in that were taken care of ASAP. There are community events all the time. There's a great indoor basketball court, pool, gym area, gift wrap station, and movie check out. The price of living here is much less than East Dallas as well as other places around here we looked at.

Dishonest, Neglectful, and Unsafe -- Avoid at All Costs…read more Dry Creek Ranch Apartments was hands-down one of the worst rental experiences I've ever had. From day one, the management was dishonest. They told me I could park anywhere and "they don't tow," only to have my brand-new car towed a month later. Parking is already a challenge because some residents leave broken-down vehicles in visitor spots, making spaces scarce. The apartments themselves are poorly maintained. Every window had mold when I moved in, and the windows are so bad that they sweat and leak with the weather. Amenities are just as neglected. The hot tub is constantly closed due to poor maintenance, and grills are never properly stocked--don't expect propane to be available on a holiday weekend. Safety concerns are real. My car was broken into, and when I asked if anyone saw anything, the office blocked me from the community message board and provided zero assistance. The gate to the complex was broken for months, and when we asked for the 10th time, staff told us it "doesn't even do anything, it's just an illusion of safety" and that they were "trying to get it fixed." WHO SAYS THAT? The staff is rude, untruthful, and unapologetic. Pricing changes after you sign as if their promises mean nothing. This is not a community that values residents--just one that profits off misleading information. If you value honesty, safety, and basic maintenance, look elsewhere.

Then we stopped at Olympus Waterford where we were met with a big smile by Chelsey in the leasing office. Chelsey's bubbly personality made us feel welcome as We asked our list of questions which she readily answered. She took us on a tour of the complex and an upstairs apartment which was modern and had everything that we were looking for. Then Chelsey walked us through the application processing process, answering all our questions as we went. She was very patient with us and our lack of computer skills. After we signed our lease she told us just to call if we had any questions or problems with the apartment. Whenever residents stop in the office Chelsey's addresses them by their name. She always is professional and makes you feel welcome. Over the last year Chelsey has been helpful answering questions and working with us to take care of our maintenance requests. Stoneledge is a nice, gated apartment complex. We've been staying with a friend for about a week…read moreand we're impressed. Several layouts exist, but we've been in the three bedroom only. One and two garages are available to rent as well. I don't know the pricing but that usually changes quite a bit anyways. The amenities here are top notch! There's a very nice non-heated pool with wading areas, spa jetted area, and fountain/waterfall. It gets crowded on the weekends, but there are lots of chairs and sitting areas. Inside the pool area there are also a few grills and a huge veranda with couches and a TV. Next to the pool is a decent gym with cardio equipment, weight machines, and free weights. Did I mention that this community does valet trash pickup? No more walking to the dumpster--just leave your trash can outside the door and it magically disappears each night (5 nights a week). For those who are environmentally conscious, there are two free level 2 EV chargers. There's also a Tesla Supercharger about a quarter mile away. All in all, this feels like a very nice and very safe place to live. Plus there's lots to do within walking distance. Check this place out!

To all current and future residents:…read more The short version: living here was generally fine. The move-out experience was not. Based on my experience, I would choose another apartment before renting here again. If you do rent here, get everything in writing--every conversation, every instruction, and every policy clarification. We lived here for three years. For most of that time we enjoyed living here, but during our last year the experience began to decline. Residents not picking up after their dogs became a persistent issue despite repeated emails from management, and the back gate seemed to be broken regularly. A few months before moving out, we asked to remove our garage. When we added it mid-lease, we had been told it could be removed at any time. This time we were told that policy had changed, but residents had never been notified. After speaking with management, they eventually agreed to remove it for our final two months as a courtesy. The biggest issue came during move-out. The move-out checklist instructed residents to retexture wall repairs. Wanting to do it correctly, my husband went to the leasing office and asked Ron exactly how the walls should be repaired. He was told to fill the holes, not sand them, and to run his finger across the repair to recreate the texture. My husband even asked if he needed a special texturing tool and was told no. After completing the repairs exactly as instructed, he requested a move-out inspection. Ron said there wasn't time to do one and didn't offer another appointment. A few weeks later we received a move-out bill for over $1,000, with roughly $900 for wall repairs. Danielle sent us the third-party contractor's invoice showing repairs for 90 holes. When I explained that we had followed Ron's instructions, we were told a different version of events. We were also told we hadn't used spackle, even though we had. The explanations continued to change. We were initially told move-out inspections were commonly provided. Later we were told they weren't required under the lease. The carpet charges also changed from being described as pet-related to being because the carpet was "damaged beyond repair" after three years of normal living. After several emails, management reduced the wall charges by 50% as a customer service gesture, which I appreciated. Even so, we were still left paying hundreds of dollars for repairs that were completed according to the instructions we were given. The most frustrating part wasn't receiving a bill--it was relying on verbal instructions from the leasing office only to have those conversations later denied. Ironically, if we had ignored the instructions we were given and simply filled and sanded the holes, our bill likely would have been much lower. My advice to anyone considering this property: if you have a conversation with the leasing office, send a follow-up email documenting it. If you ask for move-out instructions, get them in writing. A simple email could save you hundreds of dollars. Our three years living here were ultimately overshadowed by the move-out process, and that's why I cannot recommend renting here.
