    I have been overcharged every month since I moved here. Management expects residents to pay the…read morefull rent balance on time, including incorrect charges, and then wait months for those errors to be fixed. When I raised concerns, they argued against removing late fees, even though I should not have been charged extra fees in the first place. On top of that, residents are already paying high amenity fees, yet the coffee machine was broken for over six months before it was finally repaired. Trash service is also inconsistent and is skipped at times. Residents are not allowed to pay only the amount they actually owe, which forces us to pay the full ledger, even when it includes wrongful charges. I met with the apartment manager on March 11, 2026 about these ongoing issues. During that meeting, I was told I would not be credited back for the late fee, but I would be credited for the false insurance charges. As of today, March 25, 2026, those false insurance charges have still not been corrected, and the fee is now showing again for April. Despite the manager's rude response and refusal to credit the late fee, the promised correction has still not been made. Main issues I have experienced while living here: Poor management False insurance charges Constant back-and-forth to correct the rent ledger No key fob provided at move-in Late fees charged unfairly Maintenance marking work orders as completed when the work was not actually done Overall, this has been a very frustrating experience, and I hope the property improves its management and accountability in the future. I have all video and email reference if corporate does not contact me to resolve this issue be forced to contact the Fort Worth code Compliance Division. Please keep your false responses with no action!

    I'm normally not the type to leave Yelp reviews, but I feel as if this needs to be said. I do NOT…read morerecommend living at 35 West unless you're fine with being charged almost $450 (and this is WITH your initial deposit applied) upon moving out with no real way to properly resolve or dispute. Upon my move out date of 7/28/25, I was sent a document including 8 pictures of the vacated apartment along with a move out statement of $433.97. A charge of $295.07 was attributed to carpet replacement. I found this to be both odd and outrageous, as I lived in a single bedroom apartment with carpet covering dimensions of 11'7" by 12'6" (as well as a small amount of carpet in the closet). When I contacted the leasing office regarding this charge, all they could say was that their carpet professionals had identified "beyond normal wear and tear" of the carpet, which required replacement. Only 2 of the 8 pictures I received (shown below) were pictures of the carpet, and there was no major damage shown. I asked the leasing office for more evidence of carpet damage and never received a response. I even reached out to RAM Management directly, but still, no response. I printed all correspondence -- including the move out statement, pictures, description of the apartment dimensions, and emails between myself and leasing/management -- and mailed to TSI (the debt collector). Not sure if they ever received this as they acted as if they had no idea what I was talking about when I spoke with them on the phone. When I told TSI that I was trying to dispute the charge of $295.07 for carpet replacement, they tried to tell me it was "normal" and "expected," considering I'd lived there for 3 years. Um, I'm sorry, but no, it is NOT normal. I've lived in apartments before, as have the majority of the people I know, and this has NEVER been an issue, regardless of timeframe. Typically, carpet replacement is done by the complex at no charge to the lessee, as it is considered standard practice and procedure, so I'm still not understanding why a charge of almost $300 is warranted in this situation. Ultimately, the only option I had to "resolve" this issue (and prevent my credit from being affected any further) was to pay their offer of $347.18 as opposed to the initial $433.97. I'm utterly disgusted with how this complex treats its good tenants. It feels (and looks) like a huge cash grab/scam. I'm now short almost $350 after months of trying to resolve an issue that, quite frankly, should've never been an issue in the first place. Just save your money and lease somewhere else.

They never answer the phone and the office is always closed . The staff is never at work. I put in a notice and was told by Sara that i will not be penalized for vacating and was charge 2600 dollars . Before ending lease i made numerous calls and emails and received this . I have also reached out to someone in Atlanta and have not heard anything but received a bill. I reached out to Evelyn and she was so rude when i advised her that one of managers sent this invoice to me . Instead of saying we will honor what our manager sent you she was very ignorant about it . This document will ever be noted . I will be consulting with a lawyer with this matter .

    Dishonest, Neglectful, and Unsafe -- Avoid at All Costs…read more Dry Creek Ranch Apartments was hands-down one of the worst rental experiences I've ever had. From day one, the management was dishonest. They told me I could park anywhere and "they don't tow," only to have my brand-new car towed a month later. Parking is already a challenge because some residents leave broken-down vehicles in visitor spots, making spaces scarce. The apartments themselves are poorly maintained. Every window had mold when I moved in, and the windows are so bad that they sweat and leak with the weather. Amenities are just as neglected. The hot tub is constantly closed due to poor maintenance, and grills are never properly stocked--don't expect propane to be available on a holiday weekend. Safety concerns are real. My car was broken into, and when I asked if anyone saw anything, the office blocked me from the community message board and provided zero assistance. The gate to the complex was broken for months, and when we asked for the 10th time, staff told us it "doesn't even do anything, it's just an illusion of safety" and that they were "trying to get it fixed." WHO SAYS THAT? The staff is rude, untruthful, and unapologetic. Pricing changes after you sign as if their promises mean nothing. This is not a community that values residents--just one that profits off misleading information. If you value honesty, safety, and basic maintenance, look elsewhere.
