Now for the 2nd time my bedroom smells of sewage, the carpet is wet and my bathroom is unusable. Can't shower, wash clothes or do anything involving water as it just makes the situation worse. And no one seems to care. This place has certainly gone downhill since I moved in and it's very sad to see.

I've lived here since, gosh... 2013? I've seen management companies come and go--the good ones have…read morebeen very good and the bad ones have been very bad. The current owner/management company actually cares about this place and has been putting a lot of effort into what would probably have been considered a "distressed property" when they bought it and it's looking and feeling nice again. Lots of upgrades have been going on in the apartments as people move out, they're taking good care of the landscaping and making a real effort to keep the place safe and clean. They're always adding new cool things (most recently an after hours package locker accessible with a code!) and keeping residents up to date (lots of nice emails, texts and fliers when there's a notice or a holiday coming up) which I really appreciate and it's something I didn't know I was even missing with the previous regimes. Literally everyone who lives here is SO NICE. My husband and I walk a lot and everyone knows our corgi Waffles, I swear he has a secret fan club because neighbors I've never met before know his name and want to come pet him when I'm out with him by myself (please pet my dog he loves you, stranger!), which is another point: I feel really safe walking around here by myself, even at night which hasn't always been the case in the past. Past grievances that have been fixed by the current owner/management company: The back fence had a person sized hole in it that people from the neighboring apartment community were using as a gate, this was fixed. The fence was in general disrepair and they had someone come out and weld rusting spots and paint it. The bushes were overgrown and the trees were so low it made it hard to walk down the sidewalk, they had someone come trim everything up and have kept it nice since then. None of the security lights worked and the new management had SUPER BRIGHT ones installed so the whole place is illuminated at night. The AC units were always breaking down and being overly noisy, they had an AC repair company come out and service all of them and I've seen them out there checking over things even when they're working just to be sure everyone is comfortable. There was dog crap everywhere... Well, there's still dog crap everywhere but they're always having someone walk around and pick it up and they added more poo bag/trash stations to the property to encourage people to pick up after their pets (this is a resident issue, NOT a management issue! Pick up after your dog you uncouth cretins!) Current grievances that have not been fixed yet: The hot tub has not worked consistently in the five years I've lived here. I understand that it's probably egregiously expensive to fix an in ground hot tub but considering it's a draw for most residents (me included!) and is advertised on the website it really SHOULD WORK. The pool also gets a little narfy sometimes but I don't use it much so I can't talk, but it seems like it should be cleaned more if it's open. Parking is a bit of an issue and totally not their fault but I've seen residents who have bought two covered spaces for their car so they can park their car in the middle of two spots which just adds to the problem and, in my opinion, should not be allowed. The front gates are always breaking down, again not their fault as it's an inherited issue but it seems like something that just needs to be replaced vs. repaired at this point. Also, the fountain in the front is always breaking and getting gross... It's really cool looking when it's working well but when it's not it looks disgusting. All in all the good far outweighs the bad. And there's not much bad left! Yes, they're apartments so you get some noise from your neighbors. We live on the first floor and have had some absolute nightmares for upstairs neighbors, but we've had some really great ones too and they still make noise, it's just part of living in a multi-family building. You don't get any noise from the highway and very little from being in the flight path from the airport so the buildings are pretty well insulated, I just wish the walls were a little thicker.

We have our AC set to 66° for 24 hours a day ($$$) and yet it is still hot enough inside to break a sweat every afternoon. It simply cannot keep up with the square footage of certain units even with the blinds closed tight. The heat is radiating straight through the poorly insulated walls, you can feel it's hot just by touching the wall. Chocolate melts sitting on the table for an example. Again great location/everything, just select a unit carefully...make sure you tour in the afternoon around 5-6pm when you'd be getting home.

Several of my appliances (ac switch), lights, and fixtures (knobs) broke within 3 months of move-in. The maintenance staff are very kind however they seemed to be short staffed (there only seemed to be two) and low on supplies because the most of the replacement items were clearly from other vacant units since they had a short life. I ended up doing some repairs myself. Also they only fixed major items and seemed to bypass smaller ones. I suspect that's why the lights in my apartment went out fast because they were hand-me downs. If you are noise sensitive, as I found out, only rent from the center building because the train comes through pretty often and it's often loud enough to vibrate the eastern buildings at night and insulation isn't that good. The rent increase for the next year was around $100 on top of the additional monthly fees. The leasing consultant also did not tell me that the washing/drying units were not apart of the rental and would be $40 extra per month right until I was there to sign. When I first toured the apartment they were there and it said w/d on the site listing. This apartment complex charges a lot upon move out as well like wall marks and they even claimed painting inconsistencies were damage. The office staff were nice but the move-in/move-out just left a bad impression. The grounds are kept pretty clean and so is the clubhouse area which is nice. The parking garage is also spacious and there aren't any ridiculous parking policies surprisingly. If you are on the younger end or just more outgoing side, just know that it's not really that vibrant of a community despite being on west 7th. Might be a plus for some. If I could've done it again I would have rented closer to southside.

These days maintenance service tickets take 2 - 3 weeks to get closed, multiple lights were left on in my apartment, and a little mess left behind. The trash compactor area is a mess but that really has to do with the tenants. I recently renewed my lease and while I understand the increase it is hard to understand as I have seen a lower level of service. I like the area so I am definitely feeling like I am stuck but no longer recommending this as a great place to live.

Chelsey's bubbly personality made us feel welcome as We asked our list of questions which she readily answered. She took us on a tour of the complex and an upstairs apartment which was modern and had everything that we were looking for. Then Chelsey walked us through the application processing process, answering all our questions as we went. She was very patient with us and our lack of computer skills. After we signed our lease she told us just to call if we had any questions or problems with the apartment. Whenever residents stop in the office Chelsey's addresses them by their name. She always is professional and makes you feel welcome. Over the last year Chelsey has been helpful answering questions and working with us to take care of our maintenance requests. The maintenance men are super friendly and are quick about whatever they do. These apartments also come with a washer and dryer AND a nice sized store closet right next to your apartment. The prices are reasonable and I love the staff. They are always super friendly and VERY helpful. They are also pet friendly which is great because we only have a "fur child"
