Brett has been doing property management for decades, and was fully aware that the summer months of June and July are the prime months for leasing rental property, so that I could have already had a new tenant already in place for August if he had notified me in May when my tenant gave his notice to move out. This is a breach of his contractual fiduciary duties and negligence, resulting in months of financial losses in rental income. Stay as far away as you can from Brett and his unscrupulous company.

The issue is the one-way standard of care they enforce: at signing they hand you a detailed upkeep guide, down to which product to use to keep the stainless steel shiny, but the moment something breaks they describe themselves as simply "agents for the owners" who can't approve or fund a repair. Over that year we documented, in writing, a broken ice maker on a 19 year old fridge (flagged at move-in) and yet to be fixed, a window that leaked rain indoors (fixed), a basement kept damp by reversed hot/cold plumbing (fixed), a dishwasher that leaked for months and damaged the cabinets (partially fixed), a collapsed fence left open to the neighbor's yard, and a rotting basement door, mossy roof (last 3 yet to be fixed). In the spirit of wanting to live in a well maintained home, we offered to help pay to replace an aging appliance and were bluntly turned down, saying we would be held liable for 'unauthorized' repairs or modifications - even to clearly broken things such as these appliances. Their emails to us described the owners as "slow to respond" and "a bit stubborn," which tells you where accountability lands when you're the tenant. I'd encourage you to read how management responds to reviews (Yelp) and form your own view of how this business handles problems flagged by tenants. I'd also encourage you to get all written confirmation of pending repairs and maintenance before move in.

Every single month, we had to waste time sending multiple emails and making constant phone calls just to get paid. Roland finally responded, but completely shrugged off accountability, claiming he isn't in breach of contract and is simply "late" with our money. Needless to say we have since terminated our contract with Dwellings.

SJA managed our property in lake Stevens for about 2 years. Ugh. It was so poorly run that even…read moreafter we told them we were leaving we still did not get a timely reply back until I cc'd management and other staff we had interacted with on the emails. We calculated how much money we were getting after their fees and all the repairs they had done (for our 1990 house that was in great shape) and it turned out to be 65% of the rent. If you need anything be prepared to interact with their robust team of offshore folks in the Philippines. We are still unclear why we needed our septic pumped 2x within 2 years and were quoted $3-4k each time as they did not send us the detailed breakdown of the requested work. We had a suspicion that the folks they use for maintenance and for other repairs were financially incentivized or tied to the company as we did not receive multiple bids and it looked like SJA had ties to the company doing the work. Shout out to Kayla Schwartz who never answered any of my emails until I cc'd Claudette Scott. They did not seem to fully do walk throughs and left our property and wood floors covered in dog pee pads during the walk through. We requested that they not allow tenants to use our fireplace and found they had left that in the listing so we were legally obligated to allow it. Neat. If you want to lose significant amounts of value and gain 0 value except for a huge headache, SJA is the property management firm for you!
