I've wiped my hands of 4S Plumbing when it comes to one particular plumber. Kaycee is cool and she tries to keep everything organized, but some of the team members leave much to be desired. I'm fed up with Paul's temper tantrums and outbursts every time he arrives. It is easier to not talk to him at all and quietly let him work than to converse with him for too long. His son is surprisingly even-tempered, and I wish Adam would've showed up without him. Paul has been to our condo a couple of times to fix various issues and he's usually very good at his job. The problem is you have to stomach the attitude with the work. It is a 99% chance that he's going to start snapping and yelling about something. He'd replaced a wax ring in another unit when I was the condo board president, so when a pool of water appeared around my own toilet, I assumed it was the same issue. Although it's way less drama when Marcus or Ahmad show up, minus one time when Marcus couldn't figure out which pipe connected to which bathroom in the basement (and Paul easily figured this out even with 21 units to narrow down), I knew Paul had done this job before. He seemed to have a really tough time unscrewing the bolts and scratched up one side of my toilet. I can get a pumice stone or Barkeepers to fix that later. As far as I'm aware, he did replace the wax ring. I have no reason to believe he didn't before he put the toilet back in place. But then he demanded payment after it. I've hired 4S Plumbing at least a handful of times (possibly up to 10) and always pay electronically through their online platform. No one informed me that they no longer used it due to fees. Paul kept demanding payment via his private Zelle account even though I have always paid the company. Even when Zelle was an option, I paid the owner's company Zelle account, not the plumber's private one. He was so furious that I wouldn't pay him that he told Adam to stop packing up supplies when the job was done and said he was not leaving until he got paid. We both had to call the owner, Bill, who confirmed on speakerphone that I could "pay however I want." I've ALWAYS paid. Not only have I always paid, I've had to nag them to send me an invoice so I could pay. The last thing I'm going to do is cheat a contractor out of payment. After Paul hung up the phone on Bill (yet another disrespectful moment) and complained about how he's worked for the company for 15 years and never heard about an online site, he apologized a bunch of times and left. A month later, I have water pooling around my toilet again. I'm not dealing with this guy anymore. I asked for a different plumber to check his work. If it turned out to be something else wrong, I'd deal with that. But water was dripping behind my toilet and alongside it all over again. I don't think the wax ring he used worked or possibly caulking needs to be done. But the plumber who was supposed to come Thursday was a no-call, no-show. I called 3x and only heard he was on another job. A full 24 hours passed, and no one bothered to tell me what happened. Not cool. After complaining to the office, a plumber I'd never met before did a video call (after telling me repeatedly how far him driving here would be) to check Paul's work. He had other suggestions, which are useful. Regardless, Paul is NEVER welcome in my home again. This is the third time he's had an outburst. I'm over it. I'll hire another plumbing company if he's the only option that day! Side note: Tim did an amazing job on bath and shower upgrades for a family member's bathroom. It looked like a magazine photo when he was done. All of Ahmad's plumbing work is strategic, careful, often quick and never heard a complaint.

The service team was able to fit me in same day by putting me on standby. Nick was able to diagnose, stop the leak, inspect that the leak had done no further damage, and ultimately get the water heater working within 5 minutes of his arrival. Better yet, he said it was a simple fix and did not charge me, but just asked that I keep them at the top of my list for my next job! Very friendly and presentable all the way. He also assessed my heater and said I probably had about another two years to go before needing to replace, and gave me a written quote for a new water heater and to replace the saddle valve with an angle stop. The angle stop cost was a bit high, but the water heater replacement was very reasonable (just being fair). I am definitely going to reach out to them for my next plumbing job.

And the reason for the difference was that MD Plumbing was actually honest. Yes, the honesty saved me a lot of money however it also bought MD Plumbing even more business and invitations to my other properties. I'm fortunate that they travel pretty far outside of their core radius. They are usually very prompt, professional, and quick to do the work. And I'm not calling them back because something went wrong.

It's been a while (2022), but they came out to look at a leak with one of our water heaters. They…read morefound multiple issues and said the equipment was too old and they needed to replace both of them. They quoted us $5k and some additional cost to check the HVAC while they were there. The HVAC check seemed like everything was fine, but they used it as a sales op to try and sell me new furnace and humidifier, which was working fine at the time (and continues to function 4 years later). Thankfully their 1-year VIP service was the most valuable part of it, because one of the joins for the new water heaters started leaking again almost 12 months later. However, when they came out, they couldn't get the water main to close in our unit, so they quoted me to replace it as an additional cost instead. We said no, and gradually loosened the water main valve to the point where we could get it to close. We believe it was debris from the water main for the building being shut off multiple times for other work recently. Once we resolved that issue, we were able to get them to actually repair their failing original work at no cost. Not sure I would recommend.

Once when we were away on winter vacation, had a pipe break in our Chicago freezing temps and gave Kevin, the owner, a call in a panic. He said no problem and he met up with our caretaker and fixed the issue in a flash, saving us from having to come right home. Just today, his guys Lance and Josh came to the house to troubleshoot a leak in the basement to find it was coming from a bidet toilet on the floor above it. Complicated? Yes. But not so much that these experts coudn't solve the issue and fix us right up in short order. Obviously, we can enthusiastically recommend Sound Plumbing and congratulate our wisdom in finding such a great resource, not only competent but trustworthy and reliable. That's worth a bundle!

THIS REVIEW IS 11 MONTHS IN THE MAKING. Last December we called Darren due to our drainage tile…read morepump burning out which is located in the same room as our sewage ejector pump. Darren came out and gave us an estimate to replace the pump. One of his employees came back and replaced the pump that was burned out and this is where the issue comes in. The person that was working on our pump unplugged the sewage ejector pump for some reason and left it unplugged after they were done. As we have used Darren in the past we fully trusted his company to do a great job and they have until this time. It was a week later were I was downstairs doing laundry and found that where was water coming up from the floor drain and it was all over the floor and leaking under the baseboards to the room next to the laundry room into the carpet and into our bathroom as well. I reached out to Darren and explained what was going on and he asked me if I could take pictures and text them to him....right there was a RED FLAG....a customer calls you and tells you there is a problem with work done as their house and instead of coming in person to see, he asked for pictures. So I take the pictures and send them to him and he responds that he will have to see if he wanted to go through his insurance and that it did not look like it would be more then his deductible, also get a quote for the damages. After sending him the quote I do not hear from him in a couple of weeks, then he responds that he had some health issues and that he was in the hospital, mind you this is in the beginning of January. I wait until the end of the month to follow up with him and he stated that he was just getting out of the hospital and he has a long road to recovery and to bear with him a little longer. I apologized to him and asked if there was someone in the office to take care of the matter and he never responded to me after that. In March I texted him again asking if he was doing well and were we stood on fixing the basement...he never responded and after several attempts trying to contacting him he finally responded in may stating that he is finally getting back to work and needs to catch up and to give him a week or so and he will get back to me. A week later I reached out to him again asking for an update and he stated that he was going to visit his daughter in Wisconsin and to follow up with him next week!!!! A week later I reached out again and asked how it was going and his response was slow! This is now the end of May so I waited until the middle of June to reach out to Darren and to my surprise he was back in the hospital. Its now the end of June and I reach out to him again asking for an update and told him this has been long enough please but the issue to bed. Darren does respond this time asking what my address was and he will mail me a check?!?!....Darren then doesn't remember the quote I sent him and had to resend him the quote again. After some banter back and forth he then stated that he's not sure who was to blame for the unplugging of the pump????? I was shocked to hear this from him! July 9th I followed up with him again and did not hear back from him. At this point I was ready to get a lawyer involved, so I let him know that and Immediately he responded back saying he had some cash on him and would drop it off at the house. It was not the full amount for the quote I sent him but I took what I could get. Darren did say that he would get me the rest of it as soon as he could. I texted Darren July 17th asking for the rest of the payment.....after reaching out several times I did not hear from Darren until October. This time he was not taking responsibility for his work and as a business owner. All I wanted to have him do is make the situation right and pay for the damages and he couldn't even do that. It is now November that still haven't herd from Darren about getting the rest of the money. I KNOW THIS WAS LONG BUT ITS BEEN A YEAR DEALING WITH THE LIES AND I WANTED TO BE AS DESCRIPTIVE AS POSSIBLE SO YOU DONT MAKE THE MISTAKE I DID BY USING FLUSH PLUMBING. SAVE YOUR MONEY AND USE SOMEONE ELSE.

Tom has zero customer service skills and Luka has all the charm of a Stazi agent. Tom ghosted me on a straight forward task (changing a water heater anode) even though I gave them weeks notice and told them it wasn't urgent and could be rescheduled if they had emergencies. He sent the Latino men to do other tasks that I scheduled. I'm sick of his attitude and will be finding another plumber. Their prices are not better than other plumbers.

Typically, tradesmen will want to estimate the work, schedule in advance, come back later to do the work, which is understandable, but inefficient for both parties. Tradesmen are notoriously hard to reach and communication is difficult - understandably so - they always have their hands full. Splash was exceptional. Not only did they text me back right away, they got someone out to replace my old toilet within an hour! (I had been waiting over a week for my building staff to do it..) I planned ahead and had all the equipment ready to go which helped a great deal, but their responsiveness and willingness to take care of my problem promptly sets them above the rest. They showed up on time, took care of the job and cleaned up afterwards. All in all, a great experience and they were extremely helpful navigating a difficult building yet making the process painless. Thank you guys and if you are reading this and need a plumber - call these people.
