It made our entire stay happier to have the beautiful Christmas trees and lots of decorations. Our rooms were large and comfortable, and the bathrooms were also quite large. Everything was SO comfortable. Ashley, the manager, was delightful and helpful. The location is in a quiet neighborhood that is just a few minutes walk to downtown Rockland, which was filled with nice places to shop, eat, drink, and even had a chocolate factory! We will definitely return. The breakfast was very nice with fresh ingredients and was filling without being overblown.

Since there was no mention of this on their website and I had emphasized " first floor bedroom " as being necessary, we ( husband and me with walking canes and daughter and husband) arrived to what looked like an impossible situation. After much discussion with the check-in person and no alternatives suggested, plus a large deposit made for 3 nights, we decided to try it. It was so difficult to get up and down the stairs, it affected our entire trip...carry out meals, one daily trip up and down for husband and me, son-in-law hauling luggage, groceries, etc up stairs, etc. Once inside, the cottage is nice, roomy, private, clean and functional. There are 2 master suites with balconies...one downstairs and one upstairs. Downstairs there is a living /dining area ( with tv), and full size kitchen ( bring your own coffee or tea). Upstairs there is a third small room with a queen bed and free washer and dryer and a " hangout out" area with couch, games, etc. The food was delicious. We had breakfast served so had to reheat some items in the microwave. Really enjoyed the morning smoothies. Afternoon cookies are a must; different homemade cookies each day. This place is ideal for able-bodied people but definitely not for those who have mobility or balance issues.

In the week leading up to Labor Day this year, I made a point to stop by the Berry Manor Inn in…read moreRockland, Maine. Truth be told, my only knowledge of the Berry Manor Inn was when it was featured on Mike Rowe's "Dirty Jobs" TV show. Although the show had aired 10 years prior (unbeknownst to me), the inn was everything I had hoped for and more. I cannot emphasize enough about the amazing hospitality exhibited by every member of the inn's staff. They were so kind and such a pleasure to speak with. Unfortunately, in this day and age, qualities like "hospitality" and "kindness" and "courtesy" are often lost. But you can find them all within the Berry Manor Inn. I have family in the Rockland and Camden areas and will make sure the Berry Manor Inn is a regular stop for me each year when I go to visit. Even if it's just to say "hi" to the staff, I know I will leave there with a smile on my face. This place does it right from top to bottom. P.S. - and the food is AMAZING. :0)

Large blocks and weddings beware!!!! Beautiful and charming…read moreInn, but get everything in writing! We paid Berry Manor a $4,000 deposit for a wedding room block. We never signed a formal contract, and the 2 sentences of written terms we did receive did not state that our refundable deposit would be forfeited upon cancellation. Our plans changed just 12 days later, almost a year out and we immediately let them know we needed to cancel. Even after only holding the rooms for less than 2 weeks, almost a year in advance, management nevertheless refused to return the deposit based on what they maintained was their "policy"despite that cancellation policy never having been provided to us as part of our agreement and a completely different policy being stated on their website. We tried repeatedly to resolve the matter amicably, even offering that the inn keep $500 as a cancellation fee. After trying to reason with her for a few months, the owner eventually just ghosted us. Ultimately, we had to take the matter to small claims court. After hearing both sides, the court ordered Berry Manor to return $3,600 of our $4,000 deposit, plus our court costs. I also wish I had realized before booking that the inn had changed ownership. I wish i had paid closer attention to the more recent reviews. Reading them afterward, I was disappointed to find other guests describing experiences that felt familiar, particularly frustration with management's rigid reliance on "policies" and how those policies were or werent communicated. Berry Manor itself may be beautiful, and its historic reputation may be wonderful. But beautiful wallpaper, antique furniture, and a charming Maine inn cannot compensate for management that, in my experience, fails to recognize the difference between having a policy and having actually communicated and agreed upon that policy with the customer. One would think a small business in a very small town where everyone knows everyone, a business would be reasonable and accommodating, especially to its locals. If she had been we would have still recommended our out of town friends and family to stay there, i am a wedding photographer and i would have recommended it and even paid to do photoshoots here in the off season. But it was more important to be "right" and keep our money to them. My advice is quite simple: go elsewhere. Or at least get a formal contract!!! Get every cancellation and refund term in writing. Do not assume that an undisclosed policy won't later be applied to your reservation. I sincerely wish we had.

It ended up being one where we had a pretty big storm, and that actually made this hotel an even better place to stay. Basics: great location right downtown (if you look at the map and it looks like it's a bit out of the downtown range, it's not; this is a small town and you can walk from 250 Main to the heart of it within 5 minutes). The hotel itself doesn't have parking, but there's street parking or you can park free in the harbor lot across the street (you may want to check this if you're coming during high season). The welcome vibe is immediately evident not only from the super nice and helpful staff, but because check-in time is also when 250 Main starts its happy hour wine social downstairs, which is perfect! And if you reserve directly with the hotel, you get a complimentary glass of vino. I literally met friendly people from the minute I checked in, and we hung out with a glass of wine for awhile before heading out. You can purchase from a small menu of wine and beer until around midnight, which turned out to be a great thing when the storm rolled in the next night of my stay. With the warm and relaxed vibe, hanging out in the lobby area is part of the experience. My room was a queen room with a small balcony overlooking the harbor--which on their website is described as "small," but it definitely is not! Fantastically comfortable bed (which honestly seemed larger than my own queen at home); big bathroom with an awesome rain shower, heated towel racks, and robes; plenty of space to move around in the room itself, which also had a desk and a little sitting area. Oh, and super high ceilings and HUGE windows. While I neglected to get a pic *inside* the actual room [insert facepalm here], check out the cool views of the snowstorm from the windows and balcony. If you don't want to venture out for breakfast in the morning, there are light options available (croissants, yogurt, fruit, etc.)--with delicious coffee from local Rock City Coffee. Huge points too for keeping a coffee and tea station open in the lobby all day and night. With the term "boutique" being tossed around these days willy-nilly, I'm always thrilled to find a place that lives up to it. 250 Main is definitely worth the splurge!
