I'm a current tenant at one of the J Realty properties and man, do they know how to run a business…read moreor what. Excellent communication, top notch execution, and perfect follow ups... they stay on top of things. Michael, Matthew, Dylan, and the rest of the team, are solid. They will work on your behalf to get the landlord to do things. I recommend them 100%

I've spent 6 months trying to resolve a parking issue at one of JRealty's properties, and the…read moreexperience has been incredibly frustrating. Management admitted in writing that another tenant was given a second parking space in error on their lease. They also admitted they recommended removing that space because it was causing problems. The vehicle associated with this improperly assigned parking space occupies an area that is not identified as a parking spot on the parking map that was provided to me by management. Instead of being parked in a designated space, the vehicle extends into the common driving and maneuvering area tenants must use to access their assigned parking spaces causing daily risk damage to my vehicle. Whats even more revealing about this company is how the issue was handled! I repeatedly raised concerns that the parking arrangement could present code, safety, or fire access issues. Rather than addressing the problem directly, I was told management was waiting on city inspection results and that those results could affect the outcome. Months later, I was informed that the inspection they had me waiting for was actually a habitability inspection and that the specific parking location I had been complaining about was not one of the spaces that was evaluated. Think about that! I was led to believe the inspection would address my complaint, only to later find out that the disputed parking space had never been reviewed at all. I spent months waiting for inspection results that never actually addressed the parking issue at the center of the dispute. Even after admitting the parking space was assigned in error, admitting the situation was problematic, and acknowledging that the disputed space wasn't evaluated during the inspection, management still has not provided a meaningful solution. I have attached screenshots of the emails so people can read the correspondence and draw their own conclusions. Based on my experience, get everything in writing. Keep every email, save every photograph, and document every interaction. The only reason I was able to uncover the inconsistencies in management's explanations was because I maintained a complete paper trail. Without it, this would have been reduced to my word against theirs.

After multiple…read morefailed attempts to get in touch with them over the weekend, I tried again Monday morning at 8:00, 830, and 9:15 (gotta stay persistent!). When I finally got someone on the phone, they told me the unit I was interested in was no longer available -- that someone was already pre-approved. Ok, no big. Onto the next. That same day, I get an email from this property management company saying that they are still going to show the apartment on Wednesday. I asked for them to clarify that 1) yes somebody was already pre-approved for the apartment and that 2) they were still going to show the apartment on Wednesday at 1 pm and that 3) they would be available to answer my questions at the open house. I didn't wanna just show up for nothing. Well! It's 1:00 pm Wednesday! I get here and no representatives from the management company can be found. I call the office and the receptionist tells me that the unit is no longer available and that they would not be showing he unit ............despite the multiple emails that I received assuring me that the open house would proceed. Nope, I'm SOL. Thoroughly disappointed in this management company and how they gave me the the runaround and wasted my time. If they can't manage a simple *open house* I wonder what other inadequacies they have regarding managing their properties. Get your shit together.

Decent Property, But Lacks Communication and Professionalism…read more There are definitely pros and cons to living here. On the positive side, the property manager is great, and the maintenance team can be helpful when it comes to in-unit requests. However, there are major issues that future residents should be aware of: Lease Renewals: Don't expect any email communication when your lease is up. The property does not send electronic notices -- only paper postings on your door. Also expect 3-5 incorrect postings on your door and having to deliver to the right unit their rent increased because unfortunately they don't know how to read addresses..... Rather than offering a chance to renew at a set rate, they automatically roll you into a month-to-month lease at a higher rate. In my case, I went from around $2,000 to $2,400 without any option to negotiate or early bird special, regular lease sign date of the option of month to month they choose and set your date for you. My unit wasn't leased for over 3 years and was entered over 8 times through 24 hour notices and twice they broke the law on time frames of when they posted, I have cameras make sure you have cameras... When you lease is up and you only offer the month to month make sure its documented why they are charging more if they aren't up keeping with your unit or upgrading it for the charges... I found out the true reason why it wasn't lease for 3 years..... don't move here until this new company Geta this place in order and they are no where near that... Move-In & Maintenance Issues: When I moved in, I completed the inspection form, but nothing was reviewed or repaired. It took over a year (and multiple complaints) to get certain things addressed. Privacy Concerns: The assistant property manager has made questionable comments about residents and their units (over 5 submissions against here have been submitted and no actions be careful and do not trust). 24-hour notices are posted, but there's little follow-through or tracking. If privacy matters to you, be cautious. Common Areas: The laundry room is rarely cleaned -- I personally witnessed trash and items left untouched for over 16 days. I've submitted complaints to the city twice now due to how unsanitary it is. Expect to see cockroaches in shared areas like the laundry room, and the gym is also not maintained or cleaned regularly. Parking Issues: Be careful with parking. I was promised a certain spot and then towed. The management did not help, even though the towing was not my fault. Overall, you really do "get what you pay for" here. If you have no other options, it might be manageable -- but don't expect strong communication, modern upgrades, or professional treatment. Proceed with caution. I believe in transparency.. unfortunately the system won't allow "the amount of time" so I will continue to submit photos to back this response..

1 star -- I would not recommend living here…read more I have been dealing with serious noise issues at this property for the past 6 months, and despite repeatedly contacting management and begging them to address the problems, nothing has been properly resolved. The biggest issue is the parking garage noise. Cars driving over the metal plates/structures in the garage cause extremely loud, sharp banging that can be heard inside our apartment. Management has acknowledged the source of the noise, yet after months of complaints and attempted fixes, the banging continues. The gym is another major problem. We constantly hear weights being dropped on the floor throughout the day until 10pm at night, and the noise is loud enough that it carries directly into our apartment. We also hear people playing music in the garage. The building itself has extremely poor sound insulation. We can hear the neighbors beside us and the neighbors above us, including everyday activity and noise, on a regular basis. It honestly feels like there is very little separation between the units. After dealing with this for six months, documenting the noise, contacting management repeatedly, and giving them plenty of opportunities to fix the situation, we are still stuck dealing with the same problems. What makes it even more frustrating is that management does not want to let us out of our lease without penalties, even though we have been trying for months to get these issues resolved. This isn't an occasional noise complaint. It is an ongoing quality-of-life issue caused by the building's poor sound insulation, the garage structure, and the gym. If you are considering renting here, I strongly recommend visiting the property at different times of day and actually listening to how much noise travels through the building before signing a lease. I would not sign another lease here.
