30 plus years in the business. Congratulations. Cammarata…read moreManagement has managed Piccadilly Manor in Lawndale for the entire 30 years plus, Steve was our property supervisor before starting his Company. His knowledge of HOA rules and regs + his continued education with new state laws assures our HOA of constant compliance. He and his company are honest and on top of issues that come up. He works with great contractors who do things right the first time. There are so many bad management companies out there who take advantage of properties and owners. Steve and Cammarata Management is not one of those. He has everyone's best interest in mind. You could not ask for a better organization. Keep it up for another 30 years....at least

If you are considering Cammarata "Management", you might want to consider running as fast as you…read morecan in the opposite direction. The owner/manager is great at taking money for their "services", and increasing the costs of their "services" without having really provided such. The owner makes certain that the board (most likely consisting of elderly and un-informed victims) follows his impulses to have "his contractors" do the job. When requests were finally made for multiple bids, it was strange that he insisted (on a group call) giving "his guy" another chance to change his price. The point of gaining multiple bids is to secure the best candidate at the best price. Cammarata then brought back a revised the bid to be $1.00 less than what should have been the winning bid. When it comes to needing help to resolve an issue that is within the community, he rarely responds to his clients. He is haughty, arrogant and condescending and I would not consider using this company ever. P.S. I feel sorry for those who have entrusted their homes to this company. Most of the reviews here have been pretty accurate and true to what our community went through before a new Board finally fired Cammarata.

NO GARDENS ALLOWED?…read more M&A left a falsely-dated notice on my door threatening to destroy the garden I've had for years, claiming the lease said we aren't allowed to have plants outside our doors. (They did not include the lease, or even the part of the lease they claimed to be citing.) When I called Friday, nobody in the office knew anything about any notice. I eventually got an email that looked like it was written by a scambot, citing obviously inaccurate information. I called again Saturday and again, nobody there knew anything and nobody who did know would be there until Tuesday. Frustrating, but it's a holiday weekend. Whatever. Imagine my surprise when I (nosy, openly gay) learned from my neighbors (straight-passing, very kind) that M&A had returned their call about the same issue and come to a resolution on Saturday, just a few hours after I was told that no one could address any of our concerns until Tuesday. Nobody called us. The only information my partner and I have received from M&A during all this has been 1) a falsely-dated notice saying "remove your garden today or we will remove it for you" and 2) a weird, short, inaccurate, fishy af email. Do lesbians get different lease agreements, or what? Why don't we warrant any communication or consideration?

I've spent 6 months trying to resolve a parking issue at one of JRealty's properties, and the…read moreexperience has been incredibly frustrating. Management admitted in writing that another tenant was given a second parking space in error on their lease. They also admitted they recommended removing that space because it was causing problems. The vehicle associated with this improperly assigned parking space occupies an area that is not identified as a parking spot on the parking map that was provided to me by management. Instead of being parked in a designated space, the vehicle extends into the common driving and maneuvering area tenants must use to access their assigned parking spaces causing daily risk damage to my vehicle. Whats even more revealing about this company is how the issue was handled! I repeatedly raised concerns that the parking arrangement could present code, safety, or fire access issues. Rather than addressing the problem directly, I was told management was waiting on city inspection results and that those results could affect the outcome. Months later, I was informed that the inspection they had me waiting for was actually a habitability inspection and that the specific parking location I had been complaining about was not one of the spaces that was evaluated. Think about that! I was led to believe the inspection would address my complaint, only to later find out that the disputed parking space had never been reviewed at all. I spent months waiting for inspection results that never actually addressed the parking issue at the center of the dispute. Even after admitting the parking space was assigned in error, admitting the situation was problematic, and acknowledging that the disputed space wasn't evaluated during the inspection, management still has not provided a meaningful solution. I have attached screenshots of the emails so people can read the correspondence and draw their own conclusions. Based on my experience, get everything in writing. Keep every email, save every photograph, and document every interaction. The only reason I was able to uncover the inconsistencies in management's explanations was because I maintained a complete paper trail. Without it, this would have been reduced to my word against theirs.

The manager, Letty is reliable, attentive and cares about her tenants. If a complaint is made she is on top of it, her professionalism is respectful and friendly. The complex does accept pets which was a huge bonus beings I have 2 dogs. The area is safe and not gang ridden, parking can be a little tricky if you wanna park on the street. So utilize your assigned parking spot. The pool is spotless. Its maintained weekly, without a hitch. Always looks nice and clean. There a little wading pool for the kids, at least I think that's what ot is. Its small and very shallow. I do wish they could replace that with a Jacuzzi though. The gum that is offered is small but it has all the necessary equipment to get a good workout. A television is provided inside the gym. A community bbq is provided for your grilling pleasures. For the most part the neighbors are great. Its a pretty quiet building. Since I've lived her there's been no lefts or loud tenants. No drugs or srunkw everyone I've had contact with has been friendly. Tenanta pick up after their pets and I've heard minimal barking even on the 4th of July. As for rent, its about average for the neighborhood. I can't knock that plus they do accept pets so you need to take that into consideration. I plan on being here far more than 2 years if I have my say in it..

I lived there for 7 years, and when I first moved in, much of the positive things found in the 5 star reviews was true, however, it's gone downhill, a lot. 1. They raised my rent without giving me notice, then lied to me for a year about applying a rent credit to my account to make up for it. 2. The manager at the time (Mary, not the current manager) forged my signature on a carbon monoxide detector form when I renewed my lease year. I refused to sign it because they weren't in the building but were required by law since my unit sat directly over the parking structure. 3. My upstairs neighbor had a leak in their unit and it damaged my ceiling. As a result, my kitchen light fixture caught fire (was not repaired properly), my ceiling fan brackets rusted and my fan was literally hanging on by 1 bolt for over a year (not repaired while I lived there). Asbestos lining on my ceiling was breaking apart and into my living room and hallway for over a year before management would fix it. My toilet leaked from the base because my bathroom floor was warped so badly that they couldn't fix it (this is a serious violation of tenant rights). Management knew about all of this, my maintenance and manager inspection record reflects it, but they never did anything about properly fixing the problem or compensating me. 4. The manager at the time (Mary, when I first moved in) unlocked my front door and walked into my living room because she didn't realize that my wife and daughter were at home without notice or authorization. 5. The units are infested with roaches, some have had bed bug outbreaks in the past. 6. It's not a non-smoking building, they say there is only a designated smoking area, but people smoke everywhere. 7. They don't enforce leash laws for dog owners and allow large aggressive dogs. I've attached some of the pictures I have, in case someone tries to dispute these claims. Rest assured, I have plenty of proof and documentation of the rest.

For anyone considering doing business with Baks Investments, look closely at how its properties…read moreaffect the surrounding community. I live only a few doors from their property at 25619 Oak Street in Lomita, and what neighboring residents have been expected to tolerate is unacceptable. In my experience living nearby, I have witnessed what I believe to be drug activity, arrests and other law-enforcement responses, people loitering around the area, repeated domestic disturbances, and individuals creating disturbances at all hours. Essentially, it has brought many of the problems that a family would never want introduced into its immediate neighborhood. Adding insult to injury, this property participates in taxpayer-funded housing-assistance programs. Publicly supported housing should come with more accountability, not less. The attached photographs speak for themselves: an overflowing dumpster with garbage piled around it, construction debris, a portable toilet and dumpster obstructing portions of the sidewalk, poorly maintained exterior areas, and additional residential units being constructed with no apparent corresponding increase in on-site parking. After concerns were raised with the City of Lomita, Code Enforcement inspected the property. The City subsequently informed me that the dumpster and portable toilet were partially obstructing the public sidewalk and had to be moved onto the property, and that the dumpster lids had to be closed. My concerns go well beyond appearances. As a nearby resident, I have personally observed repeated disturbances associated with this property and repeated law-enforcement and emergency-service responses. Neighbors should not have to continually document problems and contact public agencies just to get basic property conditions addressed. Baks Investments advertises itself as a provider of housing. Providing housing does not absolve a property owner or operator of responsibility to the surrounding neighborhood. Housing people and being a responsible neighbor are not mutually exclusive concepts. What I find particularly troubling is that the consequences of what I consider poor property management aren't confined to the property line. They are imposed on everyone around it--the people dealing with the trash, parking congestion, disturbances, emergency responses, and deterioration of their immediate surroundings. If Baks Investments wants to expand housing in established neighborhoods, then it should demonstrate an equally serious commitment to property maintenance, responsible management, accountability, and the quality of life of the people who already live there. From what I have personally witnessed at this property, I have seen little evidence of that commitment. Based on my experience living a few doors away, I cannot recommend Baks Investments as a responsible property operator.

From our very first consultation call, my wife and I knew this team would be the ones to get the job done and would go above and beyond to represent us in a highly competitive real estate market. There was never any pressure from them. We could move as fast or as slowly as we wanted, and they respected our pace every step of the way. They were always available and accommodating when it came to showings and open houses. What we appreciated most was their honest and insightful opinions about the properties we toured -- details that only experienced realtors would notice, and things you might never even consider as a first-time home buyer. They are always available to hop on a call and quickly respond to texts for any question (trust me we had a lot). When we finally found a home we loved, they walked us through the offer process and helped us craft a competitive offer that allowed us to stand out. Escrow was completely stress-free, as they arranged inspections and coordinated everything so seamlessly. There was a small hiccup the day before our closing -- through no fault of this team whatsoever -- but they were immediately on top of it, working swiftly with our lender, escrow agency, and insurance agent to ensure we closed right on schedule. We are extremely grateful for the care, dedication, and guidance the team at Hirano Homes provided throughout the entire process. I highly recommend working with them, and I am so glad we did -- because we ended up with the perfect home for us!

This was extremely helpful as I was not as familiar with the area compared to my husband or them. Mia was our main point of contact and helped us schedule tours and answer any questions we had about properties or the home buying process in general. Mia was amazing and called the listing agents within a day of us sending her the listings and was able to schedule tours within the next day or two. She goes above and beyond and would visit the property prior so she can point things out to us when we walk through. If that wasn't possible, she would extensively research it and ask the listing agent about it to make sure she was well-informed and able to answer all our questions. We were first-time homebuyers and everyone at Hirano Homes - Mia, Derek, Rojo - made the process so seamless. It moved very quickly, but they made it easy and manageable for us. We would definitely work with them again and highly recommend them to others!!
